• Megan (5/5): Wonderful, spacious, updated facilities & great staff; but too loud to sleep without earplugs - The room (mini-apartment really) was large, updated, and clean. There was even a screened-in patio off the master bedroom. The pool overlooks a dock on the lake - very scenic and relaxing in the middle of Orlando. Staff were friendly, professional, and proactive. When I first arrived, I thought my stay would be great. Then came trying to sleep, which is why my overall rating is low. It was so loud (6-lane road less than 50 yards away, single-pane glass in all the windows and the patio doors in the bedroom) that I wasn't able to sleep. Every minute or so, the moderate (and ignorable) drone of traffic would be punctuated by a loud truck banging through the intersection or a car that sounded tuned for the racetrack rather than the road (many backfiring the whole way). This wasn't on a weekend - this was a Monday night. After wrapping towels & pillows around my head to unsuccessfully try to muffle the noise, I finally gave up around midnight and went out to get earplugs - the big foam ones used for construction sites, aircraft maintenance, and gun ranges. The staff asked about my stay the next morning, and I told them about the noise - they apologized and offered to provide a white noise maker, ear plugs, or to move me to a quieter room (I was assigned a room in the building closest to the highway). The staff were honestly great - everything about this place was great, and I was really looking forward to my stay, but the noise ruined it.

• Sjenkings (2/5): Roaches everywhere and they dont sanitize and dont care!!! Be ware - I have to say that I didnt believe the reviews about the roaches, until I had experienced this myself. The main issue is that they didnt care. We found a large one in the bathtub, all they did is remove. We asked to sanitize, they didnt do it and they didnt care. Then we saw live ones coming from a hole from the main entrance door, they didnt care. I will never return back

They contacted us prior to arrival and we're very proactive throughout our stay. The housekeeping and maintenance staff were also superior. The rooms were very clean and functional although just a little dated. The exterior was very nice and the lo action was close to dining, shopping and entertainment. If you get a good price. I would recommend the stay.

• Sharon (8/5): Great location, nice condo - We love BSC, the location on the water, the size of the condo, the layout and amenities. Also the location. The condo is kept up nicely with comfortable beds. the bath/shower could use a touch-up. And the one major downside is that we could here our upstairs neighbors walking very well , al hours of the day and night: it kept us up some nights.

It was especially loud in the smaller bedroom closest to the parking lot. The property is old. Although it has been renovated sometime recently, it wasnt done well. Be aware of resort fees. We did not use any resort amenities but were charged $15 a day.

• jonyx04 (10/5): One of the Best Places I’ve Stayed in Orlando / Kissimmee - My stay at Bryan’s Spanish Cove was truly one of the best experiences I’ve had in Orlando/Kissimmee. From the moment I arrived, the attention at the front desk was excellent—every receptionist was extremely kind, polite, and helpful. The room was beautiful and very spacious, basically a full three-room apartment. The kitchen and dining area were large and fully equipped: brand-new appliances including a stove, fridge, coffee maker, electric oven, and blender—all in perfect working condition. The dishware was also spotless and incredibly complete, better than what you find in many hotels. The living room was also very spacious and even had a fireplace, which was perfectly maintained. The centralized air conditioning was silent and worked flawlessly. The sofa was large and comfortable, and the Samsung smart TV was modern and in perfect condition—everything looked new. The bedrooms were just as impressive: very large, with beautiful beds and super comfortable mattresses. Each room had its own TV, a walk-in closet, and the bathroom was huge, with a bathtub and two sinks. There was also a private patio with a small table, perfect for eating outside or relaxing—really lovely. As for the amenities, the place has everything: a lake with a beautiful view, a swimming pool with a jacuzzi, a playground, and even a gym by the lake. It’s an ideal spot for a family stay. And the location couldn’t be better—5 minutes from Disney Springs, about 8 minutes from the Disney parks, and around 25 minutes from Universal. I would recommend this place a thousand times, and I truly hope to return soon. I really enjoyed my stay!

• Katharina (8/5): Very convenient for Disney, friendly and well equipped - Great condo with a full kitchen and lots of space. Very comfortable beds and super friendly staff. The setting on the shore of lake Bryan is great, allowing for mellow evenings sitting on the dock, enjoying the breeze. They also have a pool and hot tub as well as BBQ facilities, fishing gear and paddle boats for residents' use. There is ample parking and the location is just 15' drive from Disney World and close to International Drive and other Orlando attractions. Our balcony was fully screened in and overlooked a small forest, so very nice, but we were right above a bank of air conditioning units, which hummed when in use. No big deal for us but might disturb others.

Also kayaks, paddle boats and pool toys. Was nice and quiet compared to the large larger resorts that charge for these activities but also have a ton of people. Highly recommend this place.

Everyone is very friendly. It’s extremely quiet. They have activities there for the guests to do. The villa was absolutely beautiful and very clean. They have pots, pans, cups, plates, dish soap & laundry detergent ready for you to use. Check in & out was a breeze! Would definitely stay here again!!!!

• karlilly (4/5): Cold be better - I have stayed at this resort many times before and have not had any problems at all. I would have given this stay a 5 star review had it not been for the TWO LARGE COCKROACHES I encountered on the same day. This is the second stay where this happened,

We had a few issues during our stay, the most annoying being the air conditioning was set at a higher temp than was comfortable in this Florida heat, and it took several hours to fix it for us (it finally cooled down about 11 pm). This made it difficult to get the kids to sleep. The pull out bed also had some debris on it (looked like maybe it was dropped on the way to our condo and got some mulch or something on it? Idk very strange). The staff was so helpful though. Brought us a new one immediately. The condo is clean and feels large with the vaulted ceiling. The beds are comfy but the pillows are not. We are only staying one night as a precursor to our Disney stay, but overall I’d give it 8/10. The extra space with all the beds and bathrooms is so convenient.
