- Waincey (9/5): - The location was great! Loved the garden in front of the apartment! The dehumidifier helped with the temperature a lot! There was some miscommunication with meeting to pick up the keys as the aliguana kicked us off early due to boat issues. That was resolved after a phone call with Lucia.

- Bernard (1/5): Très déçu de notre séjour dans cet établissement et que je ne recommande pas du tout ! - En fait nous n'avons rien aimé dans cet établissement, cuisine très sale et ustensiles de cuisine obsolètes.
Quand à la salle de bain il est impossible de prendre une douche normalement car impossible d'avoir une température d'eau constante, elle passe de l'état glacial à l'état bouillante sans cesse malgré tous less réglages du mitigeur effectués.
Dans le salon il y a un canapé lit ou c'est impossible de s'assoir sans ressentir le goût désagréable des poussières accumulées à l'intérieur du tissu et être pris à la gorge tellement c'est poussiéreux et d'ailleurs on ressent que la pièce entière est remplie de poussières (cadres, tv, et résidus de plafonnage en dessous des fenêtres, rideaux très sales).
Aucune fenêtre dans la chambre pour aérer où nous avons dû dormir avec les mêmes drapes pendant notre séjour de 5 jours et de même pour les serviettes de bain qui n'étaient pas changées et que nous avons dû utilisées pendant notre séjour. Nous n'avons pas apprécié du tout ce logement qui est très cher pour le service et la qualité ainsi que la propreté du logement.
Le monsieur qui nous a accueilli et conduit au logement était très désagréable.

- Macri (5/5): Das war mal nix - Die Lage Die Einrichtung ist total veraltet und fast alles kaputt. Küchenschrank, Sofa, Schubläden usw.
Der Besitzer war bemüht(wegen der Ameisen) aber leider hat das nicht viel gebracht. Da müsste eine Grunderneuerung stattfinden.
Der Garten war auch nicht gepfkegt. Ich habe much voll auf die guten Bewertungen verlassen und wurde entäuscht. Schade

Maison agréable avec jardin intérieur calme. Hôtes charmants et personnes pour contacts et organisation efficaces Equipements de cuisine et plus de facilités pour le ménage.
- MengChiara (7/5): Buono ma migliorabile. - La struttura è in una posizione strategica ed ha molto potenziale. Zona tranquilla e vicina alle principali attrazioni. Presenta spazi giusti e ben disposti, è fornita di accessori per cucinare come microonde, bollitore, moka, piatti e bicchieri, phon, asciugamani. Oltre al letto, c'è un divano letto che abbiamo utilizzato molto. Avendo una bimba piccola (2a), la comodità dell'appartamento ci mette a nostro agio e rispetta i nostri bisogni. Purtroppo però la struttura necessita di una pulizia profonda e di alcune manutenzioni (maniglie porte, cucina, prese corrente che si staccano). Inoltre abbiamo avuto un problema con le formiche che avevano infestato zona cucina e pavimento (trovate già all'arrivo) e con il vicino del piano sopra, che capisco l'anzianità, ma ha tenuto sempre la TV a tutto volume. L'esterno molto bello peccato sia poco utilizzabile perché molto trascurato. Il costo secondo me non è in linea con quello che viene offerto.

- Jaymarie (4/5): BAD - Location and the shower’s hot water was the only thing good this apartment has. Besides that not much Check in: Before getting to Venice I texted Mario who would hand off the keys that I would arrive walking via the bridges both through text and call. He disregarded my comments and continuously pushed for us to arrive via boat (which we didn’t do). Once we got to Venice, my family stayed behind in a plaza while I went to get the key from him and he was disappointed (I speak Spanish so could clearly understand Mario complaining in Italian) and scolded me for walking and not taking the boat. Im assuming due to the language barrier, he failed to understand me and was then mad that I arrived by myself to look for the key and unaccompanied from my family. Also, all other stays in Italy I have payed the tax at the end, except this one. Mario stayed around until we gave him the 48€ for the 3 night stay.
First impression: Dusty and smelled bad, even had an air purifier running. We all got allergies once we stepped inside the apartment.
The pictures are not of the apartment being rented they are of the house which is separated by a door and lived in by other people. We found out after opening the door and finding there were people watching tv loudly upstairs. Only one of the pictures is of the apartment that was made available to us. Really disappointed as the space was really small and we had been misled by the pictures shown in Booking. Also, most of the towels smelled like cigarette. Will not recommend or return.

- Ezgi (7/5): - The hosts were very friendly and very easy to contact. We had a problem with the heating, but the hosts did their best to help us. They provided a temporary heater until the main heating unit was fixed. Unfortunately, it took two days to get it fixed, so the apartment was colder than normal. The place is right at the heart of Venice and despite being in the centre, it is very quiet. The garden looks amazing for a summer stay (our stay was in December). The biggest issue was the cleanliness. Bedsheets and towels were clean, but the apartment itself, including the kitchen and bathroom was not in very good condition. I strongly suggest our hosts to better maintain the apartment, because it is a very nice stay otherwise. The price was higher than EU average, but it is standard for Venice.
- Geale (8/5): Loved Venice and all It had to offer. We found a pizza place with the best wine ..visited often - We loved that the property had a lovely garden space. The room was cosy and had character. The location was great. They provided a booklet which suggested restaurants, laundry and popular activities. We dined at one of the suggested restaurants and it was outstanding. Gotta say I think I’m an Italian wine convert and I rarely drink wine…it was New Year’s Day though. As someone who hasn’t travelled this far north for about 30 years I needed clearer instructions such as when you hop off the train, follow everyone until you see the ferry boats. Find the ticket booths close by and buy a ticket one way 9.50 euro each then go to the boat that takes you to S Angelo, not San Tangelo which is where we came unstuck. I was waiting to find SAN Tangelo but the stop was S Angelo fyi. It was a gauntlet but if the instructions were as per above, very easy as the guide who met us said…The random fire crackers being let off in the square before midnight scared my daughter and I (sounded like gunshots) on NYE but the main fireworks were great.

Se puede apreciar el paso de las góndolas desde la ventana. La vaporetto está a 3 minutos andando (S. Angelo). Tiene una terraza preciosa de la que no pudimos hacer uso por el frío. La cama de la habitación no era lo más cómodo y era antiguo pero pudimos descansar.

Would be nice to have flyscreens on windows so could have windows open (too many mozzies).

Facile d'accès, canal au pied du bâtiment, petit jardin. Le bémol c'est sur le canapé lit inconfortable (3 adultes + 1 grande ado), les lampes électriques pas forcément fonctionnelles.

- Artem (5/5): Not recommend - Apartment is on a ground floor, what may be important if a senior is traveling. Beds, pillows and bedclothes are really bad. Location mark on Booking differs from real location. Apartment area is smaller than 45sq.m. Host was unsupportive, doesnt speak english.

- George (4/5): disaster - the appart was not the same that I viewed in you preview. too many moscitos. we had to pay extra for the towels (which were not clean). they pretended that we stay with one towel the whole week. the suposed clean towels were smelly. no dish wishing likuid. very smelly inside as you open the door. very unclean old furniture the polition of the appartment

Host arranged for a friend to meet us at the bus terminal to walk us the short distance to the apartment to ensure we could locate. Lovely entrance and shared garden. As it is an older apartment in Venice, the facilities are a little older. One recommendation would be to replace the bathroom products and upgrade the blankets for the sofa bed, but other than that we had a great stay and was as expected for Venice.

- Deborah (10/5): Our garden suite was the perfect peaceful sanctuary just 8 minutes' walk from busy San Marco Square. - We had a small mixup in getting to the property I think because I had switched sim cards and had forgotten to give them my European number. Consequently, when they contacted me on our arrival day, they didn't get through. This led to them thinking we weren't coming and our suite wasn't ready when we did arrive. However, we did manage to contact them when we reached our vaporetto stop and got directions to the property. (5 min walk). We sorted out the confusion and while we waited in the garden relaxing on the garden swing, the owners quickly prepped our suite. The housekeeper came the next day to do a proper cleaning. Everything went very well after that and we really appreciated how kind and gracious the owners were. Nothing, we loved it all :)

Finding our way to the apartment was a little difficult because using various map apps doesn’t get you to the exact location. But the host met us in a central location to escape us to the apartment. Just didn’t speak English but once we started using translation app we were able to communicate.
- Evija (7/5): Great location, friendly hosts and pleasant stay in San Marco garden House - We were welcomed by the friend of the hosts, who guided us to the apartment, explained everything and gave us the keys.The location of the apartment is excellent, you can easily reach all the main attractions, the supermarket is very close.
The apartment is located in small street - Calle Caotorta and when opening the front door, you can see the inner garden, which is very nice. The apartment is located on the 2nd floor, on the 1st floor is like a lobby with books, maps, brochures, etc. As you can imagine, the apartment is quite old, but it has it's charm, everything was clean and comfortable. And the best part is when opening the windows you can see the gondolas passing by.
The hostess came to personally welcome us, gave us some tips and was were friendly. The hosts also have a very friendly little doggy and they live next, so if you have any problems, you can easily reach them.
I would say the the best things about San Marco garden house are - location, inner garden and the view. Would suggest to add more plain blankets or sheets (you have woolen blankets in the closet, but it's not very nice to sleep with them with out a plain sheet/blanket under them, because the wool is biting). The tricky part is when taking the shower is to get the hot water, because its either cold or very hot and in order to get the right temperature, you have to try a little.
More like a suggestion - it would have been useful if we had a broom, etc., in order to tidy up a bit of ourselves.

Nostalgia for times long gone....Timelessness...!!! I personally liked the apartments, despite some inconveniences. We had rented two apartments in this house. The owners are beautiful, kind and dignified people!!! Bow!!! Dear Giuzi and Alberto, thank you for your peace of mind and genuine happiness !!! One apartment is on the first floor and has a canal view. The other is on the ground floor and has french doors to the courtyard. These are two completely different apartments. It depends on who is looking for what... It is good to arrange the exact apartment with the landlords before renting. Both offer a 4-person option, but I don't think it's a good fit. It's perfect for two. Typical authentic Venetian apartments, with a lot of history. They are fully equipped for whatever you decide to do! The location is good for people who know Venice. Close to Piazza San Marco, Accademia Bridge and Rialto Bridge. The house is 47 meters from Piazza San Angelo. The yard is nice and secluded. Thanks again to our dear landlords! Our family spent an unforgettable Easter in Venice!!! Your lovely house became part of our unforgettable family history!!! Thanks! Be safe and sound!!! Peace and love!!! I have been a booking customer for many years and want to be loyal to you and your customers. That's why I leave this one remark: Perfect bathroom, with a disgusting stream of water: either cold, or boiling, or non-existent. It is not pleasant for anyone, especially for 4 people in one bathroom. (apartment 1st floor) There is water, but in a narrow shower-cabin that gets clogged, the water does not drain (apartment ground floor). With all due respect, but it is in need of repair.
- Kylee (4/5): The location was great, and this could be a lovely budget accommodation, but needs maintenance - Location was great, needs lots of maintenance Peeling paint on ceiling above fell on us of a night, toilet ran continuously, shower didn’t drain very well, smelt very old and musty, person was there at 9:50 to ensure we were out by 10, which felt intrusive.

- Caroline (3/5): Very disappointing - Great location near Sant Angelo square, but otherwise, the worst place we stayed in our entire time in Italy. Avoid at all costs. The whole apartment smelled of damp, and the entrance hallway had an overpowering smell of old cigarette smoke. Paint was peeling off the walls, the bedding and towels were stained, and the shower didn't drain properly. The pull-out bed in the living room was absolutely disgusting and very uncomfortable. The kettle had not been descaled in a long time. The radiators were dusty and there was years' worth of dust and mildew behind the headboard in the bedroom (thankfully, the owners arranged to have the bedroom cleaned). This was such a disappointing property that we only lasted 2 nights and had to find alternative accommodation for the rest of the week. This is not a bad apartment, but it needs some investment and regular maintenance to make it livable.

- Eva (9/5): Superb - The location was superb - in the very centre of Venice. The apartment was on the second floor (also there was a small inner courtyard), with a view to the gondolas passing by. The main attractions were all a walking distance or super easy to reach with the vaporetto. All in all it was a comfortable stay.

- Leanne (10/5): Made Venice feel like home! - Coretta was such a sweetie! She brought us new towels and was there to answer all our questions and help translate. She made it feel like home :-) The owner was nice and very accommodating and sent a technician right away when we had some issues with the bathroom. The technician also was very quick and friendly. The staff and the courtyard was my favorite part so beautiful and comfortable to drink your coffee in the morning and have candlelight for dinner at night and a late glass of wine in. The location is also unbeatable just outside of all the hustle bustle of San Marco and quiet enough to hear the birds in the courtyards. I thank the owner, Coretta and the technician for making this stay so comfortable and so friendly. Mario! What a grouch! I'd really rather a map and the exact address of the apartment to find myself because when I had trouble finding it the second time by myself (even though he didn't know the street name) he got so angry with me when he had to return. It was also really inconvenient to have to go to a bank right after a very long journey so I could give him 35 Euros cash for showing us the way to the apartment. He got very angry at me for losing my way and asking him for help and stormed off and told me that 'he was finished with me', not a very warm greeting to give your guests when they first arrive. He was my least favorite experience even the mosquitoes were nicer.

- Soraya (8/5): Pleasent place to stay. - I would like to say we enjoy our stay in the apartment and enjoy de vie, looking down the gondolas pase We felt very let down as we understood that there would be a TV in the apartment but NO TV. That is the only disapointment about the place.

- Vedam (5/5): Those who wants to stay in Venice , it is okay kind of place . - It was okay , there was one guy contacted us and gave the directions to reach the Boat Station ( Saint Angelo), from there he took us by walk to the property . It was quite close to St Marks Basilica church and many places .. we enjoyed the stay there The guy who took us from the boat station to property collected 32 euros from us ( as we are 4 people going to stay 2 nights there ), claimed that is tax or something like that :-(. Anyways in Venice everything is expensive comparatively rest of the Italy.
The Garden was quite good but there are lot of insects , mosquitos, My two kids got some allergy due to these . The overall stay was good . For some reason the bed clothing was not good . The door handle got broken on the first day when we go there , of course the owner came and fixed it but once again it broke next day , However the property is bit secured one , so we did not much worry about the security aspect despite the door handle is broken.
It was bit smelly when we enter every time to the property but after a while seem we get adjusted to that smell :-) , but we could not figure out what it was .

The appartment is wonderful (but I think that not everyone will like it, cause it`s like museum). And it is really close to San Marko square - about 5 minutes walking. We had some problems with hot water cuase of gas-boiler. It made some difficults for washing and taking bath.

Opera singers practicing can be heard from the open windows 😃 & gondolas going by. Apt decor like a museum. A great stay Had to re-start the water heater a few times over 3day stay
- Mira (10/5): Exceptional - We were met and escorted to the apartment, the apartment was heated in February, there was hot water, there were dishes, there were warm duvets and in general there was everything that we needed. The owners are very nice, the location is excellent, the supermarket is nearby. yes, the apartment is old, like all of Venice. we all really enjoyed it! Thanks a lot ! the location of the apartment is not quite correctly shown on the booking map, the apartment is located on campo San Angelo,but for us it was only better - closer to the supermarket and 5 minutes walk from the Academy bridge

Improtant information for those who come for night dances/party please consider
that owner is living in neighbor appartment on the same floor. So this acconodation is rather for families I would say.
Appartment:
Very old fashioned. Kitchen has everything needed, little fridge is present.
Bedroom is conpletely ok.
A good sight from windows into small garden and also beautiful garden in the yard.
There was some issue with heating, was resolved very quickly by owner.
Location:
Is quiet and good. Considering how central Venice is small, you can reach
from this appartment any famous places in 10-15 minutes
- Sheryl (7/5): Good location but rough sleep - The place was really well located and you can tell is it really venetian traditional styled. We stayed inside a house actually, so the owner slept in the room next door which was handy when we needed to ask something. The sofa bed is extremely uncomfortable so if you are travelling 3+ like us I would reccommend rethinking or getting really to have some rough sleep.
The walls are really thin so you can ever hear the neighbours cough haha.

- Elaine (4/5): Disappointing - The location was good. We goggled the address, but it did not lead us to the property. After some help from the locals, we helped us to phone the owner who then sent someone to collect us from a nearby square. The front door of the property was not marked with the property's name, so even if we had found it we would not have known that it was San Marco Garden House.
- Katie (8/5): Quaint, traditional apartment. - The location was excellent, right on a canal and centrally located to transportation and a few shops. The apartment was quiet at night, the garden courtyard is lovely. The AC worked. Perfect if you don't plan to spend much time in your hotel. The host was very responsive to my texts, and proved extra towels within hours of my request. The bathroom could be updated, especially the shower. It was difficult to help my young children bathe. Some areas of the parquet flooring needed to be repaired in the main living area.

- Marjo (9/5): Superb - The location was excellent! Very center of everything and at the same time really quiet street. Nice breakfast places near by to choose from. The courtyard garden was perfect! The apartment itself was very authentic Venetian style and just perfect for a short city break.
