- Reemance (1/5): Stressful and disappointing experience - We only liked that it's near termini station True the location was near the tirmini station and near to all the places , but we faced a lot of things that made us completely disturbed especially with my teenage girls who felt unsafe and worried in the last two nights , first when we arrived we had difficulty finding the apartment and entering, once we entered our room it was so small for 3 persons. I directly checked the bedsheets and i found hairs on both beds, i took a video and picture it wasn't one or two but it was many. We informed the owner at around 7:30 pm and they said that someone at 9:30 pm is coming to swap our bedsheets. We waited and waited until 10:30 pm. No one case so i reminded the owner, then he or she sent someone to change it , i think this left a bad feeling to the workers ,
One night before our leave the code of the main entrance didn't work we tried plenty of times and in vain, we informed the owner by WhatsApp massage and they didn't respond not even the next day , after one hour of waiting in the street the door was open because one of the residents was going out so we could enter
When we entered our room, we noticed that someone, presumably a cleaner coming in to clean, came in without informing us in advance or without us requesting it.
We knew it only when we came back , because our things were in different order, they switched off the fridge ( from inside) not outside ,although they saw our food in it. The food was ruined and the chocolate melted and we had no cold drinks anymore.
I found it a bad sign from the workers to do it with bad intentions, I wondered what they did more
and we didn't notice it
My two young nieces felt unsafe that night and couldn't sleep well

But most of all, the owner was utterly kind and considerate, personally coming to help me access the building and settle in, as I arrived way past the check-in time due to unforeseen circumstances. The elevator takes so long during peak check out time, when the building occupants are ferrying in and out.

- Reni (6/5): Pleasant - It was good to a certain extent. The room was clean and fairly comfortable. . The staff were generally helpful.The only real advantage was the location in terms of transportation. The hotel is close to the main train station, which makes it easy to catch buses to the airport and reach other parts of the city. If you're just passing through and need quick access to transport, it's convenient — but if you're looking for a peaceful, comfortable stay, I would suggest looking elsewhere. Unfortunately, our experience at this hotel was quite disappointing. The area where the hotel is located felt somewhat unsafe, especially during the evening hours. There was a lot of noise coming from the street throughout the night, making it difficult to get a good night's sleep.
The worst part of our stay happened on the second night. Starting around 1 AM and continuing until nearly 4 AM, we could clearly hear loud arguments followed by extremely explicit sounds coming from the apartment next door. It honestly felt like they were in our own room — the walls were that thin. There was shouting, swearing, and then very loud sex, with absolutely no soundproofing whatsoever. It was disturbing and made us feel very uncomfortable.

The bed was comfortable. The host was also very friendly and helpful. Honestly, everything was great. I didn’t have any complaints during my stay.

- Abraham (5/5): Passable - There is no breakfast no kitchen to cook for some quick food or even breakfast its like an hostel 5 different rooms in one corridorr the toilet and bathroom were so small.For a night i wouldnt mind but for long stay i wouldnt recommend. For connecting just a night is highly recommended. Location was perfect next to termini.

- Maria (10/5): Great guest room near everything you may need. - Very good room. Great location, very close to termini station and a bus stop that goes to Tiburtina station. Very easy to go to the city center. The staff is very friendly. The building has a small elevator but functional. There are a lot of restaurants in the area. You have to be careful at night though. I would stay here again.

- Alexandros (7/5): Good - The property was close to the Termini station, so it was easy to leave the stuff after we firstly arrived to Rome. The bed was big. The lift was very old, slow and inefficient. The wallpapers on the walls were peeling off and the bedroom and bathroom looked really old.

We could not stay in our room because of a water leak and he did not refund us even though he said he would. We had to pay extra to stay at another hotel. Beware.

- Spliishie (5/5): Basic but handy. - The hotel is very close to the Termini Station, so very handy if you are arriving into the city late.
There is a small lift. They will store your bags for free after check out if you need them to which is great. Check in was confusing. The 'hotel' is on the 5th floor of an apartment building and is easy to walk past.
There's no check in instructions pre-arrival, just a phone number on a plaque out the front of the building (which costs to ring if you're from the UK). There were no staff present when we arrived at 8.30pm and the buzzer doesn't work so we had to ring the number. He gave us the code to a key safe next to the entry door to get the keys to the hotel. This could have all been given as pre-arrival information.
The hotel room was very basic, but absolutely fine for what we needed as we were literally only there for sleeping and showering - there's too much to explore in Rome to be spending time in a hotel room!

They dont give us slipper and they dont change the towels.
if you would like to visit rome as a tourist and this place is your only option then it will ve better to cancel visiting Rome plan.

- Rodianne (1/5): A bad experience. I would never stay here again. - I liked its location. It was not well-kept, given the fact that towels and toilet paper were not replaced during the whole stay. The owner of the room also was really unhelpful. He was nowhere to be found and we tried calling him and messaging him to have our dirty towels replaced or to get new toilet paper rolls. He was also absent on the final day of our stay, where we were supposed to leave our luggage there during the day until our flight but he could not be reached. Apart from that, the dirty laundry and dirt of all the rooms were kept in trash bags in THE CORRIDOR where we were staying during our entire stay. They were never removed and in fact they created a very bad smell.

- Jem'z (5/5): Passable - Only i like the locations of the hotel The flash of toilet bowl after u use it u wait 2 to 3hours before the flash can be refill of water. .and also the wifi not so strong specially if u are inside the room like room 55 its doesnt work properly. .and also the heater inside the room only in the nigth can start so whole day its too cold.
- Perchet (10/5): Pleasent stay - It's very clean, the cast is very friendly and they speak Spanish to provide a welcoming stay at the hotel. Looks exactly as shown in the pictures The room is kinda small for 3 persons but you can work around it

I tried contacting the manager and never responded. Booking had the same problem while contacting as well.
I was naive to trust booking too, who told me the accommodation would either fix the issue or I'd be reimbursed completely, which did not happen.

- Harold (6/5): The accommodation was adequate, but having a kettle and cups would have made it better. - Good location - Near to Rome Termini Station.
Room was very clean. As there is a refrigerator in the room, one would expect to find a kettle, 2 cups, a teaspoon and 2 glasses. These items were missing. I am suggesting that the owner of the facility should provide these few items to make future guests more comfortable.
Also, the basin drain had an unpleasant odour. So I suggest that the drain be cleaned on a regular basis.
- Myles (1/5): Awful! - Nothing. The worst so called accommodation I’ve had the displeasure of staying in. The property itself is a boiling room with awful air conditioning. A shower that runs dirty water when first turned on. And sheets that don’t fit the beds they cover. On the fifth floor with a lift that refuses to be called to your floor. Your deposit is apparently non returnable aswell since they refuse to check you out.

- Floramme (6/5): Nice location - It's in a good location and 24 hrs accessible. 5 minutes walk to termini central where you can find nice reasonable price meal.
They have clean facilities. There is no reception in the main door. We struggled to get in and contact the property. It has a traditional lift/elevator, which is a cool experience. However, it doesn't work at night because some left it open on the 3rd floor.
- Janice (3/5): Bad check in and no water - Location was good and room was adequate There were no instructions for check in and no front desk, called and was told they do not speak English (only Spanish and italian), waited 45 minutes outside the building to be checked in. Once checked in we were asked to pay the City tax (already paid online) in cash. Each day cleaner would turn off AC and open windows making the room unbearably hot on our return. On the last morning the water went out completely meaning I had to travel home without being able to shower. AC worked but wasn't super powerful.

The towels were big. Where do I start. First we had to wait 45mins in 38° temps for the owner. 2 text messages and a phone call.
1 toilet roll for 3 night stay. Asked the cleaner on the second day and she gave us a half roll from another room. I sent a message asking for more but no reply.
First night in, I used the sink. Then my feet were getting wet. The u-bend was broken and all the water drained onto the floor making the bed covers wet. Had to use the hand towel. (Which never got replaced) message sent to owner with no reply but was fixed the next day. Never used that sink again.
We had constant cigarette smell coming from the bathroom which set my daughter's asthma off.
Again I messaged owner, and no reply.
The shower door was broken and the drain was blocked so your feet were swimming in your shower water.
The bed was what seemed like 2 camp cots taped together with a mattress that was thin and you sunk right through to the bed slats.
Please avoid this place. It is the worst accommodation I have ever been in. The owner only cares about the money and not his guests.

Difficult to locate where it is...nobody nearby knows where that hotel is.... completely rely on the owner to reach there....it is on 5th floor and one day the lift wasn't working so had to go by stairs all the way up

- Keiko (5/5): Just to sleep to catch an early morning train, perfect location. - Great location. Needed to stay close to the Termini station so this place was perfect and the price was good compare from other neighbor hotels in that location area. Pizzaria under the hotel was good! NO Email read. Later found out they only comunicate on WhatsApp... Room feels like came streight out from a horror movie and the bigger bed in the room was so soft when you sat, you sink immediately to the bottom. Probably no spring in that bed matress. Do not bother fight to open the tiny package of soap given in the room. Not enough soap insede even to wash your face. Oh, the TV in the room only shows Italian channels.

- Daniel (6/5): Great price for such a convenient location. A few things need to be fixed. - Very conveniently located and the staff came to fix the hot water heater late at night. The hot water wasn't working upon arrival. There was no hearing remote in the room. No TV remote. Staff fixed it the same day though.
