• Greta (6/5): Good place for a weekend not longer - The place is in great location, easy to reach. It is also newly renovated and felt nice and clean upon arrival. Great for weekend trip (but not longer) 1. There is no housekeeping and that is fine if you stay here for a weekend, but we stayed here full week, and did not get new towels or sheets or toilet paper or soap even when we requested (you have to pay 15eur for new sheets and towels. Which was a disappointing find… (to clarify, we were not charged 15eur extra, i guess you have to leave the money in cash at the room to get the service, since we had no cash i expected to be billed extra 15 eur for new sheets and towels, but instead i did not get them and was not charged) 2. The lock got changed mid our stay and we were not informed. I tried to reach the host, but couldn’t, then found another phone number that i tried calling and after 2 tries we finally got connected. I guess we were lucky we came home during day time, if it was after dinner I don’t know if anyone would’ve picked up. (There is noone at the property, it is all self checkin and self checkout) 3. The fridge is not really a fridge, it’s so small, that nothing fits there (you couldn’t fit a bottle of wine there). 4. The walls are paper thin, we could hear our neighbors talk as if they were in the same room. 5. Our room was a joint room with another (we stayed in room 4 and it appears it directly connected to room 3), so if they had a light on, it would shine through the door gaps, which was a bit awkward.
• Andrey (10/5): Very nice - I recently stayed at Five Boutique Rooms and had a great experience. The place was very clean and well-maintained, which made the stay really comfortable. The balcony isn’t very big, but it’s still a nice bonus and enjoyable to use. One of the best things about this accommodation is the location — it’s extremely convenient. It’s only about a 5-minute walk to the metro and very close to the historic city center, making it easy to explore Naples. Overall, I would definitely recommend it to anyone looking for a clean, comfortable place in a great location. The only downside is that although it’s officially on the third floor, it feels more like the fifth because the stairs are quite long and a bit challenging to climb, even though we were informed about this in advance.
• Simona (7/5): Il posto è bello, le scale sono impegnative, lo sapevamo ma provarle con un semplice bagaglio a mano diventa davvero com - Semplice ma ordinata e pulita Il primo giorno non ci è stata pulita la stanza nonostante avessimo apposto la richiesta fuori dalla porta. L’angolo in comune del caffè e bollitore , non era pulito e le cialde del caffè non c’erano se non il primo giorno . Abbiamo dovuto sistemare un asciugamano sul pavimento perché la Macchina del caffè perdeva acqua ed è rimasto così fino al giorno successivo.

• Emanuela (7/5): Nell’insieme comunque è stato un bel soggiorno perché la posizione è molto buona per visitare Napoli - L’arredamento è carino e moderno Ad occupare la stanza eravamo in due in ogni camera e abbiamo prenotato 3 camere.In ognuna la fornitura di asciugamani comprendeva 2 asciugamani doccia, 2 asciugamani viso… ma mancavano i 2 asciugamani ospite per il bidet. Abbiamo mandato un messaggio all’host ma non ci ha risposto e quindi per i 5 giorni di soggiorno ci siam dovuti arrangiare con quelli. Il lavandino del bagno piccolo. Servizio bollitore di the/caffé in comune per tutte le camere nel corridoio non è stato pulito regolarmente e neanche il suo ripiano. Son un po’ faticose le scale fino al terzo piano, ma di questo ero già preparata prima della prenotazione e quindi accettato. Diventa un problema se una persona é più anziana e con male a ginocchia perché gli scalini son alti, ma per noi è andato bene

Las paredes presentaban agujeros visibles, dando una sensación general de abandono total. Durante las 5 noches de estancia, nadie vino a limpiar ni a realizar ningún tipo de mantenimiento básico: no cambiaron ni toallas ni sábanas en ningún momento, y tampoco repusieron algo tan esencial como el papel higiénico. La situación ha sido muy desagradable y ha arruinado completamente nuestra experiencia. No recomendaría este alojamiento bajo ningún concepto. Espero que la plataforma tome medidas, ya que este tipo de condiciones no deberían permitirse. Experiencia completamente inaceptable. • Miroslav (6/5): Stay was good value for the money, but i would not recommend if you want more - Apartment was located in the city center and we could just walk to the important land marks. Owner communicated important information ahead and it was quite easy to navigate to the apartment. Althought apartment was small, it was enough for us. Room was small with other apartments and with loud neighbours. During the night there were garbage collectors which waked us up every night. The bathroom was more-less clean, but there was mold on the wall since bathroom is has no window and is not very well ventilated.

Additionally, I really liked the exceptional cleanliness of everything. I didn't like the fact that the apartment is on the third floor and there is no elevator.

• Joanna (9/5): - Apartament zarezerwowałam w ostatniej chwili, tuż przed wyjazdem. Cena była bardzo w porządku i adekwatna do standardu. Dużym plusem jest świetna lokalizacja w centrum Neapolu – blisko metra i komunikacji miejskiej ale też dobra baza wypadowa jeśli chcesz pospacerować.

• jessica (5/5): - Non ci tornerei, per il rapporto prezzo-servizi molto scadente. Ho alloggiato qui per 7 notti, la host è prontissima e disponibilissima al check in, quando deve ritirare i soldi; poi sparisce. La stanza è molto piccola ed il bagno pure, ma questo non è un problema se ci si adatta. Il problema sorge quando al terzo giorno finisco la carta igienica, quindi scrivo a Flavia che non risponde se non dopo un mio sollecito il giorno dopo con un altro messaggio…ma comunque la carta igienica me la sono dovuta andare a comprare!! Non fanno le pulizie in camera e il cambio asciugamani é a pagamento. C’è una macchinetta del caffè senza acqua e le cialde sono contante, il 5 giorno sono finite. Idem per il bollitore dove si può fare una tisana…senza acqua e con 2 tisane contate. Ci si può adattare, ma comunque l’alloggio non vale i soldi che ho speso!! Non ci tornerei!

• claudio (7/5): Napoli è sempre piacevole , la struttura è discretamente pulita ma presenta dei limiti oggettivi. - La posizione è buona , nei pressi di piazza Dante e via Toledo . Si raggiungono facilmente i quartieri spagnoli e spacca Napoli, un po’ lontani il lungomare ( 35-40 minuti a piedi) e Piazza Plebiscito (25 minuti). In compenso camere silenziose e letti comodi.I bagni sono piccolini La struttura si trova al terzo piano senza ascensore e le ultime 2 rampe di scale sono abbastanza ripide , per cui se hai valige o trolley pesanti è un problema.

In fine le scale per quanto molto ben segnalate sono davvero impegnative.

La pulizia non era il massimo, abbiamo trovato un asciugamano sporco dei clienti precedenti dietro la finestra e nonostante avessimo chiesto più e più volte di toglierlo è stato fatto l'ultimo giorno (su 4 notti). C'è un piccolo angolo con caffè e tisane, peccato che la macchinetta era sempre senza acqua, il bollitore spariva di continuo ed era tutto incrostato di calcare. Per il cambio asciugamani e biancheria c'è un costo aggiuntivo. Siamo stati 4 giorni con la stessa biancheria. Abbiamo chiesto per due giorni di fila che ci venisse portata la Carta igienica, alla fine arrabbiata sono andata a comprarmela da sola. Per non parlare dei 60 scalini stretti da fare per arrivare al terzo piano alla camera, altro che giornata in palestra!!! L'unica cosa buona è che è vicino la metro Dante e si riesce a visitare un po' tutte le attrazioni principali con la metro. Troppe cose, leggi sopra.
• Tsiklauri (10/5): Exceptional - Absolutely Perfect Stay – Clean, Spacious, and Exceptionally Welcoming! ⭐️⭐️⭐️⭐️⭐️ We stayed at Five Boutique Rooms in Naples on Via Toledo for two nights (four of us – two couples), and everything was just perfect. When we first arrived and saw that the apartment was on the third floor of an older building, our friends were a little hesitant — the exterior isn’t particularly stunning — but once we stepped inside, everything changed. The rooms were absolutely beautiful, modern, spotless, and spacious — so big you could even dance in them! The location was ideal — just a short walk to the metro, close to the main shopping street, and also near the ferry terminal, which made it easy for us to get to Sorrento. Every little detail was thoughtfully taken care of: at the entrance, there were sweets, coffee, tea, and refreshments for guests, and in our rooms we found snacks and water in the fridge, which was a lovely surprise. Our host Flavia was incredibly kind and friendly, and explained everything clearly when we arrived. We’re so happy we found this place and would absolutely recommend it to anyone visiting Naples. We would love to come back again — thank you for a wonderful experience!

Staff was very helpful and addressing the issues quickly (we talked over WhatsApp or calls), WiFi worked well. I’d say the only down side is absence of the elevator, but it has nothing to do with the 5 Rooms, we stayed in a historic building in downtown.

Apartament is nice and clean except dirty window with traces of fungus on the edges. People mentioned it in other opinions, so it should be checked by host before. That's why I lowered final score.
• Adelina (9/5): Overall excellent - Close to city center yet away from the noise. Big room, kind and welcoming host despite the late check in. Felt safe. Could hear some noise from the neighbouring room because there was a locked door that separated our two rooms - luckily the people there were generally quiet. The second key lock (entering inside the apartments area) was a bit defective and required a harder twist at times.

• Golden1 (9/5): Great host and excellent location - The host who greeted us and checked us in was very friendly and helpful, superb English and a great communicator - he was always willing to help and available, and offered great suggestions for things to see and do in Naples. The location was excellent, right in the city center and walking distance to most of the sights and the entertainment district.
• Wojciech (7/5): Nice place to stay in Naples - Place was really close to the city center. You don't have to use public communication, you can walk to every important places in Naples. In the bathroom you can find free shampoo and soap. The bedding was clean. There wasn't any problem with check in and check out. Bathroom was quite dirty, there wasn't toilet seat and main light was blinking (like in the horrors). Bathroom is the weakest point of that apartment. Liters in the words on the wall in bedroom was incomplete. Heating didn't work so it was a bit cold in the apartment. You can see that this place isn't new.

Garbage was in the entrance of the main door for days (smelt badly) the “ staff “ was one lady who gave us keys and left. No advice, no explanation on how rooms (air ) worked etc. (never saw her again )
• Libby (7/5): Convenient place in the centre of the gusto - Lots of steps up to the room - about 60!! So not ideal if you have lots of luggage - the room was comfortable and clean Location was great More steps than we thought
• Alora (10/5): It was such a lovely part of our vacation in Italy. Perfect location and host. - I loved the location, very central and at the same time it was private and felt safe.

Understandably an issue with the lock and perhaps not the property owners. However it took a bit of convincing to the property manager over what’s app that it wasn’t me not understanding how to unlock the door, but that the lock was broken. - second day - had a knock on the door from two mechanics who had to get into the room to fix the building air con. There was no safe, and so had to wait for them to finish. Got a text from property manager, but it was a minute before they turned up. So I was slightly powerless. - room 1 a bit tired looking. But could be lovely. - room 1 is adjacent to the enterance, and so if you like a quiet room, don’t request this one (I did. But maybe they didn’t receive it).
• Aviv (3/5): Poor - Location is ok - condition air barely working, not suitable for this size of room, I was there when it’s 32 degrees outside and it was hot inside. - linen and towel cleaning is not included and they charge extra for this. - room was not very clean, some left used soap, found some long hair in some places. - room is third floor without elevator(high ceiling, feels like 4 floors without elevator) - fridge is also barely working.
• Casey (5/5): Passable - Good location Fresh towels and bed linen is not included. This comes only at an extra cost of upwards from €15. Something to bear in mind if you are staying more than one night. The rooms are not cleaned during your stay (but you are charged for cleaning) also something to bear in mind as the bathroom can get dirty and damp from not being cleaned. We had no soap for the duration of our stay even though we had reported it and were told house keeping would supply some, it never happened. Bathroom door handle was also broken and reported but not fixed. Confusing check in process. I told the property on three occasions my arrival time to arrange luggage storage (also an extra cost) but on the day the young girl who was showing us to our room claimed she was unaware of our arrival time and that we would have to wait 1.5 hours for her arrival. Even though she arrived 15min later and not 1.5 hours as stated.

• Angelo (7/5): Good - The central location and the option of having espresso from the machine in the hall. We had to wait 30 min in front of the door before Emilio handed us the keys, which was a little annoying after a long trip. The pictures on booking seem to be a little old, as the facilities do look used. We hab the room with the stairs leading to the bed, which is a nice feature but gets hot at night as the AC pumps the air to the lower level while the hot air raises to the bedroom level.
• Ketevan (10/5): Good apartment in napoli - If you like comfortable room, it is for you. This is mainc street, and you are in safe environment. Good host, and clean room. Thank you so much Only one thing, our room and other room has common wall- door, which was noisy. But in final it was good apartment.

• Roosa (9/5): Recommending this cute room to stay in! - Very friendly and helpful staff (answered quickly to all messages and made you feel like a priority and gave good tips about the city), perfect location, tidy and perfect setting for a couple! Tv wasn't working, could have provided more toilet paper without having to ask twice, having to pay for an extra set of towels
• Mariam (10/5): Amazing stay at the heart of Naples - The property has very convenient location, 2 minutes walk from Via Tribunali, where the most of touristic spots are located. The location is safe. Room was very clean and had a lot of space. The host was friendly. We had a flight in the evening, so he let us leave the luggage in the property. Highly recommended! Rooms are located on the 3rd floor with no elevator in the building, but we were warned about it in advance, so we were ready for it :)
• Louise (2/5): Very poor - It was a great location Cosimo was great at communicating. We had faulty air-conditioning which Cosimo fixed after the first night. We had a faulty bed frame with a sagging mattress which meant that we were unable to lie straight in the bed but rolled into each other. It was so bad that we couldn't even lie in a straight line. I raised a complaint on booking.com after the first night but have still not had any reply. On the second night we had to move the mattress from the frame to the floor and, due to the tight space, lean the frame against the wall which did not feel safe. I still have a sore back after the experience.

Kettle and proper porcelain or glass ciups would be ideal for hot water. 2. Our rooms were on the 5th floor, and lugging the luggage upstairs and going up and down was tiresome! 3. Our TV was not working 4. One of the room (1) had water dripping at the entrance 5. Only 2 pillows were supplied, 4 would be nice
