- Piotr (9/5): Amazing stay for a group trip with breathtaking views! - Our stay in Villa Isanda was marvelous! The views were breathtaking and definitely worth climbing all the stairs to get there. The villa was also a nice place to stay and relax - the pool and the jacuzzi were perfectly prepared for our stay (thanks to the maintenance team!) and we could enjoy all of the outdoor facilities. Also a big thank you to the hosting team - Hedera Estate - they always replied fast to every sent message from us and helped with everything we reported. We could also check in earlier than regular hours so that really helped us with organization and further relax during the first day after our travel!
All in all, great experience, nice stay, breathtaking views of Dubrovnik, beautiful sunsets, wonderful facilities to relax and great contact with the host. Highly recommend for others! It's already stated in other opinions, so I will just confirm that the villa is an old building so you have to bear in mind some technical issues, lower wifi signal, cold water in the showers when a lot of people want to take it in the same time, some things seem to get broken easily and you have to be careful.
Also, remember the villa is located high so you have to walk a lot and climb various stairs. It's definitely doable and worth for the views! Though, older people and families with strollers should have that in mind.
- Martyn (1/5): Don't Believe The Photos. - Nothing. The photos are completely misleading. Can't believe it's still being advertised. Location. Over grown garden therefore no views. Dirty and broken garden furniture. A pool that is in disrepair. Bedrooms without power sockets. Broken appliances that are mentioned in other reviews and are still in the property. Furniture in the photos that have been removed and replaced. Rats in the garden.Broken shower.
This was all put in emails to Booking.com and the property management company. It's nothing new to them. We got a partial refund.

- Marisa (10/5): Volveré a Dubrovnik sin dudarlo, y volveré a alojarme en Villa Isanda. - Gracias a este alojamiento, mi grupo y yo hemos podido disfrutar de nuestro viaje a Dubrovnik todavía mucho más. La Villa es alucinante, muy cómoda y limpia, y totalmente equipada. El jardín, piscina y jacuzzi con las vistas de la ciudad son una pasada. De verdad que no entiendo las críticas negativas de otros usuarios. Totalmente recomendable. Por decir algo, hay una puerta secundaria lateral de acceso al jardín que de estar abierta nos ahorraríamos un trecho de escaleras.

- Andreas (8/5): Relaxend - Der Garten/Park hat viele wundervolle Ecken und Plätze. Das Haus ist nett und geräumig. Der Pool war besser als erwartet. Bei der nächtlichen Ankunft war einer der zwei Autostellplätze zugeparkt. Der Toaster und eine Duscharmatur waren defekt. Aber keine Reaktion seitens der Vermietungsagentur.
- Millie (10/5): Lovely group holiday - The villa views were stunning. Great set up with pool and jacuzzi set up next to the views. Steep steps to the shops but was only about a 5 min walk - bigger supermarket about 10 mins away. Lots of bugs - no fault of the villa but remember to take bug cream as struggled to find a pharmacy close by.

The views are stunning, a perfect view of the harbour.
The rooms are all spacious and bathrooms new and clean.
The outside has many different places to sit and enjoy different views of the city.
This villa is perfect family holiday home, we loved our stay. There are steep stairs from the main gate to the property and we could not find a light for that area, we had to use our torches on our phones to get up and down of a night time.
The hot tub was not working for the 1st day and when we enquired about it the staff shrugged it off (a repair man turned up the following day)
Mosquitos had a feast on us all during our stay
- Rebecca (8/5): Very good - So peaceful and amazing views. Perfect for what we wanted. There needed to be some cleaning equipment there, so that we could mop the floors and clean the showers. The floor in the downstairs bathroom would get extremely wet.
- Dean (6/5): Pleasant - It was not explained very well and the steps to the villa were many. Also location was bad. Really steep hills and steps. Ubers and taxi didn’t want to come there? When we arrived the villa was extremely hot. Why was the air con not on? The bed was very hard.
- Amanda (7/5): Bit dated and needs some attention - Bedrooms and bathrooms spacious. Location to town good. Stunning views. Staff super helpful. The outside of the property is untidy and a bit neglected. Broken, uneven paths, ripped hot tub cover. Pool is not as the picture shows, more like a very large paddling pool, but did the job given the hot weather. Outside furniture old and looking dirty and tired. The trees and shrubs need to be cut back as the views are stunning. Basically needs some attention and TLC. Expected a wow for the price paid, was disappointed.
- Annick (1/5): Bad - The view is nice when you are out on the terrace. The pictures do not reflect reality. The swimming pool is a worn-out, dilapidated box instead of a build in pool in the ground. You can not have a decent dinner here because the kitchen is not equipped for it. You literally only have 1 pan and some real small pots. That's fine for 2p but not for 8p. Even the dishwasher is the smallest one one can find on the market. There is a tiny little bbq, again for 2p not 8p. The bathroom looks nice at first sight but there is mould in it. 3 of us got sick from the airco which urgently needs maintenance.
- Browne72 (8/5): Lovely villa - Location fab, old style villa but bedrooms and bathrooms modern and clean. Staff very helpful, transfer from and to airport very smooth and would recommend availing of the grocery shop offered to have in villa when you arrive as the supermarket while near is a lot of steps down and back up to villa. Ubers were so cheap and readily available if you don't want to do the steps. Hot tub was a bonus. The views would be spectacular if the trees and shrubbery was cut back a bit so bit disappointed having to stretch to see the view! Outside could be updated a bit.
- Aaron (8/5): Fantastic secluded property with great amenities. Just needs a little love and maintenance to be its best. - The views were great, Pool and hot tub were wonderful. I loved how secluded it was. There were thousands of mosquitoes all around the property. Several buckets and plant pots have been breeding grounds for their larvae. All of us got bitten constantly whenever being outside and it made us not want to enjoy our coffee or meals out there.
The TV is a bit older model, could be better if mounted on the wall, we also bought new batteries for the remote.
We had to buy a cutting board.
The side door doesn’t open-we tried every key. This entrance would have been much more convenient to leave from.
A lot of the trees and plants need to be trimmed back. The views of the city are not as nice as advertised because how much the overgrown foliage is blocking it.
- Sarah (10/5): Beautiful hideaway with gorgeous views - What a place! The photos don’t do this villa justice. The outdoor areas are incredible - the pool and hot tub both have amazing views, and there are several lovely sitting areas outside.
The three bathrooms are modern with great showers, and all the bedrooms had good air-con. We booked return airport transfers through the villa too, which were very easy and punctual.
Great location on the hillside. It’s super quiet, but Dubrovnik Old Town is just a 10-minute Uber away. Perfect! The kitchen is quite small, but it’s well-equipped and the oven is good. My only suggestion would be to provide oven gloves, as my friend burnt her hand taking something out of the oven (there was only one very thin tea towel).
