However, the room had an extremely unpleasant smell — a strong, hard-to-identify odor that was very disturbing. The carpet also appeared dirty, and based on the nature of the smell, it seemed that a previous contamination had not been properly cleaned. I do not consider this acceptable for a 5-star hotel. I reported the issue, and the staff were helpful and even provided an air purifier, but unfortunately it did not resolve the problem. The smell was so disturbing that I slept with a mask for two nights and experienced continuous discomfort.

• CPCSOL (10/5): Really look after customers - We visit Hong Kong twice every year and each stay is normally 3 weeks. Alva Hotel by Royal has become one of our favourites in Hong Kong. Our last visit was November 2025 and at the time of writing this review in March 2026, we are literally in the mid of our current stay. In our last November 2025 stay, there was a hiccup at our first night when check-in. However, the team from Senior Duty Manager (Hinson Lau), Duty Manager (Alfred Loo) to Concierge (Jack) and Housekeeping (Roy) had put great effort to resolve to our satisfaction. We truly appreciate their effort to value customers and provided excellent care to us. The apartment with river view (our favourite Room 1227) was spotlessly clean with ample shelves, storage cabinets, and wardrobe. The double basins with two doors for the bathroom is convenient. We found the room is very comfortable and spacious. What makes Alva Hotel by Royal stands out is their people, they look after regular/repeat customers really well, listened to our suggestions and feedback and tried everything they can to make you feel comfortable. We truly appreciate the following team in particulars and are happy to see familiar faces when we return every time: Derek But (the former General Manager although he is now moved to other group hotel but still looks after us – that is truly customer services, thank you Mr But!); Hinson Lau, Senior Duty Manager; Alfred Loo, Duty Manager; Dick and Calvin at the Alva House; Jack at Concierge; Angel (12/F), Jenny and Roy at Housekeeping; Ajab, bellboy; and the shuttle bus drivers and telephone operators. I would like to sincerely thank ALVA. First of all, I would like to thank Mr. Zhuang of the Housing Department. I can always meet him every day. What impressed me most was the orientation meeting and breakfast time. He was not pretentious at all and always took the initiative to care about my life in ALVA. He was careful and kind. Sometimes he also asks me for opinions and suggestions about the hotel and adopts them. He is conscientious and responsible in his work, steady and professional. Whenever he encounters a problem, he can always communicate patiently at the first time, solve it efficiently, and handle affairs thoughtfully and decently, which makes me feel at ease and secure for a long time. Thanks to Ella, the supervisor of the Housing Department, for treating every guest carefully and considerately. Whether it is a chance meeting in the corridor or when checking the room, she will patiently ask about my recent situation; in the face of the personalized needs of the guests, she will always try her best to coordinate and meet them, so that I can truly feel the warmth of home in a foreign country. Every time the cleaning lady finishes cleaning, Ella will meticulously review the room. If it does not meet the cleaning standard, she will immediately arrange rework until the satisfactory effect is achieved. Her service is considerate and meticulous, her attitude is gentle and kind, and her daily routine is clean and tidy. She can always pay attention to the subtle needs. She treats people warmly and patiently. Every time we meet, she makes people feel warm and comfortable. At the same time, I am very grateful to Alva Hotel. The overall environment is comfortable and clean, and the supporting facilities are complete and convenient. From hotel management to front-line service, you can feel professionalism and dedication everywhere. As a long-term tenant, I really feel the warmth of being at home. • Jowelyn (7/5): Overall, I would recommend this hotel. A clean and quiet stay in Shatin District. - We liked the breakfast buffet. The selection is enough to have a good full meal to start the day although some are excessively repeating (like the bacon, ham, and sausages). I liked that there are available and useful bus stops that made the location easy to go to (direct service to the airport and the likes) plus there is a free scheduled shuttle going to some locations. Most of the staff are accommodating, friendly, can speak English. If the don't they will find their way to communicate with you. There's no bidet in the toilet or the toilet seat wash option (like in Japan) is not available. I believe this is a good addition to the bathroom facility as not all culture is used to just using toilet papers. Also, the bathroom door doesn't have any lock - just a sliding door so there's no privacy in the toilet. The bathroom walls are also not frosted or at least with reflective film so your family or people you share the room with can see while you do your thing.

They knew we needed connecting rooms and they gave us but they were so tiny we could hardly get around. The hygiene level is really bad. The cleaners just rush to get through to other rooms. We tested them by placing items behind the pillows. They didn’t even move the pillows they tells us they were rubbish at cleaning. The floors were not hoovered. Barrooms not cleaned just rushing to get to next room. I would not recommend this hotel for family travellers.

• Kara (10/5): - This hotel was comfortable and very clean! The room was pleasant, the air conditioning worked well, and all in all, everything went very smoothly. I had a good stay here. The hotel is near a bus stop and there is a convenience store right downstairs, and two MTR stations about an eight-ten minute walk away, but otherwise there isn't a ton in the immediate vicinity. The location worked well for me but those visiting Hong Kong for general tourism might wish to choose somewhere more central.
