- Martina (6/5): Disappointing - They have a reception We chose it for the view but were disappointed by the rooms we were given. Considering we booked 2 of the 3 rooms with San Marco view we expected to get the best ones, instead we got the ones with side view
The location is very noisy, I would not recommend it if not for the view

- Michael (7/5): Great location, beautiful Venetian decor, not as comfortable as the previous time I stayed here. - Location was great Water wasn’t very hot in the shower or sink. Mattress was ok, but really old. Air conditioning didn’t seem to work. We should have mentioned it before the last day. Mosquitos ate us up when we opened the windows. When I mentioned it at check out she showed me mosquito traps they had.

- Gerda (5/5): Recht schön wenn man ein gutes Zimmer mit Aussicht bekommt, aber zu teuer, Preis/Leistung passt nicht - Lage am Markusplatz, gutes Frühstück in einem Hotel in der Nähe Wir hatten das Hotel gebucht, wegen der Aussicht auf den Dogenpalast und der Fotos der Zimmer.Leider sind doch nicht alle Zimmer mit Aussicht, schade. Das Waschbecken im Bad war undicht, also Überschwemmung beim waschen. Ausserdem wurde uns die doppelte Citymaut verrechnet als am nächsten Tag in einem anderen Hotel.

Clean and quality toiletries, towels bedding. The room heat /cooling system didnt cool the room, just got hotter even set to 17 degrees.
No sound proof windows do you hear all the street noise and the tower bells till midnight & 1am chime then again at 7am.

- Anuska (10/5): Great location and luxurious stay. - Bellevue Luxury Rooms - San Marco Luxury was at a great location. It is on San Marco Square. The room was great size with a sizeable bathroom. Even though we were on the Square with the shutters and windows closed we did not hear the bells during the night. Nothing. Everting was perfect and beyond expectation.

- Michael (8/5): - Absolutely beautifully appointed rooms with a fabulous view! The only thing I would recommend to fellow travellers is making sure your room card is inserted into the wall slot and you have some patience before needing any water in the bathroom. Each time we needed to jiggle the card many times before we got water in the sink or shower. However, I like the concept. It means that no one’s ever left the room with the tap running. The breakfast room at another location had lots of options just bad coffee. All of the front desk staff were polite and cleaning staff honoured our do not disturb card on the door as we only stayed two nights and spent some time sorting our suitcases. We also made the most out of our short visit in Venice this hotel is located in the absolute best area.

Although not an issue it would have been right to advise on the website thatbyiu need to go to another hotel for breakfast.
Finally despite the hotel website, expedia and an email ftom the hotel via Expedia stating that checkin was at 2pm, the lady at checkin twas adamant that all of these are incorrect and checkin is 3pm accordingly to her only. She did not even tryvto empathise or offer an apology. My rating would have been higher if not for her abrupt and unfriendly manner.

The staff were very helpful with recommendations and spoke English. The room is comfortable and has quality amenities.
Breakfast was in another location but very appropriate.
Included a visit to Murano that I was not aware, did not go as I had already planned my visit.
Gondola station in small canal few meters away.

They also close the breakfast earlier then stated and told us the coffee is the same in the room so we should just use the room coffee. I dont know how we lucked out getting this balcony overlooking the square but I will never stay at another hotel in Venice again. This is my new fav!
- Emil (10/5): - This amazingly understated (from the entrance) set of apartments could not have been more pleasing. Wood panelled rooms, marble bathroom and silk wall panels all set to impress. And only 15 seconds (yes seconds) walk from Piazzo San Marco.
We could not recommend it any stronger to anyone looking to stay over in Venice for a few days.
Breakfast was served at a nearby sister hotel just 2 minutes around the corner.
Try it, you will not be disappointed.

A hidden gem of a small boutique hotel, our deluxe double room provided a view of St. Mark's Square, St. Mark's Basilica, and St. Mark's Campanile. I loved how centrally located we were. I loved the rich, dark wood and overall look and feel of this room furnished with 18th century furniture and fabrics......it made us feel like we stepped back in time! Our twin beds were comfortable, the marble bathroom was spacious and clean. It was easy getting to and from the train station via vaporetto (stop 5.2). Our booking didn't include breakfast but there were plenty of options nearby, including Caffe Florian and plenty of pastry shops and places that serve breakfast.
Note: The front door is finicky in terms of opening even with the key (or being buzzed in), but after the first couple of tries, I mastered opening it. Also, while the tub is great if you like to soak in a tub, if you only need to shower, it can be challenging to step into and out of the tub due to its very tall sides. Fortunately, I'm still agile enough that it wasn't an issue, but it most likely will be once I'm over 70. Also, the WiFi was weak.

- William (8/5): - Loved the location, the room, everything worked well. The only thing was the concierge suggested we needed a water taxi to get to the airport. This cost was $200. Imagine my surprise when a water bus arrived from the same location and we looked at the fare which was 36 euros for 2 people. Wish she would have suggested the water bus.

- Raelyn (10/5): - Mind absolutely blown by this room!! It was like walking into Downton Abby or a James Bond movie. In other words it was so gorgeous I couldn’t believe we were sleeping in it! We opened our balcony doors and there was St. Mark’s square. We could hear the caffe orchestras from our balcony. The staff was very friendly and helped arrange a glass blowing tour, water taxi included, in Murano. This is a must stay place for us whenever we go to Venice now!

Never had worse reception or service ever from - The location is great if you want to be right in the middle of San Marco Square. The reception was terrible!! The entire stay. Very rude, office not open when they state it would be. Workers from there other property come over once you ring them up and they finally answer. I would not stay here again because of the terrible rude attitude and behavior of the employees.

- Francis (10/5): Sorry we only had time to stay 2 nights - The property was in grand style. Highly polished marble throughout. Full two room bath w soaking tub. What wasn’t marble was beautiful wood Fireplace with mantle. High ceilings. Location Location. Right in St Marco Square. Additional breakfast E$10 was a 2 block walk to a sister hotel made it even better. There were No dislikes. Only note that you see the hotel in the square but it took asking to find the entrance on a side alley.

While it’s a small boutique hotel, it has a charming, vintage style that feels very welcoming. The staff accommodated every request we had, making our stay even more enjoyable. Although we initially did not book breakfast, we decided to add it for $10 per person, which proved to be excellent value. The breakfast, served just a short walk from the hotel, was delicious and offered a wonderful view of the Venice Canals. Overall, a delightful stay in a beautiful… There was not one thing I did not like

- Peter (2/5): Very Disappointing Experience - We have stayed in this small boutique hotel before, in an excellent location in the corner of St. Mark's Square beside the Basilica. The sense of history, standard of decoration and comfort is excellent. Unfortunately, after one night, due to an apparent potential gas leak in the Bellevue Luxury Rooms building, we were moved to the Torre Dell’ Orologio, owned by the same San Marco Hotel Group, what they call a building of suites, but is a number of self-catering apartments, close to the Bellevue Luxury Rooms but behind St Mark's Square. Despite our request, no other alternative was offered and after viewing 4 or 5 of the seemingly many vacant apartments, we opted for one that we considered inferior to our booked accommodation, despite the hotel staff's protestation to the contrary. On return to the UK we immediately complained to the Hotel Group's Head Office, corresponding in Italian. They offered 50% of our refund/compensation claim. After 2 months of emails with them and subsequently Booking.com, which in itself was not easy, a payment has been received, after it would seem that an 'administrative fee' has also been deducted. Overall experience very unsatisfactory!
- Sash (6/5): Was average - The location No towels were given. We had to ask for towels. The coffee machine was not working and was not attended to even though I notified them. They only give 1 bottle of water and 2 pods of coffee. For a 4 star I would have expected at least a proper coffee mug.

Breakfast included at a nearby location (2 minute walk).
No lift access so heavy cases need to be lifted up stairs, however we were offered help with our luggage to our room which was great.

My only complain is that it seemed like online that there would be a terrace for us to go to get breakfast each morning. In reality it seems no such terrace exists, and breakfast is served at one of their sister properties nearby.
