Had to wake one of the residents to try help to get access. Only through their help was entrance gained. Very bad and stressful start to holiday.

Well, room was on the 6th floor, elevator goes only on the 5th floor, so it was not comfortable to reach the elevator on the one side and then from elevator to the apartment. With big baggage it was hard.

- Elvita (6/5): Pleasant - Apart from the experience of entering the room - the location was good, the room was also okay, wifi, coffee machine and other necessary things were available. The only thing to note is that it is one big apartment with several rooms/apartments. The living room and kitchen were shared. My partner and I are usually not frustrated travelers, because everything can happen, and there is always an opportunity to explain the situation. We had come to Rome for one night, so we had to plan our time carefully to catch up with everything we had planned.. At about 13.30 we warned the host that we would arrive at about 14.00, to which we received an answer from the host within 10 minutes that everything is fine and the person in charge will be there to meet us, we just have to ring the doorbell. We arrived around 2:00 PM and rang the doorbell, but there was no response. We got into the building, because other people were walking outside, so I called the host and I received an answer that the responsible person will arrive within 10 minutes, so we waited. We waited 20 minutes in the stairwell and tried to contact the host again by phone and through booking, there was no answer.. Eventually, around 2:40 PM, a woman came and said that the room was still being cleaned, but invited us in and offered us coffee (she didn't speak English at all). We sat in the living room for another 40 minutes and only then were we allowed into the room. If you are in Rome only for 1-2 days, you don't want to sit and wait for a total of 1.5 hours to put your things in the room. I would recommend to say as it is, that the room will be available later, then we would have gone to a cafe and the overall experience would have been much better.

there was no hand-held shower in the shower cabin, only the one that lets water in from above, so our hair would get wet when showering
the owners insisted that we tell them the exact time of arrival at the apartment, so after a long discussion they agreed to let us enter via self check in, it was a very unpleasant experience.

- Péter (8/5): In terms of value for money, it was excellent, and I highly recommen. - We stayed in the rooftop apartment as a group of three for three nights. The location is excellent, right next to the university in a safe neighborhood and close to public transportation (bus and A-line metro). It's about 30 minutes away from major attractions. There's a small convenience store right below the accommodation, which is very handy. The view from the terrace is breathtaking, adding to the charm of the rooftop room. It's cozy, and in warmer weather, the air conditioning cools the space perfectly. There's also the option to cook, with a coffee machine and capsules provided. Additional amenities include an iron, a hairdryer, and even a washing machine. The space comfortably accommodates 3 people. The host was kind and flexible. In terms of value for money, it was excellent, and I highly recommend it. There were no duvet covers, only a sheet and a blanket. The kitchen was missing several items, such as wine glasses, a wooden spoon, a pot lid, and more drinking glasses (there were only two, and we accidentally broke one, but we left money to cover it). There was also no microwave, and it would have been helpful to have more kitchen towels or paper towels. Additionally, there could have been more toilet paper available.
- Nadjavoj (8/5): Very good - The location is perfect, walking distance from Vatican. Also, there are a lot of cool restaurants and bars nearby. Nobody came to change towels or make sure we have everything we needed.
- Marta (9/5): Superb - We loved our stay! Locals told us that it’s a safe area, we valued that as a group of females. There’s subway station in 10-15 minute walk so we had zero problems with transportation. Also the bus shuttle which is an airport shuttle bus station was ≈10 minute walk away from the apartment. The property itself was super cute: we had everything we needed and at the same time we felt real Italian vibe of living. Overall, it was great, it was our first time in Rome and we’re absolutely pleased with our stay. Would definitely stay there again. The host doesn’t speak English AT ALL. None of was spoke Italian so we simply couldn’t communicate with her but i wouldn’t say that it was a huge inconvenience
- Tina (6/5): Rome - The size of the apartment was good with a living room. There was a washing machine. There was a shop that opened late next door and buses into town nearby. The metro was a 15 min (hilly) walk with a direct quick line to Roma Termini Poor communication. We had to wait 20 mins on the doorstep on arrival after travelling all day. We arrived at the time we communicated. We could have gone to a cafe to wait if the host told us twenty instead of two minutes when we rang. We weren't told where to leave the keys on check out and had to call to ask as we were unsure about leaving keys inside. I feel a message or email is needed especially when it is accommodation without a receptionist. Teabags provided but no kettle. ( normal for Italy but would be a nice touch to have one).
No water pressure or hot water in kitchen tap.

- Charbella (7/5): Great value for price given location and spacious rooms - The location was excellent; close to a bus stop and a pretty central location to get to tourists sites. Also location was away from a typical tourist area, so staying in this place felt more authentic. The rooms were spacious, especially the bedroom, and overall felt cozy. The air conditioning unit was leaking water in a few places, and we placed pots and pans around it to collect the water. Also there was no portable fan to use, which would have been great given the extremely hot weather and temperamental air conditioner.

- Valeriia (3/5): Uncomfortable and unpleasant. - There is a bus stop a couple of minutes' walk away, so many attractions can be reached within 20 minutes.
There is also a small store in the same building where you can buy the necessary products. Let's start with the fact that it is from the owner of that same store that you will need to pick up your key.
The AC in the room was weak, and given the hellish heat outside, it was akin to slow simmering in a cauldron.
It would be great if such necessary things as soap, shampoo, shower gel were provided in the bathroom.
Before leaving, we were going to iron our clothes, and this is where the most interesting thing happened: I searched the entire apartment and found a two-hundred-year-old iron – only on the last day the cleaning lady pulled out a normal iron from around the corner (unfortunately, without an ironing board).
I also have questions about cleaning. The trash bags often stood in the common hall for a long time, and upon entering the apartment you could smell the garbage.
The icing on the cake was that we had to pay the city tax separately a few days later. This is the first time I've seen the city tax paid separately and not along with the total amount for the room. We paid 50 euros for 4 nights which was absolutely not worth it.

There’s an elevator but you need to go up stairs to access it and it didn’t go to our floor (so had to do another flight of stairs to get to our room). Just noting as we struggled with our luggage and a pram.
The apartment wasn’t overly clean on our arrival and lots of things missed such as an open bottle of water left in the kitchen, razor left in the shower, hair tie left near the bed.

WE HAD ONLY ONE TOILET PAPER FOR 5 DAYS SO WE HAD TO BUY WITH OUR OWN MONEY.
GENERALLY, THE TOILET OF THE ROOM HAD MANY ISSUES AND MOSTLY MAINTAINANCE ISSUES!

The location is next to public transport
There is complimentary tea and coffee The biggest issue was that the shower drain was blocked. You basically have 2-3 minutes before everything is in water. This for me is not acceptable. Everything else is small compared to that, but....
The bathroom is dirty. The tiles are dirty and there is a lot of mold
For three days for two people we had only one small soap (no shower gel) and only one roll of toilet paper!
The coffee machine was not maintained so two of the three days I can to deal with it
.....All of the above can be fixed with some maintenance

- Ainur (6/5): Pleasant - Freedom of access to the hotel (apartment) premises- you have keys from the front door and a room. There is an elevator in the building. I asked several times by sending messages how I could get to the place from the airport, and was completely ignored.
The woman at the front desk doesn't speak English so she couldn't give any information about where to go or how to get there.
The light switches are connected to the next room, so when guests come in at 2-3 am and turn on the lights, it appears as if they are in your room and you can hear them.
I would recommend dry cleaning the blankets as they do not have a duvet cover.
There are no slippers in the room, there is no soap in the toilet.
- Aditya (7/5): A decent budget stay which is kind of outside the main city area. - The place was decent with a comparatively smaller room.
The balcony was big and they had ac and fridge.
The room was clean and the bathroom was big and had most of the facilities.
They had bidet shower which was great unlike all our previous stays.
They had common coffee satchels and sugar kept in the common area which was good.
The metro is a 10 mins walk. The room size could have been slightly bigger. When we opened both our suitcases, there was hardly any space to move around.
The ac is placed in such a position in the room that it takes time to cool the room.
The bathroom did not have a bath hand shower and just a fixed shower head from the ceiling.
The bidet shower was constantly leaking and the water was draining into our room. So we had to keep it closed for most part but still there was some water leaking.

We specifically filtered for an apartment with AC. When we reached out to the owner, he simply ignored the request. Additionally, the wifi password was not clearly displayed. Turns out it’s the generic password included on the bottom of the router. Speeds weren’t great either. The lady who helped us check in did not speak any English, so if you have any problems during your stay (like we did), then good luck. The location of the apartment is quite far from the metro.

Easy to catch the public bus into town! Our aircon was leaking the whole time, but it still worked!

It made our stay a bit hot but the windows open wide so that made it better. Only downside were the mosquitoes that got in due to that.
- Sarah (10/5): Great location, beautiful apartment, good facilities - The apartment is beautiful with real wooden floors, plenty of space in the room, a good shared living space with kettle, microwave etc and is about a 10 minute walk from the metro. It was really clean and homely but not cluttered Nothing
- Salome (3/5): Disappointing - We didn’t have Wi Fi for 3 days out of 5 days we stayed at this place. We were literally bagging the owner Valerio to help us fix this problem or move us to different apartment but he was even ignoring our messages. After all, internet started working on the 4th day but Valerio only gave us 50 EUR compensation for wifi instead of 75 EUR (25 EUR for each day) as agreed.
Additionally, bathroom wasn’t working. The water was getting stuck and it was spilling out from everywhere. Shower head also wasn’t working and I couldn’t even wash my hair for 5 days….
Kitchen didn’t have a sponge to wash dishes with, there was no cutlery or kettle to boil water.
- Aleksandar (8/5): Good location and nice rooms - It is an apartment with a several rooms and one common area. Everything is clean and well maintained, the bed is comfortable. It is a good location as there are busses to the center and the metro station is in 10-15min walk. The cellular cover was not good at the room and I couldn't use my mobile internet. Couldn't find the wi-fi password written anywhere.
I've added my arrival time a bit later and the room was not ready when I've arrived, so I've waited a little. Also if you are at the place and can't find the host ask at the shop close to the entrance.
There may be some noise from the cars passing by during the night, but later on it gets quiet.
The wardrobe looks nice, but it is not very convenient.
- Julius (5/5): Maison Giuliva was adequate for our needs, but with some unresolved problems encountered. - Location and value for money paid were good. Facilities were adequate and the beds comfortable. Espresso machine wash appreciated. The bathroom was in poor condition. The shower head was broken and the shower drain was almost completely stopped up. It seemed from the condition of the facility that this was a student apartment during the school year and used as a b&b during the summer. A pair of shoes and a man’s underwear were in one of the closets. We never met the owner of Madison Giuliva, which was a problem at check in and checkout. We were promised transport to the airport at 6 a.m. When no one came by 6:15, we hailed a passing taxi since we had to arrive at the airport early for a flight from Rome. Also, no instructions were provided regarding the keys to the facility at departure. I called the proprietor of Madison Giuliva from the airport to inform him that I would post the keys back to him, which was an extra expense on my part.

- Shelby (4/5): Would not recommend - Good selection of tea, clean room, nice shared lounge room with espresso machine. Location was ok but would have been better closer to town for our requirements. When we arrived at night, we could not locate the premise as there was no signage, unfriendly welcome and the bed was made as a double not 2 singles, when asked for 2 single beds as booked, we were told to wait till morning (we made them ourselves). Rooms are all within one apartment and can be noisy both inside and out. Smelt a strong cannabis smell 1 of the nights from a room.next door.. Not impressed with this place and would not stay again or recommend it.

- Alec (10/5): Definitely recommend. I'd stay again. - Perfect location just outside of the City. There are small markets and restaurants within a short distance that are not inundated by tourists. Maison Giulivia a San Pietro sent a driver to pick me up at FCO and the owners immediately greeted me. They quickly turned over the apartment after I had a change in itinerary. Wi-Fi did not work, but all of the other amenities were great—beautiful balcony view, well-lit, and spacious. I am not sure that there is a free breakfast. I would just buy some snacks downstairs at the market.

- Saim (1/5): Bad - I did not like it! I traveled on business. I paid but did not get an invoice. The owner said he would send me the invoice later. After my stay, I called him at least 20 times to the same number where I reached him on arrival, but he never answered. I plan to contact the police. I can't get reimbursed for my travel expenses since my institution asks for an invoice that is issued by the host (not by Booking.com).

- Kateřina (2/5): Not a good experience, don’t trust the recommendations or the pictures! - The only good thing was the lobby that was quite nice, but we didnt spend any time in here. The whole experience with this accomodation was simply not good. From the beginning to the end. I have to say that I dont understand all the recommendations here on Booking. Pictures you can see here have to be years old. When we first came to the appartement, there was noone there and we had to wait sitting on the stairs with all our luggage for at least half an hour. We texted, called, nothing. Thank God for a dear receptionist in the building that cared about us and called the landlord after we went back decided to go somewhere else. Unfortunatelly, lady that came to give us the keys didnt spoke a word in english, so we didnt get any informations from her, just the keys. She couldnt even explain how the wifi works and didnt give us any password so we didnt have any internet during our stay, not even the promoted netflix on the tv. The horrific thing about this accomodation was the cleanliness, or should I say there was none. We found what seemed like human/pubic hair on the pillows, no sheets on the cover, food crumbs in the drawer, all the walls was dirty too and there was water stone and mould in the bathroom. The worst thing about this all was that we tried to tell the owner througout booking, and they even respinded that they gave us new sheets and everything but nothing as such happened, which made us angry even more. We were really disappointed from the whole stay AND WOUL NOT RECOMMEND THIS TO ANYONE who values to sleep in clean and nice appartement during vacation.

- Alona (8/5): 8+ stay in Rome - The room and bathroom are very spacious; there is also a shared kitchen you can use. The bed is soooo comfortable ♥️
13-minutr walk from the metro A line station It seems to be a common thing in Italy to have only a tropical type of a shower, without the one on cord 🤷
Also, the room overlooks the road, so be prepared to have earplugs if you are a light sleeper.

- Lilit (9/5): Good option to stay in Rome - The Superior Double room was quite comfortable, with a nice balcony and view. As the public transportation worked not really regularly, it generally took us 40-50 mins to get to the center. The accommodation was close to the bus station, but 15 mins far from the metro station.

Good security and wifi. Loud neighbors.
The road is right there.
Curtains don't fully cover the lights from the straight.
The bathroom is right near the elevator and it smells a bit weird outside that window.
The AC unit was leaking water.

- Sephora (4/5): Average but expected more from facilities - The Hotel is very close to bus stops and the building itself is very secure. The owner did not understand English. Our airconditioning was leaking and we had to put a bucket to catch the water. Towels were not changed. You have to ask for them and even toilet paper was not given if not asked for! Basically I think the room is cleaned only before someone arrives and after someone leaves.
