• Marcin (5/5): It would be nice if the management paid more attention to basic maintenance. - Contact with the staff/hotel was entirely via SMS/messaging, which was a new and interesting experience for me, it was my first time using this system, and accessing the room was completely smooth. While there was no breakfast included, the welcome water and snacks were a nice touch, and the location itself is quite decent. Additionally, the beds were very comfortable, and having a fridge and a microwave in the room was convenient. The street noise is terrible even at night due to cars and loud people, which was made worse by a broken window that wouldn't close properly at the top right corner, making the room very cold and noisy (we only didn't report it because our stay was so short). Furthermore, the shower is extremely small, leaks water all over the floor, and on our last day, the bidet shower started leaking so badly that we had to cover it with towels right before leaving to prevent a bigger flood.

Είχε καλό στρώμα και δύο σούπερ μάρκετ κοντά του Δεν υπήρχε βραστηρας, δεν υπήρχε ένα μάτι κουζίνας να βράσεις ένα αυγό, δεν υπήρχε μαχαίρι σε κανονικό μέγεθος για να κόψεις μια ντομάτα. Υπήρχαν τέσσερα πιάτα του φρούτου και ένα πολύ μεγάλο μαχαίρι που κόβεις ψωμί. Το χαρτί υγείας ήταν ο,τι πιο ευτελές υπάρχει. Έμενε επάνω σου

The inly thing that is just for the owners to consider - there was no door for the bathroom cabin area, which causes a bit of a water mess outside of it. And the check-out time is by 10:00 but at 9:30 the cleaning staff tried to open the door while we were changing. Thankfully we had locked the door in advance, otherwise it would’ve been awkward.

• Linh (9/5): Great studio apartment - I recently had the pleasure of staying in a charming studio apartment during my time in Rome. It was the perfect little retreat, equipped with all the essentials I could ask for. The bed was incredibly comfortable, adorned with soft, white stripe linens that made for a restful night's sleep. The location couldn't be better—just a five-minute stroll to the train station, which offers a quick one-stop ride into the heart of central Rome. Plus, it's only a 40-minute journey to the airport, making travel a breeze. Our host was exceptionally attentive, providing helpful information before our arrival and checking in with us throughout our stay to ensure everything was going smoothly. Overall, it was a delightful experience that I would highly recommend! The only minor suggestions I have are regarding the cooking pan, which needs to be replaced since it has seen a lot of use. Also, it would be great to have an extra pillow, bringing the total to four instead of three for added comfort.

• SPYROS (3/5): Disappointing apartment - Close to bus station. The owner responded to our requests and questions quickly. The cleanliness was poor, the duvet itself was yellowed and appeared not to have been washed in a long time, despite having a duvet cover. The bathroom was in an unacceptable state, with waste coming out of the bidet and the shower covered in limescale. (the owner offered to provide us with a plumper, but it was not practical for a technician to come while we stayed there -the problem should had been fixed beforehand -)The floor especially under the beds had accumulated dust and dirt. The sleeping arrangements were also not as described. While there was a double bed for 2 guests, the other two guests were given folding beds with very thin mattresses. Given the price the overall quality and comfort did not match what was advertised.

Non abbiamo toccato molto i mobili, perché erano un po' rovinati. Volevamo segnalare che la lavatrice ha delle spie che continuano a lampeggiare e che la porta della doccia non isola del tutto l'acqua.

Location was ideal for me as my daughter has just moved to Rome to study for a year and this is so close to her apartment (in the same triangle block, unbeknown to me!) Room size was ideal just for me but would book a bigger suite for myself and husband when we come over together. I even had another mum look around and said she would also stay there too when she visits. Nothing, only reason for shortfall on ratings/comment was that I had a WiFi issue in the first night and couldn’t get linked up or it kept dropping out more often than not and then couldn’t get access at all. For some reason it was fine from the next day onwards.

• Yasmin (1/5): CHARGED €414 FOR DAMAGE WE DIDN’T CAUSE — STAY AWAY FROM Z ARCH SUITES! - I honestly didn’t like a single thing about Z Arch Suites — this place is a complete disgrace and a scam. From the moment we arrived, we were stranded outside in 33 degree heat for nearly an hour, ringing and messaging repeatedly, with nobody letting us in or even acknowledging us. They falsely assured us we could drop our bags before 3:30pm, but that was a flat-out lie. The fridge in the first room was broken, the shower was growing mold, and we even found chewing gum stuck to our pillow — all adding to our growing disbelief at how awful this place really is. While I was getting ready for my birthday dinner, I used the toilet normally — and the entire room flooded, soaking our bags and belongings and ruining our plans. We called for help, but instead we received a woman video-calling us without offering a solution or urgency. We were forced to move ourselves to another room just to escape the mess. Some people say there’s a silver lining in every bad experience — not in this case. The second room was just as awful. There was no toilet paper provided, adding further insult to injury, and a section of the wall near the restroom fell down onto the floor — a clear hazard and a reflection of their poor maintenance. The snacks they provided were completely stale and hard — practically inedible — adding to our growing disbelief. Z Arch doesn’t even provide you with your own key, which meant we had to buzz and wait (sometimes for ages) for someone to let us in every time we came back, adding additional stress to a trip already filled with disappointments. To make matters even more frustrating, while we were trying to celebrate and put this awful experience behind us, we received a message from Booking.com stating we hadn’t kept their policy and Z Arch was charging us €414 for “clogging” their toilet with toilet paper — a ridiculous and unfounded claim. We used the toilet normally; their plumbing is faulty, and now we’re expected to pay for their own problems. This is the worst hotel experience I’ve ever had — a complete rip-off and a disgrace. Z Arch Suites care only about taking your money and disregarding their guests’ happiness and dignity. Do yourself a huge favor and STAY AWAY.

I am writing to express my deep dissatisfaction with a recent experience I had at your location, which was marketed as a hotel but turned out to be an Airbnb-style accommodation. Misrepresentation: The listing for this location was advertised as a hotel, but upon arrival, I found that it was an Airbnb-style apartment complex.
