- Juventino (2/5): - Cannot bring food into property wasnt like the photos
- Adeeb (2/5): - The location was the only good thing.
They will charge 300MXN in cash and call it a government tax. You can not claim that back with expedia since they don't provide a recept. The
The beds were itchy and the sheets weren't clean, had stains on them. No hot water so you'd have to take your showers during the daytime when the temperature is hot.

- Rashedul (10/5): - This place is old and cheaper. But it’s a great place for a good night sleep
- itzel (6/5): - Está muy viejo todo
- Shawn Christopher (6/5): - Fairly nice and clean and good for a cheap price. Nice staff but would be better if had staff that spoke English. Wi-Fi didn’t work well. Bottled water should be provided free. NO extra amenities. Would be nice to have a small refrigerator in room. NIce location if you want downtown, has a few good restaurants nearby. Would be nice if TV had some English options or at least English subtitles, I couldn’t get TV to do any English. Having English speaking staff at front desk would be helpful. I would come back if I came back to town.
- María (10/5): - Muy buena
- Verified traveler (2/5): night manager unwilling to give a decent room - The male night manager Made me sign an agreement that said there would be no drinking in the room and refused repeated requests to give me a room in a better location of the hotel. Rooms in the inside hallway have a window that opens to the hallway so in effect, these rooms don't have a window as the window is open to anyone to see if walking down the hallway. You need to keep curtains closed for privacy.
- Jean-Louis (10/5): - Superbe accueil d'Isela (j'espère l'écrire correctement), souriante, accueillante, serviable, excellent!!!
- nationalt2024 (2/5): No response - I have booked this Hotel via Expedia and both the third party and I have been trying to contact the Hotel (Hotel Maria de Lourdes) for changes however no one is answering the toll-free. The email was sent and still waiting while another message was sent via WhatsApp was communicated in Spanish only, after asking for help they stopped communicating.
- Kenyon (8/5): - It was very lovely and convenient for all amenities
- Julia (8/5): - If you want to explore cancun its a good area. Staff was friendly.
- Brian (8/5): - Located centrally, easy access to numerous restaurants and facilities eg: gyms, bus services to many other towns, e.g: Tulum, Playa Carmen.
- Mohammad (2/5): - Just run away from this place.
Better to spend the night at jail cell than this place
- Zeel (6/5): - When you include breakfast , they give limited breads to eat and when you ask for parking they say they have only 5-10 spots if it’s full , it’s full no other way to park. And the staff don’t understand English at all.
- Nelson (2/5): Not a well kept hotel - My room smelled like all guests smoked in there. Cigarrttes burns on comforter. Dirty looking room. AC did not work. Only one receptionist at Front desk. I know it was a cheap... one night kind of hotel but it is in really bad shape. I stayed in other hotels for $30-35 night and were humble-basic but clean.
- David (10/5): - Very nice stay so far
- Luis (4/5): - Extremely noisy at night by other guests speaking on the phone and front desk doesn't do anything.
Some people smell really bad and they are hanging around the hallways and at the front desk. Disgusting
- Cassandra (10/5): - Good price and nice place to stay
- Rayner Charles (2/5): - They are better options then this there. Avoid at all cost. Staff are rude, you’re not allowed water or food in the rooms. They charge you extra for basically anything. Just avoid!
- Maen Esther (2/5): - Worse experience ever. The room we stayed at was dirty, peed in the sheets, hair all over the bathroom. Room was never clean, the roof was leaking, not hot water in the shower ( never fixed while in our stay) customer service had a very bad attitude. Never come back to this place again
- Antelmo Efren (8/5): - Convenient location to enjoy the local life
- Seth (2/5): - We paid in advance for two rooms at the airport after our flight was cancelled. We arrived at 1AM and were told there were no rooms. The man stayed behind the desk and wouldn't let us in the door or help us book elsewhere. Our transport left us on the sidewalk.
- Aziz (2/5): - The staff was very rude. The door in my room didn't close from the inside.
- Verified traveler (8/5): - This is a nice budget hotel located in the Mexican district. The staff are lovely. I showed up at 11am way before my 3pm check in and they gave me a room right away
- Verified traveler (8/5): - Close to central. Mould in room on ceiling. Otherwise...staff nice and hotel is inexpensive
- allan (10/5): Surprise in good location for downtown Cancun - Friendly and helpful staff
- allan (8/5): Good location, close to palapas Park - Nice quiet room, they moved me to a more quiet room from the previous night
- allan (4/5): Don't stay in #301 - Asked for a quiet room and got put above the pool pump which ran all night so had to take sleep 😴 meds to get to sleep, next night different room and much better
- Verified traveler (8/5): - Location
Convenient for transportation
Friendly staff
- Verified traveler (6/5): - It is centrally located. Close to bars, must go to restaurants, the R 6 bus that goes to Puerto Juarez stops in front. Staff is also knowledgeable about Cancun.
- Neil (6/5): - I liked that while this Hotel is downtown, the reception people spoke enough English to answer questions ,etc. They are very friendly and smiles come easy.
I liked that they had real 2 key style safety deposit boxes behind the counter.
I never bother to use them but this hotel had no deadbolt, no chain, and marks around the outside of the door jam, where people had been sliding something in to push the single lock back. Oh , and no chair to jam under the door knob to prevent entry while sleeping.
This Hotel like most I stay at shows signs of neglect, but the rooms are clean and you get hot water ,unlike several, plus the a/c works.
I enjoyed the free breakfast of 3 slices of toast, real orange juice and coffee .
For anyone wanting to stroll over to Mercada 28, this is a 10 minute walk ( but all it is ,is a giant flea market with the usual junk gift items ,cafes, and people calling you in to buy there wares ) and maybe worth a onece in a lifetime look.
If you buy anything don't pay anymore than a third of the initial price .
But back to the Hotel, I'd stay there again, but like to try different ones with each visit
- Wanda (8/5): - Nice hotel close to the beach and stores .. safe town lots of transportation
- B.W. (8/5): Bargain Priced for Cancun - Basic clean and comfortable rooms. The rooms and the hallways are pretty dark, but hey, you're in Cancun and not hanging around the hotel anyway. Close to the Ado bus station, and it's a pleasant walk to the beach (provided you know your way around town). The WiFi only works in the lobby or by the pool, and the most reliable source was from the hostel across the street. When I was there they had a policy of having the maid turn off the AC each day, and you would have to go to the front desk to have it turned on again - it made me feel like I was being a nuisance, but the staff was happy to come by. The neighborhood is fine - I was out and about at four a.m. a couple of nights, and had no problems.
- David (8/5): Satisfied overall - I stayed here only one night before flying back to the states the following morning. I didn’t stay in Cancun during my travels. After traveling for three weeks throughout the southern part of Quintana Roo along the coast of the Yucatán, I needed to only stay in a hotel in Cancun for one night before flying back. Hotel Maria de Lourdes was exactly what I was looking for in my one night stay. Customer service was on point. I interacted with a very friendly older man behind the front counter and a young man who helped turn out the AC unit in my room. The place was quiet, clean and pleasant which was precisely what I was looking for.
- Rolando (6/5): Nice hotel with very good ubication. Pleasant stay - The only thing I have to inform here is the hotel does not have CCTV and I think it´s really important that cuality in any hotel. Sorry for my english, I´m from Cuba and I speak spanish. Maybe a little low noise for the cars circulating in front off the hotel. I don´t have any other complain. For this hotel.
- Lisa (6/5): Great staff but there was poop in the toilet - Not the cleanest hotel (there was poop in our toilet when we got there) but very helpful staff and solid breakfast.
- jima248 (2/5): Dirty - We booked this hotel because my husband stayed here long time ago. When we arrived this time, it shocked both of us, the room was dirty and dark, my husband even afraid to lay his tooth brush down on the bathroom sink counter. We don't mind budget hotels but this is not a place you want to spend your vacation money even it is cheap. We ended up changing hotel after the first night and requesting a refund. Unfortunately the hotel played the card that they don't speak any English, so that the trip advisor's agent couldn't verify the information she needed to process the refund, we ended with no refund, but staying there would be unbearable, we changed our hotel anyway. If your expectation is that this place is going to be better than camping, then go ahead, otherwise, don't book this hotel.
- Jay (6/5): OK for overnight, but not for a vacation - A/C did not work. TV did not work. Very noisy. Not dirty but in a general state of disrepair. WiFi did work. Neighborhood is semi-rough but safe (?). Might be OK for a short overnight stay, but I wouldn't recommend it for any type of vacation.
- Verified traveler (10/5): Best buy I have had on this trip - It was great for the price
- Verified traveler (8/5): Exellent - Older hotel with nice clean rooms excellent wifi and good room service in a very good location.
- jennytostada (4/5): Enough for just one night! - If you have an emergency, take it, but no more than a night. The room I was had a weird smell, bedding didn't look clean, washroom didn't flush properly. We preferred do not take a shower there nor use blankets.
Great location, free parking and WiFi.
They will start renovations they said... I wish the best because the hotel needs it!
- Jenny (4/5): No stay more than one night! - If you have an emergency take it, but no more than a night. The room had a weird smell, beds didn't look clean, washroom didn't flush properly. We preferred do not take a shower there nor use blankets.
Great location, free parking and WiFi.

- appetoni (4/5): dirty and in disrepair but cheap - On the plus side the room was cheap and in a good central location and the staff was friendly and helpful. The shower had good pressure and hot water. Fresh drinking water available in the hallway. That's about the end of the positives. Negatives: filthy room - especially the floor and bedspreads (spots on the floor that I thought were smashed bedbugs turned out to be smashed chocolate crumbs that had not been mopped up), leaking air conditioner right on to the luggage table soaked my clothes (on a good note, the staff did dry my clothes for me), staff sets the air conditioning for you and you get no remote. a/c freezes up and stops cooling the room, beds are old and dirty/dingy, green, outdated, flat pillows, centipedes in the room, no level of safety, windows looking out to the hallways. They have breakfast but I can't remark on that because I was not informed that I had to pre-arrange and prepay for it. Not many places to eat nearby unless you taxi to the market. No ice available but you can buy ice, drinks, and snacks about a half block away at the Oxxo.
- Verified traveler (2/5): Central but Room Less Than Desirable... - Ok if you are looking for something inexpensive in the El Centro of Cancun. Room was dark and gloomy. No window with outside access. The room had a musty smell but seemed clean. No window with outside access.
- Verified traveler (8/5): Decent hotel downtown, close to social park - The pool was kept well clean, the cleaning staff was timely. The breakfast at the hotel was extremely reasonable and tasty, but I would recommend leaving ample time as the staff in the kitchen moved pretty slowly. The staff was responsive and kind, despite the language barrier. There was an odd experience the first day when several male staff members watched my friends and I in the pool, which was uncomfortable.
The park a block away from the hotel was recommended by a taxi driver. There were souvenir kiosks, sit down restaurants, and food stands.
- Jim (4/5): Stayed here years ago & enjoyed it - Hotel is in poor repair, dirty & not a place I would ever consider using again
- U9691OAoliviam (10/5): Nice and affordable - Spent 10 days and it was great, near oxxo and Las Palapas (good food). Very affordable at $30 a night, private parking, clean rooms and pleasant staff!
If your looking to rather spend money on exploring Cancun than a hotel, this is the place to stay.
Will definitely stay again.
- 149jimm (8/5): nice people and cool air - I wanted to spend my week on Isla Mujeres, but the island was sold out. Maria De Lourdes was a good second choice. The room was super clean and comfortable, They have a pool and friendly, caring staff. For the money it was a good option. A short walk to good restaurants and a 30 peso cab ride to the ferry to Isla. You've got an OXXO store down the block and what more could you want? I don't like modern low-ceiinged hermetically sealed hotels, and this baby has a few wrinkles but a lot more soul then a modern, antiseptic cubicle. Try La Parilla down the street for good people and delicious food.
- Timothy (8/5): Good hotel for a short stay - A nice hotel for a short stay in Cancun. Away from the Hotel Zone but near to the ADO bus station (a 5 - 10 minute walk away). Plenty of shops, eateries and restaurants nearby. Kind staff who will look after bags for you etc. for free (although English is not spoken so brush up on your Spanish!). Hotel is nice but rooms are a bit 'worn' i.e. it could do with a make over. A good place for a short stay while passing through Cancun.
- Verified traveler (2/5): - My mastake is I paid all , that place 1 star too much for it, for one night just 1 night not more
- lorenag898 (6/5): 2016 Family Vacation - Arrived a couple hours earlier then expected-this was not an issue but room was not quiet ready but we were able to hand out in lobby which also connects us with pool area-pretty., Check in was fairly quick, no fancy technology just good old fashion guest log. We were given room on the second floor (FYI, no elevators). Rooms were very basic. but we knew this ahead of time. Got room with 2 beds (had TV), as we were traveling with children. Pretty decent AC unit that front desk asks you turn off when you are not in room. Rooms are not very fancy and a bit outdated, but served the purpose for us. We were just looking for an affordable location with shower and bed as we were planning to spend most of our time out and about. Location is downtown, not many restaurants in the area but it was nice to get out and explore the city.
- Stella (8/5): Great value - Well located in downtown Cancun. Rooms are clean.
Very happy with our one week stay. Definitely will return with my entire family next year.
- Krista (4/5): More a hostel then hotel - Was a struggle when reception didnt speak English. Wifi was only good in the lobby. Not much open near by at 1030pm.
- Edwin (8/5): Decent - Good for one or two nights. Pool was clean. Lots of good eats within walking distance. Only minor downside was the bit of dust on the ceiling above the fan.
- Andrew (6/5): - Everything lacked maintenance. Lots of little things wong. Room was cool. Staff was very good. Beds were comfortable.
- TravellingJBH (8/5): Perfect on a budget - Room- very good size, two double beds in the room we had, bathroom was big enough for two with a brilliant shower that always had hot water. Air conditioning very good. Maids came in every day to change bedding and towels. Always smelt lovely on return from a day out. The room is dated and quite dark, but for the price it's very comfortable. We were out doing activities everyday so for us it was perfect.
Service- Everyone was helpful and friendly, we struggled somewhat with the language as we only know little Spanish, and staff speak little English. It's worth making sure you know the main phrases before you go so you can communicate easier. They always did their best to help us regardless.
Location- brilliant location for down town cancun. Many hotels/hostels in this area of similar price range all close together. The location is great if you want to be away from a heavy amount of commercial tourism, but don't want to be in the middle of no where.
There are lots of little restaurants and bars down the road that do amazing food for a brilliant price. Much cheaper than the hotel zone area.
Getting the public bus was very easy and cheap at 10.50 pesos which works out at about 40p. Routes are simple following R-1 and R-2 to get back and forth from the hotel zone to downtown.
We would stay here again if we were to visit cancun in the future. As a young couple we actually liked downtown better than the hotel zone and would recommend staying there to friends.
