Clearer directions to the property would've been useful because going the wrong way means a lot of steps with suitcases. Going the right way was a lot less strenuous.

Very close to the Old Town
- Jeffrey (10/5): It was a perfect setting for exploring the town. - The owner was amazing. She was very friendly and helpful. She was genuinely concerned that we had everything for our needs. The residence has just three rooms. There is a beautiful terrace and garden filled with citrus trees and other plants. It is outside and above Old Town but just a short walk (with stairs). It was a quiet retreat from the crowds in town. We had no complaints whatsoever. We would happily stay there again.

Ambient and calming for a young couple needing to relax. 10 minute walk into old town. Lots of close bus routes. Close to ocean and pebble beach. We were made to feel like family and adored the chocolates! Thank you for having us! No negatives. It was perfect.

Zimmer mit Bad war extrem sauber und schön.

- Trevor (10/5): Beautiful property with lovely host in ideal setting - This is such a beautiful property situated just outside the Old Town (10 minute walk down, slightly longer up!) surrounded by beautiful parkland. Our bedroom was wonderful, full of charm and immaculately presented. Bathroom was huge and well appointed. There are terraces outside too to relax on. Maria is a lovely host, with prompt communication. We only wish we could have stayed for longer - two nights was not enough.

Lo.mejor, la anfitriona. Muy dispuesta a orientar y ayudar. Especialmente fue muy colaboradora para dar una sorpresa de cumpleaños a mi esposa. El desayuno es opcional, 20 euros por persona. La cantidad es buena, con posibilidad de pedir Omelette recién hecha. Sólo decir que la calidad de ciertos productos (cereales, bolleria, pan) no se correspondían con el precio pero eso es quizá un defecto nuestro porque no nos gustan los alimentos ultra procesados. Al día siguiente pudimos desayunar con unoss amigos en unos de los sitios antes de entrar a la muralla y fue mas de nuestro gusto.
Esta observación es sólo para contribuir a mejorar. Fuera de esto, es un alojamiento muy recomendable al que regresaría sin problemas.

I unfortunately had an injury while exploring thr city and they both went above and beyond to take care of us. They offered thoughtful advice, genuine support, and treated us with so much kindness.
They made sure my wife was looked after while I was getting the treatment I needed. Truly phenomenal hospitality — caring, genuine people who made us feel like family. I honestly cannot say enough good things about them or the place.

- Erik (10/5): Beautiful room, close to Dubrovnik city walls, walkable. - Very well situated, walking distance from the city walls. Note that there are stairs along the way. You need to be able to walk.
There is a public parking close by, with few steps to get to the room. It is expensive (and it's more expensive to park 2 nights than 2 times one night...). Street parking in the area is theoretically free, but hard to find, there are few spots. And you cannot park right next to the apartment due to the nature of the "streets", most of which are not drivable.
If you come from the airport and stay a couple of days it might be best to just come by taxi from the airport and not bother with a car (which you could rent later in your trip).
Breakfast is not included but we highly recommend it: the terrace is wonderful, the owner is very kind and the breakfast is very good. You can get an omelet in addition to the pastries and so forth.
This kind of place is rarely available, as people tend to know it and reserve long in advance, so if you can, grab it. There aren't many this nice and this close, which justifies the price (things are expensive here).
The room we had was very spacious and comfortable, with a sea view. There are places to relax on the property, and a nice garden. The place is a haven of peace and quiet, and it's relaxing in contrast to the very busy city. No bad things to say.
Just be warned about the car situation, and being mobile enough to walk to and from the old town.

The owner was delightful and couldn’t have been more helpful. She baked delicious pastries for breakfast too, when we stayed for breakfast.

I had a wonderful stay in this charming three room home. The room was lovely, and the overall atmosphere was peaceful and inviting. The hostess was warm, welcoming, and shared helpful information to make my stay extra special. I’ve stayed in many B&Bs and hotels recently, but this one truly stood out for its tranquility and hospitality.

Mimi did the most wonderful breakfast , and we felt calm and relaxed from the first minute until we sadly returned home. Everything we would want was in our room, and a couple of extras. Close to the old town via 197 steps !! It was perfect for us. Definitely be back. Everything was great for us and our needs

The landlady is lovely as she kindly whipped up a breakfast we had forgotten to b - The property was minutes out of the Old Town’s hustle and bustle near a car park which was practical with a rented car. It was in a terraced garden with flowers and trees and so quiet, we could sleep with open windows There were a lot of stairs to come back up from the Old Town.

While it falls in the town of Pile, it is quite a hike to there & back to get to the central entrance of the fortress. I would not book there again. It was falsely advertised.

Amazing views, beautiful clean room, Mimi the host and Ricco the cat were unbelievably friendly and welcoming, close to everything you need, Dubrovnik and the people just fantastic, we will be back, and certainly will be staying here again. Do yourself a favour and come visit!! We had to leave!!

The room was large with plenty of storage, beautifully decorated. We were met at the door with a smile, coffee and homemade cookies. We would recommend this location to our family and friends! The beautiful view, flowers, orange and lemon trees, the patio, and the close proximity to the Old Town Dubrovnik! Please bring good walking shoes and understand in advance that you will be walking up thousands of steps and inclines no matter where you stay in Dubrovnik. Get in shape and enjoy!

- William (10/5): - We enjoyed our stay at Villa Anica. It was about a 15 minute walk down to the old city (although be prepared for some uphill to get back. The accommodation was good. The bed is soft as I prefer it with a sheet and blanket as opposed to a duvet. The air conditioning worked well, the bathroom is spacious, and the building common areas and garden are beautiful. There was provided a kettle to make morning coffee and tea, as well as a refrigerator with a few drinks and some fruit and other snacks. The host met us at the parking garage and took us to the location, although it is not difficult to find. Parking is extremely easy, being very close to the location and right off the main road into town, however it is very expensive. 40 euros per day, and a two day ticket is 160! If you were staying more than one day I assume you would need to repark every day to get the daily rate. We were able to find a spot on the street right next to the garage in the off season time we visited. There is a bakery within 5 minutes of level walk that is good for breakfast if you don't want to walk down to the old city.

- Valentin (10/5): Perfect stay - Our host helped us with everything especially important for us was parking and understanding routes to the old town without the steps and we were kindly instructed about it. Host was very heart-full while the whole our stay. The villa is gorgeous and atmosphere is unique. 10 of the 10 Liked everything. The only small issue was water leaking somewhere from the bath to the floor, but the same problems as well we experienced even in the most modern and new hotels and of course in authentic Villa such a thing isn’t a great deal

Transfers taken care of by WhatsApp by helpful Mima who had helpful advice on making the most of our limited time. Convenient location with well appointed and recently renovated rooms. Continental breakfast with home made preserves and fresh fruit and bakery items on sunny deck available on request. A charming and welcoming sojourn perfect for singles or couples. Could not fault anything and personal touch greatly appreciated.
- Suzanne (10/5): Lovely villa in Dubrovnik - a perfect stay! - This was the most lovely room we had while traveling in Croatia. We were give the entire second floor of the villa, and the room had not only a bed, but a large couch, two tables, an armchair, and a desk. We could open the skylights at night and sleep with a lovely breeze flowing through the room (though AC was also available). The property is gorgeous -- vines hanging above outdoor seating, with tables and chairs where we could have breakfast. It is a short walk down many stairs to the walled part of the city of Dubrovnik, which means somewhat of a walk up to get back. (There is a slow hill option, a semi-slow set of stairs option, and a very steep set of almost 100 stairs, depending on your preference for that climb.). Mimi was a lovely host, with suggestions for hikes, restaurants, etc. She also loaned us towels for our trip to the beach, and arranged for airport transportation for the same price as an Uber. If we are ever in Dubrovnik again, we would love to stay here! (I am including a picture of half of the room, and also a picture of the view from the windows.) This is not exactly a dislike, but breakfast is an additional 20 (or 25? I forget) euros per person, so we opted to go to the local bakery for pastries. It would have been nice to join other guests at breakfast, but that seemed like a little too much for a continental breakfast with an egg option.

Also, the gracious hospitality of Mimi, the manager, who could not do enough to ensure our complete satisfaction It's quite a climb for a couple our age (80s) from the old town to the Villa. But we managed it so anybody else who is in reasonable health could do so also.
- Tina (10/5): It is those little extras that make a great stay an amazing one - Our stay was so much more than just comfortable, quiet accommodation and an amazing breakfast (homemade jams and preserves and freshly-squeezed orange juice among other delights). Within a few moments of our arrival my friend discovered he had misplaced his phone. Our host Mimi was instrumental in its retrieval, and our stay was saved!! The local Prosip wine is available for purchase; I would thoroughly recommend a glass or two on the terrace, or in the communal lounge-room during inclement weather. LOL, the weather! However, we made the most of an unseasonal deluge by relaxing in the lounge-room and watching the lightning show over the port of Dubrovnik.

- Laura (10/5): Exceptional - The property was in a great location - 10 minutes from the beautiful old town and 15 minutes from beautiful beaches. The room was very comfortable and clean. However, the host was amazing!! Very helpful and responsive with great food recommendations and organised our airport transport which removed any stress from an early morning flight. Highly recommend!!
- Joseph (10/5): We’ve stayed at several properties in and around Dubrovnik and Vill Anica is now at the top of our list. - Villa Anica was in a perfect location for us - outside the Old City but close enough to walk into the Old City in 10 minutes.
It is beside a beautiful park with lots of pine and cypress trees and has a good view of the Adriatic.
We loved our room on the upper floor - three large windows allowed plenty on sunshine and cool breezes.
And the location was secluded yet convenient to the Old City and Saint Andrew’s Church.
Mimi was a great host and very responsive to any of our needs.
It’s a good idea to allow her to arrange your transport from the airport to the Villa as not all taxi drivers know the location of the Villa - Mimi will select one that does. Nothing.
- Arnold (10/5): Perfect place to enjoy Dubrovnik - Beautiful and spacious accommodations (large bedroom and bath, nice common areas and grape-arbored patio). Quiet location that’s a short walk to the old city. Mimi is a fantastic host who was very helpful.

Walking the narrow paths from the Villa to town surrounded by history and breathtaking views was fantastic. - Stephanie (10/5): Beautiful accommodation with a lovely host - We went to Dubrovnik in July and the AC was an amazing break from the heat, the location was also quiet without being too far from town (10min walk downhill if that). Our host was very welcoming, accommodating and helpful, she pointed out the nearest amenities including a bakery which we often grabbed a quick, reasonably priced lunch at and assisted us with transport when we needed it. The views from the accommodation are also beautiful with the courtyard to one side and the sea to the other. Overall we had a lovely time at villa anica and would recommend it to anyone visiting the city. There is nothing we did not like about our stay, it was very lovely! One thing that might be worth noting that the accommodation is uphill, however it’s only an €8 Uber back up the hill with minimal wait. I was 24weeks pregnant at the time of visit so my heat tolerance was a bit rubbish so we opted for an Uber a few times.
- Keith (9/5): Mima made the stay. I love the ambience of the place. Mima is a real asset. - Mima was excellent. She made contact prior to my arrival and helped me to locate and get to the property the best way from my location. She was clear with her explanation of the facilities. She gave tips on where to go. I tried a few of these and glad I did, in particular Lokrum. She sized me up perfectly. The breakfast was first class. She arranged for my transfer to the airport. Well done Mima. The cash point by the car park/garage. Mima gave me details of this and to also use the ones around the corner. No money came out of the one by the garage. I phoned the company but no reply. I then tried to use the actual bank one around the corner. No problem here and it had a better exchange rate.

- Chris (8/5): A few tweaks and this would be amazing - Location is amazing. The terrace, lounge and rooms are superb. 5 mins walk away from the old town and 150m from the town's main car park are difficult to fault. Double bed is two single beds pushed together and I had a nasty habit of rolling down the gap as the mattresses had a habit of sliding apart. TV doesnt carry netflix or similar so needed to lash up a signal feed from my laptop which was exciting. Breakfast offered at 20 euro per head per day is steep for a guesthouse and marginally higher than what's on offer in town. These are easy fixes and shouldn't deflect attention away from what is a superb facility. Just needs a bit of a tweak to land 5 stars.
