Nice and comfortable and warm on a cold night. Not keen on a shared bathroom but other than that it was great.

- Stacey (2/5): Would never consider staying here again - The beds were comfy and location was perfect for what we needed Room and building was freezing, lacked any other facilities other than a bed. Unsure whether family live at the same property but children and adults were running around from early hours in the morning all morning shouting and being loud. We barely got any sleep because of it. Then to be hounded by staff about when we were checking out. I've never had a message 11pm the night of stay asking when we are checking out. Having replied I was still hounded in the morning about what time I'm checking out. So to say we paid to sleep somewhere it was impossible to sleep is an understatement.

The bed I was sleeping on had previously fallen through and there has been some attempt to fix this. However, placing cut up pieces of wood didn’t quite work. The shared bathroom had a broken shower head and the tap didn’t work properly. The whole place is not even worth a 1 star rating. Very disappointing. Towels has holes in and the garden view is a joke
- Sarah (1/5): We refused to stay - The pictures that you posted online looked like a proper hotel, not a fantastic hotel but still a hotel. The pictures that were sent from the so called 'hotel' YOU CLAIMED TO BE, were of somebodies back room in a regular house. I am not taking my family to stay at someones house. We had to book another hotel as we refused to stay there and apparently the cancellation fee was the whole £200 that I paid. I'm furious and will be taking this matter further to retailADR and then trading standards.

No proper communication with owners. ended up with a fine despite being told I could park anywhere along the road. I even had to argue with the pound people who were about to take my car until I explained the situation.
- Claire (2/5): Stressful - Location was changed last minute was told after a 5 1/2 hour drive I wasn’t happy I don’t have to stay there The fact the reason we booked it was because it was near our venue which was walking distance which was changed from a 20 minute walk to the other location which was an hour and 20 so we had to spend 40 quid on taxis which we didn’t have to if we stayed where we were supposed toplus it was meant to be bed and breakfast but there was no breakfast only 2 cups for three people that were staying

- Steve (1/5): If you’re desperate on a budget and out options… - It was the only thing available at short notice due to the host at my original choice cancelling our stay at last minute Location was a tired HMO in a residential area - shared bathroom facilities were dirty and toilet was blocked. Other residents were smoking indoors and shouted when they couldn’t get in the bathroom. Kitchen and communal areas were filthy. Maid that came to change the beds from double to single was friendly and polite but the bedding and mattress protectors were threadbare and tired. Overall if you want to experience a night in bedsit complete with wood chip on the walls that’s fine but you may want to call your dad so he stop it all.

Very disappointing...Rude staff, busy street with no parking, bed was tiny and uncomfortable, shower held together with tap, noisy toilet, small room,again very rude staff and very poor english so communication was difficult, moved me from the original place I book right next to the venue to a 50 min walk away, I wouldn't recommend this place and very disappointing that this kind of incompetence gets on such a big site like booking. Feels like the site let any old person throw accommodation in to it or the site are not assed about the customer anymore.

- Barry (1/5): Myself and other reviewers believe this to be a SCAM! - Nothing We booked the room in May and booked for Saturday 11th October the evening prior to the New York Jets NFL game at the Tottenham Hotspur Stadium. We arrived in goid faith at arround 10pm. We parked in the driveway. When we got out of the car there was another man who appwared to be ringing the doorbell. My son became very uneasy as he said this man seemed to be waiting for us to arrive from across the street. We rang the doorbell also to gain entrance and a woman answered the Ring Video Doorbell and told us to WhatsApp any of the 3 mobile phone numbers stuck on the front door. We rang all 3 numbers several times but there was no answer every time. We rang the Video doorbell again but the person who answered just kept telling us to ring the numbers taped to the front door. A lady then came to the door abd opened from inside. We explained that we had booked for the night but she said "No" and closed the door. Eventually another man arrived and called from his mobile phone. He asked me to speak to the person on the line who said we had booked for the following week. I replief that this was not possible as we had booked for a specific American Football game which only took place on the weekend we had booked. The person on the phone said they did not have any vacancies either at the property or anywhere else. It all seemed to be a well-rehersed routine. My son checked the reviews on Trip Advisor where it appeared many reviewers had the same thing happen to them. Many claimed it to be a scam. We left to find alternative accomodation. When we got back home days later I attempted to cancell the booking made for the incorrect date only to be told that this was not possible and a full charge would be made.

- Scott (6/5): Decent location needs more sound proofing. - The location was a quiet residential street, a short walk into the main high street with everything needed for your stay. I shared the building with a family who were 4 adults and 2 younger children. They were not respectful of having me upstairs and made a lot of noise, until I told them at 11pm to be quiet. At that's stage they quietened down.

- Ryan (1/5): - Do NOT stay here. A large brick was thrown through the front window in the early hours. Leaving me to check out early due to the property being unsafe to stay in. They are ignoring both booking.com and me in requests for a partial refund. This is utterly ridiculous, this is on top of the property not being as described.

convenient that it is a self check in First it is not a hotel, more of a share house vibe, you are sharing a bathroom with 3 other rooms, the floor of the room was covered with sand and there was dust everywhere, same with the bathroom it was very dirty, and there was no shower head holder. On top of that there was very loud music until 1am from one of the other rooms. I would definitely not go back.

- Sarah (1/5): Extremely disappointing - Good location for access to Tottenham Stadium A number of the facilities listed on Booking.com are untrue and not available at the property, the code lock on the front door is almost impossible to get through someone had to open it from the inside, the lock on our bedroom door was unsecure and the door was again very difficult to open but then could not be locked. At time of booking it didn't specifically state shared Bathroom however these are shared, there was no soap provided in the toilet or shower, only one set of towels for 2 guests. It stated Breakfast in the room not sure what this means unless only a kettle there were no other breakfast facilities in the room, there were cannabis leaf stickers on the mirror, the whole house had a strong unpleasant smell. I messaged the property about all of the above and they only responded about the lock and said they'd send someone over an hour past and still no one came. It was unsafe, unsecure and we didn't know we'd get back in if we left so we had no choice but make a reservation somewhere else so we could begin to enjoy the weekend we had planned.

- Belphegro (1/5): Ruined a day I was looking forward to ;( - Nothing I was travelling to see a concert at Tottenham Stadium. Message them 30min before check in as they asked me. They told me that they called me in the morning, they didn't, that I said I'm not coming, but I was coming and traveled since morning on the train to get to London. After that they said they will look to relocate me, and didn't give me the relocation place address for half an hour from the initial message. Then due to the circumstances I had to roll with it, but it completely destroyed my day, as it was further away from the city, and the only reason I took the initial place was the convenience of it being 15 min from Tottenham Stadium. So I had to take a taxi to the place to drop my stuff and then rush to get to the stadium for the start of the concert, with the original place I would have time to refresh myself before the start. And after the concert I had to travel for over an hour at night jam packed with people coming from the concert. I asked for any goodwill to patch up the bad experience, the only two things they said they can do is knock off 50 quid from staying one more day, no chance I'm staying any more, and that I can check out 2 hours later, not very helpful as I have to get out earlier because the place is further away.

The facilities and cleanliness of the place was not acceptable (dirty towels, bugs on the bed, spider in the bed, floors and surfaces not cleaned). It is a shame as we were looking forward to staying as it was advertised as being close to the concert venue we were attending, but unfortunately the property was not suitable for us to stay in.

- Amy (4/5): Disappointing - was easy to get to and was close to where i needed to get to. the stairs are very creaky which meant i would wake up when people walked up or down the stairs, the door to the bedroom was a bit hard to get into and there was scratching sounds coming from the corner of the room for the whole time i was staying there.

My friend was disabled so this was a necessity! Three hours before check in after we had left they contacted saying the room had been ruined! So we had an “upgrade” this was a £40 uber away which we had to do because my friend is in a chair and couldn’t use the tube easily. This upgraded room always had stained duvet covers, the toilet had skiddies on arrival and hair all over the bath. But for so cheap I can’t expect much. But some clean bedding and not a forcing of staying further away from where we were…

- Julia (1/5): Unexpected Cancellation - I went and booked this accommodation to stay in London for a concert. Only to be informed while I was on my way to the accommodation (10 mins away) that the place has been shut down, that specific morning. I was left pretty concerned, but they were able to give me another accommodation that was 38 mins away by bus from our current location. Unfortunately, it was further away than I originally planned it making it really difficult to go back home after the concert has finished. When we went into our rooms, there were no towels inside the room having to request them, they were given to us a lot later in the day having to accommodate without them. Im writing this review in order for people to know what they could do even to you,, so beware.

Arrived to find my booking in November 2024 could not be accommodated. Was told originally when I got to the door that I should ring the what’s app number. Let in by host and the person on the what’s app number rang to tell me I had no room.

I kept trying to phone but it wouldn’t connect and I was told by text to contact via WhatsApp but they wouldn’t communicate via text. I am disabled, I was travelling and could not get hold of them. I ended up leaving London because they were causing me so much stress. I still don’t know what the issue was with my booking. All I got from them was “ With regarding your reservation with us today at *THE 22 cogie house*.
There’s been an issue with the reservation, Please kindly call back as soon as possible.” which arrived at 11:46 - I was due to check in at 3pm. Not phoning someone who is disabled (as stated in the booking) that they have a problem with their booking with no information via text.

Initial communication was terribly confused, asked for sensitive info which was inappropriate. Absolute disgusting room, unsafe as the back door was not lockable. Shower room/toilet was shared and filthy. This was more like an HMO.
- Nidhi (1/5): Bad - This was one of the worst experiences I’ve had. I live just 2 hours away from the area I was visiting, and honestly, I wish I had just gone back home instead of wasting my money here.
They changed the location at the last minute without any proper notice. The new location was nearly 1 hour and 45 minutes from where I originally planned to go — an absolute nightmare, especially with a 4-year-old child. I tried calling multiple times for help or directions, but no one picked up.
When we finally got there, the place was dirty and clearly not maintained. The bedsheets and towels smelled awful and felt unhygienic. To top it off, the staff were incredibly rude and dismissive.
Completely unprofessional and not worth the stress or the money. I would strongly recommend avoiding this place.

Ww choose the first hotel due to location as we were at a concert, we were now further away.
Staff were rude when they called and did not answer my calls, they were declined and only contactable via WhatsApp.
- Nicole (1/5): AWFUL! - Nothing! AVOID!!!!!! Booked here as a last minute stay as we decided to go to a concert. Read the reviews online but thought this would be suitable as we were only staying one night. When we got 10 minutes away from the hotel, we had a call on what’s app that told us they had no more rooms and to go to another property. The phone was put down on us when we were trying to ask for a refund. They sent us the address the new hotel was not in the correct area for us nor did it have any reviews. I felt unsafe to stay there without it also being too far away from the stadium. We called back and asked for a refund as they could not accommodate us. We were told she would speak to her manager. We then message and we got an email given to us. I have emailed this email and have had no response. I’m not even sure if it’s a real email address. Then when I messaged them on what’s app explaining what had happened again and that I would like a refund, they blocked me. This is completely unprofessional.
We had to book another hotel room which was another lot of money. We paid £120 for this hotel for one night already. We had travelled almost three hours to go to our concert that we were consequently late for due to having to find another hotel. This is totally unacceptable!
