• Sette_Gui (10/5): Amazing hotel with wonderful Italian breakfast - The room is very cozy, I have traveled with my mother and there is an optional for single beds. The location is very good, you can walk to Fontana di Trevi, just 1 mile or take bus two blocks from the hotel. The breakfast is wonderful with fruits, traditional Italian drives and the staff is very polite and halpful, mainly Elena, she is responsible for organizing the breakfast and during everytime she is looking is you need something. She was very attentive every days!.
• 480delaneyk (6/5): Not a 4 star hotel - This hotel has a lovely exterior, and is a fairly good location for walking to several main tourist attractions. The rooms are decent size, and the showers were good with a heated towel rack. The free breakfast is helpful to have, but the food quality was pretty awful. The bread was stale, and a lot of the food looked like it had been sitting out for way too long (not fresh at all). The scrambled eggs were inedible, and the breakfast attendant let her black hair strands get into the eggs, so I could not eat them. On top of that, she was incredibly rude to me, and very unprofessional. I attempted to fill up my water bottle at the aqua dispenser, and she yelled at me and proceed to grab my bottle from my hand to fill it up at the kitchen tap instead. Very unnecessary behavior in my opinion, especially considering that it was a water station! How ridiculous when there are fountains all around the city; and she was acting like it was so taboo for me to put water into a reusable bottle. She should learn how to have better service standards, and should treat every guest equally with respect, not just the native Italian speakers. The walls were also so incredibly thin. You can hear everything, and it makes it very hard to sleep. I unfortunately had to listen to the couple next to me getting intimate at 2am and let me tell you…it was VERY loud, almost like we’re sharing one room. The beds were hard as a rock, with very uncomfortable sheets. This is by no means a 4 star hotel, a 3 star hotel at best. It seems that this hotel is geared more towards servicing Italians, and I did not find that I was treated well as a tourist. I personally would not recommend this hotel to others.
• 824cameronk (6/5): Average at best - Fridge didn’t work, bathroom too small and dangerous with corner opening shower door and slippery floor. The bed was hard and uncomfortable. There was no air conditioning, had to open the window in autumn as it was stuffy. The staff were friendly though and helpful.

• Joachim (6/5): Lugnt läge - Jag tycker om gamla klassiska hotell eftersom de har en nedärvd ambition att göra gott för sina kunder. Efter en tråkig start bättrade sig hotellet och blev både trevligt och acceptabelt. Personalen sätter en så tydlig standard. Frukosten är okej men inte perfekt.
• edwardhT5797LE (8/5): Not bad...would stay again - Stayed here 4 nights from April 13th to 17 2025. Hotel is in good neighborhood. Staff was efficient and helpful. Cleaning was very good. Requested two taxi pick ups and they were right on time. Rooms are small...but quaint. Very Roman. We had sixth floor rooms with cute little balconies. TV is small Overall I liked the place. Pillows could be a bit fluffier.

• W2004DAolgal (6/5): Very average and hotel, not central - Hotel is very dated and average…more like a two or three star at best. Its location is a 15-20 minute walk from the center and public transportation via bus takes just as long. Walls are worn down with chipped paint. The beds are old with hard mattresses, and the bathroom has zero shelf space for toiletries. Finally, the face towels are incredibly thin and resemble dish towels. We tried the hotel breakfast only once because it was so disappointing. Cappuccino from a machine that tasted more like mocha than coffee, not-fresh pastries, sad-looking staff, and a giant TV screen advertising holidays in Thailand!
• ProseccoandRoses (2/5): very unhappy lost 4000 euros - we had stayed in this hotel many years ago so i made reservations for one month. i arrived at hotel with a one month reservation and they made us pay for the month in addvance , never did this in any hotel before. the first night the flag pole outside our room was banging outside our room all night with no sleep. the breakfast was Poor at best they moved us moved us to another room it was very small and not a room i could spend a month in. after a week i told them i was leaving . THEY REFUSED TO REFUND MY BALANCE AND I WAS OUT OVER 4000. EUROS. My advice would be dont make reservation in advance or better yet use booking.com or other back up. I made my reservation directly with hotel. Boy did i get screwed .buyer be ware. never again FREE CANCELLATION RATE up to 48 hours You can cancel/modify free of charge up to 2 days before arrival (hotel time). If you cancel/modify within 2 days before arrival or do not show up, the penalty will be the total amount of the reservation.

• ArchaeoBrixia (10/5): Would definitely return! - On two previous trips to Rome - more than 10 years ago - I/we had stayed at a 4* hotel southwest of Termini. My recollection of changes in that part of the city between first and second stays was reinforced by recent user reviews (NOT of that particular hotel, but of the neighbourhood) so I went looking for an alternative "nice place to stay". I must say that the "Principessa Isabella" performed that role very well! The hotel is a modest walk (20-40 minutes) from the main Roman sites (and close to at least one bus route to the Termini area) - it is also a very affordable taxi ride to such sites. The area around the hotel felt very safe and included various government offices and international banks. I loved the room (101): a nice bathroom and a decent amount of space. The bed was very comfortable and I slept well. The quotes from "La Divina Commedia" on the ceilings (I asked and was told that this decorative element was not unique to room 101) are a lovely touch! Breakfast was perfectly fine, with, perhaps, a tendency towards sweet items. I must say that I was a little disappointed - my only disappointment overall - that coffee at breakfast was from a machine even though there was a "proper" espresso machine in the adjoining "bar area". Reception staff were friendly and helpful - and I even managed to introduce the evening staff to the traditional aperitivo of my adopted home, the "pirlo". I really do hope to return in the next year or so as there is so much still to see in Rome - and the "Principessa Isabella" is a fine base for such exploration!

• Irina (8/5): Liten hotel i rolig området - Hotel ligger i rolig området med kort avstand til buss og metro. Behjelpelig og hyggelig personalet. Passer fint for kort opphold. Fordel at god frokost er inkludert. Eneste minus var at ventilasjon var broket hvis du vil ha kjølig på rommet.
• Compass41637289296 (8/5): Mixed feelings for Rome - Great location, wonderful air conditioning in the foyer. Rooms were cool, beds comfortable with tea and coffee facilities. Very quiet hotel. Buffet breakfast was average. Reception staff unfriendly, not helpful and when we asked for a taxi he flicked his hand at us and told us to go down the street and we would find one, pompous man. So tired of rude unfriendly reception staff in Italy.

• H8481CPalj (2/5): Be very careful - deliberately vague and misleading terms & conditions - I booked and paid 3-day stay at Hotel Principesa Isabella, Rome. Due to a trip change I had to cancel the first night and the hotel advised that a refund wasn't possible. Three weeks in advance of the stay, I let them know that we would check-in on the second day of the reservation, by email and phone. Upon our arrival at Hotel Principesa Isabella on the second day of the reservation/booking, the hotel advised that they had cancelled that night's accommodation, "because we hadn't checked-in the day prior". It was late into the evening and the hotel made a cursory attempt to find us alternative accommodation for that evening, but unsuccessfully. Reception offered to allow us to sleep the night on a sofa in hotel foyer and promised us the room booking for third and final night was all fine. We found alternate accommodation for that second night, at our own expense, and after 3 hours sleep and at 6.30am we phoned Hotel Princapesa Isabella to confirm that final night's reservation and Reception advised that the whole booking had been cancelled. Hence, we had to find another hotel and at our expense for that night too. We are now one week after the reservation and Hotel Principesa Isabella have refused to offer an explanation and a refund; for the last two nights of the reservation. I accepted responsibility for the first foreited night. We have phoned the hotel to speak with administration/management on three occasions but Reception refuse to put us through. I have emailed a letter asking for an explanation and refund to the only email contact on the website and have not received a reply. The terms and conditions of the booking state that, "If you cancel, modify the booking, or don't show up, the fee will be the total price of the reservation". If the hotel had an issue with us forfeiting the first night of the three day stay, they had more than ample time to advise that we would be compromising the entire booking. My hunch is that the hotel is in such high demand, that they do not care about the customer; evidenced by the unsatisfactory customer service, lack of transparency and zero communcations. Beware!

• Geoffrey (10/5): Excellent city break in the eternal city - Excellent service and very good location. Numerous restaurants nearby, I recommend trying Vladimiros. Well located for the Villa Borghese and gardens, the Spanish steps and metro and bus tour stops. The hotel is very clean and room servicing is excellent. There is a good selection in the buffet breakfast and the staff are attentive and thoroughly topping up as needed. If there are several of you the hotel transfer to the airport is good value and reliable.

The room itself is on the smaller side but with a large comfortable bed and spacious bathroom The breakfast is great with a variety of hot and cold food, fresh fruit and pastries. They also have a pancake maker. The hotel is in a wonderful quiet location and within walking distance to attractions The friendly staff and great location made our stay very comfortable

• Helen (6/5): Adequate - The hotel was adequate. The room was clean, but stank of cigarette smoke. The room was not very soundproof as one morning I was woken by a guest in the next room clearly going to the toilet. The breakfast was ok, an adequate range of food but nothing outstanding, the bacon and egg were only lukewarm. The man on reception I spoke to was mostly helpful but not particularly pleasant or friendly. In fact on the last day he was down right rude and unhelpful over the fact he had no change when I tried to pay the tourist tax. I pointed out may be he should inform guests they would need the exact money at the start of their stay so they could make sure they have it ready, his response; that it was not his problem. The hotel is about a 10-15 walk to the nearest underground station or bus stop. Overall, though the hotel was not terrible I would not bother to go back there or recommend it, there are many other hotels to choose from.

A localização do hotel é excelente para quem quer ficar longe da multidao que anda em Roma e mesmo assim fica perto , meia hora de caminhada ou pode ser usado o metrô barbieri e se chega na fonte na de trevi ou piazza de spagna. A recepção nos atendeu prontamente , muito eficiente e solicita e, apesar do quarto ser bem pequeno estava muito bem arrumado e limpo e o banheiro muito bom. A única experiência horrível deste hotel , que denigre tudo o que ele tem de bom é o café da manhã. É péssimo! Melhor não ter, e não teria nada para falar de ruim deste hotel. Além da péssima qualidade do café, as moças trabalham com má vontade , atendem muito mal. É uma pena, tomei o café somente no primeiro dia e no segundo nem fui tomar. Não vale a pena. O hotel precisa trocar as funcionárias do café e mesmo fazendo um café simples, que ele seja bom e proporcione um bom atendimento.

• James (8/5): - Friends recommended we stay here. The hotel was adequate; room was very small but bathroom was quite spacious. We specifically asked for and were given a double bed instead of the standard European issue two twin beds pushed together (which, if you snuggle your partner, tend to creep apart during the night!) The hotel was a few blocks from a taxi stand, Hard Rock Cafe and the US Embassy. There were lots of good restaurants within walking distance. The breakfast buffet was good. The hotel arranged for a fixed price taxi to the airport which was fine and cheaper than what taking a metered taxi would have cost. The hotel is within walking distance of the Spanish Steps, Trevi Fountain and one of the stops of the big double decker tour buses.
• Marilyn (6/5): Quaint hotel, within walking distance Via Veneto. - Overall my experience was good. The only complaint is the rooms are small, especially with two women sharing a room. We had shutters and when opened they still did not let in enough light.

• David (10/5): Great Stay to visit Rome - I enjoyed my stay since it was close to piazza dei popolo for my tours. The hotel employees were helpful and the room even though small was good for its value.

• deceived (4/5): Where are the 4 stars - For the hotel with 3x3 m2 just enough for bed, where you have no even pencil or writing paper or where you can not keep open windows, but you can clearly hear next door, there is no safe or even bath as in the offer this is the worst hotel we ever stayed. Receptionist are very rude, so hopefully you don't need any advice. Plus forget breakfast if you are not hungry as they serve food/pastry min 3 days old.Horrible place for that rating.

Petit Déjeuner très quelconque avec des produits bas de gamme : Jus - Café (un comble en Italie) et tutti quanti. Et finalement Hotel assez excentré puisque tout à l'Est de la Via Sardegna (qui est bien longue). Idéal aussi pour être réveillé vers les o7-o8 heures car cloisons plutôt fines.

• Verified traveler (6/5): Buen hotel, combinando precio, situación, servicio - En general bien. Pedí cuatro camas, con lo que el tamaño de la habitación se queda justo. La ducha y el agua muy bien. Hay wifi gratis aunque en algunos momentos puntuales iba regular. No es super céntrico, pero está a 25m de termini, 15m de plaza españa y 10 del metro de barberini.
• Spike (4/5): Shame they didn't make contact - I would give a review had I been able to stay here. However, when I turned up with my friends to check in, the manager informed me that there was no room, as two were out of action. I don't know if this is code for being over booked, but we were transferred to the Hotel Turner which was much further out, very nice, but not where wanted to stay.
• Kate (8/5): Great hotel in a quieter section of Rome - We had a wonderful stay at the Principessa Isabella. The location was about a mile from the "downtown" Rome attractions which was just enough to feel like we weren't in the center of the madness but not so far away as to be prohibitive. There's a couple cute restaurants in the area and a beautiful park nearby, so it is a good location. The hotel was very clean. The rooms were refreshed daily. The staff was wonderful. They spoke perfect English and were very warm to us every time they saw us. Breakfast is complimentary and served daily, and they had a nice spread of croissants, meats, eggs, yogurt, cereal and coffee and tea. Our bed was huge, and the room was a nice size too. There was a giant soaking tub and a great shower. The only downside is that the walls and floors are rather thin (tiled, not carpeted), and we could hear our very loud neighbors morning and night. Mostly, this was not a problem, but there were two sleepless nights. We never approached the hotel about this because it wasn't a huge deal to us, but if you're a light sleeper or traveling with kids, this might be an issue. Otherwise, I have no complaints and would gladly recommend this hotel to anyone looking to visit Rome but not eager to stay right in the heart of the city.
• Verified traveler (8/5): nice hotel in rome - I wanted a hotel that would allow my husband, 2 teenage daughters and me to stay in same room. hotel was nice, good price for 4 star rating, in a nice neighborhood of rome (banks, embassies). Close to the train station, so we walked to the hotel. But to get around rome, it is a bit of a walk to the nearest metro Barbereni or Spanish steps.
• Verified traveler (8/5): Spacious Room - We really enjoyed our stay. The room was spacious enough for four people and clean bedding was put on everyday. Breakfast was enjoyable , a little more variety of fruit would have been nice but we thoroughly enjoyed it. The location is nice if you want to be a little away from the hustle and bustle. Nearest underground and bus stop is a 10-15 minute walk.

• Verified traveler (6/5): Small rooms - Very nice stay, staff very friendly and breakfast was well presented. Rooms were very small! Had two suitcases and no space to put them anywhere in r room. The bed took up almost all the room. Location was good but everything was a 30 min walk away. And slightly difficult to find hotel again.

• Barbara (2/5): Very unpleasant hotel - This is not a four star hotel. At best this is a 3 star hotel. The rooms were very small and no personal toilette items and unclean.. The day time staff was very unpleasant. There is no room service. The breakfast that is included in the room price is the worst breakfast we ever had In many years of traveling. I would never recommend this hotel.
• Marc (8/5): Hotel Principessa Isabella - Nice hotel in a relatively quiet and nice area of Rome. Plenty of restaurants and is within walking distance of the main attractions. Buffet breakfast was nice, although real fruit juice was not available and the coffee could be better.The food was very nice. The room was well equipped and furnished to a very high standard. The bed was also very good.and we slept well. Overall an enjoyable stay.
• Marita (10/5): Centrally located,near Via Veneto & Villa Borghese - Great little hotel with marble floors. Elegantly decorated. In the process of remodeling other rooms for expansion. Breakfast room with a very nice breakfast. Courteous staff. walking distance to most of the sights in Rome. A few blocks from Via Veneto & Villa Borghese.I gave a 4 rating to condition only because of the stairway landing where they are doing renovations. The rooms being used, the halls, lobby, breakfast room and bar area are all very nice and newly updated.
• Verified traveler (6/5): Need to improve costumer service - Pros- clean, up to date hotel, breakfast included (scambled eggs, bacon, cereal, toast, tea, coffee). Located about 30-40 minutes from the main attractions on foot. Cons- -No US compatiable adapters available for charging phone and camera. Notified concierge , I was told to go outside and purchase adapter connection, stated " had three in the hotel but were taken by americans, so you have to buy your own." -No bellhop available to assist with luaggage. -Asked concierge personnel to call our shuttle service (40 euro) to setup pickup for return to airport due to langauge barrier, refused to call because the hotel provides there own shuttle service (50 euro). When asked about cost for call was told to go outside and use the pay phone and the rates will be available there. After much debate, the desk clerk made the call which cost 32 cents but charged 1 euro for the call on bill. -Also tried to overbill us by stating we used items in the mini bar.
• Georgia (10/5): Marlo made our stay at Principessa - Did not expect the high level of service and quality in this hotel. The staff were a delight. They were very helpful in particularily Marlo - what a gem! The hotel has just been renovated so it is like staying in a 5 star hotel. Breakfast was fantastic and the cute cook was a plus. We were able to walk to most tourist locations and were only 5 minutes away from the Villa Borghese which is the largest public park in Rome and about 10 minutes from the Spanish Steps. Well done to the staff and management of the Principessa.
• Luca (2/5): Not worth the price - The location is very nice but the rooms are very uncomfortable. The bed is made of two single beds which disconnect all the time!! The rooms are small and cold without autonomous heaters. The staff is not supportive. I would never go back in that hotel.
• Rick (10/5): Nice hotel priced RIGHT - We had a great stay although short. It was a great location with a price that was half of what friends we were meeting paid just down the road. The breakfast was excellent as well making the value even better. I would make it a first choice next time.
• Nancy (6/5): Just OK - The hotel was OK, but I wouldn't give it 4 stars. The rooms are very small, and they are repairing the stairs so it's a bit messy. If you are looking for something inexpensive, I would recommend it, but it's not impressive.

• Verified traveler (8/5): principessa tea hotel - hotel is situated in a lovely area and a short walk to the spanish steps yet far enough away from the hustle and bustle of tourists. We arranged a ride to Civitavecchia through the hotel which was a very scary ride with the driver looking like he was falling asleep at the wheel. The front desk was mixed with friendly and courteous staff, to very rude morning staff who were annoyed by questions. The breakfast room was bleak with a lack of fruit provided for breakfast, I understand however that a renovated breakfast room was ready to open in the next week. Overall happy with our stay.
• Christopher (8/5): Decent location, breakfast was - Decent location, breakfast was adequate, and room was tidy and modern. The only problem was that they charged me an additional 6 euro for "city tax" on top of what I was supposed to pay through Hotel Clubs booking. When I questioned the charge, and pointed out that the confirmation voucher stated taxes were included in the booking fee, I was told that the city tax was not included. I would not stay here again on principle alone.
• Robert (4/5): Disappointed - The hotel is a bit off the beaten path. Also, the street that it is on is not even displayed on the map given by the hotel [it was covered by an advertisement]. There was no one available to bring our luggage down at departure. Elevator is small. Coffee and juice at breakfast were both terrible.
• moncy (8/5): good buy for price - They have the same breakfast every day. and the entrance and reception area is nasty. room upstairs are really clean . the way to the breakfast area is nasty. the breafast is at the cellar area and is not upto 3 star.
• John (6/5): Comfortable, clean and reasonably priced - The Principesa Tea is a comfortable, clean and reasonably priced hotel in the Via Veneto area. Our room on the 4th floor was nice. It was clean, nicely decorated and roomy. The bathroom was very nice and we had a nice balcony. There was a closet but no chest of drawers or shelves making clothing storage difficult. Wireless internet reached our room and was reasonably priced 2 Euro per hour. Breakfast was OK (boiled eggs, meats, cheese, nice breads, cornetto, juice, coffee) but the breakfast room was not very nice. It was in the basement and was hot and stuffy. Desk staff was pleasant and helpful. Biggest problem we had was at checkout. We had a small (6 Euro) balance for the minibar but didn't have enough cash. We weren't allowed to put our incidentals on a credit card. We scrounged enough change to pay the bill but it was awkward. I don't understand why they couldn't take a credit card.
• Verified traveler (10/5): Small hotel in a great neighborhood. - This hotel has been a hotel for the last 100 years, so the building has character. the rooms have been completely renovated and they are very comfortable. We had a great time here because location is unbeatable, very close to Via Veneto and Metro Barberini, with many buses leaving us at the corner of the hotel. Neighborhood is very safe and overall it was excellent for the price.
• Mark (8/5): principessa tea - The rooms on the 2nd-5th floors are brand new, very nicely remodeled. The first floor, including the lobby is old and run-down. There is no room service or bell service. It is a very small hotel in a very nice neighborhood. Very close to spanish steps.

• Verified traveler (8/5): A nice little place - While the downstairs definitely needs to be renovated like the rest of the hotel, our famiy of four (parents two teens) really liked this hotel. Teh staff were friendly, the rooms quite nice and the bathrooms were really a nive surprise! Location is also quite good, with lovely local shops and restaurants close by.

• Charles (10/5): A great find near Villa Borghese - The attentiveness of the staff made our trip even more enjoyable. The hotel is about a 15 minute walk from Termini and two blocks from Villa Borghese. The lobby is no indication of how lovely the rooms are. We look forward to visiting the Principessa Tea Hotel again soon. What an awesome find.
• Paul (6/5): Good location, iffy service - The small hotel is located in a great location right off the Via Veneto. It is surrounded by very good but somewhat pricey restaurants befiting the neighborhood. The hotel rooms a re small even by Rome standards. The bathroom was even smaller without anyplace to put toiletries. The room was comfortable, but service was lacking from the very freindly staff. I asked for an extra pillow, but they couldn't find one. I had a problemn with the TV. Thet said someone would be up-no one ever showed. If you choose this hotel be aware of this. However, the overall experience was fine. I would go back in a pinch.
• Anne (8/5): A pretty good sleep - Arrived tired and weary from travelling. Room was good. Breakfast was available but we didn't have time to take it in. Some staff speak good English, some others not so good. Room was pleasant, if small. No hot water when we were there - not so pleasant. While in the Via Veneto area, hotel is off the beaten track and at least 20 minutes or more from the Spanish Steps.

• Matthew (8/5): A Pleasant Stay - My boyfriend and I went to Rome for a long weekend. We arrived at the hotel and were given the keys to our room which was on the same floor as reception. I was horrifed when I opended the door and saw the interior of the room. It was smelly, damp and extremely uninviting. The bed was dressed in 1960's bedcovers and certainly did not look like somewhere you wanted to spend the night. The paint on the walls was all cracked and the walls were full of mould. The floor tiles were also chipped with bits missing. The bathroom was tiny with a shower inside a small bath with a dirty looking shower curtain. I reported my disappointment to the gentleman manning reception who did not seem at all surprised by my dissatisfaction with the room. He said there were no other rooms available that night but to speak to the hotel manager the next morning which I did. The manager said he would move our bags to one of the superior rooms that day. When we got back after a long day sightseeing we had been allocated a room on the first floor and the difference was amazing. The room was fantastic, incredibly clean and fitted with all the mod cons. The bathroom was also very modern and a pleasure to use.
• D (8/5): 5 star quality rooms if you get the refurbished ones - To cut a long story short, our party arrived at the hotel and were given 2 rooms on the same floor as reception. They were damp, old, out of date, smelly and generally not comfortable or pleasant. After asking to be moved we went upstairs to the most wonderful, new, clean and tastefully refurbished rooms. They had been renovated to a very high standard and we adored them. We were told that only the downstairs now has to be renovated but I cant understand why they still rent these lower rooms out as they are awful and can only make visitors rate the hotel very poorly. If we hadnt been moved my score would have been very poor indeed. As it is, we found the hotel, service and new rooms wonderful and would definately stay in this hotel again.
• Judy (6/5): Not impressed - The lobby of the hotel was extremely hot...no a/c, and we had to wait until after 2pm to check in after an all night flight to get there. Desk clerks were less than cordial. The room was fine. Many steps to the hotel lobby made it difficult to drag heavy bags up to the lobby.
• K (8/5): Refinished rooms comfortable and contemporary - The hotel was clearly under renovation though it did not affect our stay. We could only tell due to the dramatic difference between 60s décor in the entryway and our very contemporary room. Temperature controlled rooms in August were a major plus, flat screen tvs, refit bathrooms, safe in the room and a first, US, UK and continental European plugs in the room. The help was hot and cold, other exceptional or dismal, and remembering our wakeup call would have been nice but welcome to Europe. We travel through Europe often an this is an excellent value. We definitely recommend.
