The free bar and snacks are very generous, the staff are very nice and polite and the rooms are very comfortable. The jacuzzi bath in the room is great, all the free amenities are lovely and the outside bath is also really nice. I couldn’t recommend it highly enough and will stay here every time I come to Tokyo. Nothing.

• Rayan (3/5): Very VERY disappointing - The only good thing was the location, very central and close to metro. 1st the booking says they have breakfast and its a scam, basically they have frozen croissants you can heat and every day they placed taco bread with a few bowls of things that you can't eat. For 7 days we had to eat out or get our own food. They scam you by saying its open 24/7 u can drink watery soda and vending machine soup as much as you like, it wasn't a breakfast deal at all. The beds were not confortable only made of a thin topper which moved left and right when we slept. For 7 days we only got 1 FREE cleaning if u wanted more cleaning you had to pay. No one speaks english at the reception not even the manager, they refused to give us an invoice had me call booking all for booking to say its their responsibility. And to top it off the street had a few rats wondering around. So all in all bad experience they lure you with the free goods and masks but not worth it.

• Gemma (9/5): Fantastic location and great extras - So many extras. That really sold it for us. Coffee, breakfast foods and free alcohol. We throughly enjoyed the rock sauna, used that three times. All the free toiletries too, such a nice touch. You could have a pamper night after a long day of walking. The bathroom was lovely, so nice having a jacuzzi bath. Staff were super friendly and helpful. The room was very small. The bed was jammed up against a wall so one of us had to crawl out to use the toilet. The pillows weren’t great and the bed wasn’t amazing.

Having not read the dimensions as I probably should have, the pictures didn't really show how small the room was. It was very, very tight. What was there was wonderful, it was just a very, very small room is all.

Staff did not offer the usual Japanese-level customer service (ignored customers, no morning or evening greetings). Paid almost double the price because it was NYE - terrible value for money. The property is in a prime tourist hot spot, so I guess many foreigners stay here. However it was challenging as only some things are bilingual. For example, the full serve-yourself bar had no English signage, making it confusing if one could help oneself to the bar, and secondly not having any idea what was in all the bottles. In—room tech was also difficult to navigate.

Location was easy and very convenient close to shops food and shin-okubo station. Hotel was beautiful and very comfortable. Many amenities available. Very kind staff. As our first time in Japan we didn’t expect the room to be as small as it was. However, it had all the necessities you’ll need and it was definitely enough space for the two of us.

The lobby equipped with boardgames and massage chairs was a great place to come back to and relax after a full day of exploring Tokyo. Bathroom was great. The room was small so opening two suitcases was challenging but it was not a massive deal for us and I understand this to be standard in Tokyo. Otherwise the place was great!

The staff were welcoming and the downstairs was well presented The rooms were a little small for two although there was some space. There seemed to be a lot of day trade. • Brylee (9/5): Overall 10/10 - This was a such a great property, small rooms but big amenities, the place has everything you need and more. Drink machines, free massage chairs, free foot spa to enjoy after long days walking around Japan, free snacks and a free bar. There's also free use of the outdoor bath and steam room which were also great. The property is clean and tidy. I wasn't 100% sure about the cleanliness of the bedding, the bedding was also like a mat on top of a bed base which for me was pretty uncomfortable for 7 nights and the pillows were really uncomfortable but the property tried their best to support by offering free rental pillows.
• Charlie (7/5): Great location and served us well - The hotel room was comfortable and there were absolutely loads of extras provided including toiletries and phone chargers, and in the reception area free soft and alcoholic drinks, soup, rental pillows and more. The welcome was warm and the surroundings felt very spa-like. The room was quiet too. The location was nicely near to Shinjuku without being right in the middle of it and it was very close to the Shin Okubo station on the Yamanote Line helping you get around quickly. There were a few features that seemed strange as an international traveller, including giving your key card to reception along with a clean/don't clean ticket every time you left the hotel - this made it feel a little less secure as your key wasn't on you as you went around. It is true that the hotel is used as a love hotel - this didn't impact us as holidayers as it was quiet as mentioned but is worth knowing. The room wasn't spotless when we arrived but absolutely did the job.

Super close to trainstation couple mins walk. Food and conbinis also couple minutes away. Friendly staff!! Loved our stay!! Our room smelt like smoke it was a nonsmoking room but us not being smokers I felt we could smell it. It wasnt super strong it put us off staying there tho. Pillows are quite small just be aware if your a pillow person only a small one was provided

Rooms a bit on the small side for 2 suitcases - but the free condom on the bed head made us realise people don’t cum for extended periods….

The hotel has SO many free ammenities: the lounge with free drinks, snacks, and board games, free use of massage chairs in the lobby, the feet spa, hot rock bath, private onsen, and the many free products in the bathroom, which are high quality products! Highly recommend this hotel as it is well located and many free things!
• Ming-wei (10/5): So many freebies were great & the free alcohol makes it worth while if you like to drink. - Free flowing drinks, amongst other freebies as other people have said. Staff were very responsive of any queries.
• Johan (9/5): Excellent for short stay. - Location and the bubble bath. Free snacks and drinks. Small room.
• Grégoire (3/5): Séjour catastrophique - L'emplacement Attention : c'est un love hotel, pas un hôtel pour touriste. Si vous souhaitez bien dormir n'allez pas ici. Les chambres sont prises à toute heure par des "couples" et le ménage est donc fait n'importe quand dans la nuit et sans discrétion. La literie était de plus particulièrement inconfortable. Bref, nous n'avons pas dormi du séjour. De plus le personnel ne parle pas anglais. Le prix était beaucoup trop haut pour ce standing. Ne vous laissez pas berner par les services inclus "gratuitement".
• Usama (10/5): Absolutely prime location with restaurants at your door step. Amenities and staff were excellent! - The location was amazing, the staff was extremely polite and the amenities were excellent. Rooms are a bit small.
• Zeth (10/5): Excellent - Lots of amenities and staff are super friendly and accomodating for someone who knew basic Japanese, stayed for 2 weeks and had a blast
