- Christina (10/5): I would absolutely stay here again and I’m sad to go! - This place is an underrated gem. It was clean, the rooms are small and budget but cleanly and have everything you need. I never heard anyone in the hotel make noise. I couldn’t hear what was going on outside. Yet you cannot beat the price not only for nyc but in this location it’s crazy. By everything, yet it’s calm somehow. By train stations, restaurants, main avenues, a million pharmacies and bodegas and cafes…. You can’t go wrong here. Try to get a room with a private bathroom because I did but every time I looked in the shared bathroom it was spotless. I truly had no issues here and because I felt safe, it was QUIET, and I adore the location I am sad to go. But if you’re going to stay a while maybe bring your own bedding? Otherwise I don’t think you’ll have a problem here! However, if you’re looking for modern or fancy or a lot of amenities, this isn’t for you. It’s a good value in a cool building and I don’t think you’ll be disappointed. I have no complaints except the bedding was a little old.

- Juan (10/5): Great value for money - I stayed at Hotel 31 Extended Stay for a full month, and honestly, for the price, you simply won’t find anything comparable in New York—especially in Midtown. If you’re looking for a practical, well-located option without breaking the bank, I wouldn’t hesitate for a second to book here again.
When I was first searching, I was honestly a bit concerned that, given the relatively low price, it might be unsafe or unreliable. But that impression disappeared as soon as I arrived.
What really stood out to me was how functional and comfortable the room was for a longer stay. The bed was large and genuinely comfortable, which matters more than people think when you’re there for weeks. Towels were changed daily, and the toiletries were surprisingly high quality—definitely above what you’d expect at this price point. The room also had a medium-sized fridge with a freezer, which turned out to be incredibly useful and made day-to-day life much easier. There’s no microwave in the room, but with a Trader Joe’s just two blocks away offering plenty of ready-to-eat options at very reasonable prices, it really wasn’t an issue. There’s also a wash-and-fold laundry service just one block away, which made managing a month-long stay very convenient.
When I first arrived, I was placed in a smaller room, but the staff made a real effort to accommodate me and moved me to a larger one the very next day. That’s the room I stayed in for the rest of the month, and I really appreciated that flexibility—especially since I had four pieces of luggage and needed space to unpack.
More than anything, this hotel will stay in my memory because it’s where I first landed at the start of what will be a multi-year experience in New York. It gave me the time and peace of mind to look for a permanent place without stress. There are, of course, things that could be improved—but frankly, you’d have to be very picky to complain given what you’re paying. This place delivers exactly what it promises, and then some.

Aber auch andere Gäste monierten die Zustände. Besonders problematisch: Das Haus mischt Touristen mit Menschen mit besonderen Bedürfnissen, die im Hotel dito untergebracht werden. Da wäre okay, wenn es VORHER via Website kommuniziert würde. So gab es viel Geschrei und Lärm, was meinen Arbeitsaufwand erheblich störte. Hinzu kamen völlig unprofessionelle Rezeptionisten, mir wüsten Umgangsformen.

- Wanderer25639841935 (10/5): Amazing Hotel in the Heart of Manhattan, I Highly Recommend It! - I stayed here for 4 months while studying at Pace University on a student visa, having come all the way from Germany, and I couldn’t have asked for a better experience. Honestly, I expected it to be just okay, but it exceeded my expectations, it was great.
The staff are some of the friendliest people you’ll meet in Manhattan. They’re also very professional and stick to their word. The front desk team is always welcoming, ready to help, and available 24/7. You feel genuinely safe here thanks to the constant security presence.
Cleanliness is my top priority, and this place delivered. The rooms are spotlessly clean and well-maintained by a thoughtful and hardworking housekeeping team. If I had to sum up the rooms in two words, I’d say: ''cozy and clean''.
Over the course of 4 months, a lot can happen, but everything about this accommodation was positive. The location is very central, almost right between the Chrysler Building, the Empire State Building (Macy’s is at walkable distance, they all are). The subway station is right next door, and there are plenty of cozy cafés around. The hotel also offers Wi-Fi and many other amenities.
Next time I’m in NYC, I really hope they have a spot available, because this is absolutely my go-to place.

Room with bathroom very clean. Excellent location in Manhattan. Walking distance from Trader Joe's.. Nail shop around the corner. Several nearby churches Not too many television stations. Vending machines are recommended. Sometimes due to limited staff, it might take longer in evening to get certain items delivered to room.

The hotel had a great location in midtown Manhattan, just off Park Avenue with subway just a few minute's walk, and it felt very safe even very late at night. Had a room with private bathroom; the room itself was very quiet and clean, so had a good night's sleep every night. Would highly recommend for an extended stay. Lots of choice for eating and sightseeing nearby - you're basically in the centre of Manhattan with easy access to everything.

Many restaurants and the Trader Joe supermarket closeby.
Empire State building, Fifth Avenue, Grand Central station, Morgan Library and Union Square within easy walking distance. Some rooms do not have much daylight, but it does mean you have privacy. My room was excellent.
Breakfast not included, but I did not find that an issue, and coffee was provided every day.

Property is well located, really close to the Empire State building and with a Subway stop (line 6) 1 minute away. Front desk staff were so helpful and kind to me, they always greeted me with a smile. Everyday they cleaned the room, that is a plus. Beds were comfy, room big enough... all good! Just to say something, the building is kind of old, especially the elevator, but they take really good care of everything so it's not an issue!

- Eulalia (9/5): Incredibly well priced for what you get, clean and enough for what is needed, no more, no less. - This hotel gave us just what we needed, a good and clean room at a great location. At the beginnig I was worried about the cleaness of the hotel, but I have to say this aspect exceeded my expectations, as the rooms were perfectly clean plus the cleaning crew was so nice and attentive. I would love to give this Hotel a solid 10, but there are few things that need to improve:
1. The decoration of the rooms, too outdated... please new bed quilts!
2. The old style elevator is the most unconfortable and annoying thing for sure. I get it is the original elevator, but it's not practical at all.
3. Toilets clog easily....

For 100 bucks a night a small fridge in the room was required and a microwave. I will be staying six weeks and food costs are insane in NYC right now. Two block walk to laundry services. $14 for a load done by the laundromat. Didn't bother me but like everything in the city very expensive.

The hotel is clean and maintained throughout the day. You feel safe, comfortable and welcomed returning to your home away from home. Bed mattresses and pillows are hard and uncomfortable.. I brought my own pillow.

- Jakerson (10/5): For a budget hotel, definitely 5 stars within its class - Stayed here earlier this week and was impressed. The rooms are compact but with more than enough room to not feel cramped. It has the feel of a small independent hotel you might find in Europe including its funky, gated elevator. Everything was clean and the bed was comfortable. A sink was in the room and the bathroom just down the hall was spotless. It's a budget hotel and that's what you're getting but for it's price point and its exceptional location, it's a real good value.
- williamlJ3231MC (2/5): Avoid this dive. Period. - Many hotels to choose from: avoid Hotel 31. Period. I advise you very strongly to keep track of your receipts and itinerary. Do not be afraid to persist in demanding a receipt from the desk-clerk on checkout. This is part of a kind of slight of hand when they refuse to give you one. Be sure also to check your credit card for amount charged compared to that the hotel received. I booked directly with the hotel and, upon check out, was told no receipt because I had booked with Expedia. Not so. After a confrontational discussion with the desk clerk he finally agreed to give me a receipt: one click of the computer and out it came! BUT it was billed to Ex[pedia $78), whereas my credit card stated I had booked directly for $112 with ther hotel (PLUS a $20 surcharge for booking--not stated up front!). Scam. Scam. Where's the extra money going? Really doubt that this review will ever get published. If it does--Beware of these cheap hotel scams.
- orlandofoodlover18 (8/5): Convient location. - Good location. The price is about what I would think it would be for a moderately budget hotel in a prime location. Sounds of traffic in the middle of the night were annoying, but I'm sure its like that everywhere in NYC.
- Saltcay (6/5): A clean, convenient midtown hotel - If you are looking for the Hyatt Regency, this isn't it. If you are looking for an economical place to sleep in mid town Manhattan, the Hotel 31 is great. The rooms are small, but clean and comfortable. Most rooms have shared bathroom facilities, but I have never had an issue getting into a bathroom. They are always kept clean. There are some larger rooms with private bathrooms as well.
The location on East 31st street is ideal walking distance to the Empire State Building, Macy's, Madison Ave. as well the 4, 5, 6 subway with Union Square to the south and Grand Central Station to the north. From those you can get anyplace you want to go. I am a repeat customer of the Hotel 31, staying there 5-6 times.
- FinanceFoody (8/5): Great for the prices - This hotel had an ideal location for where I needed to be and a wonderful price given I had to book last minute. Not the fanciest place in the world, but was comfortable enough and provided what I needed (a bed for the night!). Although the bathrooms were shared they were very clean and I had no issues, especially as there was a sink in the room. I would definitely stay here again if I was in NY for the weekend.

- Mike_8530 (8/5): I'd Stay Again - For my most recent stay in the city I opted to switch neighbourhoods, this time to Murray Hill and Hotel 31. Having stayed in the now-shuttered Hotel 17 some 12 years back, I figured I had a good idea of what to expect - and I was bang-on.
The size of my single room was decent, the bathroom close & clean, and while I looked onto a brick wall as others have mentioned, this meant never being awoken by the sun. One minor but annoying note: the shower tub is narrow enough that you're essentially in-contact with the shower curtain during much of your shower, just FYI.
It's typical sky-high NY pricing, but reasonable within that bubble. I'd certainly consider staying again and my only suggestions to management would be to include additional hangers for clothes in the room and supply a robe & slippers (as similar properties have done) to get to & from the shower. The small towels don't cut it for those who are modest!

- 163mickb (8/5): Good Value / Great Location - Pleasantly surprised after reading some of the reviews. We had a room with a shared bathroom, this never caused us any issues, bathroom was always clean and available, could ask for no more.
The room was always dark as the window looked out to an adjacent buildings wall, you always had to have the light on in the room, day or night - although we did not come all the way to New York to sit in the room so again no issue.
Room was small, although had everything you need - safe, tv, clothing hanging space, clothes drawer and a sink for washing your hands.
Only minus was the continual smell of exotic tobacco on our second floor, I would have thought anybody could get high on visiting New York itself without needing any additional activities.
Superbly located with a nearby subway station, also within walking distance of many attractions - Empire State Building, Chrysler Building, MSG and Times Square to mention a few. Also so many eateries close by, if visiting New York again I would definitely stay at Hotel 31, great value for money.
- saria732 (4/5): Dirty and unpleasant - there was a big streak of black on my sheet. The hotel was dingy and unpleasant. Bathroom was poor. Bed was ok, but sheets were very worn. Walls were very thin, so we got to hear an argument next door in middle of night.

Room was clean (though dark) and shared bathroom was clean too. Staff were overall helpful and friendly. No breakfast served but there is a discount for breakfast in Guy and Gallard nearby. A good base if you just want somewhere to lay your head for the night.

Initially I got there too early to check in, which is understandable, but the front desk person could not locate my reservation, even with the confirmation number. He seemed put out by my asking to store my bag while I wait for the room. After finding the reservation, he took my bag and told me when to come back. I came back later and was surprised to have to give my card, given that it was booked through Booking.com, with a card number attached. Someone booked the room for me, but I ended up having to lay it out instead of using the card that was attached to the reservation. Overall, the hotel itself was fine and decent for the price. Just some front desk issues that were somewhat unpleasant.
- hiroshik2016 (8/5): Affordable and Decent - Decent for its price. Room was not huge or brand-new but it was overall fine. I was on a floor with common bathrooms, but they were clean and easy to access. Location is quite convenient. It seemed that the area was fairly safe at night.
- ObscureNewYork (10/5): Old fashioned New York Beauty ❤️ - This hotel has shared bathrooms, which may seem like a negative 👎 but actually... it’s not! The bathrooms are for single person occupancy and are extremely clean (I would suggest you purchase beach slippers so that you’re feet aren’t coming in direct contact with the tub, as others are also showering there) ⬇️⬇️⬇️⬇️
Ok. Here’s the tea 🍵! The hotel is located on a quiet street close to a subway and buses (on park avenue) ... and on the Lexington side is some of the best BBQ in New York at a place called “Brother Jimmy’s” (they also have phenomenal happy hour options). The hotel itself has turn of the century style rooms , so don’t expect the modern day Marriott type of rooms. Old alarm clocks, sink in the room and small old beds. Don’t expect an iron or microwave (don’t think you’ll need the microwave, since there’s many great eateries in the area). This hotel is specifically for people looking to get some sleep and run the town. Best thing about this place is it’s conveniently located a few blocks (walking distance) from 34th street Herald Square and a few blocks in the opposite direction from Union Square Park. Anyways, have fun and enjoy this hidden gem 💎!
- t2cps (10/5): What a find in such a busy city - In New York, you just need a bed and bathroom. The hotel is clean and tidy. The chaps who run it are very pleasant and informative for the loval area. We have been twice and would not go anywhere else.
- cmesign4u (6/5): Disappointed - First off, the price was great...my daughter & I stayed at the sister hotel (Hotel 17) a few years ago, I wanted to stay there with my husband, but found out that it's only a long term rental now; so sad, it's in a great neighborhood and was a great stay. Now to Hotel 31, not nearly as nice as it's sister...neighborhood is noisy and unfortunately our room did not feel clean; the blinds didn't close very well. The only reason it's getting a 3 (I was only going to give it a 2) is the price & used it only for sleeping. We stayed May 2018 no choice for that
