• Kadrija (7/5): Normāli ar dažiem trūkumiem, piemēram, smaku no restorāna atkritumu tvertnēm. - Ideāla atrašanās vieta - pie kanāla un vaparetto pieturām. Bija virtuvīte ar mazu balkoniņu un visiem traukiem, tējkannu, ledusskapi un plīti. Viss pamatvajadzību apmierināšanai. Nebija nekādu kukaiņu. Tumsā ievadīt durvju kodu bez sava lukturīša nav iespējams. Istaba bija maza un vājš apgaismojums. Mēbeles vecas nolietotas, bet tas netraucēja. Viena apvienota tualete un vanasistaba uz 8 cilvēkiem (4 istabas). Siltais ūdens ātri beidzās un nepietika visiem. Tualetē smirdēja. Tas traucēja komfortam. Pie kāpnēm, kur jāiet uz istabu atrodas blakusesošā restorāna miskastes, kas smirdēja, ko var just sēžot uz balkona!!!!! Restorāns ar negodīgu komercpraksi.
• Audrey (8/5): Très bien - La localisation est top! Très près de la gare, avec deux arrets de vaporetto presque au pied du batiment.. deux restaurant au pied et plutot bon! Dans une rue animée au bord d'un canal... Les équipements sont très bien, le ménage fait réguliérement... Petit problème avec les lumières... Dans la chambre et les couloirs il manquait des lustres au plafond ... il ya avait seulement de petite lampes de chevet et la nuit pas simple.. Dommage également le peu de communication avec lhotel avant le séjour... Je posais des questions auquels je n'avais pas de réponse et cela n'était pas rassurant... Le jour de notre arrivée par contre nous avons reçu toute sles informations nécessaire et pendant le séjour la communication était bonne et les hotes très réactif...

• Anastassiya (8/5): В целом очень хорошо - Это гостевой дом с отдельными комнатами и общей ванной и кухней, понравилось то, что было всегда чисто, было заметно, что в общих комнатах уборка была ежедневной. В комнате было чисто, кровать удобная. Когда приехали боялись что заблудимся, но легко добрались до места проживания благодаря картам Гугл и подсказкам местных жителей, т.к. в Венеции были впервые. Жаль что нет микроволновки и лестница слишком узкая, крутая и высокая и нет лифта, мне пришлось поднимать и спускать чемодан весом в 20 кг самой, это было действительно трудно.

Не було світла в кімнаті, можна було ввімкнути тільки настільну лампу. Стіни брудні від вбитих комарів + комарі в кімнаті Кімната похмура та без затишку До всього, хтось їв наш тортик, який ми залишили в холодильнику загальної кухні ( в кімнаті холодильник чи мінібар був відсутній), тому довелося його викинути, хоча торт був смачний

• Memo (1/5): - The apartment was extremely hot from the moment we entered the building. It honestly felt like a sauna. Inside, the flat was also uncomfortably hot. There is an AC unit in the room, but it is very loud and not practical to use at night. The room itself was much smaller than it looked in the pictures. We also noticed the electricity cables were hanging outside the wall in an unsafe way. Getting into the apartment was inconvenient, as we first had to open two separate key boxes before even reaching the door. On our last day, the electricity went off for over an hour and a half, which made it unbearable to stay inside without air conditioning or ventilation. The bed was also unstable and shaky, making it difficult to sleep well. Overall, I would not recommend this place.

• Kamil (10/5): Definitely recommend - The location was absolutely perfect – tucked away in a very original part of Venice that hasn’t been overrun by tourists (yet!). It felt like stepping back in time, especially in the early morning when the city is quiet… I swear I half expected to bump into a gondolier from the 1400s grabbing an espresso. 😄 The property itself is beautifully finished and had everything I needed – including air conditioning, which was a lifesaver after wandering the canals all day. All in all, a fantastic stay – I’d absolutely come back!
• Paulina (8/5): Decent old place. - The place is okay but don't expect something special. Near is one of the stops of vaporetto - so you could easily go to all important places. The communication was ok, via WhatsApp. Everything is automatically, we have not seen any person. There was one tower per person, clean bedsheets, the water was hot and with dood flow, they was AC and some other conveniences. Our room was very small. Keep in mind the shared bathroom - we have luck to be almost alone in the whole house but this was pure luck. The house is old, so don't expect something modern - this is like the house of some old lady. Everywhere there are some notes with directions - what and how to do. I understand - with so many tourists and some of them - not so adequate - this is necessary. But still it is a little annoying.

Either way, we’re thankful for havi - The rooms were very pretty, we loved the 19th century setting! The area was also very pleasant, we had bars pretty near. The keys in lockbox was a very smart choice too. Very friendly staff. We didn’t really like the shared bathroom and kitchen, because there were many people who took very long doing their business, and others who rushed us. The pillows were rather uncomfortable because they were very soft. The entrance of the building also had an unpleasant smell.

• Pim (8/5): Very good - For the price-quality ratio, this is a great hotel. A friend and I stayed here for the weekend. It’s in a good location, about a 30-minute walk to the city center. Nothing fancy, but for the price, you can’t expect more. Everything was clean and well-maintained. I’d recommend it if you’re visiting Venice on a budget.

• Susan (7/5): Good if on a budget and near to train and bus station. On a little side canal. - The shared kitchen was very nice and clean and had facilities to make a meal. The bathroom was very good although bath needed new sealant. Shower nice and hot and efficient. Toilet and bidet ok. Even had washing machine and dryer. Quite difficult to find and asked at restaurant which just happened to be next door. The entrance through first gate (had to use codes) was ok but first impressions from outside made me a bit worried. Needed a clean up and made to look more inviting. Quite a few awkward steps to carry luggage up. Key in a safe (another code): The bedroom was very basic and beds a bit hard. It was convenient for overnight stop in emergency as passport had gone missing on way to airport so had to extend stay to get Emergency Document from Embassy in Rome!

Kitchen with mismatched insufficient inadequate crockery. No reception, dimly lit key code boxes (3!! ) to get keys along sewage smelling rear passage.uncomfortable creaky beds . Air conditioning not working. Noisy drunken behaviour from other guests at 1am who left dirty washing up in the kitchen sink.

• Shayan (3/5): First time visiting Venice - The kitchen and the bathroom were clean but always occupied There were at least 4 times electricity cut and being on the second floor, it became super hot. The pictures of the room showed it a bit bigger but it was very small and we could not unpack our luggage. There was no hanger inside the room to hang our clothes. The ad said there was coffee maker in the kitchen, but there wasn't anything. There is no elevator to the second floor and there are lots of small stairs so it's hard with big and heavy luggage. I killed one cockroache and there were lots of ants so you cannot leave your luggage open. The shower head was broken and shower head water pressure was really low. When I complained about these to the owner and asked for partial refund, he got angry and started offending for no reason. We didnt get any discount at the end either. The owner behaved in a dissrepectful and arrogant way; very unprofessional. We paid over 100 euros for three nights which is hotel price for a low quality stay.

• Ashton (5/5): Passable - The location was fantastic, and access was easy and well communicated. However on the booking site it claimed to have air-conditioning… but the air-con didn’t work. When I sent them a message about it they said they checked it and that it did work; it in fact did not. The shower also didn’t work so we stunk for days End of the day you get what you pay for, and it was the cheapest accommodation we could find. I would reccomend if travelling on a budget

• Anna (2/5): Relieved to get out of that place - The location is the ONLY positive thing about this accommodation. AVOID if you want a comfortable, trouble-free stay in Venice. SHOCKINGLY expensive for its (non-existent) value. Literally the worst accommodation I've ever used. Too small, almost no light at all, all the furniture looked too old and dirty, as if randomly collected from the trash. The room had no room for anything else but the bed, which was very old and uncomfortable. Not even ONE chair in the room to sit or leave your cloths on. Only one toilet/shower for ALL the rooms/guests. Hundreds of mosquitos and not even a mosquito net on the only window. I was so relieved to get out of there!

• Lisandra (7/5): Great location, need better bed/matresses. - The location and staff attention was great. The bathroom was quite big. The kitchen was algo a plus. Our bed was a “full” bed but the thruth was that they were just 2 twin mattresses put together. Unfortunately, the mattresses never stayed together. It was very uncomfortable to sleep in the bed. Also, as the mattresses separated the covers ended up all over the bed and they were somewhat old. I would also recommend better sheets, bed covers and comforters. The key to our room was a a bit tricky.

• Ducobosma (6/5): Pleasant and okay - - There is quite some space you can use. - If you want there is a kitchen and a washing machine. - Airco in the bedroom - Enough closet space. - Clean. the cleaning lady was still working when we arrived. - Nice small make-up table for the lady to enjoy - location is in the quite part of the Cannaregio. - we needed to use three code and a key for all the locked doors before we were in our own room. - the name says hotel but it is more like a crowded Airbnb. other guests were noisy during the nighttime - one bathroom (with the only available toilet..) for 8 persons is a little bit less. During the morning and in the evening we were constantly waiting to get in the shower or use the toilet. - the bed is extreme soft and has two (movable..) mattresses on top of each other.
• Kaynan (3/5): Very Uncomfortable, hot and disappointed. Location was the only positive. - Location The bed was the most uncomfortable bed we have slept on, had the worst sleeps. Our booking said it was a king bed. We got two single beds pushed next to each other and one of the beds was broken that it sunk down. The shared bathroom wasn’t great with only one toilet. The listing said there was AC, there was NO AC in the room and the room got VERY hot at night. No fly screen on the window so if we opened it, so many bugs and mosquitoes would come in. We had to take our own rubbish at the end of our stay.

• Shahzadcr7 (10/5): Perfect location, perfect host, and good value for money - We really enjoyed our stay. The location was perfect, in the middle of Venice. The Venice main train station was only 8-10 minutes walking distance. The nearest Water Bus Stop was right infront of the property. The host was always available through Whatsapp. We received all the necessary codes for the doors for check-in before before our stay, so the checkin was smooth without any problem. The big shared kitchen was a blessing, it was equipped with everything one needs and very spacious. The washroom also consist of washing machines. Hopefully, will be staying here again on our next vacation to Venice!

• Mirkamran (1/5): Bad - NOT recommend. Worst place I ever stayed for it's money. For 3 persons they giving you 8m2 room, when I was in the prison, it was way more space :) No sockets for charging, air conditioning was not working, for lightning they using lamp.
• Tara (9/5): Great location in local spot, ease of access was wonderful, would prefer a more comfortable bed. - Ease of access & location! Bed was terribly uncomfortable.
• Dennis (2/5): Cheap stay but don’t stay long - They clean the bathroom everyday and the location is great 1 bathroom with a small window for four rooms is just not enough and it has mold on the ceiling. The bed was the worst bed I have ever slept in.

• Dorota (5/5): I regret not choosing the hotel - Lovation sharing toilet still occuied, self-cleaning, including taking out the rubbiesh, no TV, and check out at 10:00 am even when check-in are from 3:00 and no housekeeping
• Halyna (8/5): Exceed my expectations - It was better that I expected, comfortable, clean, with good sound isolation. Only thing I didn't like - a little confusing system of checking-in. It would be much better if they contact to their guests by themself using the same instrument
• Ellie (10/5): Fantastic location, accomodation and all round visit to Venice! - Fantastic location, really easy to get to from the airport and a great location to walk all over Venice. Couldn’t fault the accommodation, it was basic and just what we needed for the money we paid, we would definitely stay here again if we visit Venice in the future. Nothing, it was just as expected and great value for money. Highly recommend if you’re looking for an affordable place to stay in this beautiful city.

• Zuzana (7/5): Good - Good location, quiet area and also clear communication with the host I would appreciate a separate toilet from the bathroom, because there are 4 rooms and you have to wait like forever to use the toilet when someone is taking the shower in the morning.

• Marcus (2/5): DO NOT BOOK HERE - location was ideal from airport ferry images didn’t match up with the property - not sure where to begin. double bed the mattress didn’t even fit the bed, door frame was loose, very thin walls , shared bathroom from the 80’s…
• Mary (7/5): Good - The staff is good with communication. they message us before the trip to make sure we would have a clearer idea on how to reach the hotel. just a minor detail. since there’s one common toilet in the floor, maybe it would help if they could put mirrors in each room so guests don’t have to go to the shared toilet to check the mirror.
• Olivia (3/5): Not value for money - The bathroom was a lot cleaner than the actual room. The room was really narrow and cramped, no ceiling light, it had ants, and because there are no staff there were all these combination locks you had to get through just to get in. Lots of narrow stairs to get up. I don't recommend if you have suitcases. I stayed in another much nicer hostel for way less cash.
• Armend (1/5): I slept better in the 30min waterbus ride from Venice to Burano then 2 nights in those beds! - the restaurant downstairs… (which is not the property of Royal NEW Property) 1. The pillows were thin like paper even though we asked for extra ones (we got them after translating Italian to the SOS Line Number, because they did not bother to translate themselves) still not comfortable. 2. The beds were the most uncomfortable twin sizes bed I have ever laid on. I had to push myself to get in the middle and not move bcs I was falling in the middle of the beds! 3. No lights in the outside stairs to get to the property. 4. A lot of dust in the cabinets which had no doors on. 5. The bathroom was a battle itself, 5 rooms using on bath. Had to wait with towels outside to reserve your spot and in the end have not hot shower bcs the boiler was empty… 6. A lot of bugs spray sprayed around the room and not cleaned afterwards. 7. The wall was covered in killed mosquitoes and bugs and not cleaned. 8. Mold everywhere

• Evgenii (4/5): Disappointing - Nice bed, quite clean bathroom and cool location for my opinion. When i checked in it was evening and there was no any working light in my bedroom. The manager refered me to the sos service where someone not speaking english just italian asked me to communicate with him via italian translator and gave me instructions to fix my problem. It's cool that i have fixed the electricity, but what if i have got shocked?! I am not glad of that situation, i am on vacation and want to relax!
