- Tara (4/5): Disappointed - Oak trees Near the freeway, construction on property at 8am woke up to jackhammer directly under our room. Twin bed was a rollaway that was placed outside our door , came without sheets or pillow case, it did come with a stained mattress pad and stains on pillow cover. Bathroom sink clogged. Mattress on the king bed was uncomfortable. Decided to not stay for our reserved second night.

There was nowhere comfortable to sit in the room. The mattress on the bed probably is nearing the end of its life. Our room was on the third floor and I did expect some stairs but there were quite a few to get up to the top of the house. The final flights were narrow and bringing luggage up took a lot of effort.

- Teresa (10/5): Quaint & charming, super clean and comfortable - I enjoyed the peaceful location surrounded by trees on a secluded hill. I loved that the property was very immaculate and tastefully decorated. It felt like I was in Europe at an old world hotel. So many details were there even homemade cookies in the lounge. The bed was very comfortable and bedding felt like good quality fabric. I did not like the thin walls and the fact that I can hear every noise that everyone makes through the walls. I was not on the top floor and the people above me were stomping around. I could hear their footsteps at 5 AM. I even heard someone snoring through the walls. And also another person late at night talking. That’s the only thing that I did not enjoy about the stay.

- Mary Ann (8/5): Nice. Will choose to book this property again but only if the rate is low. - It's a very beautiful and cute inn. The cost was also low at this time of the year. The room itself was beautiful. The furniture looked antique. I had a nice balcony. But the one I like the most was the bath tub. Definitely will book this room again just for the bath tub. The room also came with a bath robe amenity. Although the self-checkin /check-out was really easy, I feel it de-personalized the experience of going to a B&B. Amenity-wise, no lotion and only plastic disposable cups. I don't know why they just didn't include a real coffee mug or glass in the room. No coffee in the room nor in other places at the inn either. They probably serve it during breakfast, but I checked out before breakfast was served. I think the breakfast is also extra in terms of cost. One can also hear the Metro train. It's not that loud, but just wanted to say that this property isn't that quiet because of the train.

I was close to the Rose Bowl Half Marathon, several coffee shops, and my friends who I came to visit. You can tell some aspects of the Inn are worn such as the sink drained very slowly. But honestly, it’s all part of the charm.

- patty (4/5): Beautiful spot but make certain you contact hotel directly to confirm you have the room you booked. - We really liked the location. The main house was lovely. Well decorated, very inviting. We were put in the outer back house with a view of a bush. It was a small cramped room, no water glasses, no coffee for the coffee pot. It was not the room with a balcony and a view that we had booked. When showing our Booking.com reservation to the manager we were told that room that we booked was not guaranteed and to get it, we needed to contact hotel directly after booking. And the hotel was full and this the best they could do. So buyer beware,

It’s on a hill top so you have to drive up a kind of steep one lane drive way and the parking lot is limited. I like the location of the facility and wish we had more time to enjoy it. Cons are it’s outdated, loud air conditioning and the toilet stopped flushing on our second night there, luckily my bf was able to fix the toilet. Staff was no where to be seen but when I called they responded right away which was nice.

A B&B means Bed AND Breakfast, The Stay was over $1300 for 7 nights that should include a breakfast. Other than that I enjoyed staying there and socializing with other guests and enjoyed the patio.

- Denise (6/5): Okay sleeping arrangements but don’t eat there! - The building is nice and room was clean. They nickel and dime you for everything. Staying at other B&Bs, they make a point to differentiate themselves by the little extras that make it stand out and homey. This place has various snacks (cookies, pretzels) or drinks with price tags. We booked through a third party website and didn’t read the fine print to see that breakfast was not included. So when we went for breakfast, we found out it was an additional $18 per person. We paid it for convenience but the food was terrible! Coffee and sweeteners were basic, fruit was past its prime, and we made the mistake of putting picante on our scrambled eggs. I didn’t think picante went bad but this made it inedible. Don’t eat there!

Poor communication at check in, neither coffee nor breakfast was ready at 7 daily, breakfast limited and slow. Happy hour snacks were mini pretzel packages. Our mattress was the old spring type that felt like a tsunami when you rolled over, but our friends had a nice foam mattress. Parking is a problem--not enough without blocking others. Rooms varied, some could use some updating. Porch is nice.
- Michael (3/5): Beware! Bait & Switch Rooms + Extra credit card charges - The B&B is in a beautiful old house with nice views of the hills. We booked Room 4 (Large corner room, balcony, multiple windows) six months in advance. When we arrived they tried to check us in to Room 6 (cramped attic room). When we insisted on Room 4, they said we were "lucky" because room 4 was not booked and they would allow us to stay there. They then charged $247 to our credit card for "switching rooms." We disputed the charge and they eventually backed down.

They also had bed sheets that irritated my skin. They didn’t have hot water when I went to take a shower in the morning. Office had miscommunication with cleaning lady and my room wasn’t ready till 4pm. They scratched off room 8 and gave me room 10. Office did not respond to my messages or email at all. TV remote wasn’t working well. Walls were thin enough to hear people whisper.

- William (2/5): do not go here! - WORST HOTEL EXPERIENCE EVER. Picked up key in "lobby" when we arrived and it was marked "B1." We looked around for a map or guide, but nothing. So we assumed "B" mean the second level of the house and went up to find Room 1 open and assumed it was ours (we had arrived when we said we would, so figured they had opened the room for us). But the key didn't work so not the right room? Looked around the house and yelled into the office for help. Nothing, so we called the number for the inn and they said they would send someone to help us. Guy came and said our room is "in the back" (that is, NOT in the house as advertised). He walked us down the driveway past all kinds of crap (see photos--our view going from our car to the room each time) to another building where they had converted some portion of what might have been a basement into a tiny room (400 sq. ft.). The guy asked our plans for the next day "because we're going to making noise upstairs doing some work." Sure enough a racket ensued the next day, hammering, etc. Next to our "room" was another of these converted spaces and because there is absolutely no soundproofing, we were subjected to the loud and clear sounds of the couple next door having sex. Then, we got the whole post-coital talk as well. There was no dresser or closet in the room, just a coat rack. One bar of soap to move from sink to shower. No kleenex. No cups. Not enough parking spaces, especially if you come back late at night. An f'ing ripoff.

My favorite part, though, was the deep soaking tub in the bathroom. Amazing. However, the guests staying above me arrived late and were clomping around in hard-soled shoes until midnight. The Inn made a big deal of "be considerate of other guests and keep noise down after 9 pm," but apparently, these people did not get the memo! Also, I woke to the smell of marijuana (6:30 am!) coming from somewhere in the hotel, even though signs were posted saying No Smoking indoors ($300 fine). Perhaps because no one is on-site after 6 pm, it's difficult to enforce the rules. Which is too bad, because otherwise, I really loved this place. If I ever do stay here again, I will be sure to book a room on the top floor!!!
- L6326HYchristinav (6/5): Overnight stay - The inn is nicely kept, plenty of seating in common areas. Room 10 had a comfortable bed and spacious bathroom. The reason for a 3: no one greets you on arrival, “happy hour” was 2 bottles of wine left on a sideboard and a few packages of ritz crackers with fake cheese. Breakfast was ok, nothing more than basic and inn keeper was a bit unorganized. Overall an okay experience but probably wouldn’t stay here again.

Compared to what was available, after the Eaton fire broke out, I'm grateful and appreciative to have found availability here and able to extend my stay 3 times until I could go back home. This place will be highly recommended to anyone coming to visit or just to get away. Very calming and relaxing. Thank you so much for everything. The prices. This stay was unexpected and therefore not budgeted.

- Janet (8/5): You will feel lucky when you find and book this charming property. - This is the Bed and Breakfast of the invisible host. Only at breakfast did I ever see a staff member. Everything else was done without the need of staff. It is a unique property, all rooms are beautifully furnished in a period-appropriate style (sort of Old Hollywood). My top-floor room had the biggest bath I have ever seen in a hotel, so that was a nice plus. The breakfast, and the room itself, is lovely and homey, with good fresh food served hot from the kitchen. The front living area where guests can sit at a desk, lounge around and visit is stunning and inviting. The front porch is gorgeous and with the surrounding landscaping and tree-covered hills, one feels quite private and insulated from fast-moving LA. The Arroyo is a haven of coziness and elegant country chic. Despite never really meeting the staff, it generally exudes a good, exclusive vibe. I could have used a little help with my suitcase to get to the top floor. Eventually, the maid took pity on me when I left. But when I arrived I had to lug it upstairs on my own.
- Morton (9/5): A little oasis in a busy city. - Breakfast was excellent, room with access to verandah was very quiet and peaceful. Owners, Staff and their story were amazing and super helpful. Room was very clean and the bed very comfortable. The driveway was tight for our vehicle, but we got the hang of it once we used it a couple of times. Would have liked coffee making facilities in the room or at least on our floor. Neither of these were overly bothersome though.

- Eileen (6/5): Short Pasadena weekend - Close to the Huntington Gardens We were quite disappointed by breakfast usually a highlight in a B&B. It was very ordinary, white English muffins, plain eggs or waffles. No real milk or juice. Yes the creamer cups and little jelly containers ( 1 flavor only) were in pretty bowls but nothing that we could not have had in an IHop! Arrival and departure was self serve. We had no contact with the owner other than by phone. Just not a very inviting, personnel atmosphere.

- 884lj (10/5): Home Away from Home - I have been going to Arroyo Vista Inn for nearly a decade. This is a home away from home where I have stayed and have brought family and friends, all of whom enjoyed their stays tremendously. As a resident of South Pasadena, there have been occasions where I've needed an escape from the intense heat, issues with my own residence or just a getaway from it all as I did last Sunday. I've stayed in many of the rooms, all with their charms and singularities but my current favourite is room number 4, Daybreak Terrace, because it has a gorgeous clawfoot tub. I spent a relaxing evening soaking and listening to the owl hooting outside my window and the quiet chant of critckets. I've been caretaking for a very ill relative so this one night escape left me feeling like I'd had a long weekend. The room has lovely details, a four poster bed and faces the mountainside and its greenery. I highly recommend Arroyo Vista for its welcoming rooms, spotlessly clean and comfortable spaces and old world (1910) charm with modern conveniences.

We left the room upon entering and found a lumpy soft bed The owner operator seemed bothered we rang the doorbell late afternoon 'didn't you get the email with the code?', pointed to a table in a foyer where our keys were, pointed up the stairs and disappeared behind a door stating 'employees only'. We came down and called the numbers on the door and screen and messaged through booking even though we could hear her talking in that adjacent 'employees only' room. It took the 3rd call to a service for her to come out and then she offered to switch out mattresses or offer another room. Between the bed, and lousy customer service and attitude (when I pointed this out she responded she had opened the door for us), I no longer wanted to stay here. I asked for a refund and she said yes if I went through messaging booking - 3 weeks later and I'm still waiting for a response even though we rebooked on booking with another place, and no refund.
- Wendy (10/5): The Arroyo Vista Inn was a very welcome & special treat near family offering safety & comfort. - The location was excellent as my son & his wife live only minutes away. Unfortunately we never got to eat at this lovely B&B but it smelled delicious! The evening wine selection was a nice bonus at the end of the day. Janice is a lovely host and is non-stop working to update this special place. While sitting out on our wonderful balcony in Room #1, she appeared with brand new outdoor cushions! Cookies and drinks are available for purchase on an honor system. The parking worked out fine and we were happy to see how popular the inn is on the weekend. I was referred to the Arroyo Vista Inn by family members who stayed a couple of nights about 2 years ago. The bathroom was very hot but...this I expect to be very unusual considering the wild week of heat we experienced.
