- Craig (9/5): Simple apartments that provided me all the necessities I needed to house my family and easy to walk to the old city. - The owners were super nice and helpful. The apartments weee in a great location with a beautiful view from the balcony. The apartments living space was big enough to have the whole family relax together. The apartments overall were a little dated but when you are there to see the city, I am more interested in the location and overall value.

We loved the apartment, but if we are pressed to comment, it would be that we would like to see the kitchen and bathroom updated in the future. This would not stop us from revisiting at all.

🌊 Location & Views
The location is simply perfect - just a 5-minute walk to beautiful beaches like Betina Cave, yet peaceful and residential. The sea views from the balcony are breathtaking! We enjoyed our morning coffee and evening meals while watching the sunset over the Adriatic. Pure magic!

The apartment exceeded all expectations. Everything was spotlessly clean, modern, and thoughtfully equipped. The kitchen has high-quality appliances (that steel pan was a chef's dream!), and you can tell every detail was chosen with care and love.

Traveling with a toddler can be challenging, but this apartment made it effortless. Child-safe, spacious, and with everything we needed. Our son felt immediately at home, and we parents could truly relax.

L'appartamento è dotato di tutti gli accessori/mobilio necessari per godere di una vacanza senza rimpiangere gli agi di casa. - Ina (6/5): Tolle Lage mit schönem Ausblicke aber vielen kleinen Mängeln - Die Lage der Unterkunft ist gut. Die Unterkunft liegt zwischen 2 Stränden. Zu jedem sind es ca. 20 Minuten zu Fuß. In die Altstadt läuft man ca. 25 MInuten. Die Aussicht vom Balkon war sehr schön. Man schaut direkt auf die Insel Lokrum und kann das Treiben auf dem Wasser beobachten. Die Wohnung ist mit 2 Klimanalagen ausgestattet und reicht für die Kühlung der Zimmer aus. Zur Unterkunft gehört ein Überdachter Parkplatz. Die Kommunikation mit dem Vermieter auf Deutsch hat ganz gut geklappt.
Beim Vermieter gibt es einige süße Katzen, die gern zum Essen vorbei schauen. Nicht füttern und Türen verschlossen halten. :) Die Ausstattung war nicht so hochwertig wie man für den Preis erwarten würde. Vieles war abgenutzt, locker oder kaputt. Auf dem Sofa können maximal 3 Personen platz nehmen, ehr aber 2. Die Anderen müssen auf den unbequemen Stühlen platz nehmen. Die Stühle auf der großen Terrasse waren rostig und ohne Sitzkissen. Die Sonnenliege war nicht nutzbar, da der Stoff am Reißen war. Die Lampen hatten teilweise keinen Lampenschirme, da hier zu große Glühbirnen verbaut waren. Die Waschmaschine ist rostig von außen und wanderte bei jeder Wäsche. Einmal bekamen wir deshalb die Tür nicht mehr auf. Das Tiefkühlfach im Kühlschrank ließ sich nicht verschließen, so das Lebensmittel in den oberen Fächern einfroren. Im Bad kam der Putz von der Decke, da dort nässe eingedrungen war. Die Utensilien in der Küche waren wenig. Für die Küchengeräten gab es eine einzige Steckdose. Der Stecker der Abzugshaube war zu kurz um diese zu nutzen. Der Herd hatte 2 Elektro- und 2 Gasplatten. Leider war kein Gas angeschlossen. Das WLAN war sehr schlecht, da es nur per Repeater weitergeleitet wurde. Es war nur im Wohnraum verfügbar.
Der Vermieter war nur per Mail erreichbar, wenn er nicht persönlich vor Ort war. Der Kontakt per Handynummer (obwohl es davon gleich 2 gibt) war ehr nicht möglich.
Bei Anreise, fährt man in eine Zone in die man nur mit genehmigten Parkplatz rein darf. Darauf wird man bei Buchung nicht hingewiesen. Wir sind nach Navi gefahren und einfach in die Zone rein. Ist nichts passiert und der Vermieter hat unser Kennzeichen nachträglich gemeldet. Hier sollte man in Eigeninitiative dem Vermieter das Nummernschild mitteilen (per Mail)
Für einen Preis von 274€ pro Nacht muss nicht alles neu sein, aber es sollte funktionieren und intakt sein.
- Suzana (10/5): Perfect location, beautiful view, spacious and functional apartment, and wonderful hosts - Location and the view is absolutely perfect. Close enough to the old city and the beach, but just far enough away from the busyness. We used public bus for everything and the bus stop is super close and convenient. The apartment we stayed in is the only one I believe that doesn’t have a bedroom with the balcony. But it was really spacious, the apartment is so clean and comfortable, very functional and we appreciated the washing machine in the bathroom. Kitchen had all the supplies we needed, and it was a perfect size. All the furniture is clean and comfortable, and goes with the style of the house. Plenty of space to put all of our stuff away and have 0 clutter. Other reviewers mentioned “outdated” furniture, but we had no complaints, comfort is much more important than the color of the cushions for us. The hosts are very nice and welcoming, their housecleaning crew is great as well. Bottle of wine with some grapes and sweets that was left for us was so appreciated after a long travel from the US. There is a mini-split AC that actually can cool down the apartment quite nicely, but we didn’t use it at all, except when the housecleaning in the middle of our stay left it on and we came back to nicely cooled apartment on the hottest day of our stay. But, we kept the windows and balcony doors open to cool off the space, and with cool nights and evening breeze, we even got a little cold at night a few times. I would not suggest to rely on the AC at night, unless there is a heatwave and there is no breeze, which is not that typical. To sum it up, we loved it and we will definitely only stay here when we come back to Dubrovnik (and hopefully the hotel renovation below will be done so the tall crane is not a part of the Dubrovnik view)

Good beds! The air conditioning was not hooked up properly but it was manageable. Little far to walk to old city, the stairs are a killer. Get a taxi if you don’t want to go up and down 192 stairs.

We were greeted with a bottle of wine and fresh grapes. It is run by a mother and son, they were very accommodating. The apartment is lovely. A short walk into town. We started here our first two nights and hopped around Croatia and ended up coming back for our last night. Highly recommend! Nothing, it was perfect.

- Bryan (8/5): We would return as it was great for us - The views are spectacular. Loved the deck. Fairly short walk to old town. A small grocery store is only a few blocks away. The host is a lovely lady who brought us fresh fruit almost daily. There’s no tv service but wifi is good so not a real concern. The apartment backs onto a very busy road so for the first 100m from the apartment the walk to the sidewalk is a little scary if you’re not very mobile. Not noisy though.

There was even a kitten who made herself available, just as we were missing our own. When I come back to Dubrovnik I will not hesitate to stay here again. Loved it!

- Maria (8/5): - The apartment is spacious and well equipped. It is in a great location about 15 to 20 min walk from the old town. There are lots of steps and a big hill but it was fine for us. Great views over the sea and old town from the balcony. Sadly these was spoilt by 2 huge cranes which worked all the time we were there. The building work started from 7am and didn't finish one evening till 10pm. It was a shame we found sitting on the balcony in the afternoon after we'd come back from a day out too noisy. But I realise this is out of the control of the owners who were helpful and friendly.

- Anish (9/5): A comfy apartment with an awesome view of the sea ! And reserved parking as a bonus! - The view from the apartment is one to die for! From the balcony one can see the whole, wide, azure sea and the old town of Dubrovnik, at a distance but clearly visible. There is a bit of construction going on, and a large overhead crane somewhat mars the view, but it is still one of the best views we have ever had in our stays.
The host is super nice and accommodating. On the last day he allowed us a late check out and to keep the car in the garage for a longer time. Parking in Dubrovnik is limited and expensive, and having a private parking space was awesome!
The apartment was also well stocked, and the WiFi was good. There was complimentary wine and bruscetta for us on arrival.
All in all, a very nice experience. I wish there were 2 bathrooms, in line with the 2 bedrooms. But then this is the way the apartment is, and we knew it. So, no complaints really.
Also, between booking and check in, the communication was through an agency Direct Brokers, which I felt was an added layer and therefore slow and unnecessary. A WhatsApp messaging based communication directly with the host would have been very convenient.

- Charles (10/5): - The location on Kralja Petra Krešimira was exactly what we were looking for. The location was ideal. Just far enough from the Old Town to make sure no tourists make it up to you, but still a pretty 15 walk to the city walls. The views from the apartment balconies give you a wide open vista to the open Adriatic, with the Old Town very present to the right. The apartment was bigger than I expected, and had a usable kitchenette and washer. If we visit Dubrovnik again we’ll try to get this apartment again. I think that says it all.

The owners were really friendly and it was lovely to have a bottle of wine and snacks on arrival, especially as we arrived very late. It could do with a bit of updating.
- Aneesh (9/5): Great view, limited comfort - The view is amazing, that is the key selling point. Well stocked flat with all amenities. The host was helpful. The AC needed to be shared between the rooms, though later the flat was cooled from the common AC. The stairs are a challenge to go up and down from, though that's the case with most flats in that area.

- Brian (7/5): Good - Great location and spacious. However, the room could have been cleaner. The floors were dirty. My son would walk barefoot and his feet were black from the tile floors. Bathrooms also could have been cleaner. Beds were ok, just had to take blankets off as they smelled old. Again, it was ok, location was good and good value, but little minor things would have made a difference. The apartment needed better cleaning. It wasnt bad but the floors were a bit dirty as my son was walking barefoot and his feet were black from it. We had a cot in living room as an additional bed but the bars were sticking out of it making it unusable. The couch was also very old. Just needs a little updating and more attention to cleanliness but was a big apartment and great location.
- Victor (5/5): Disappointing - The apartment's location was good but we rented the apartment for the view and ther were two big cranes blocking it. The owner did not inform us about this before we arrived. In addition, the apartment looked old and neglected.

When we arrived called in 5 times to tell us different bits of information
Blamed cleaner for not doing her job
Slagged off her son because he said she would be back to explain things
Said supermarkets would be closed but they were open and in fact closed the day after she had mentioned
Left us wine but said they had only apples so didn’t bother leaving fruit
We got 6 emails before the trip (marketing company) and 2 after. I don’t need a 3 day warning and a 1 day warning.
Left fruit and towels when we were out- there had been no mention of this service- meaning they had not respected our privacy.
I don not like to give negative feedback as I understand the destruction this causes, but with a sub standard like this, I feel I have to. Save your money, stay elsewhere.
- Guy (10/5): - Sipa is great and the owners are so attentive. Apartment is great and the terrace/view is amazing.
It’s a 10-12 min walk into town downhill and 15ish coming back uphill, but you can always grab a taxi if you aren’t feeling up to it!
Nearest supermarket is 5 mins away.
We also booked the transfer using the website and was much cheaper than a normal taxi.

Best view of Dubrovnik from the large balcony. Better than the pictures. Along with this, the apartment is spacious, clean and situated within a 10 minute walk to the old town.
The hosts were incredibly kind throughout our stay. They allowed us to check out late as our baby was sick and always there if we needed anything.
Would definitely choose this place again if returning to Dubrovnik

But most of all, yes there was a way to get to the city without using steps, however this is a steep slope, it would challenge those who are not if! If you choose to use the steps you had better be fit as they are almost vertical!

This is truly a special property owned and run by a local Croatian family who has been there since before the war. The views from each unit are stunning! It’s an easy 10-15 minute walk to Old Town; just be ready for stairs, but that is true throughout Dubrovnik. This beautiful apartment was a welcome oasis after being in the city hustle and bustle. You will be welcomed like family by the hosts. Thank you Maria and Stephanos for your kindness and hospitality! I hope to come to Dubrovnik again and wish you the best!

- Catherine (7/5): Lovely views, need to be fit. - Apartment B (Comfort apartment).Views were excellent. One sunny balcony for main bedroom and living space looking over Lokrum and Old City. One larger more private shaded balcony off twin bedroom looking over Lokrum. Rooms were comfortable and of a good size. Bottle of wine left in room. Large fridge, with small freezer compartment. Enough kitchen ware for light meals. Kettle, microwave, oven and 2 electric plates. Pump soap, bar soap and washing up liquid all there. Good toilet paper. Quiet area. 15 minute gentle walk uphill from Old City- don't do the steps there were 150 up! Plenty of taxis- 15e up from town.Just give the apartment name rather than address. Small supermarket 5 minutes walk. Managers/owners available on site. External soundproofing excellent. Transfer from and to airport through Directbooker (the agents) were efficient and cost effective. Soundproofing from apartment above us. Really noisy couple shouting till midnight and starting again at 05.30. Water downpipe noise from above sounded right next to me in bed. My ear plugs weren't adequate, but yours might be. With quieter people above us, score would have been higher.
Wifi didn't reach 2nd bedroom, nor did it have a/c or heating. Nowhere to hang towel or clothes in shower room, so took a cane chair in- tight fit.
Note 20 steps down to apartment, but Dubrovnik isn't a place to visit with any kind of mobility problem or fitness issues as there are steps everywhere.

- Cameron (10/5): - I stayed at Sipa Apartments in Apartment E for 7 nights in September 2023, and I had such an amazing time!
When I arrived I was greeted by both the owner and her son, as well as a bottle of local Chardonnay and a variety of snacks which I found very welcoming and made me feel at home straight away. In terms of facilities, the apartment offered everything that you would need, and supplied me with more than enough towels to last me for the week!
My favourite part of the apartment was undoubtedly the balcony area which featured probably the best view of Dubrovnik Old Town and Lokrum Island, waking up to that view and closing the day with that view never grew old and I find myself thinking about it often now.
Part way through the week, the owner gave me some freshly picked fruit which were delicious and I found that very thoughtful, likewise when I left the apartment on my last day, she gave me a box of local chocolates to take home for my family to try.
The apartment is a nice walk away from both the Old Town and Banje Beach, spacing itself perfectly away to avoid too much traffic whilst also providing closeness to all the attractions.
I honestly can't say enough about Sipa Apartments, I thoroughly enjoyed my time there and there wasn't anything that wasn't thought about by the hosts to make me feel welcome.

- Jean-marc (10/5): Fantastic location, great hosts, excellent facilities. Would strongly recommend. - Large apartment, super clean and functional; with a bottle of wine to welcome us. Easy location to find or to get to, the area is a safe one. A bit noisy at night, being really close to the street but not to a problematic level. Parking was a challenge but the owners helped a lot. We left our keys so he could move our car around. The view is beyond fantastic. If you are in shape, it is a walkable distance to the historical city (but there are 166 steps to climb up and down). If you are not in great shape, do like us, use Uber to move around. Being close makes the ride not too expensive and worth it.
Would strongly recommend Stairs to get to the old town, but that is to be expected everywhere in Dubrovnik. If you cannot handle stairs, do not visit that city, lol.
