• Mariam (10/5): - This property operates entirely through the Numa app, making check-in and check-out quick and simple. On-site amenities include laundry facilities, lockers, and everything you might need during your stay. Our room was very spacious with beautiful canal views, and the location couldn’t be better—just steps from St. Mark’s Square, the Basilica, and countless restaurants and shops, making it the perfect base for exploring Venice on foot.

• Deborah (8/5): - the hotel is close to everything, 3 minute walk to St. Marks Square, close to the Alilalguna boat dock, lots of restaurants and shops with a very short walk. The room was small although that's a European thing I believe, but offered a fridge, safe and coffee/tea maker and water. There is a washer/dryer and ironing room which is all free of charge. It is a virtual check in and virtual communication so if you aren't tech savvy it might be a concern. They were prompt in answering any questions I had and also fast for help needed. My only criticism is the bathroom, it is painfully small, a large person would never fit in there, I am 5' 2' and when I sat on the toilet and leaned forward my head hit the wall, and if you bend to use the sink your behind hits the door and your head hits the shelf.The shower head should be changed from a rain shower to a proper head, you can not wash without being covered in water as there is no room to move away from the shower head and trying to wash the shampoo out of your hair takes forever. If you turned it on full force you had to turn it off mid-shower as it would over flow. There is a bidet in there as well which should be removed as it takes up too much space that is not there to give... We liked everything else about the hotel but I wouldn't return because of the bathroom until it was re-vamped...
• Tarah (10/5): - This hotel was great! There’s no front desk so they send you all of the instructions ahead of time, which made things very easy. The hotel was a little hard to find because it’s in a small courtyard but because of that, it was pretty quiet. Also, we had a gorgeous canal view, which was awesome. The room was very clean, they give you free cartons of water, and we were able to do laundry in their washer and dryer, which was so helpful (they provide washing pods too)! The one thing we didn’t like is that they had luggage storage but it was only 4 lockers (2 small and 2 large) and when we checked out, there was only 1 available. Overall, I would recommend this hotel as a great place to stay in Venice!

Although I must say I was a little lucky to get one of the four lockers since I timed it perfectly with someone who was just leaving. Otherwise I would have had to seek one of the alternative "partners" which would not have been as convenient. Property was very clean and spacious. My only regret is that we only stayed one night.

Note that the photos showed the family room with the beds situated in different rooms but when we got there all the beds for four people were in one room. The two bathrooms were very convenient to have with 4 people. Great morning coffee just outside the front door in a small square-very quaint! Would definitely stay again!
• Tim (8/5): - The property was great overall. Unfortunately they changed the furniture and removed the 3rd bed we were expecting and counting on. There is still the main bed and a pullout sofa that could sleep two small kids but is not suitable for more than one adult-size person. They should add back the 3rd bed or update their floor plans, pictures, and descriptions. We had issues with not enough towels, a completely clogged shower drain, and AC not working but when I called Numa they took care of everything very efficiently and effectively.
• Sot (8/5): - It was very difficult finding the hotel. It is behind a large intimidating gate that appeared to be locked. Eventually after looking everywhere in the vicinity of the hotel, I tried to open the gate and it was unlocked. That led to a courtyard and after looking around at several other door, I eventually found the hotel. There wasn't a noticeable sign leading to it, I had to rely on the address alone. I didn't realize when I booked it, that this was a self-service hotel. I generally dislike them because of the difficulties one can have with keycodes, elevators, room amenities such as extra towels, or other problems. Had I realized it, I wouldn't have booked it. On the bright side, the hotel was located very close to Saint Mark's Basilica which is what I wanted. Also, it's right on a canal so it was fun watching the gondoliers and passersby from my 2nd story hotel window. As for the room itself, it was adequate in size. There was a small refrigerator which was nice. There was ample place to hand clothes. The bed was a bit hard and the pillows were terrible - flat, hard, unpleasant. The bathroom, however, was great. The shower especially. It had such powerful water pressure that I couldn't turn the water to full power. Finally, the hotel was in an excellent location. The restaurants right outside the gate were great for breakfast and dinner. I had an especially memorable meal of linguini with clams at Serafina on their rooftop seating area.
• Raquel (10/5): Beautiful Canal View Suite - Beautiful hotel to stay at with my partner and amazing view of the canal. Room service was not an issue since there were restaurants/bars nearby. Also, the central closet in hallway had all the needs for the room when we ran out of toilet paper, so it was convenient.

• Giovanna (10/5): Amazing hotel and stay - We had an amazing stay! Our room was absolutely gorgeous with the balconies overlooking the river with all the gondolas going by. We got a serenade and it was amazing! The property was beautiful, very clean and the location the best!! It was very close to walk either to Piazza San Marco or to Rialto bridge. The coffee machine and the water in the room was great! The correspondence prior and during the stay was immediate. We were able to leave our bags after checking out at a locker downstairs on the first floor, which is extremely helpful. They even had toilets in the lobby prior to leaving back to the train station.We hope to return soon and really recommend it!
• Margarite (8/5): - If you are a do it yourself, no glitz no glamour this is your spot. Property is clean, but I saw no one. I had the canal view and the noise starts at 0430a until approximately 9p. Location is walkable for sure to all stores, restaurants, San Marco piazza and waterfront, however after 9p it is very quiet and dark and I was alone. I suggest perfect for a simple no frills couple or anyone that fees safe alone. Check in and out were easy peezy!!! I emailed for trash to be picked up and new towels and they were there immediately. The second bathroom had a bad smell and we did notify them about it. However nothing was done to fix it. 2. It was way too hot in the apartment. We did birds and they brought in 2 fans. They did not help much. Would have appreciated them turning on the AC. Some things that can improve: 1. Directions to get there from the train station and the airport.

I traveled with my 74 year old mom and 16 year old. 4-5 minute walk from the San Marco station and convenient shopping and dining a few steps away from the place. Stefano was prompt in his responses and I honestly felt like I had my own personal concierge. Even arranged a taxi pick up from the water door the day of my departure and provided clear instructions on how to get to Burano. Place was clean and quaint, just have to prepare to walk up a short few flights of stairs since no elevators, but so worth it. I give Stefano’s place and level of service my highest recommendation.

• nina (8/5): - First time traveling to Venice with family (15 and 8 year old) Room and bathroom were spacious, extremely clean and updated with 2 windows overlooking the canals. There is no reception area so it’s basically a self check in with instructions being emailed to you prior to arrival detailing the process of locating the building, room number and all codes needed to enter the front door and to access lockbox where your room key is located. There is NO elevator so pack light as you will be carrying your bags up the stairs to wherever your room is located. Stefano (owner/manager) made contact as soon as room was reserved and kept in contact throughout my 2 day stay responding almost immediately to questions asked and was extremely helpful when I needed information. Hotel was a 5 minute walk from the San Marco Vallaresso stop (fastest most direct route from water taxi to and from Venezia San Lucia train station). The guy on the water taxi had us get off at one of the earlier stops, even though I showed him the information provided by Stefano, and that lead to a 20 minute walk navigating the different streets, alleyways and bridges of Venice with luggage. Location is excellent…lots of restaurants and shops nearby and gondola rides located barely 2 minutes away. No restaurant on property but cute cafe downstairs right around corner. Would definitely recommend this location!!!

However, the room was small, no wardrobe, closet or dresser to put your cloths in. The mattress is not good and squeaky. The pillows were hard as rock. I asked to change for the softer and it was done quickly. The bathroom is tiny and you have to really squeeze yourself into a shower. The shower head is very low. My husband is 6.4 and really didn’t fit under the shower head. The wholes in the shower ceilings is another surprise … Perhaps the owners and management can improve the quality of the rooms for the future guests.

They will call or WhatsApp you confirming your arrival time. The room is beautiful. Very clean. The bathroom and shower are FIVE stars! Just stunning! Towels and sheets were clean. And, it’s steps from San Marco Square. Super close to all the action. Cons: So, getting to the hotel the first time can be tricky. Just follow the directions to a “t”. Or, plug it into your Apple Maps and that will get you going in the right direction. Or, just go towards San Marco Sq. We were given a room on the top floor. There is NO working elevator. This is important if you have someone in your party that can’t walk well. Maybe ask for a bottom level room. Noise. There is a ton of construction noise in the morning. And there was a bad rotten egg smell in the room. We told the front desk and she took care of it mostly. I highly recommend this place for its location and accommodations and friendly staff who spoke great English. Passports are required upon Check-in.

Staff Valentina and Hilaría are amazing and will provide their numbers for dinning recommendations and help getting around Venice. The gondolas and water taxis pick you up at the door of the hotel. Room was super spacious for the four of us. Super clean and modern rooms. This is a high-level hotel at a budget price. 1 minute walk to Piazza San Marco and 5 minute walk to Rialto Bridge. There are lots of dining and shopping options right out side the hotel. ATM next door too. I will always stay here on my return to Venice and recommend this hotel to all our family and friends.

• David (8/5): Hidden hotel surprisingly close to St. Mark's - The location of this hotel is outstanding. It's on a small canal, and within a very brief walk to St. Marks and the Doge's Palace. The hotel itself is quite old, as you might imagine in Venice, but appears to be kept up pretty well. The hotel is not easy to find, but the staff did an outstanding job of telling us how to get to the location, including directions from multiple locations, photos, and clear communication in English. The hotel is not staffed 24/7 -- it appears that the office is open from about 9am to 4:30 or 5 pm. They did give us clear instructions about how to access our room and our key when we arrived late one evening (thanks to some typically Italian transportation problems). While we were there, unfortunately the main HVAC unit had failed and they were waiting on a technician to repair the system. We had a room in the top floor of the hotel, and it was EXTREMELY warm the first night, even despite having the windows to the canal open and a fan running. (probably 80 F/27 C). Since there was no staff there, we had no way to know what the problem was and assumed we were doing something wrong with the thermostats. We found out the next day about the problem, and the staff worked with us to find us a cooler room on a lower floor. It wasn't ideal, but we understood that repairing a system like that isn't super-easy in Venice, and we were grateful the help to find a more comfortable solution. Overall, a great location on a canal for a reasonable price.

The room was really clean, it included all of the amenities you could need, but the noise from outside was really loud at times (not their fault just something to note). Check-in and check-out was really easy. We overall really enjoyed our stay here!
• James (4/5): Misleading and uncomfortable. - I believe you will find this hotel to be greatly misrepresented and very disappointing. The staff is rarely on site and impossible to get in touch with should you need any assistance at all. There is no air conditioning in the rooms despite that the property advertises. And the “gondola view” is only accessible if you are willing to lean your head out the window. Add to all of this the fact that the location is tucked much further out of the way than the majority of other hotels. All in all, we felt very misled and we’re quite uncomfortable during our two-night stay.

• Luisadela (10/5): - Very nice and clean room. A little tricky to find it but if you use google maps it take you straight. The staff is super friendly. Beautiful bathroom and view of the canal.

• Donal (10/5): Real Gondola views! - Fantastic location with real gondola views! Room was simple clean and had everything we needed, including hairdryer, USB ports for phone. Blackout curtains worked and bathroom newly refurbished - nice and contemporary style. Receptionist lovely and organised taxi for us - All in all a great place to stay.
• Krystle (2/5): Noisy and Hot - Our AC did not work and it was too noisy to leave the windows open at night. We were hot and did not sleep well our first night in Venice. We decided not to stay our second night at the hotel. The hotel did not offer to give us a partial or full refund for our discomfort or decision not to stay the second night. The hotel has a great view of the canal and it was clean, but the willingness to accommodate our decision to leave was not met.
• Sarah (6/5): Not a great time - The hotel is not labeled very well and was hard to find at night. There is no elevator and there was no one to help use with carrying our luggage up 2 flights of steps. The lady that was working on the day we checked in was not helpful when it came to finding parking. We had to wind up parking at airport and finding. Water taxi on our own. The man that was working when we checked out was more helpful and helped us get a water taxi from the airport.
• OKSANA (10/5): - Perfect location- in a minute walk from the Marcos plaza. Nice Clean room. Bathroom is small. Quick check-in.
• Tiffany (10/5): Beautiful hotel, great location, wonderful staff! - This hotel was perfect for me as a solo traveler! The room was clean and comfy, and the window opened to overlook the canals which just made my heart swoon. Valentina was so kind and gave very thorough instructions to find it and check in with my very late arrival. The location was great, just a couple of minutes walk from St. Marks. I would definitely stay there again if I went back.

• Vaibhav (8/5): - This location is hands down the best location you can get in Venice. You cant get better even if u spend more, it'll be just as good. The host, Valentina was very kind, caring and helpful. She shared lots of links of resturants, and tips for things to see. She truly helped my wife and I make the most of our stay. The gondola view room was very spacious, had a beautifully upgraded bathroom and bedroom. It was actually very nice. The twin bedroom had a small bathroom and a lot less space, but it had the same upgrades. FYI venice hotels dont have an elevator so pack light, or get ready to tip the bell boy. There was netflix on the TV which was great for those late nights. Honestly not a lot of complaints, just little things like the water stream from the shower didn't go straight down, was a bit wayward and the water ended up flowing out of the bathroom, but you could just use the hand held shower piece, which was a bit stiff to manuver. Like I said, I'm reaching for negatives. The property was nice, and it was overall the best for its price range. I highly recommend this stay if you're a smart traveler that wants the best value. If you're looking for the best money can buy, then stay at the St. Regis Venice or equivalent.
• Jeffrey (10/5): Wonderful Stay! - We had a wonderful stay at this hotel. It’s in a bit of hidden location near St Marks Square, but the hotel provided great directions to find it without an issue. We were upgraded and the room was very large with hardwood floors and a modern, huge bathroom. The hotel receptionist was super helpful and warm and spoke perfect English. Couldn’t have been more pleased with our stay and will stay here again when we go back to Venice.

• SHELLIE (10/5): Great location with amazing staff! - This place is amazing! It has so much history and character but recently renovated interior with elegant and modern updates. We thought about staying on the Grand Canal, but I wanted something a little off the main path but not so far that it felt remote. This the was perfect combination. Our room had the gondola view, and we enjoyed watching the boats and people pass by. Valentina is a gem!!! Our train was running late, and she helped me stay in contact with new arrival info. She even arranged a water taxi for us so the driver knew exactly the correct location. My kids loved arriving by boat and stepping into the hotel through that entrance. Honestly, that saved us from so much frustration trying to find the hotel. It may be a little pricey but after a long day traveling, it was perfect. Valentina gave us some restaurant recommendations along with sightseeing suggestions. All were spot on!

• Harold (10/5): In the Heart of San Marco! - A great location just minutes from San Marco Square. Room was small but clean and comfortable with a nice view of the canal. The complementary bottle of Prosecco was a nice touch! Navigation in Venice is always challenging, but the hotel staff provided excellent directions, complete with photos.
