O apoio dos funcionários à chegada é quase nula, ninguém explica como funcionam as coisas no quarto ou com as chaves. A reposição das toalhas de banho não existe, levam as toalhas sujas que pomos no chão propositadamente para haver troca das mesmas, mas isso nao acontece. 5 dias em que nao houve troca se toalhas por parte dos funcionários.

• Konstantinos (8/5): - 1)The room was comfortable(nice bed,nice pillows,a good bathtub in the room, a TV that you could turn it to either face the bathtub or the bed 2)it was very quiet the problem we faced was one night that people where playing loud music and on another night that the neighbors were playing loud music(but that only lasted couple of minutes)but rather than that you couldn't hear cars or noise from the outside 3)it was very clean 1)The worst thing in my opinion was the breakfast, definitely not worth it,you were getting a coffee a glass of juice and to eat it was literally a toast and a croissant so better go somewhere on your own (in addition the breakfast was 3 minutes away and the service in the place wasn't good 2)as I said the room was clean but the maintenance of the place could be better (small pieces in the wall were missing around the apartment the TV was taped on the base which made me very uncomfortable because if I wanted to move it I was afraid) 3) if you wanted to have a shower and you didn't want to use the shower head that drops water directly on top of you it was almost guaranteed that your whole bathroom will be wet 4)me and my girlfriend didn't found the water as hot as we would like but still it was nice

• Alessandro Santacroce (8/5): Ottimo - Struttura situata in rione Prati, un rione residenziale molto tranquillo, ottimo punto di partenza per visitare Roma. Camera pulita, letto molto comodo, tanta pace e tutti i servizi necessari per trascorrere un soggiorno in relax. La metro Lepanto dista cinque minuti a piedi; vicino la struttura vi sono ristoranti, bar e locali tipici . Proprietaria gentile e molto disponibile , self check-in veloce e intuitivo grazie alla guida dettagliata che la proprietaria stessa invia il giorno prima dell'arrivo. Ci siamo trovati davvero molto bene e di certo non esiteremo a prenderlo nuovamente in considerazione per i nostri prossimi viaggi nella capitale.

The room was clean but the bathroom did have a stinky smell so we had to keep the door closed to it and leave the window in the room open or it all started to smell a bit. Nice staff though and clean towels and fresh water every day! Very responsive. It was in a great location for walking and riding the bus around the bustling Rome city center.

• Sami (2/5): - There was no electricity for the first 5 hours of our stay so we were not able to charge our phones. Shower water was absolutely freezing as the boiler which warms up the water uses electricity. Even the morning after the electricity was off, the water was freezing, since the host had not turned on the boiler. These complications made the experience really bad and would like to receive some compensation for these inconveniences.
• Allison (6/5): - A little bit of false advertising with the photos and a little difficult to find. We could not find the wifi the first night and we were told that there would be no electricity the day of our arrival (not prior to arriving). No hot water, AC, or electricity (no elevator access) due to this. The hot water didn’t come back on when electricity came back. We enjoyed the quietness and the location and overall quick and efficient communication with the staff. Overall a get what you pay for property.
• Helen (4/5): - Wir waren 5 Nächte in diesem Apartment in Rom und können es absolut nicht weiterempfehlen. Schon beim Betreten riecht es im gesamten Apartment abartig unangenehm, im Zimmer war es etwas besser, aber im Bad stank es dauerhaft nach Abfluss. Die Sauberkeit im Bad ließ ebenfalls zu wünschen übrig. Das Bett war von miserabler Qualität: Der Lattenrost ist schon beim ersten Hinlegen auseinandergefallen, die Latten sind sofort aus der Halterung gerutscht. Nachdem wir sie selbst wieder eingesetzt haben, passierte das Ganze nach kurzer Zeit erneut. Auf Nachfrage konnten wir am ersten Abend in ein anderes Zimmer umziehen, das deutlich besser war – leider mussten wir wieder zurück. Immerhin wurde der Lattenrost dann repariert und hielt für den Rest des Aufenthaltes. Das schnelle Reagieren ist der einzige positive Punkt. Die Rezeption war nie besetzt, der Kontakt lief ausschließlich über WhatsApp. Insgesamt leider eine sehr enttäuschende Erfahrung.

• Lauren (8/5): - Easy self check in. Close to the vatican. Not close to the metro so you must walk or take the bus. There are plenty of buses but sometimes its quicker to walk. This was no issue for us but could be an issue for some. The room was very clean. Unfortunatly the smell of the bathroom/water is very very strong. I did read reviews of this but i didnt quite expect it to be as strong as it was. We had an issue with the hot water which impacted our showers and also couldnt make use of the bath one evening. We contacted the host who had it fixed the next day. Overall a quite pleasent stay. I felt very safe in the area, the building secure and easy check in and out. Communication with the host was also very easy.

We have even got an opportunity to leave our baggages at the front desk couple of hours before we could check in. Very good communication with the host/owner. We would even like to thank the housekeeping guy! We don’t know his name but he was very kind and helpful! He welcomed us, explained everything, helped us check in and to find our rooms :)

The room itself is nicely presented and easy enough to access with instructions from the host. Only few down sides were the rooms were not soundproof at all, so any noise can be heard which disturbs the night sleep (we did bring earphones to help with this), bathroom at times has a smell from the drains but nothing too bad at all, could do with a better ventilation for steam. Overall though, value for money is great when you are so easily in walking distance to all attractions in Rome so would recommend as a base to explore the city, we had a great time!

• Natalie (6/5): - Ich war im Oktober 2024 drei Nächte mit meinem Sohn hier im „3-Bett-Zimmer“ eingebucht. Die Lage ist top, man erreicht eigentlich alles zu Fuß, ist sehr zentral. Jedoch muss ich sagen, dass wir uns das 3er Zimmer hätten sparen können, das Schlafsofa ist quasi so eben wie der Boden, maximal für Kleinkinder geeignet, also eigentlich eine Frechheit. Die Wohnung ist in Ordnung, was das Thema Gerüche angeht, stimmen die Bewertungen, jedoch riecht es gefühlt überall so, somit denke ich nicht, dass es in anderen Unterkünften anders ist. Leider sind die Menschen, tatsächlich mehr die Frauen hier, sehr unfreundlich, vor allem die 1,50m große „Empfangsdame“ die unten von 8-18 Uhr das Haus bewacht und meint, die Herrscherin des Hauses zu sein. Freundlichen Menschen sind wir leider selten begegnet, was für eine eigentlich immer freundliche Person wie mich, nicht verständlich ist. Wir sind alle Menschen, keiner ist besser oder schlechter als der andere. Rom ist sehr oberflächlich, und leider spürt man das vor allem in diesem Haus. Ich lese mir immer Bewertungen durch, schreibe selten eine eigene. In diesem Fall muss ich es aber tun. Wer fast nie in dem Zimmer ist und wirklich nur schlafen möchte, der kann auf jeden Fall problemlos hier einchecken, dafür ist es vollkommen ok, aber wer sich daheim und wohl fühlen möchte, dem rate ich ab. Ich würde hier nicht mehr herkommen.
• Adrian (8/5): - Good communication with Fabiana, check-in and out was relatively easy, rooms were comfortable and clean in a good location for the Vatican, Castle both approx 15min walk, Colloseum is approx 40min but you see plenty of Rome on route, would recommend.

• Jasmine (8/5): - The suite was a convenient stay while we explored Rome and everyday the towels and bins were changed which was great. The windows had shutters so it was super dark in the room at night which I liked. During the stay though, we did get woken up multiple times during the night, due to loud machinery noises and also the other guests coming back to their suites. The room also smelled quite badly of drains.
• Mayra Milagros (10/5): - Our stay in Prati 25.7 was very pleasant, despite being on an avenue or main st, you couldn't hear the noise from outside. The room is perfect for couples. I read some comments from people complaining about the smell that comes out of the shower and bathroom, it is a bit unpleasant, but that is the same pipe from the whole building and has nothing to do with the cleanliness of the room. They come in to clean every day. The communication with Fabiana was good. she welcomed us through text messages and gave us lots of suggestions to where to go to eat. We went to Pizzeria Malaterra which was really good. The location of the hotel is central. You can walk to several tourist places without needing public transportation. If you don't like walking a lot, there is still a train station 5-6 minutes away on foot and buses also pass one block away. We enjoyed our stay there. I would highly recommend it
• John (8/5): - Our apartment was in very good condition and modern with all the facilities you needed in a lovely part of the city known for its shops and dining . Transport links 10 minutes walk which was very good overall it was a good stay and we enjoyed it. Luckily we were up early every morning as there was building work going on in the opposite apartments that normally started about 730 also the apartments upstairs were also noisy moving furniture around et cetera If you love your clothing brands and like to shop to you drop this is an ideal place very close to the Vatican City which we walked in about 20 minutes which was great and about a 45 minute Metro stop to the Colosseum after a long journey we did have a little confusion being let into our apartment as it was automated and we waited around for about 20 minutes but apart from that hic up at the start would recommend going to the Pratti suite we had a lovely time

And contact with the property manager was amazing with a fast response. Was like having a friend in Rome who we never met unfortunately but was always on Whatsapp to answer questions. 10/10

• Nikola (9/5): Great value for money - Location is really good, not far from sites on foot, close to the metro station and with bus stop around the corner. Communication was great, everything was easy and clear and we even got some tips and recommendations. The suites are practically new, with modern design, decent sized bed, nice overall size, with daily cleaning and towel replacement. Suite is not directly looking at the street and it is great because there is almost no noise. It was a really good value for the money. There are only two minor things we didn't like. In the bathroom, the ventilation is bad, the fan is not doing a good job, so after every shower it's like a sauna in there for about an hour. The other thing is a personal preference, the bed was too soft for us, but would probably be great for someone else.

• Damian (8/5): - Die Unterkunft war sauber und entsprechend vorbereitet. Handtücher wurden jeden Tag gewechselt, auch das Wasser wurde täglich nachgefüllt. Kontaktmöglichkeiten nur per WhatsApp, sonnst alles gut. Einzige Mängel war der am letzten Tag nicht funktionierende Fahrstuhl.
• Brigitte (10/5): - Die Lage der Unterkunft war hervorragend, nur erst mal schwer zu finden, keiner kannte den Namen und es war keine Hausnummer angegeben. Zimmer ordentlich, Bad zwar schön aber leider etwas muffig. Kontakt mit Vermieterin hervorragend. Alles über WhatsUp, aber immer bei Fragen mit schneller Anwort und Rat bei eventuellen Problemen. • Birgit (6/5): - Der erste Eindruck war ein sehr schönes Zimmer, nur dieser echt ekelhafte Gestank innen, keine Ahnung was da mit den Leitungen los ist, aber das Zimmer stank so das wir es nicht noch einmal buchen würden. Wir hatten mit Frühstück gebucht und das Café war sensationell, nette Bedienung, tolles Angebot, einfach lecker, so das wir es noch einmal besuchen würden :-))
• Yaritza (6/5): - The area has a great location, everything from there is very walkable with shopping being very close by and accessible. The only issue we would was the horrible smell of the apartment. It seems as though there was a sewer smell coming from the shower. We had spoke to house keeping and they said they could not do anything about it. There was lots of mold in the bathroom but besides that everything was great. They did housekeeping very quickly and efficiently. I just wish they cleaned what we asked for.

• Luca (8/5): - Camera comoda e pulita, posizione ottima in quanto ci si può comodamente spostare a piedi ed è anche vicina a fermate della metto/bus. Fabiana (la host) sempre molto disponibile per tutte le informazioni.
• Anny (6/5): - The room was ok, comunication with property management was very efficient, we thought it was a hotel when we booked, but later on, when we arrived we found out that it was a guess house on the 3rd floor, location is the main key for this property because you can walk to many interesting places in Rome, but far from the train station. From the bathroom sometimes a weird smell came from the shower area, but it was most from the plumbing because the person who cleans the room cleaned really well, I think it was an issue from the building by itselt since it's a old building.
• Santosh (10/5): Fabi is excellent and hospitality was great. I might stay here again if she answers me sooner ! - Very Clean, cozy, good sized rooms, quite secured apartment in fairly good neighbourhood of Rome, near Vatican city. Was easily accessible by Lopento Metro station or Cicerone bus station from the city( No 70 from Termini station) and via airport shuttle bus that stops at Vatican(walk 12 mins from the shuttle bus stop). Most of our sightseeing was accessible by bus as we preferred it over metro. We never took metro. Buses might be delayed but were accessible. Tap and go would be best, do not do mistake like us to take Drop Ticket discount online card for 2 days- the app is crap- you need to download QR code each time you wanna ride- and when internet is shitty and your phone is nearly dead. About the room- Fabi was awesome and messaged me a day before on my whats app number about how to check in. No receptionist present at the guest house but it was easy to get in if we follow her instructions which were quite elaborate and self explanatory. Lots of towels and tissues/toilet paper present in the wardrobe. Glass bottle of water present but we could not figure out how to refill and struggled to get water at midnight even from near by shops. (We were a bit wary to drink tap water) Very clean rooms and mattress- comfy and medium hard, the way I like it. Bathroom clean but the shower taps were not very impressive- leaking water, not good flow and pressure, but who cares at the end if you can clean yourself with warm water. Plenty of restaurants nearby and Fabi will give you lot of info about restaurants nearby- google it and see the reviews/ratings. Be careful and ask for prices early on- we got ripped off by one of the restaurants: paid Euro 100 for 4 breads/tiramisu and 4 orange juice ! Lift to the flat is very tiny & fitting 3 people- but works well :-) Fabi asked for tourist tax 6 Euro per person per night- which was a bit odd for me as I was not aware of this before- asked if I would like to pay by cash or card. I kept the tag to "clean my room' outside hung on the door handle for the next day hoping it will be clean and cozy that evening when I come back from busy hot day sightseeing in humid Rome in August- just to find it was as we left in the morning. Frustrating ! Though I dunno why my colleagues room was cleaned instead when he did not ask for it ! Tried to ask for water to drink - messaged Fabi once we reached room at about 8pmish in the night not to get any answer till morning about check out etc but nothing about water. We bought some expensive water bottle from nearby restaurants - 3 euro per bottle for 500 ml water ! Rest assured we were quite happy with this room - as compared to our last room in Barcelona a night before.
• Ute (10/5): - Unterkunft liegt im Zentrum von Rom. Alle Sehenswürdigkeiten sind zu Fuß gut erreichbar, gute Lokale und Geschäfte direkt vor der Tür.
• Brozić (7/5): Good - Bar e pasticceria where we had breakfast, Il Catanese, was great - coffee is amazing and the sweets are tasty. We appreciate the daily cleaning of the room: providing clean sheets and replacing used towels with fresh ones. The mattress is very comfortable. The refrigerator in the hallway comes very useful (though it is shared with other rooms, so the space is limited). General cleanliness of the room could be improved, especially the bathroom area. There was mold on the walls and other surfaces. Some of it requires reconstruction, but some of it could be removed with cleaning (eg. shower tiles, toilet brush). It is somewhat noisy because of all the air conditioning units working outside, but that is just an unfortunate circumstance of hot weather.
• Bethany (8/5): - I had a lovely 4 night stay. Host was very accommodating and gave local recommendations to restaurants! Only criticisms would be the location of the aircon; as was in the stop furthest anyway from the bed so didn’t really feel the benefits! But would defo stay again!
• Bossio (8/5): Very good - Love the check in/out. It was really convinient. The location was great and the room was really comfortable clean and nice. Staff was really kind and always available to help. Unfortunately there was a smell coming from the bathroom pipes. Other than that it was great.
• Samantha (10/5): - we loved our stay here. it was clean, safe, and a very nice room for a couple night stay and for the price we paid! would definitely recommend staying here. only thing was the wifi did not really work that well for us sometimes.

• Brian (10/5): - Our stay was great. The staff was very accommodating. We had a clean room and fresh towels every night. The AC was a life saver. Ill be staying here again.

• Verified traveler (2/5): - The whole room smelled mold and you could see black mold in the bathroom. It was very dirty rooms.
• Simone (6/5): - Die Unterkunft an sich ist gut, jedoch an einer sehr lauten Straße. Der Check in und auch sonstige Kommunikation lief ausschließlich per WhatsApp. Das gebuchte Frühstück ist außerhalb in einem nicht sehr einladenden Cafe. Dazu kam noch ein Warmwasserausfall von 2 Tagen, wo ich als Gast auch noch den Fehler am Boiler suchen sollte. Wir konnten also 2 von 3 Tagen nur kalt duschen! Würde ich so nicht wieder buchen.
• Cara (9/5): All in all, it was a great place to stay: good value for the money. - Although I enjoyed the walk to the cafe where we had breakfast, I think it should have been made clear ahead of time that there was a 3 to 4 block required to obtain breakfast. The food was good and satisfying but not like the bountiful buffets offered at some hotels in Europe. If you want to be in the heart of the action, Prati 25.7 is not the place, but we ended up loving the location. We were away from the overly crowded city centre but close enough to walk there. We also had easy access to the Metro and a short walk to the Vatican. The room could use a little work (for example, the countertop in the bathroom is peeling off) and the room desperately needs a USB port for charging phones and other electronic equipment. It was the only place we stayed in Europe that didn't have a USB port in the room

• stefan (6/5): - Bathroom smells and has funges issues, the matras of the bed have to be replaced. Good location.
• Quinn (4/5): - It was hot in the room, no AC, you could hear the people staying next door, you could hear the people upstairs, it was more like a hostel than a hotel except you didn’t share bathrooms. The safe wasn’t nailed down to anything so anyone could’ve ran off with the hotel room safe. we were never greeted upon arrival when we got to our room the first day, nobody was in the “lobby” area. Communication was through someone on WhatsApp - we never saw this person, they only text us.
