• Bianca (9/5): A beautiful stay in la città eterna - The rooms are beautifully appointed and a good size for Rome, good location near the coliseum and great staff. They are very friendly and helpful. I love this hotel - I stay here every time I come to Rome which is at least once per year. The only minor recommendation I have is regarding the bathroom - when feasible to renovate in the future to upgrade the bathroom and remove the fabric from the floor.

Daily breakfast (Hilton Diamond made this complimentary) was delivered with a great assortment of pastries, yogurt, fruit, coffee, etc. The room was beautiful and very clean. All the staff were welcoming. Location was fantastic. No complaints at all, we will definitely return next time in Rome

Also, I really enjoyed staying in this beautifully designed room. It was more than spacious by any standard. The bed was comfortable and air conditioning worked well. The hotel does not offer breakfast in an on-site breakfast room, you can order it in your room. I didn’t find it a problem, but it’s good to be aware of

The suites are all carefully furnished and the service is at a very high level. All the staff is kind and smiling with a discrete touch over all the stay. • Rachel (6/5): Quirky design hotel with great proximity to the Colleseum, but a bit overpriced for the room size/q. - Quirky and fun decor, nice welcome from staff and drinks upon arrival. Great proximity to the Colleseum and fun partial view of it from our room. Neighborhood very touristy but surprisingly quiet for sleeping in the evening. Family room was a bit odd without a door on the master bedroom and there was too much furniture in the sitting area. Very strong smell of perfumed cleaning supplies when we entered and very small shower (hard for my 6'5" husband).

Where in the world else could you where you can look out your window in one direction and see the Colosseum and look in another and see the Roman Forum? What truly elevates the experience, however, is the service. The front desk staff were exceptional — warm, professional, attentive, and genuinely welcoming. Every interaction felt personalized and thoughtful. The entire team delivered a true 10/10 level of hospitality. From arrival to departure, everything felt seamless, elegant, and refined. If you’re looking for a luxury experience in Rome with unmatched views and impeccable service, this is it. I would absolutely stay here again.

• Bret (9/5): Ode to a very fine boutique hotel in central Rome - This property is fabulous - well situated, well set up, well designed and well run by professional, friendly and cooperative staff. It is located on a surprisingly quiet street 100 metres from the Colosseum and The Forum Romana. The interior design is interesting and appealing, but like all such properties the built environment is only as attractive as the people operating it, and here they are really excellent. There is nothing that we did not like. I gave a rating of 9 rather than a perfect 10 firstly because we had a few minor engineering issues in our room (although these were solved seamlessly), and secondly because I never really give 10 out of 10 on the principal that SOMETHING can probably be improved. The real test is to ask whether we will stay there again. The answer: absolutely!

• Bianca (9/5): A beautiful sojourn at Palm Suites - I love this hotel. I stayed here a year ago and returned this year both at the start and end to my Italy trip. The staff are fabulous, I love the in room breakfast and the rooms are nicely appointed. I will be using this as my home base when in Rome going forward. I have two small items to suggest: first the bathroom. The shower is the one thing I noted - it is more old school and could use a renovation to a proper rain shower. Secondly, a minor point - I noticed that on our first stay this trip we received a nice welcome plate of fruit and prosecco. But on our second stay a week later when returning to Rome for a few days before flying out, we didn't receive anything. I understand that the trip was almost over, but it would have been a nice touch on the way out too.
• mccrawf (8/5): 5 star service, 2 star bathroom - Palm Suite is a fantastic choice when traveling to Rome for leisure. It’s located steps from the coliseum and the metro. The rooms are clean, spacious and air conditioned and the staff is friendly. If you’re a member of SLH, they have fantastic free breakfast that comes to your room and they surprised us with a bottle of French champagne. Two things I wish were different: (1) The bathroom: the shower was incredibly small and there was a sewer smell that came up most days. (2) The location: while convenient to sites, the area around is full of tourist trap restaurants. To get to a top rated (by locals), you’re looking at 20-30 min walk.

• Hugo (3/5): Not worth the price per night. - Love the location. That’s what you are paying for. There are really no facilities. The outdoor courtyard is uncomfortable and with little service. We were encouraged to go to their sister hotel’s bar, but were unable to get a spot once over 4 nights. The rooms are fine, but for the price you are paying, you’re better to get a really good airbnb or similar. To top it off, there were major renovations occurring on one of our last days which we weren’t notified of. Really ruined the vibe.

• PaulF458 (10/5): Best Small Luxury Hotel in Roma. - This hotel, although small is spectacular in every sense starting with the team. Thank you Giacomo, Julia and Veronica. Everyone was so amazing and so accommodating. Breakfast was delightfully and the location is spectacular. The rooms are three room accommodations, all Different. The team is so polished, but unpretentious and relaxed. It was so much fun and I can’t wait to come back to Roma. Thanks again for a wonderful stay.

• Margot (8/5): - We liked the proximity to the Colosseum and the staff's recommendations for meals. We did not like that the room was advertised as having a forum view, but we could see maybe the top of one pillar out the window. We were on the first floor so perhaps there is a better view on higher floors, but that was a major disappointment as we paid more thinking we'd have a lovely view. We were also disappointed by the noise. We understood it's in a busy part of the city, but we could hear every foot fall in the room above us and every whisper of a person talking on the street. The windows did nothing to dampen the noise. It is very convenient to see the Colosseum and clean and well-designed and the staff was professional, but you have to go to the sister property 5 minutes away for any amenities.

• Ryan (10/5): - The staff were very kind, and the room was spacious and clean. The space was private with a gate and quiet. Ample water and coffee were provided. It is necessary to take a taxi from Palazzo Manfredi to transfer bags but the staff handled it well.
• Rosalind (10/5): Perfect stay, rooms are fabulous and location is 10/10 - The service at the hotel was excellent. The staff were extremely accommodating for our young family. The rooms were large and well designed. The beds were comfortable and we all slept fantastic while there. The concierge helped us make dinner reservations and set up breakfast at their sister hotel which was excellent. I would have loved if we could have had a larger breakfast onsite at the hotel. We were able to eat a continental breakfast in our room but it would have been really lovely to have had a separate breakfast spot on site.

• SusieB378 (10/5): Special, unique boutique hotel with tremendous attention to detail - What a wonderful stay in a gem of a place! We are Hilton Honors diamond members and found out about the hotel through them. Thought it would be more special to stay in a small boutique hotel rather than our usual large hotel stays and we were right. The customer service and little details made our stay so special! They helped us to arrange airport transportation and book two private tours to the Vatican & the Colosseum. The continental breakfast we received as Hilton diamond members was above & beyond what we expected. The rooms were comfortable, unique and well laid out. Could not believe the amazing proximity to the Colosseum! We would definitely stay here again.

• kleohc (10/5): Steps from Colosseum - Beautiful hotel right by Colosseum. Jacomo and Kelvin gave us excellent service. Any repairs needed were done and compensated accordingly. I booked this through SLH Hilton. This also gave us free breakfast at the Aroma Restaurant with beautiful Colosseum view. Must say, this is the most beautiful hotel we have been, lives up to the Roman vacation vibe.
• biancawf (8/5): May 2025 Stay - Rome was our first stop for our honeymoon and we were immediately drawn to the decor and location of Palm Suite while looking through options online. We booked the private shuttle from the airport to the hotel. Despite the chaos of the airport, it was easy to find the driver. It was a bit of a walk from the baggage claim to where the private car was parked, but the driver eagerly helped with luggage which made the walk doable. It was about a 30 minute drive to the hotel. The location was perfect, as the Colosseum was viewable from the hotel entrance. The customer service from arrival until departure was exemplary including unlimited minibar drinks. The staff also coordinated taxi and laundry services when needed. The breakfast at the sister hotel, about a 6 minute walk away, was a beautiful buffet that was about 30 euro per person. The only reason I give 4 stars instead of 5 is because the shower in the room we booked (Palm Court View) was very small, like one on a cruise ship. We had to put our personal items on the floor outside if the shower. With all that being said, we would stay here again, but book a different suite.

The staff were helpful and friendly. The welcome bottle of Prosecco was a wonderful surprise and the Ortigia bathroom amenities were lovely. The bathroom was quite small, however it was functional and clean with good water pressure in the shower

• Emilypietropiccolo (8/5): A great option to experience Rome - Overall, we enjoyed our stay here - The location is secure and within the limited traffic zone, so it's easy to walk around. The proximity to the Colosseum and Metro were excellent. It's also about a 15 minute walk to the Trevi fountain and there are several shopping strips nearby. The rooms are nicely decorated and the kitchenette is really helpful for an extended stay. They have self-service laundry facilities and the cleaning service do a good job. The dried fruit and bubbles on arrival was a nice touch. The check-in process left much to be desired in our experience. We arrived by car and were advised to attend the Manfredi Hotel to arrange for a transfer to the Palm Suites Hotel, due to the limited traffic zone. We had assumed this meant they would use their own vehicle to take us, but instead, we had to wait 30 minutes for a taxi large enough to take our three large suitcases and a few smaller items. The other points to note would be the bed sagging in the center and a hole in the bed sheets, as well as a loose lock on the door - smallish things which would make a difference.

• James (9/5): On my favorites list! - The location was quiet but very close to the colosseum and the metro station. The suite was very generous in size with good coffee making and small refrigerator facilities, and well furnished. This hotel definitely deserves a return visit. The breakfast was small with yogurt and packaged croissant. No cooked food, even a boiled egg was available. I think that could be improved since the sister hotel is some distance away. However, there are restaurants very close that serve a full breakfast.
• Jen (9/5): Location, location, location! - Location, location, location! The hotel room was nice, we stayed in two bedroom garden villa. Definitely no view of a garden :-) but as soon as you walked out of the hotel, you were staring at the Colosseum. The hotel staff were lovely. Amenities were more than I was expecting including a bottle of Italian sparkling wine and sodas for the kids. I would definitely recommend this location/hotel especially for first time visitors. Great base! Walkable to piazza navinna/trevi fountain and plenty of taxis available.

And value👍 - The quality of the accommodation was excellent, the complimentary drinks, snacks were beyond what you’d expect and was a really nice welcome. The staff were amazingly helpful and welcoming. And of course you can almost touch the coliseum !
• Christina8309 (10/5): Charming little luxury hotel - This is a little gem in Rome located in a perfect place for tourists. Is is very close to the Coloseum but in a quiet place. It is a small hotel, but the service and details are luxury level. We were greeted by the concierge, who explained us everything we needed to know about the hotel. When we arrived to our room we found a bottle of prosseco and a fruit spread, which was such a nice touch. The room was decorated with a unique flair and it was beautiful. The beds were comfortable and everything looked clean. The breakfast spread, which was included, was amazing! Delicious pastries and fresh fruit! The staff were very friendly and they all tried to make our stay very comfortable. There are some local restaurants around with very good food, so if you are hungry and not in the mood to walk a lot, it is a plus. Also, going out at night to see the Coloseum lighted up is a good bonus.

• Lydia (10/5): Employees and service that is beyond exceptional at a great location hotel! - All the staff are friendly, helpful, and accommodating. They greet you when they see you and ensure your room is serviced promptly. Our room was extremely clean and was maintained that way each day. Each night an employee checked to see if we needed anything in our room, to include water, sodas or extra towels. Many nights we came back to our room to find chocolate on our bed and new slippers on the floor. When you left in the morning and returned at night, the person at reception always waved. There is a security gate to unlock to enter the property which gives you a secure feeling. The street is quiet compared to many in this busy area. Each time you leave the property your first view is the Colosseum, as you are just steps away. A three-minute walk has you at the Colosseum metro and about an eight-minute walk to the Cavour metro. Great restaurants in the area. The employees and service at this hotel are AMAZING! The air conditioning and heating were turned off for the mid-season, which gave me a small panic. I asked for a fan and it was at the room when I returned later that day. I was never questioned as to why I needed the fan, and having the fan worked great with the outside temperature. If you needed anything to make you feel more comfortable, you just had to ask and it was resolved.
• Jennifer (10/5): - Central but tranquil property with gorgeous rooms and friendly attentive staff. 10/10 for location, close to big attractions and also convenient for the Metro. The welcome Prosecco was a nice touch. No restaurant on site, but many near by.
• Patience (8/5): Would stay again. - Excellent location and beautifully presented. Breakfast delivered to the room was very good value for money. The bathroom was lacking in surfaces on which to store items. A hotel bar on site would have been nice.

• Lufty_747_Flyer (10/5): Amazing location, staff/service, and overall experience. - We recently stayed five nights at the Palm Suite and would highly recommend this location to anyone. The staff were excellent about looking after us, the location is amazing, and breakfast & view at the nearby Manfredi sister property was extraordinary. The room was very nice (though the shower leaked) and we will certainly stay here again. The best example of the staff's help and attention can be seen in the fact that we mentioned needing a taxi in the afternoon, and when we arrived at 3, they had that taxi waiting for us. That type of service really impressed us so much so that we wanted a picture with them when we left to remember them. We will certainly stay here on our next trip to Rome
• Steinbrenner (10/5): Amazing location & 3 nights in Rome. - Wonderful 3 night stay with my wife & two of our kids. The family suite was just what we needed. The kids had their own room. The bathroom is small, but we managed. If possible, go for the room with two bathrooms if available. A breakfast at the sister hotel is a must. The buffet & made to order food is wonderful and the view can not be beat. The hotel is easy to miss on the outside, but you will remember the cool vibe in your room. The windows all opened and the fresh air was much welcomed. The staff is all wonderful. The turndown service with extra water, new towels, and treats is very nice. The bathroom is small & the shower feels like you are on a cruise. However, it was great to have the two spaces with a separate living space and kitchenette.
• AnamCara10 (8/5): Great location for a family stay. - Staff were fantastic and the location is perfect. We stayed in the family suite which was perfect for us. We had breakfast delivered to the room one morning and it was lovely - lots of pastries and fruit for €10 per person. However there was no blind on the window of the attic twin bedroom. This impacted on sleep and was a surprise in a hotel of this quality.

• AbbyFromBrooklyn (10/5): Impeccable - Palm Suite is a gem of a hotel. Fabulously designed, well located, well run, quiet and generously sized rooms; a very special place. I love the detail of how the juices in the mini fridge are free of charge - one of those little extras that makes a hotel rise above the rest. Would stay here again in a heartbeat.
• Agent0001 (10/5): Top Notch Location, spacious. - Once again, Italian hospitality was at the forefront. Champagne on arrival, drinks etc. The suite was spacious, wooden floors, heating. Fairly quiet for February, but we didn’t mind the peace. Only downsides were that the bathrooms do smell a little, and that it was a bit warm at night (had to open the windows a little), but otherwise, nothing to complain about.

Rooms are nice and big. - The location of this hotel is fabulous for someone wanting to see all the old city sights in Rome. You can walk to most of them in under 20 min. The Colosseum is literally like 100m away. The rooms are nice and big. Unit has a mini kitchen which was useful as well. Small hotel. nice and quiet. The staff were all very friendly and helpful. Coming around often to see if we needed anything. Even soft drinks in the mini-bar were included. Bathroom was a little small for such a big room. Would have been nice if it was a bit bigger. But we did manage.

• Maria (9/5): Beautiful suit in the heart of Rome - Very beautiful and convenient suit with everything you need for a short stay. Exceptional staff - very nice and helpful. We came to Rome for my husband’s birthday and not only was there a cake and champagne at our room waiting for us at our arrival, but at the restaurant, which was booked by the hotel manager for dinner - there was also a surprise dessert at the end. It was very thoughtful. Breakfast in the room was nice, but I enjoyed breakfast at the Manfredi hotel more - it was expensive, but the view and service were totally worth it. It was a little bit too loud because of the construction outside the hotel in the morning at the last day of our stay, so we woke up too early.
• NYC_Adventuring (10/5): Excellent property in the most convenient of locations - This is one of the best boutique hotels I have stayed in, and would not hesitate to recommend it and return to stay myself in the future! This property highlights multiple aspects of a wonderful stay: -Clean, spacious rooms with comfortable amenities -Excellent and friendly service -Incredible location, literal steps from the Colosseum The beds were extremely comfortable, and the bathrooms were spacious and clean. It was also nice to have a kitchenette with a microwave oven as we would bring food back to the room and it was convenient to be able to reheat some meals. The convenient location cannot be overstated if you are walking around the area (recommended). Given the location, my family was able to stop back into our room multiple times to rest in the middle of the hot summer. We also had a room mishap occur during our stay, which the staff immediately addressed and remedied, to our satisfaction. This speaks to the quality and expediency of the customer service. We also required an early morning taxi to the airport (around 3:00 am), and the front desk staff handled this all for us as our car was waiting for us in front of the hotel well ahead of our anticipated time. Overall, this was a wonderful stay, and a place I hope to return to in the future!
