- macyjays2024 (4/5): Very misleading - I’m not even sure where to start. My boyfriend booked Florida for my birthday and booked maingate lakeside resort after looking at the photos and obviously assuming it was a nice place. Firstly the name is very misleading. On arrival we noticed it was very worn down but thought that could’ve been a nice thing as we found out it was one of the first hotels to be built so close to Disney. However the layout was very confusing. When we went into the first room it was absolutely filthy with pubic hair on toilet seat and in the bath. Stains on the bedding and bed itself we went back to reception to request a new room. Although the people were very helpful and apologetic the second room was horrendous. I only opened the door and a foul musty smell hit us in the face. While weighing out our options my boyfriend turned the air con on ( a luxury for us as we are from England so it’s not very common) when he turned it off a dripping sound was very noticeable, I thought at first it was the tap however when my boyfriend took his shoes off he noticed the carpet was soaking wet. Turns out the air con was leaking, obviously very dangerous as we then noticed mould spores we went down to reception again to be greeted by someone new who told us they was fully booked so we either stay in the damp room or the dirty room. I was absolutely appalled and they didn’t even come to look at the damp room. Third room was okay but essentially somewhere to rest your head and that was all. We noticed each room was lacking things the other rooms has eg first room has a microwave , second room had a coffee maker and third room had nothing. The place is very worn down and when walking past other rooms could see they had been stripped doors half open and nothing inside. Didn’t feel very safe as there isn’t much lighting when it turns dark. It’s a shame as it has so much potential, Walgreens on the site and lots of food places that are only a 10 minute walk away. Being so close to Disney as well had everything else of been better it would’ve been a great place to go back too. Pool was not maintained very well and lots of rubbish around too. Says there is a gym but only a small handful of equipment work and lots of stray cats around too.

Pictures are from 20 years ago not recent. Feral cats everywhere. Rooms all stink of smoke and musty. Carpet is filthy and needs replaced. Doors are rusted shut and hard to open, hinges are rusted and frozen. Unable to close bathroom door, had to kick to get to open. Ceilings are bubbled and paint crumbling off. Pictures have a line of a watermark on them looks like it was flooded Light fixture in bathroom strobes when taking a shower. Tvs don't work well- very minimal channels with static. And the pools, you mean pond! I have never seen a pool any greener. No loungers or chairs either. But who wants to lay by a green pool. No King beds, store, pizza hut, or lounge or banquet hall. All closed down and employee stated it has been years since covid. Playground is unsafe and not usable. Putt putt is also closed down. Full of weeds and trees. Tiki hut is boarded up and also closed .Globe Lights around lighted paths to walk are all broken and the glass is on the ground. There are people that live there as well and they look homeless. Unsafe and not as described!! Most of the buildings have no room access with them being padlocked. County needs to step in.

- Troy (4/5): My day was OK. The beds were comfortable. I must say, but the ambience of the room just did not meet up to the standards - The location I was looking more of a very, very clean warm room and I just didn’t get it being that the Word resort was put in the title
- J8333NLmarcom (2/5): Don’t stay here - My experience at this so-called “resort” was extremely disappointing. From the moment we checked in, it felt nothing like a resort and more like a budget motel.
As soon as we arrived, there were people standing near the entrance trying to sell theme park tickets, which immediately set the wrong tone. During check-in, I even noticed three raccoons outside the glass doors. The front desk agent who assisted us lacked any sense of hospitality—no greeting, no smile—just asked for my name and gave me the room number.
We were informed about additional hotel fees that supposedly cover transportation to the theme parks, but not all parks are included (for example, Epcot is excluded).
The continental breakfast deserves its own warning label: do not eat it. Everything tasted sour, there was no cream cheese for the bagels, and the man restocking the food was using his bare hands—no gloves at all. That was a clear health code violation, and we stopped eating immediately after witnessing it.
The room itself was just as bad. It had a strong musty odor, a partially collapsing ceiling, and visible stains on the bed. It honestly looked like housekeeping hadn’t touched it before our arrival. We ended up buying our own cleaning supplies just to feel somewhat comfortable.
They do allow pets here, but that also explains why much of the furniture looks worn out or damaged—clearly not being properly maintained or replaced.
Overall, this property should not be advertised as a “resort.” Between the lack of cleanliness, poor hospitality, and questionable food safety, this was one of the most disappointing stays I’ve ever had.
- Alan (2/5): - This place was the worst hotel I have ever stayed in in 68 years. It was dirty, there were roaches, there was mold, we were only given bath towels, and no washcloths, and no hand towels. A lot of the guests were very sketchy hanging out outside smoking pot. I should have known when I pulled in and they were very few cars there. We had booked for two nights and we only stayed for one. We should not have stayed the first night but it was late by the time we got in. The whole place needs to be torn down and rebuilt. It’s very old. I would never stay there again nor would I recommend it to anyone.
- Scarlet (2/5): - The hotel is completely abandoned and uninhabitable. There is a cat infestation that fights all night, making it impossible to sleep. We found worms crawling on the walls and bed, the place smells of dampness, and it is full of mold. Water leaks from the ceiling and also comes up through the bathroom floor, making everything even more unsanitary. Everything is rusted, dirty, and unsafe.
The breakfast is terrible—no eggs or bacon, just bread. The mini golf is overgrown, dirty, and completely unusable.
I came for work and needed rest, but that was impossible. I brought my family so they could enjoy the “resort” facilities while I worked, but when we arrived, we were met with frustration on their faces. The disappointment was total. We stayed only one night and left immediately.
I do not recommend this place under any circumstances. It should not be open to the public.
- Christine (2/5): - This place was beyond nasty. As soon as I walked in, there was a strong mildew smell. The bed skirt, chair, and even parts of the walls were covered in mold—completely unacceptable and a major health hazard. The room felt dirty and humid, like it hadn’t been cleaned or aired out in ages.
There was only one towel provided. I honestly couldn’t even relax because everything felt so unsanitary.
Save yourself the frustration and find another hotel. This place needs a serious deep cleaning and inspection before anyone should stay there again.
- Patrick (4/5): - When we first arrived the room that was reserved for us was suggested as a “priority” for Expedia guests. Immediately walking into the room the smell of mildew and mold hit us, then once we took our shoes off we quickly realized the carpet was soaked. There were no trash cans in the room, minimal towels, no ice bucket or cups. Just seemed like this room was forgot. Luckily the desk associate got us switched to a new room, don’t mind the 2 inch gap under the door or the water soaked carpet by the ac unit. This room was the cleanest either but better than the first. The breakfast was minimal but enough to get us started for the day, luckily we got there early cause not sure how long that food would have been left sitting out. We were also unaware that there were additional fees once checking in. The “complimentary amenities” suggested by Expedia are not so complimentary once you have to pay them at the hotel. Needless to say for what we needed the room for as far as sleep and spending the day at the parks it served its purposes but wouldn’t be quick to book it again.
- Amy (6/5): - This is a very large complex but all guests are placed in one building. The carpets are a mess and should be pulled out. Perhaps that was only my room but I doubt it.
The room had no hand towels and only one washcloth which I thought was strange because I had reserved for two guests. Thankfully the second person was not able to join me or we would have had to share a single washcloth. Eww.

- Passenger25386718888 (2/5): Dilapidated and gross. Felt unsafe. - This place was a dump in every way. We were greeted by an army of feral cats being fed by the employees. The manager charged us a fee that was not disclosed by the booking agency and blamed the agency (who blamed him… but at least refunded me the room PLUS his fee.)
The resort was a dump!! The photos from the hotel are extremely dated. The whole place is incredibly under lit at night. Felt super creepy and dangerous. Run down buildings, cracked stairs and pavement, caution tape marking off sections that are in disrepair.
The room was the worst. Dirty, rusty and in disrepair. We left as soon as we could get a refund from the booking agency.

- David Romo (2/5): - On the first night that we arrived at the hotel we received a filthy room filled with mold, cobwebs, cockroaches and a terrible smell of body odour. The bed sheets were stained and the pillows were of colour yellow. On the second day we demanded a change of room because of its lack of comfort and cleanliness. They showed us 3 different rooms for which all lacked a standard of cleanliness. The last room was the best of all, to which it still lacked minimum level of cleanliness. We had to buy our own cleaning equipment to make the room a habitable one. The pictures on their profile do not reflect what the actual hotel looks like. Do avoid if you’re looking for a comfortable and CLEAN stay in Florida.

- Michael (2/5): - This was one of the worst hotels I have stayed at. The hotel was not welcoming and looked creepy right away. It sucked to drag heavy suitcases up staircases to our room. When we found our room, we were greeted by a rusted out pipe right outside our room that was leaking water. We could also hear a very loud sound from outside the room that we found out wasbthe air conditioner when we got inside. The air conditioner was so loud and never quieted down. There was minimal light in the room. We only had bath towels and did not have wash cloths, hand towels, nor a bath mat. The bathroom door did not close nor work. It had no latch, so there was no privacy for the bathroom. The light in the bathroom barely worked, which made it very unsafe to shower. The light fixture in the bathroom was also very loud and noisy. If we were not overly exhausted, we would not have slept. The worst part though was the $14 breakfast fee. I've never seen a more pathetic breakfast. It's a crime to pay $14 for toast, cheerios, and juice. This fee is absurd and there should not be an ammenity fee for a hotel this bad.
- Janyia (6/5): At your own risk - Looks nothing like the pictures. There was a dead bug in my bed first night. When I asked them to change it, they said there was no house keeping. Ants. Breakfast was indeed cereal and bread ( hot and cold, croissants and bagels) cream cheese and jelly was provided. Pool looked nothing like the pictures. Very dark at night. But it was located in a great location, still stayed there for 7 nights. Customer service was okay. Arcade is very out of date. The gym room is terrible. The restaurant and bar never open. Really unkept. I mean it was $56 a night, what do you really expect?
- Verified traveler (4/5): - The complex was a bit run down. The first day I saw a raccoon picking through garbage and some stray cats. The stairwell I used was poorly lit and the trash bin at the top of the stairs was full with several bags of garbage were on the ground, along with empty pizza boxes. It was there on a Tuesday evening and was still there Wednesday morning, along with about 20 towels piled up outside a room a few doors down from me. The room itself had seen better days. The bathroom door wouldn’t shut all the way and had gone though several poorly done repair jobs. The bathroom light fixture was rusty inside and the bathroom sink did not have an aerator so water would spray everywhere when I used it. I had to be about 3 feet from the TV to get the remote to work and the basic cable had very few channels, some of which did not come in very good.

- Verified traveler (2/5): Severe Mold, Rust & Unsafe Rooms - Heavy Black mold in the bathroom. Fixtures were severely rusted. Holes in the walls and on the ceilings throughout the rooms. Very heavy, musty smell. Bathroom door was stuck open could not be shut.

Booked through Adoga and fighting for booking fee to be refunded $120. Absolutely disgusting area and a reason why the parking lot is empty and gave us a feeling NOT TO STAY HERE!!!!
- Aimee (6/5): Set your expectations - Hotel is definitely showing its age with a lot of repairs needed in lighting, doors (specifically deadbolt didn’t lock) and the hinges of the bathroom door were rusting. We had a king bed which as with most hotels are just 2 standard frames with a king mattress. The mattress was definitely old and you could feel the springs. Lighting issues specifically on the exterior of the building made the whole nighttime experience feel creepy on what used to be a unique and appealing property.
It was clean, staff very friendly and prompt when asking for a blanket. For the value paid (which included resort fees) I think you get what you pay for. Pictures from website are misleading so just expect a “resort” that’s showing it’s age and you will have a okay stay.

- O515EDnoram (2/5): Worst hotel ever - This is the worst experience that I have in my life. I booked with travel republic still waiting for response about a formal Complaint. Please do not book this hotel if you love your family. This pictures are from 10 years ago, the rooms are disgusting cockcroach walking all over the place inside your room, carpet have blood, the hotel is very old, pictures are not real. Breakfast is only slide of bread an cereal without milk, coffe and tea. I just come back very devastated spend my holiday and money in this motel, please check videos in tik tok from other people that make Complaint about this place. This is very unsafe, they don't have regulations with health and safety. Don't believe that is cheap after you pay the agency they charge me 27 dollars per day for tax and 50 dollar deposit.

Breakfast was cereal and bread. The restaurant was not opened. My daughter went swimming and ended up with cellulitis and a major infection. We had to spend a good portion of our trip at the ER. We left and went to a different hotel.

Furniture beyond old, chest of drawers all broken. One chair at a table for four. For having to pay another $189 on top of the Expedia prepay for a "booking fee & resort fee" it sure didn't feel very resorty. Beds are small doubles.
Breakfast? 5 different types of bread, 3 types of cereal, fruit cocktail out of a #10 can, peanut butter or jelly for your bread or bagle. Fresh fruit, if your lucky.
A lot of the property is in deplorable shape, nothing like the pictures I saw on the website. I feel I was mislead.
The good: The employees are pleasant. The bedding and towels are clean. Had plenty of hot water. Because most of the resort seems abandoned, it was quiet. The pool's water in all 4 pools looked good, warm water. They are super close to Disney and in a very desireable location.
Would I stay here again? Most likely not. I mean it seems like they are keeping it afloat and hoping a developer wants to buy the entire thing, tear it down and make something grand. Trouble is, they are siting on a gold mine in terms of location and land size, but they bit off more than they can rehab. Sad, really, in its day I bet this was quiet the place.

- Sebastian (6/5): - everything seemed broken, the bathroom light was very dim and extractor didn't work so it would get very humid and nothing would dry. there was no hot water either so had to take cold uncomfortable showers. exterior areas were also very dilapidated. although breakfast was included it was very limited(toast/cereal) and they did not even let you take anything out of the dinning area which seemed to be a problem with other guests staying there, i personally did not have a problem since i ate there but i could understand if you just want to head out to the theme parks and want to take a bagel on the go it seemed like they should have been more accommodating, you had to check in with room number to enter the dining area regardless so i don't see why they made this an issue either and is not like they had a real continental breakfast with eggs and sausage and such, just very stingy behavior for the measly variety they had to offer. overall i recommend this to people on a budget with no kids as they seem to have a crowd of pot smokers that likes to use their parking lots also, it was very disappointing in all assets

The property itself wasn’t very clean but my room for the most part wasn’t horrible except for the broken bathroom door. That was the second room that I had to get though. First room door and peephole was broken.
27 dollar a night resort fee was ridiculous for what was provided.

- Verified traveler (2/5): Roach resort - This is more of a motel rather than resort. The room was disgusting. There was splattered roach guts on the wall. The room smelled of mildew. The fridge stopped working causing our food to spoil. I saw two roaches in the room. There were stains all over the walls, floor, chairs. The toilet barely flushed and the shower took forever to drain. The tv half worked and had very few channels. The free breakfast was a joke. Bread to make toast, plain bagels, fruit, and cereal. Room service kept coming into our room at one point my husband was in the shower. Then day of check out room service kept knocking on our door before check out time wanting us to leave so she could clean the room. You have to pay a resort fee on top of your stay which isn’t worth it. They clearly don’t take care of the property. Spend the extra money and get a better place to stay. The only thing that was decent was the beds were comfortable and the ac worked.

- Verified traveler (4/5): Big remodel needed - Sink knob unsafe- the cold knob was hot water and the hot knob was cold, one power outlet wouldn’t stay in; loose connection, the lamp’s on/off switch broken; had to plug in/unplug to turn on/off, dead bugs in window sill, stains on carpet, water stains/damage on the roof, a burn hole on the blanket even though a non-smoking room.
Breakfast not a lot of selections. Should have been more than one toaster.
Outside areas looked deserted, kiddie pool kind of dirty, tiki bar closed, mini golf course had a outside light glass globe on ground.
- Joselyn (4/5): You can do better - First room given had the shower and sink clogged, a/c was leaking, wet rug, no proper sheets, no working phone and just falling apart, without even a trash can. We were offered a change of room but had to wait for next day after 3 pm, no exceptions, which we hesitantly accepted. Second room was in better conditions but as it is a big apt complex had to travel by car to the lobby to use a microwave since that is not offered. 2 pools and a Jacuzzi but one pool and the Jacuzzi is out of service and served as a mosquito nest. Great location and so much potential but owners settle on bare minimum, I guess.
- Angele M (2/5): - I’ve stayed at many different hotels, this was one of the most unsafe, dirty, disgusting hotels I’ve ever stayed at. I have to tell you I don’t need a 4-5 star hotel, even a 2-3 is fine as long as it’s clean. I took pictures wish I could post them. There was stains all over the carpet, dust everywhere, rust stains, the bed was terrible, luckily no bed bugs but we slept on top of the comforter that’s how disgusting it was. The door didn’t even lock and the bottom wasn’t closed all the way. When we first got there we found bugs, if it wasn’t so late when we checked in I would have gone somewhere else but we were so tired, I wouldn’t even cared if I hadn’t gotten my money back that’s how unsafe and dirty this place was. Im not one to write reviews but this one is a must! Do not stay here!! It should be shut down! There wasn’t even a fire detector in place, the holder was there but the part for the detector was removed. The safe was rusted completely on the outside, the carpet was coming off the wall and piles of dust behind the dressers, stains all over the wall, yellow, and other stains. I didn’t take my shoes off that’s how gross it was. I honestly almost slept in my car. This place should be taken off Expedia! Do not stay here!!

When I arrived, they gave me another room with a view of the parking lot and a wall (for a lower price). The room smelled horrible, and there was no water in the shower. The worst experience of my life. I filed a complaint, and they won't refund my full amount. I didn't spend a night there; I had to find another hotel. I DO NOT RECOMMEND IT.

- Verified traveler (2/5): Did not feel safe at all - We stayed at this property after our disney world trip to stay longer for the 4th of july .when we got there the property didnt look too good at all but gave them benefit of doubt .checked in and had to pay the remaineder of cost plus a extra 50.00 refundable incendental fee that i didnt know about .this place gave me bad vibes from the start . We checked in and went to room and noticed right away one of the outlets was exposed to where anyone could get hurt from it . We have a 3 year old autistic non verbal son who doesnt know what danger is that he could of gotten hurt .the rooms air conditioner was leaking bad in flopr thay made the floor soaked/all wet by ot which made the room have a moldy smell . The rooms telephone had missing buttons and did not work at all .so if we needwd to to reach front desi or call and get help we coildnt bc it didnt work .there was other damages throughout the room .so i ended up going back to office to inform them of the issues and they switched us to a different room .the 2nd room still had a smell the cabient door thay held the mini fridge in it was missing one door .the room also had a smell to it .the phone in 2nd room was also messed up and didnt work at all .there was also other damages throughout the room . I also noticed one fo the covers had a blood stain on it so we couldn't use it .we also noticed some of the rooms by our room was nailed shut bc the door lock they had on doots with key card didnt work/not on.there wad weed smell .
- dylenh2020 (6/5): Not bad resort - No too bad!! The only thing was my rooms WiFi sucked but they did end up moving me! The manager Emily was amazing with helping means will not be charging me resort fees! So we will see!
The beds were a bit uncomfortable but they worked!! In all it wasn’t that bad with the price I paid!!
- Cantrell (1/5): The worst hotel experience ever really ruined my family’s first vacation! - The rooms smelled stale and old the carpet looking stained and disgusting. The shower curtains was nasty the a/c barley worked ! The sink didn’t even drain properly. The first room I was put in had yellow stains on the sheets ! I would never recommend this place to anyone ! Everything even the pool was nasty filled with trash!

The smell was extremely unpleasant, they tried to charge me extra fees without informing me, and they never offered any help. Despite the fact that I never checked in and had a policy that allowed cancellation at any time, they refused to refund the cost of the stay. I do not recommend this hotel.

- 501guillermob (2/5): Disappointing Experience – Not Worth the Resort Fee - This hotel charges a $25 per night resort fee, but it’s unclear what that fee actually covers. Upon arrival, I was given a room with a damp, old carpet that smelled musty. After requesting a change, I was moved to another room where the door was rusted and wouldn’t close properly. The conditions were just as poor—dirty carpet, a rusted bathroom, and a peeling bathtub. Both the refrigerator and the safe were rusted and non-functional.
Housekeeping never came to clean the room or even make the bed during my stay. The hallways were often flooded and smelled heavily of marijuana, and the common areas were clearly neglected and poorly maintained.
Breakfast was extremely basic—just bread and no cooked options at all. Overall, the hotel shows no signs of proper maintenance and feels more like a run-down motel than a resort.
I strongly believe the resort fee should be refunded, as the services and facilities provided fall far below acceptable standards. I would not recommend staying here

I booked a room early in the morning for a standard king bed room and paid for it, but when I arrived at the hotel, there were no rooms available, except a room with 2 double beds. My boyfriend and I drove 2 hours to get there and for some reason, they didn't hold a room for me when I already booked it and paid for it. How can a hotel do that to someone?! I booked a certain room for a certain reason, so my boyfriend and I could spend time together. The point is that I booked a certain room and they deceived me, so I had to drive around to find another hotel to stay at and pay more money. I can't believe they did that to me!! I was having a rough week at work and just wanted to go somewhere to relax, but I guess they just give rooms out to everybody on a first come first serve basis. They even messaged me and said they look forward to me coming and to let them know if I had any special requests, which I did not. Worst experience I've ever had with a hotel and I will never try to book a room with them again!! You can try your luck, but not me. I really hope my money gets refunded back to me because that is just horrible customer service, and the management is either not running it right or the employees they hired just don't care. Either way, I have been charged for the room already and I had to spend time and money on another hotel, which should have never happened.
- mike (2/5): - My room was run down, lights didnt work, 4 channels on the tv, bed hard as a rock, closet door falling off, ac couldnt cool the room down till late at night when outside temp dropped. Would not recommend at all!
- Devonta (2/5): - This property was unsafe as we were trying to find our room it was a guy just sitting on the ground right in front of our room. Then as we got into the room we notice that the door was very rusted and looked very old. The mini refrigerator look exactly like the door rusted and old. The television was already damaged with a big black circle in the far right corner at the bottom of the screen. Also the covers already had a stain on it before we even used it. I checked out within the morning of that day because of it being unsafe and dirty. Police were riding through all night and morning even walking around the facility. This place wouldn't even give me a refund for the rest of the days i was suppose to stay just because i wanted to check out early.

- Mozell (6/5): - I was not given the room that was shown to me in the online advertising. I really needed a microwave but there was not one in the room. I had to wait for 3-4 hours before a room was available. We were celebrating 58 yesrs if marriage and brought our meals already prepared. Just needed to warm up but had to eat out more than anticipated. We met others at the same resort that paid significantly less than we paid for more than we did! It was very disappointing.
The continental breakfast was very good.
The staff was apologetic and very courteous!
