- Roland (5/5): Mit Heizung und Warmwasser wäre es perfekt gewesen - Tolle Top Lage, sehr großzügig und gut ausgestattet. Alles sehr sauber und ordentlich. Warmwasser und Heizung funktionierten nicht. Beides wurde uns erst bei Anreise mitgeteilt. Die angebotenen Alternativen waren für uns (alle 65++) nicht akzeptabel, sodass wir mit Kaltwasser vorlieb nehmen mussten.

- Susan (9/5): Fantastic views from apartment - The apartment is beautiful, in a fantastic location between two vaporetto stops, close to restaurants and Piazza San Marco. The beds are very comfortable, plenty of space and a very well stocked kitchen. Would definitely stay there again. Only slight drawback is that it overlooks the many docks that the tour and party boats leave from. Busy and noisy around 5-6pm or so but then quietens down again.

- stacygwtw (9/5): First Time in Venice Must Stay - The apartment was beautifully furnished and in a great location. It was exceptionally clean and well stocked. The views would have been exceptional but the fog was too thick during our stay. The only complaint was the noise from the ferries and the biggest bedroom was a little colder than we would have liked but we still loved our stay.

Beautiful holiday apartment - throw open the windows to see the canal - beautiful views from the main bedroom and dining room and hallway..loved the kitchen - large and comfortable and the library was a bonus..felt like an elegant home to host family..we were three adults so everyone had their own room/bath..could accommodate 6 people, 8 if kids slept on a couch…living/dining room massive and we just loved our stay.

Not only at the heart of the heart of Venice but also facing the sea side. Windows gave such a beautiful view of the sea, the boats and the horizon. Flat was literally huge and would conveniently accommodate a large family of 6 to 8 persons. If I were to visit Venice again, I would best try to book the same Flat again.

- Sujin (10/5): Perfect for family travel and longer stays! - Very spacious unit in a bustling part of Venice with a view of the water and a busy dock. The unit had everything we needed (including a washer/dryer) and the staff (with special thanks to Valentina) were attentive and responsive. This is a go-to place for a hassle-free stay. It took some time to get used to the blaring horns on the early boats, but you do get used to it after a day or two.

- Virginia (10/5): A brilliant way to enjoy Venice in style and imagine a time gone by - The property is exceptional. All the rooms are unique and well appointed with everything you would need for a relaxing holiday. The kitchen is wonderful with great facilities. But the location is the real highlight. Close to everything but far enough away from the crowds to give a sense of calm . The lift is tiny and tricky to operate but does the job
- Jacqui (9/5): Spacious apartment in a great location - We loved how spacious the apartment was. It’s was clean and well furnished. The location was fabulous - we loved the view. Host provided coffee, laundry detergent, salt, paper a couple water bottles, etc. No extra bedding was provided, even though we asked ahead and on site. We only had 6 people staying, but only 2 were a couple and the two kids slept on the couches. We did find two extra duvets but they both had many stains on them.

- Andrea (8/5): Spectacular Venice - Location on the Riva is exceptional. Flat is huge and very well furnished. Kitchen excellent for group cooking , and a separate dining room. Two good en-suite showers and one separate toilet. Lift to the third floor. A few niggles about equipment , door entry phone etc, but the Agency rep was easily contacted and efficient in fixing things for us.
- Robert (10/5): Huge apartment with A/C and everything you need for a relaxing stay in Venice, including views! - Access: we were met at the front door by a representative who gave us keys, codes, and showed us around the flat.
Apartment: huge, includes a library room! Kitchen is fully equipped, with multiple refrigerators, dishwasher, coffee machine, Moka pot, etc. The views in the front are on the Grand Canal/lagoon and are wonderful. Gelato shop just downstairs next door. It's quiet, so well sound proofed. Easy walking distance to the the vaporetto stop. Ten minutes to walk to St. Marks Square. But get out of the tourist zone after some sightseeing there and see the real Venice (as much as still exists). Elevator will fit two. Air conditioning was perfect...very comfortable during the hot few days we stayed. The master bedroom was fantastic. All three bedrooms had their own bathrooms. Everything was excellent with the apartment. We have visited Venice many times over the years and always see many tourists lining up for gondola rides right on the Grand Canal. Some of these are blatant rip-offs. They will quote you a price that is above the maximum allowed by law and claim that your information is incorrect or outdated. Nope. Go more into the maze of canals, off the Grand Canal, and find the gondoliers who are more fair about the price!
- Bridget (9/5): Massive apartment in a great location. Beautiful views! - We had a lovely stay here. Amazing location, really beautiful view of the water. Massive apartment with lots of space and plenty of bathrooms. The staff who manage the apartment were accommodating with helping us store our luggage around the check in and check out times too so we could explore the city. Small thing, but the beds were made up with sheets and small blanket. There were quilts in the cupboards but they had no covers on them. Sleeping with just a sheet didn’t suit all of us so would have been good if the quilts were already ready to go (I’m guessing in the winter they are). There is a coffee machine but no pods or milk, can be handy to have these provided but appreciate not every apartment does.

- Jasmina (10/5): We only stayed two nights, but the location and the apartment more then met expectations. - Location was in walking distance to St Mark's Square and the view from the apartment was spectacular! Lots of room with 6 people to not be on top of each other. Just wish we could have stayed longer. Some of the guests used the couches to sleep on, since they weren't a couple, and the R&R representative went and got us extra sheets from another apartment in the building to cover the couches for more comfort. You may want to let R&R know ahead of time to get extra linens/bedding if guests will not be using the bedrooms together. Also, I used the apartment address on Google Maps and took a street view picture of the outside of the apartment. I used the picture to identify it when coming in on the water bus from the airport to get off at the nearest stop to the apartment, helped not having to drag luggage around too far. Waited at the apartment entrance at 3pm on a 98-degree day to check in but didn't realize we needed to call R&R to have someone meet us there. When we provided check-in time on the booking, we assumed they would have someone there to meet us. After calling them, they were there within 5 minutes. Just know you'll need to call ahead before you arrive at the apartment to have an R&R representative there to meet you.

- Melissa (9/5): We loved every minute of our stay in Venice. - This is an exceptionally beautiful and spacious apartment in a fabulous location, it was a joy to stay here for three days, to wake up each morning and open the wooden shutters to the spectacular view of the Adriatic, watch the boats coming and going. The beds are marvelous, the bathrooms are gorgeous marble, the mosaic floor is sensational. Only very minor complaints - the place felt a little spartan with no art on the large walls and an odd assortment of furniture in the living room. Also it would have been nice if there were a few basic condiments, spices, oil, tea/coffee, etc... in the incredible kitchen so we could have done some home cooking without having to purchase so many things we'd have had to throw away. Also there wasn't any extra toilet paper in any cabinet.

Everything was beautiful and a lot of room for everyone to find quiet time (if needed). The kitchen was amazing. The windows overlooking the water was literally breathtaking. We have stayed in Venice apartments before and this one exceeded our expectations. Easy walk to dining, event venues, churches, shopping and museums. The main bedroom was well equipped with storage and offered views of the water. The ensuite in bedroom 2 needed storage for vanity items. Bedroom 3 room and bathroom could be updated. We were 3 couples sharing. The 3rd bedroom did not match the other bedrooms. Not a major issue. The couple staying in the room appreciated the quiet. It would a be helpful if instructions to operate appliances, (stove and washer/dryer) could be left in English, or other languages. We managed.
