- Osvaldo (10/5): Soggiorno gradevole , anche se un pò spartano, in conpenso personale gentilissimo. - colazione self service con possibilità di farsi la moka (ed eventualmente altre cose); mi hanno fatto trovare nel frigo anche il latte per eventuale correzione del caffé..... unica piccola pecca: il bagno pur essendo grande e nuovissimo mancava di appendini per abiti asciugamani e via dicendo... , nella doccia mancava un ripiano dove appoggiare saponette o altro, e soprattutto il tappetino gommato per evitare scivolamenti, (rischio avuto)certamente da migliorare .....

- Colm (8/5): Great for the price - Great location, convenient to the airport and public transport. Several nice restaurants very close. Excellent elevated view of the city minutes walk away for New Years fireworks. Breakfast was convenient, but not the healthiest.

- Maria consuelo (5/5): Recomendable por su precio-calidad, pero sin desayuno - Me gustó la habitación y el tamaño de la misma, como tambien disponer de baño privado.
La ubicación es muy buena, se encuentra cerca del barrio Trastevere e incluso en frente de la estación de tren. Pero si tus fines son exclusivamente turísticos, puede que tengas que caminar bastante o combinar mas de uno o dos buses/trenes para visitar los puntos claves de la ciudad. Por un lado, las habitaciones estan muy juntas y continúas a la cocina-comedor (espacio compartido), por lo que se escucha todo tipo de ruido, incluso hasta cuando uno lava una taza en la cocina.
Por otro lado, el desayuno consiste en algunos productos de pastelería envasados de supermercado, sin opciones sin harina ni saludables que reemplacen esto o bien que lo complementen. Incluso, hubo un dia que no hubo mas cafe disponible lo que refleja la atención a los detalles en el servicio de desayuno abonado.

Positive points: the location is directly opposite a train line; the mattress was comfortable; Rudy (the host's colleague) was very nice and quick to meet us to let us in; she pointed out a parking space. We were lucky with that one!!! Otherwise it's nigh impossible to find one.
Negative points: the room is one of three, in a converted apartment at the back of a block of flats. So shared accommodation and not the 'view from the property'. The photos on the website are there to attract your attention and they do, but my guess is they were taken when the property was first converted. Things look different now. I can't speak for the other two rooms, but the classic suite we stayed in, looked fine initially. However, a rusty nail was sticking out of the drain cover in the shower, so it could be lifted off - which is what we did so as not to get injured on it; the toilet is loose on the floor - it actually moved; a large patch of plaster was coming off the wall just outside the bathroom door. Unfortunately I can't post pictures on here.
Although the house rules say breakfast is from 7am - 11am, it follows that no noise should be made before then, I think. We had the unfortunate experience of sharing the flat with a group of four Spanish ladies, who started banging pots, pans, crockery, cupboard doors at 6am to prepare their breakfast in the oven. Conclusion: read and believe previous reviews! This was not for us!!!

- Nicholas (2/5): - Without a doubt the worst property I have stayed at in Italy, and I have been to Italy 3 times and mostly stay in B&Bs. The primary reason for a 1-star rating is we discovered a large cockroach in our room the first night. On its own, that is already quite disgusting and indicative of the general state of uncleanliness in the property, but the host (Fabrizio’s) response was made it worse. We called him after we discovered the cockroach and instead of empathizing with his guests, he immediately said that all he would be able to do would be to neutralize the bug (implying he would not offer us a refund if we decided to switch to a hotel/another B&B). He came over and started to suggest that we made up the whole thing. After we pushed back, he rushed out and stated that he would not be able to provide us a refund for any of the nights as he has not received payment from Expedia yet (this is categorically false as I contacted Expedia the next day and learned that he lied and could issue a refund immediately). Additionally, he did not offer us any help with securing new accommodations (keep in mind, this was at 12:30 AM in Rome) and said we could do “whatever [we] please”. I tried contacting him the next day to confirm that we left during the first night due to the presence of a cockroach, but he ignored my messages and subsequent messages from Expedia. If you want to avoid a complete lack of professionalism and a dirty property, please book with another B&B/hotel.

Got the necessary attention from staff and the place is well locate and god for the price. Metro station right in front of the place and a really good restaurant as well (4 Venti)

Continental breakfast was delightful and plentiful. I'd stay again without hesitation.
- Michael (4/5): Never Again - When we arrived we had no idea how to get into the room or what the check-in instructions were, after 8 hrs of travelling this was frustrating.
The toilet moves when you sit on it. The screw is out of the drain in the shower and I kicked my toe on it, as I wear glasses I couldn't see it. Then the city tax was double what we were told, given the exchange rate this was an extra $70AUD for 3 nights. Then we couldn't pay with card which only adds to the expense as we get changed 5% to withdraw cash. Honestly it was a mistake staying there. The owner seems nice enough but it wasn't value for money.

- John (10/5): Amazing value - This is more accurately a bed and breakfast. It is clean, across the road from a regional train station, quiet, and an amazing value. I would definitely stay here again.
It is not fancy or posh, but is a reliable and affordable place to stay in Rome.

- Hunter (6/5): - My partner and I choose this spot for the last few days in Rome after already spending more then 15 days throughout Italy. It's in a quiet and friendly neighborhood, directly across from the subway station, so convenience getting to and from the property was no issue. The host also provides easy to follow instruction videos over 'whatsapp messaging, for check-in - Its an easy walk into the city center where you can find the Colosseum, but also far enough, away from the tourism. Staff was accomodating when I request extra pillows, as the ones provided really didnt give much neck support. We had the single queen room, and beacuse I am so tall, I actually found it really difficult to sit on the toilet as there wasnt much room beween the toilet and the sink. So if you are tall like me (6 foot) perhaps this room is not for you. The super small issue we had, was there was no where to hang our wet towels in the washroom, this should be reviewed and perhaps install for future guests. Last thing that is really out of the hosts control, are the guests themselves. As it is a guest house, the room next to ours on the first night were inconsiderately loud. And the second night/ morning, 3 young women who were also fairly loud in and out of the room. The neighborhood outside of the property was nice and quiet though and a lot of great options for food. And to leave on a positive note, there was a shared patio connected to the kitchen that my partner and I shared thoroughly. - thanks again!
- Maria (9/5): Very good place to stay when in Rome - The location and condition of the apartment were perfect and the host was super helpful and kind the pillows felt very old and the bed would screech everytime you moved, it needed some adjustment.
- Oksana (10/5): Good experience - Great location, not far from a big park. Kitchen with utensils to prepare your own food. Friendly staff, always in touch. Water and fruits in the fridge Breakfasts. It would be great to have some voucher for the nearby coffee shop, for example. Where you can choose what you want. Also, the pump in the bathroom works too loud especially at night.

El encargado Fabrizio se lo ve muy atento y servicial, terminó pagándonos el garaje que quedaba a unas tres calles porque le enseñé que él decía que había garaje.

- Marko (7/5): Good - Great price and location was good. 5 min walk from bus station (15 min drive to center of Rome) and one train stop from Vatican city (station is across building). Clean rooms. Host Fabricio was great and eager to help. Breakfast was mild (2 small baggels and cookies), and always the same. Our suggestion is to book without breakfast and save some money. Other notion is that accomodation feels like it is a flat with 3 rooms for guests and shared space for kitchen and breakfast.

Streets are not cleaned which also leaves an overoll bad feeling. Somewhere it was mentioned LE FATE SUITES LUXURY APARTMENTS but looks who wrote this dose not know the meaning of this word.

- Vic (8/5): Lovely! - Overall, a good location! Fabrizzio - the host was nice and helpful. Make sure you arrive on time when you tell the host the time of your arrival. I didn't know that there is no reception, so I told the guy that we'll be around 10 but eventually we went to have some coffee, and the host was waiting for us at the location, which wasn't nice from our side, so I do apologize, Fabrizzio. ;)
The room was clean, the iron wasn't working, but again - when we told the host, the next day he bought a new one. We didn't eat the breakfast cause it consists of sweets, but this wasn't an issue, since there are many places where you can take some breakfast.
The location is great, we been walking a lot in Trastevere such a beautiful neighborhood.
Well, it was a good and short trip. Bye bye lovely Rome, I'll see you next time. the mattress could be longer to fill the bed fully.
- Gábor (4/5): Disappointing - The neighborhood is easily reachable from the north by car without getting through the city. There are some great restaurants nearby. The train station is very close to get closer to the centre. The room was really dirty. The bathroom had mold and the door was not closeable. The breakfast was only some bagged cookies and sweets and they were not replaced in the 3 days we spent there.

There was no sign on the buzzer to get in the apartment. Provided food was all prepackaged. This hôtel would likely gotten a better review if it hadn't gotten cold and the heat had worked, AND if i hadn't just been staying in great rooms all over italy and scicily...good enough for the price

- Eron (8/5): - This was a great affordable option for a trip with two adults and one child. We hardly spent any time in our room as we were out and about. There are three private rooms with a shared small kitchen. All are located in an apartment building which feels very secure. Neighborhood is walkable with nearby options for groceries and a pharmacy. Directly across from the station so it was easy to get around. Some food items were provided for breakfast but mostly carbs/sweets. There's a small shared kitchen though with a fridge so it is possible to get fruit/veggies etc.. and keep it available. Host was friendly and helpful and arranged our 4:30 am taxi to the airport (which was very nice). Clean but nothing fancy. Worked well for us!

Vale ressaltar que a estadia é próxima (cerca de 25m) da estação de trem Quattro Venti e que por ser subterrânea não causa nenhuma perturbação sonora na vizinhança.
