This place was so good that I basically skipped half of the city sightseeing attractions to relax at the pool and the garden. Very friendly hosts, very friendly dogs. Definitely recommended when you visit the city for several days and you are not in a hurry.

- Cappello (7/5): Wohlfühloase mit sehr netten Gastgebern - Sehr gute Lage, Supermarkt schnell erreichbar, Bus für in die Stadt Anbindung alle 15min, man hat Zeit für sich und eine Menge Ruhe, Bett war extrem gemütlich. Auto steht sicher, die drei großen Hunde passen gut auf. Die Gastgeber sind wirklich sehr sehr freundlich und zuvorkommend!!!
Frühstück war für uns in Ordnung, das ist dort kein Hotel also stelle ich mich auch nicht auf All Inclusive Urlaub ein, deswegen verstehe ich nicht die Beschwerden über das Frühstück. Der Pool war leider geschlossen, das hätte den Aufenthalt definitiv aufgewertet. Der Seite kann nur “Saisonal” entnommen werden. Was das dort heißt wussten wir leider nicht. Bei durchgehend über 25 grad und strahlendem Sonnenschein hätten wir uns sehr über den Pool gefreut. Hätten wir der Anzeige entnehmen können das Pool geschlossen ist wäre unsere Auswahl wahrscheinlich anders gewesen.
Preis Leistung neutral. Ich würde sagen schon etwas mehr, also ich würde für das Geld denke ich auch ein Hotel mit All inclusive bekommen.

- Jörg (10/5): Perfekte Oase der Ruhe - Wir wurden sehr herzlich empfangen. Das traumhafte Anwesen ist eine Oase der Ruhe. Von hier aus konnten wir alle Sehenswürdigkeiten sehr schnell mit dem Stadtbus erreichen. Die Via Antica liegt fast in Sichtweite. An dieser liegen außerhalb des Trubels viele alte Überreste des alten Roms. Hier kann man stundenlang wandern, oder aber mit dem Mountainbike auf der alten Straße bis zum Colosseum fahren.

Es ist ein Wohlfühl Oase, wenn man aus der City zurück kommt. Da man sich das Frühstück selbst zubereiten kann, hat man keinen Zeitdruck und kann seinen Tag individuell planen- wobei ich es im Urlaub auch mal ganz schön finde wenn es schon fertig ist 😜

The Appia antica road nearby is an amazing park not to be missed! Just be aware of mosquitoes (around Rome overall) and prepare accordingly (the hosts provided repellent in the room).
- Michael (9/5): Eine tolle Oase der Ruhe am Rande von Rom, mitten in der Antike - Eine Oase am Rande Roms. Ein tolles Grundstück mit Pool und schön angelegten Gästezimmern. Das Frühstück reichhaltig mit großer Auswahl zur Selbstversorgung. Für den ersten Trip nach Rom waren sogar Busfahrkarten bereit gelegt. Die Zeit war zu kurz um Rom zu erkunden, deshalb kommen wir bestimmt wieder. Die Unterkunft steht hier auf jeden Fall schon fest.
Danke an Federica und Andrea für die freundliche Beherbergung und hilfreichen Informationen. Das Zimmer war ziemlich klein. Ausreichend zum übernachten, bei längerem Aufenthalt werden wir direkt ein größeres Zimmer anfragen.

- Alan (10/5): The most perfect destination, setting, facilitates and hosts! - Where to start?? Appia Antica Cottage is the perfect honeymoon destination!! From the moment we first made contact with Andrea and Federica , to saying goodbye at the airport (yes , they even collect and drop you back to the airport!) everything was smooth and so welcoming. The absolute perfect hosts-along with their gorgeous family of dogs who add to the homely feel of the destination. We honestly felt like we were staying with friends.
The property is in the most beautiful area of Rome, surrounded by history, close to the major attractions, but far enough away to provide complete tranquility. The facilities were exceptional-beautifully decorated cottages with a sense of rustic, Italian charm. WiFi and TV were available but tbh we didn’t really use these as there is so much else to occupy you-not least, relaxing by the pool , listening to the birds in extensive grounds. Thoughtfully placed garden furniture ensure you can enjoy the sun whilst having access to shade if you prefer. The hosts were always available for a chat, help or a history lesson about the area! Andrea, in particular sharing his passion and knowledge of Antica Appia and the whole of Rome! Little touches like the breakfast cottage with a fully stocked kitchen, the availability of a coffee , wine or a local beer, menus of nearby restaurants (Andrea will even book a table or call for take away if your prefer to eat in the gardens) , clear instructions written in English for transport into the city, and even providing initial bus tickets for your first trip! Nothing was too much trouble for these incredible hosts whilst you stay in their beautiful home. We loved every single moment. Absolutely nothing, except having to leave to come back to Scotland!

- Robert (9/5): Erholung im Grünen am Rande der Stadt - Wir haben in der Appia Antica Cottage 3 Nächte verbracht um den Trubel der Stadt zu entkommen. Die Unterkunft erfüllt alle Erwartungen und die Herzlichkeit der Gastgeber hat die Erwartungen sogar übertroffen. Die Cottages sind liebevoll und mit Stil eingerichtet. Das ganze Gelände ist ruhig gelegen, gepflegt und idyllisch. Es gibt eine kleine, gemütliche gemeinsame Küche, die gut ausgestattet und sauber ist, mit Selbstbedienung. Für eigene Einkäufe gibt es einen großen Kühlschrank. Wir haben die Zeit am Pool genossen und sind mit dem kompletten Aufenthalt sehr zufrieden gewesen. Keine Anmerkungen.

Excellent, clean pool. Also special thanks for the transfer from and to the airport! There was no Wi-Fi throughout the entire area that was available to us. There was also a small problem with the air conditioning, but Andrea solved this problem immediately, for which thank you!

Andrea and Fredericka were absolutely perfect hosts with lots of tips and advice on how to spend our time in the city. Our favourite day was renting the bikes and cycling up to the catacombs.

- Collin (10/5): This place was an amazing relaxing end to a very busy trip and it was exactly what I needed! - Everything was incredible, we came to the property after traveling for two weeks fully expecting to continue being busy and seeing the sites but when we saw how beautiful the hotel was we couldn’t help just hanging around sitting by the pool in the sun and drinking wine (which they had both available in the room for and by chilled on request). We didn’t need to leave for anything besides dinner, pretty much anything you could want was available on site. The owners are also very friendly and helpful with translating. Seriously one of the best times I’ve had abroad at a hotel of any kind, cannot wait to come back. I liked everything.

We stayed for a week at Appia Antica Cottage, and every moment felt thoughtfully curated—from the sun-dappled garden corners perfect for a quiet read, to the cozy kitchen stocked all things necessary. When my wife came down with a bit of an unwell stretch, the hosts were nothing short of angels—gracious, attentive, and genuinely kind. Their warmth (and their three delightful dogs) made it feel less like a rental and more like a home away from home. With the whispers of ancient history all around and nature at your doorstep, this stay beautifully blended Roman magic with heartfelt hospitality. Expect kinds of bugs randomly coming inside the room - but then it’s a cottage surrounded with nature - it’s expected. No complaints here.

- Samantha (10/5): A little piece of paradise - Kitchen was well supplied with breakfast, facilities exceptional, pool area lovely and relaxing after a long day. Beautiful property, room was fine just what we needed. Clean, tidy, comfy. Hosts friendly and happy to help with anything you might need. We loved the dogs! Location ideally closer to the city for ease, however easy to navigate public transport. Fine in the morning but evening can be difficult to get back.

There's a cute little kitchen to have your breakfast and nice places to sit and eat around the pool area. The couple are very lovely and helpful, and their 3 dogs are adorable! It takes a bit of transit to get there, but the buses came on time, and overall, it was pretty easy getting around! We would definitely go back!

All was there, with a space in the fridge for us. Insects / spiders in the room. There were few and tiny, so no drama, and everything else was top notch, so no complaint, just the one detail to make things absolutely perfect.

- Joshua (10/5): The most beautiful accommodation we’ve ever stayed in. 100% would recommend to anyone! - The property was absolutely stunning - for such a busy city visit it was exceptional to be able to come back to such a quiet, peaceful home for the duration of our stay. Federica and Andréa are the loveliest couple you will ever meet, they made us feel very welcome and at home. They went above and beyond with helping us navigate the local buses and metro lines, even going as far as giving us free bus/metro tickets for our first few journeys to and from Rome. The rooms were perfect and the venue was beautiful. We stayed for 7 nights and have absolutely no complaints whatsoever. We would 100% come and stay again. The dogs were also lovely, one of them would come and greet us every morning when we opened our little cottage window. It really was our home for the week, rather than just a place to sleep. Absolutely nothing!

Short drive into the centre of Rome! - Hosts were incredibly friendly and really useful- gave us loads of tips and advice for travelling into Rome. He suggested driving into Rome due to the Roman population being on holiday in August, so we were able to park in central Rome for 8 euros for the whole day- without the hosts advice we wouldn't have known this! There is secure parking onsite with a fob operated gate, with CCTV and very friendly, security dogs :) room was clean, hosts provided us with water as it was over 38 degrees when we got there. Kitchen facilities were good, which meant we could make our own dinner :) There was a fan but no AC, which meant that we had to have the door open in the evening. This meant that we were eaten alive by mosquitoes! Could do with a mosquito net for the door and bathroom window. But this wasn't a deal breaker- the accommodation is excellent.

- Stephanie (9/5): Beautiful - The hosts are fantastic people who give great advice and support throughout the holiday. The setting was perfect being close to the city but away from the hustle of Rome. The cottage is situated next to an old Roman road which is lined with historic ruins and takes you all the way to the centre of Rome which your hosts will gladly lend you bicycles to cycle down (admittedly we found it a bit too warm to cycle very far as we’re a bit out of shape, but wound up using the electric bikes and scooters which you find dotted around the area for hire). However equally there are really simple public transport routes which are great to avoid driving in the capital, the metro will take you all the way to Vatican City. And there’s a bus stop just down the road that will get you to the coliseum.
The setting around the pool was so tranquil and private it was a perfect place to cool down and relax. The local restaurants were friendly and authentic with amazing food, we had the best pizzas we’ve ever had delivered to the cottage for as little as €16. There’s also a high street not far away (around 10 minutes in the car or 20 on the bikes) that’s full of shops where you can catch the metro. The room facilities could have been more updated, a smart TV would have been nice, but in all honesty this was not a priority for us.

- Bogdan (10/5): 3 days în Rome - The property is amazing, situated in a green area of the city, away from the business and noise of the city centre. However it was fast and easy to get to the main attractions, as the bus station is just outside the villa.
Andrea and Federica have been the greatest hosts we have ever met. Very kind, helpful and responsive. We felt really welcomed and în good hands.
And of course the 3 big fluffy dogos! Everything was great
- Manoel (10/5): Fantastic and Idyllic Property with Amazing Owners & Dogs - Everything about our stay at Appia Antica Cottage was just perfect. From the property to the rooms, Federica & Andrea (the owners), the facilities, and the three absolutely adorable dogs. It's so peaceful, scenic, beautiful, well-maintained, and quiet. It feels as if you are as far away from the hustle and bustle of Rome as possible, which is exactly what we needed after a busy day of exploring the touristy sites of the city. There is a bus stop right outside the property. With it and a quick hop on the metro, you'll be in Rome's center in around 25 mins. It is very convenient. Andrea & Federica really make everyone feel at home and the cottage has a very homey feel to it overall. The very beautiful and ancient Appia Antica Road is right around the corner, making for a very nice walk, if you want to chill for a few hours away from Rome's busy streets and attractions. The rooms and bathrooms are spacious enough and well-equipped. There are restaurants nearby, as well as supermarkets. Overall, we made the best possible choice and are super glad we got to stay there. I would definitely choose it again in a heartbeat and cannot recommend it enough. - Igor (10/5): Lovely place to stay - The owners are lovely and very helpful, and it was nice to get back to the peace and quiet of our accommodation after a busy day walking around Rome. It’s very relaxed and laid back there, with beautiful gardens and a lovely pool. There’s also a separate kitchen area for guests which is fully equipped. Would have been nice to have stayed for a few more days and do more exploring. And their dogs were so friendly and gorgeous! Nothing
- Niamh (8/5): Highly reccomend, wonderful hosts - I have never experienced such friendly helpful hosts they went above and beyond for us to make our stay so wonderful. Room was spotless. Gardens were gorgeous. Very quiet location. Comfy bedding. All in all excellent stay Only small thing is it is a little out of the city 40 mins or so via metro and bus. Bus stops right outside accomadation though so isn't too much of a problem.

- Joseph (10/5): Appia Antica was a splendid little gem and best hosts in Roma. - Very private, safe, and secure. Also, Our hosts Andrea and wife could not have been more perfect hosts. They were extremely kind, caring, and attentive to every need we had. They were tremendous! A little out of the way to get to tourist sights. The bus does however have a stop right in front of the property.

Hosts were the best. Always went out of their way to help. If you needed anything they would try to accommodate.
The bus stop is just down the road for easy travel into the city aswell as a supermarket to buy essentials and a local bar
Next to the house is Appia antica old Roman road, a must see/walk
Gardens are beautifully maintained and peaceful with the added bonus of a pool to refresh the tired legs after walking around the city.
The separate kitchen was good to have for alfresco dining or breakfast sitting inside.
We will definitely come back and have recommended to our friends

- Robert (10/5): Exceptional - Appia Antica cottage is in a great area just on the edge of Rome. Public transport was easy as you could catch the bus just a short walk from the property. Andrea and his wife were very welcoming and hospitable. There was a public transport strike on the day we were due to travel home, we had booked a transfer with the property but we were stuck in the middle of Rome so Andrea and Frédérica came and pick us up so we didn't miss our flight home and the pool is great for a dip to relax at the end of a hard day's site seeing. Would strongly recommend a stay at this property. Nothing really
- Maisey (10/5): Couldn't have asked for more! - Honestly couldn't have been more pleased with our stay. Myself and my partner booked a 4 night stay and had the most beautiful time. Upon arrival we were greeted by 3 lovely pups alongside our very friendly hosts Andrea and Federica who gave us beer and chatted to us about the accommodation's facilities, nearby restaurants and shops, transport options to and from the city centre and answered any questions we had. They had even bought us a bus/metro ticket each to use on the public transport and left a little breakfast basket in our room. Throughout the stay they were always on hand, asking if we needed anything and even made reservations for us to eat out. The kitchen had everything you needed, the pool was great to cool off in on a hot day and the patio area was perfect to sit, have a bottle of wine and just enjoy the surroundings. Only takes between 25 and 45 minutes to reach the inner city depending on whereabouts you want to go - i would recommend using the maps app on your iphone to plan your journey as it gives the most accurate timetable and location of the local buses as we did struggle with this at first which meant some waiting around however this has nothing to do with the hosts or accommodation! We were sad we had to leave but would love to come back again soon! Thank you Andrea and Federica :)
