- O5688BWjaynem (10/5): God value, great staff and location - I returned to the Parkwood yet again to enjoy the Christmas markets. The experience was as usual, the staff are so welcoming and accommodating. The location is superb and the facilities were good. Good value for money and a safe environment for a solo traveller.
- 94olivier (4/5): Tired old hotel - This desperately tired little hotel needs to retire or be completely refurbished. My room was run down, old, uncomfortable. There was no hot water, the whole place smelt of cigarettes and I felt nervous being up 3 flights of narrow old stairs in the event of fire. Definitely not worth the £165 for the night. Upside? Receptionist was friendly and location was ideal for my purpose. Will be looking for an alternative next trip.

- Rachel-Audrey (6/5): - While the staff is helpful and lovely, this BnB is barely one star. The wifi worked well, the pillows were good, and some of the breakfast was fine for our needs, however, while we knew we were booking a cheaper hotel, this place is falling into absolute decay. The room was on the 3rd floor, and there are no elevators, which meant walking our 23kg luggage up four flights of narrow stairs. There is no air conditioning, and the window barely stays open. The rooms itself is genuinely dirty, the curtains are stained and the wall has marks of previous guests. There is absolutely no water pressure in the shower. You can hear the steps of everyone staying in the room/s above walking around, so we were happy we had ear plugs with us.

- Paul (8/5): - We were here for just one night. Temps were in the high 70s and the room has no AC. But the window could be opened to let air in and the room had a tabletop fan that we used the entire time. If it had been any warmer, it would have been tough to sleep. Breakfast was very good.

Warm welcome on a very hot July day, three flights of stairs to room, having arthritis not the most convenient, room very hot and no air conditioning although fans were provided. Breakfast in the mornings excellent, price probably fair given excellent location but unfortunately circumstances conspired against us on this occasion

- Emily (8/5): - We had a nice stay at Parkwood Marble Arch. The staff was wonderful, kind and attentive. The accommodations are small and modest but the location cannot be beat. We were literally across the street from Hyde Park, the tube stop, the bus stop and tons of restaurants and entertainment. Breakfast was fresh and hot with good, strong coffee (we’re American!) There is no central air… if the outside temperature had been hotter, I would have struggled. The room is small and dated but, again, the location and the staff really made for a nice 2 night stay. Our trip was 2 quick days in London so Parkwood fit our needs well.

The accomodations was basic, I was on the 4th floor which would have been the attic. The shower pressure was so low, just a tickle of water came out. Furniture/fixtures and fittings are in need of repair. All that said, staff were friendly and welcoming. The bed was comfortable.

- whizzbangq (2/5): Sweat? Bed bugs? Food poisoning? Different room? All a possibility. AVOID this terrible place like the plague! - I honestly don't know where to start with this awful place. Let me begin at the beginning... long review but please read! April 29, 2025 we arrived in the afternoon but had to leave immediately after dropping off our luggage for a booking at Madame Tussauds, therefore, we did not get time to inspect the room on check-in. When we inspected the room later in the evening it was immediately obvious to us that their description of the twin room we were put in was not as described. The room... - was NOT featured in the hotel images on Expedia nor on their website. - extremely small and located at the very top of the building, accessed by very steep stairs. Though it does state there is no lift, it does not state that the further up you go, the narrower and steeper the steps become. - old and NOT newly renovated as were the other rooms featured in their listing - stained walls - old, cheap furniture - cracked skirting boards, doors and fixtures - badly painted in areas (even over the edges of picture frames where they just painted over the top) - extremely dusty with dirt behind the bed headboards and radiator - filthy windows and window ledges - badly stained carpet - dirty kettle with old water - minimal inclusions such as toiletries, and what there was was cheap and nasty - old, dented and dirty mini fridge - and the absolute worst of our bedroom was the filthy, stained pillows that had no pillow protectors, and stained sheets and duvets (see more below) The bathroom... - old, dirty and cracked floor tiles - old and poorly grouted wall tiles - old, broken vanity unit that had a ridiculous amount of sealant to fill gaps - excess amount of sealant around the shower taps and toilet - most of the shower glass was missing and a curtain installed instead - warped plastic fittings on the shower frame - missing toilet paper holder - mouldy sink plug Reception and the rest of the building... - that they call themselves a hotel is a deception. They are not a hotel by any stretch of the imagination. - musty and mouldy smell - cluttered and messy reception room. Most definitely not as featured in the image listings. - steep and narrow stairs, and unsafe stair balustrades to access top floor where our room was located - communal bathroom the same as for our bathroom. Though we wouldn't use a communal bath, if it's on offer it should be the same standard as the bathrooms featured in the listing. - the terrace area outside on level 1 had old furniture and fake bunches of flowers - cluttered and disorganised entrance to breakfast area that was clearly used as a storage area - breakfast area tables were covered with ripped, paper sheets - dirty linen of some sort on one of the food serving tables - someone's clothes were hanging on 3 of the chairs of one table - 2 inspections of the kitchen were carried out; one in the evening of the night we stayed, and again, just before we checked out later the following day. In both instances the kitchen was filthy; dirty cutlery, food boards and prep area. - The very worst of the breakfast/kitchen area was meat products that had been left to defrost in the sun that was streaming into the kitchen in the afternoon. My son observed bacon and sausages that had already defrosted on day one, and I observed the next day a package of mince that had also been left on the bench and had defrosted, some other food item on a plate under a piece of aluminium foil, and bread left out. Clearly a massive food safety issue. My son and I refused to eat breakfast the following morning. Regarding the issue with the bed linen; after we returned later in the evening on day one there was a young man in the reception area. I brought down the pillow that had the most stains and showed him. I asked for new pillows as I refused to sleep on such. He searched but could not find new pillows to replace. He commented that he could put on extra pillow cases and I told him that wasn't good enough as we could not sleep on filthy pillows no matter how many pillow cases were on them! Later that evening my son and I went to a local restaurant where I searched for another hotel for us to stay in. It wasn't easy at such short notice to find a twin room but we found one. Later that evening we returned to this establishment knowing that it would be extremely difficult to get any sleep knowing we were in such a horrible, dirty place. Both of us covered the bed with what towels there were and slept in our clothes. I had thought of pulling the sheets off to inspect the mattresses but knew that if I did that and found them likely to be in the same condition as the pillows; I would have vomited. My autism spectrum son was already distressed enough as it was! Just don't stay here! They have thus far refunded 1 night's stay. I'm fighting to get back the whole lot.
- clairal2023 (10/5): Lovely Hotel - Great location, close to bus & tube and right next to Hyde Park. The hotel was very clean and comfortable. Room was a good size with everything we needed. The breakfast was tasty & filling with a good selection of breakfast foods. All the staff were so helpful and friendly. We had a wonderful stay and will definitely stay again. Highly recommend.
- Keendiner88 (6/5): If you like climbing mountains and are young, give it a go. - Starting with the positive points. Check-in was simple. I understand the ownership has changed since I originally booked. The location is very good. Easy access to all the surrounding areas. Bus connections are very good. We stayed in room 16. I selected it after intense viewing to ensure we had what we wanted, as some rooms were small and had shared facilities. It was large and spacious. The room was clean with sparkling white sheets, and towels. It was also very quiet, even though there was a shared bathroom outside our door for the other rooms on our floor. The breakfast was good, nice selection for the brits, but I did notice several travellers asked about continental breakfast. Not available. Now the negatives. Shower door was broken. They tried to fix it the second day, but to no avail. I tried to repair but again not able to. The shower leaked over the floor, and took quite a time to clear, I hope it wasn’t leaking into the room below. The biggest issue was that there was no lift, and to get to our room on the 4th floor was to take 76 stairs to heaven, and boy they were so steep that you needed an oxogen bottle. Add to this each day the additional 14 steps down to the basement for breakfast and it was very very tiring. Overall, had we not been 70+ yrs of age it would have been different, but there is no way I could take the chance on getting a lower level room, especially as one resident had a mobility scooter so that’s the lower floor covered.

- Jason (2/5): No STAR hotel - First of all. 3 star is an absolute joke of a rating. We got a so called upgraded room where I personally wouldn't let a wild animal sleep in. It was disgusting and for the price and absolute liberty. Shower cubicle door was hanging on for dear life. Shower was ineffective at best. Beds were rock solid and uncomfortable. Even the packet milk was off. The room was an odd job nightmare and pieced together with bad DIY. The location is ideal but the building needs a full and I mean full overhaul. Floorboards were all bouncy including the dungeon they called the breakfast dining room. I simply cannot give this place a worse review if I tried. Whomever gave this hotel 3 stars, allowing these people to charge more than they should be allowed, should be sacked from their job. Definitely needs a review and in all honesty they should be paying people to stay not demanding such high prices for a complete dump of a room and hotel. Should be embarrassed to work in hospitality

The building and rooms are dated but that is expectable for that price in that location and I wouldn't think it twice next time I need a short stay in London.
- Angela (4/5): Great location poor standard of accommodation - When we arrived the guy on reception was very welcoming, however once we got into our room it was a different story, very out dated, room needs complete renovation and redecoration, carpet in room dirty looks like it’s never been cleaned in years, curtains had stains and slashes of paint on them furniture out dated and way to big for room size, bathroom disgusting sink mucky broken seals all around and mouldy, bottom of shower base all broken massive build up lime scale, water pressure very low. This hotel is in a fantastic location but it definitely needs a lot of money spending on it to bring it up to a decent standard. Breakfast was basic but okay lovely staff and service just a shame the floor is all wonky and completely bowed in the centre to the point where it looks like a sink hole could occur at any time.

- JennyWrenkle69 (8/5): Will stay here again! - Good size room, well equipped, fabulous English breakfast and friendly staff. Ideal location for shopping on Oxford Street, nearby the tube and GreenLine bus to Luton airport. However there was urine in the toilet when I arrived, and the plug is too far from the mirror to dry one’s hair. With those 2 things fixed the Parkwood is the ideal place to stay.

- Sarah (4/5): Basic - Mother and daughter stay. Very basic accommodation. Cobwebs/ very dusty. The whole hotel needs a refurb. The door to room doesn’t fit the stencil properly: bathroom needs a revamp. Flooring torn Beds are clean: Noisy in basement room as breakfasts are serviced next door from 7.30. So you are woken with that Breakfast lovely. Ladies in the breakfast room lovely: happy and chatty
- kayreneg2023 (6/5): Moderate to pleasant stay - We stayed at this boutique style hotel at the weekend, I have to say what a fantastic location. We were initially greeted by a lovely Welsh lady, which was great for us as we’re welsh so that went down well. I will say the place is very dated & in need of a lot of modernisation, but saying that, the breakfast was wholesome, tasty & very plentiful. The beds were comfy and we had a pleasant stay here

Size very good for London Included in room was towels, toiletries, tea tray, hairdryer, heater, fan, fridge, safe, TV. Breakfast was buffet. Staff very friendly and helpful. On checking out you can leave cases to collected later.

- Alison (8/5): - Great location, 2 mins walk from Hyde Park. The room was clean and comfortable however one of the reasons i booked was that it was listed as being soundproof. The window was not double glazed so i could hear traffic all night, and i could easily hear the people talking in the next room, so I don't believe it is soundproofed. I would happily stay here again though. It felt safe (front door is kept locked and you get a key) qnd the staff were vwry friendly. Free wifi too, although I didnt use this.
- jessgrey (8/5): Good stay - We came here mid week, for two nights. The location is perfect literally 2 minutes away from Marble Arch station. The staff were amazing & friendly so welcoming. Our room was 12A it was clean and tidy, shower was very hot and powerful but very noisy. The bed was very uncomfortable me and my husband didn’t sleep the two nights we stayed. The breakfast was very nice tasty and filling. You can get full English, yoghurt , fruit. Fresh toast is brought to the table. Yes it was dated but still clean and tidy, it could do with a makeover, this place has so much potential.
- Explore698001tommi (10/5): Truly great find - what a fabulous find, right in the heart of London. We were Checked in by Ronnie what a lovely gentleman he is. Gail (the owner) was charming and was very knowledgeable about what to see and do to make the most of our visit going out of her way to ensure our stay perfect. We can't thank her enough. Breakfast was a feast so much on offer and with a picky wife, it was a blessing. The breakfast staff were very accommodating. The room itself was clean and had everything we needed. This hotel should be the benchmark in hospitality that others should aspire to. Thank you Gail and staff for a wonderful stay and we will return for a Christmas break. Best wishes the Bartholomews.
- Braindamagedbaron (8/5): Parkwood B&B fills the gap - Bog standard London B&B at an affordable rate. It really isn't much to write home about but does the job to an acceptable level. The staff went out of their way to make us welcome and accommodate our needs regarding the room. It was absolutely fine without being remotely spectacular.
- eespnt (4/5): Will not come back. - The location is perfect and the breakfast is good. That’s the only thing good about this place. It’s very old and dirty, the young man at the reception look like he’s done with everything in life, there is no lift, the bathroom was dirty and the shower wasn’t even working properly. I found at least 3 bugs in my room and there was stain on the wall. We paid approximately 1200£ for 3 nights. It’s literally a robbery at this stage.

Very close to alot of sightseeing, bus line and subway, retail, grocery store and Hyde Park. Breakfast was good too!

The shower needs a little refreshment, but very clean. Oxford street is 5 minutes and the Marble arch station I recommend and I'll come back:)

The breakfast was absolutely delicious, traditional, English breakfast, made more special by the two wonderful women serving and cooking a delicious food. We have found our new home in London.

The room had everything you need for an overnight stay and the bed was very comfortable. It would have been nice to have vegetarian bacon and sausages on offer. Overall a great stay, thankyou!

There were many small, simple things that could be done to make the place so much nicer, such as our light over the bathroom sink was missing the bulb, the headboard covered the light switch making it impossible to use, and the decor was the strangest mix of I don’t know what, not a straight picture in the place, etc. Has potential but needs attention to be all it could be.

The negative, the noise I can hear everything from the room next door. The bathroom needs to be up upgraded, The water pressure coming out of the shower was very low, to get hot water you had to leave the water running for a while. My opinion Is a good hotel for one night.
- John (4/5): - I was looking for a low-cost hotel in this area for an overnight business stay: akk I need is a clean room, a comfortable bed, wifi, tea/coffee facilities and a bathroom. The Parkwood apparently fit the bill. However, the shower was cold, the fan did not work, half the bathroom lights were out and in the room the electric heater was falling off the wall. The property needs a serious make-over. However, the staff were friendly and the breakfast adequate, and the double bed was comfortable for one.
- Andrew (6/5): Good area for Middle Eastern food - Located just off Marble Arch, the area is conveniently located for Oxford St and Hyde Park. The area is also abundant for Middle Eastern restaurants. The hotel is perfectly functional. Rooms are a reasonable size, and the bathroom (walk-in shower) wasn't too cramped. (Worth a check because it looked like some rooms weren't ensuite). However, everything is very tired looking and repair jobs have been done on the cheap, which makes the place look somewhat rough. Check-in was smooth, though I was surprised to be called at about 5pm to be asked when I was planning on arriving (very politely). If I had a real grumble, it would be the creaky floorboard, which means you hear everything from the room above, and you become very conscious that you are doing the same. I didn't have breakfast. I was there for work, and it was fine for that, but it ihotels not a location for a romantic escape. The hotel is not disability friendly, stairs into the hotel, and has no lift.

- Diane (8/5): Recommended for short stay in convenient location - Convenient one night stay near Hyde Park and Paddington. Friendly and accommodating staff, able to leave our luggage and head off. Room basic but clean and fine with small ensuite and tea and coffee facilities. Included breakfast was very good with wide choice. Underground and shops just short walk away. Small issue with our TV but otherwise would definitely recommend.

- Karen (6/5): Pay a little more and avoid this place - The best part about this stay was the location. Perfect for Hyde park, which is what we wanted. The price was reasonable but you really do get what you pay for as the room was really poorly maintained, the communal areas had a horrible smell, the beds were comfy but there were stains on the throw and throw pillows which had all seen better days and need to be thrown immediately!! It was just about doable for an overnight stay, would I return? Sadly not. I can appreciate budget accommodation but this needs a lot of love and maintenance and repairs. It’s like the hotel that time forgot! Budget should still mean clean. Also message for owners.. the tap in bedroom sink area is wrong way round and needs sorting for safety urgently!!

- Paul (6/5): Second stay at this hotel - Host Shelia was very accomodating to give us a quick orientation to London attractions and eating places. This old hotel could use some reconditioning. The chief asset of this place is its fine location near the Marble Arch. This provides an easy landmark and quick access to the HopOn and HopOff buses. Our stay was good. The full breakfast gets you off to a great start for a fair price.

If you're looking for pristine and new, this is not your place. If you're looking for a place steeped in history with amazing English breakfasts and friendly staff, then Parkwood is your place!

- Kevin (8/5): Superb location but older hotel. - Parkwood is notable for its location. It is a block from Hyde Park, from bus services and 2 blocks from the subway. Everything downtown London was right there. We were able to walk to most places we wanted to visit. The building and conditions is older and definitely needs upgrading. Our room was small but comfortable enough. What amazed us was how quiet it was for where we were. We also had to walk up 4 long and often narrow flights of stairs not easy to do with heavy luggage. We were carrying carryon luggage so you definitely don’t want to do this with big luggage. Staff were very friendly and helpful and allowed to keep luggage while we toured. The breakfast was surprisingly good and plentiful. Staff, location and breakfast bring the value of this hotel up quite a bit. Without it, it would have made the hotel a bit tough.

- juila (10/5): - I stay here every time I come to London. It's not fancy, but has everything you need. Breakfast is good and included, the staff are nice. I would like to see recycling facilities and perhaps access to a fridge. Some rooms have fridges. The fire escape is a nice place to sit and have tea - which is provided in the room. It's an old building, so water pressure is pretty bad. Lots of hot water though not much cold (rarely relevant in London though). Good value as London is VERY expensive.
- Timothy (6/5): Ok Guest House in London - The location of this hotel is great...near public transportation and in walking distance to a lot of restaurants, etc. The hotel is more like a boarding or guest house rather than a hotel. The building is is "ok" condition, it is cramped and aging. We were located on the top floor, and there is not elevator, so we had to walk up four flights of stairs with luggage. It is definitely cheaper than most other options in London, but the price reflects what you receive.

The owner arranged someone to be there to check us in. That’s very nice of them. The flip side after we checked in was, the building is an old building with no lift and our room was on the fourth floor! We had 4 huge and heavy luggage, 1 cabin luggage, 1 huge paper bag of things & 4 backpacks! Luckily the men were able to manage.. The room we booked had an attached bathroom. It’s clean. The flip side is there is no place to place our toiletries while we shower. Had to leave everything at the sink that was beside the shower. Every time I wanted to take something, I have to open the door of the shower to get it. As for the water... you can turn it on to the biggest. But the amount of water that’s comin out is only that minimal. Overall in terms of cleanliness and comfort... I would give this place a thumbs up..

My room was of ample size and comfort, but the carpeting was in rough shape. The location is great! easy walk to the Marble Arch, Hyde Park, restaurants and shopping. I would stay here again. It's reasonably priced for the location, has charm, but is not super clean or deluxe.

There isn't a lift and the hotel covers 4 floors, but is nice and quiet, and the staff are all very careful and friendly. A good hotel.

Good location, at the top of Oxford Street. For the price I paid, I thought it a was a bit pricey for its size and its facalities.
