- Andrew (2/5): - Poor service, should never booked this place. No internet no good communication pictures are different than reality. Very small room
- Roman (6/5): Poor host but nice house and great locality - The place is near the main station Termini, so it's very well accessible. Close to another subway station and very well situated in general. First problem was 'hidden' tourist fee(3,5€/person/night),which was actually at the very last page of room information-maybe it's common in Hotels.com but I haven't experienced it nowhere yet via Booking or Agoda. If there's written total price including all fees and taxes I expect this as a final price. After this a little bit arguing(and paying her the extra tourist fee) she would never answer the phone again if anything needed! I even wrote a sorry message that I found it hidden in the description. There's no excuse for not answering the phone again. There's was no heating in the room, just a broken air-conditioning that couldn't heat anything so we we're feeling cold for the first night and wanted to ask for some extra blanket or something but she never answered. The maid of course didn't understand english so nothing happened with it. We were also told that we would receive a SMALL breakfast the other day. First breakfast wasn't bad with a cup of cappuccino, a glass of orange juice and 2 sweets.Good quality but not what I expected from Continental Breakfast, bui it was served practically to our bed. The second breakfast only consisted of a cup of coffee and just one sweet. Not enough.24 hours access is a plus and very private too. Not everything worked well in the bathroom but ok. Good but the behaviour of the host was unacceptable.

- Verified traveler (4/5): - Arrived at the hotel after 8pm to be told on the phone (after hours check in) that they were fully booked out and they had no reservation for us (even though we had a confirmation email from Expedia. We don’t know if this was a hotel error or an Expedia error but not great in a strange country, late at night and not able to speak the language. And certain no help forthcoming from the lady on the phone. Disappointing.

So not only did I get stranded in Rome on 9/26/2019, but here I am on 10/10/2019 and I am calling expedia 5:42am on hold for 10 minutes waiting to see why i have not received a credit. Not to mention i took insurance from them.

STAY AWAY FROM BOTH OF THEM OR SUFFER TIME LOSS. GOING TO CALL MY CREDIT CARD COMPANY AFTER THIS IF NOT RESOLVED. 28 TRIPS WITH THEM AND NOT THEY TREAT ME THIS WAY. NOT GOING TO LOSE THEM MONEY, NOTHING I CAN DO ABOUT THE TIME, BUT GOING TO SPREAD THE WORD!!!!
- Verified traveler (2/5): - Vi racconto la mia vicenda: prenotata la stanza il giorno prima attraverso Expedia mi faccio trovare davanti l’hotel alle 22:30 e trovo tutto chiuso. Contatto i numeri di telefono appesi sul portone ( pensavo di essere in ritardo per il check in ma sul sito comunque metteva fino le 23:00) e dopo svariate telefonate a vuoto parlo con la responsabile che mi dice che l’hotel è Full, ovvero che non ci sono stanze libere e che mi richiama per trovare una sistemazione. Rimango in mezzo alla strada con valigia e quant’altro per circa 10 minuti prima di ricevere una telefonata, durante la quale mi viene detto di essere stato risistemato in un altro albergo a circa 20 minuti a piedi. Ok, se l’alternativa è dormire per strada accetto, mi reco in questo nuovo albergo dove mi viene consegnata una stanza con letto singolo ( io avevo pagato per una doppia), dire che era piccola è un eufemismo e dire che sia stata pulita altrettanto... tra l’altro molto distante dalla sede del congresso a cui dovevo partecipare per lavoro ( la scelta del primo albergo era prevalentemente dovuta alla vicinanza al luogo di lavoro). Nei giorni successivi (4 per l’esattezza), uscendo alle 8 e rientrando alle 20 non ho mai trovato nessuno in reception per discutere personalmente, e pertanto non ho nemmeno effettuato il check in in quanto la prima sera mi è stata data solo la chiave della stanza e basta. L’ultimo giorno parlo al telefono con una responsabile che mi dice che mi avrebbe rimborsato, secondo voi?
- Davide (4/5): - Unica nota positiva la posizione, quartiere Monti, per il resto: servizio portineria "a chiamata" un po scomodo, camera piccolissima, le camere e la struttura sono in condizioni di manutenzione veramente precarie, assolutamente non in linea col prezzo e con molto lontani dalle foto proposte

- Eb (6/5): - Man hatte 5 Tage lang keinen Ansprechpartner, nicht mal beim check out. Man musste immer anrufen, was nicht selbstverständlich ist wegen anfallender Kosten.
Frühstück war nur süßes kein übliches Frühstück, nichtmal Käse. Das W-Lan hat zwei Tage nicht funktioniert und ist auch sonst teilweiser immer mal ausgefallen. Renovierungsbedürftiges Hotel, die Zimmer entsprechen nicht den Fotos. Sauberkeit ist durchschnittlich.
Das einzig gute ist die Lage.

No tuvimos Wifi ninguno de los siete días que estuvimos. Tampoco TV. Incluso un día nos quedamos sin agua caliente.
El desayuno monótono, con un café capuchino malísimo que sabía a quemado.
Muy mal estado de conservación en general.

- Jacqueline (8/5): - The location of this hotel is AMAZING! It is walking distance to everything including the colosseum and if you’re feeling adventurous it’s only around 45 minutes to the Vatican. Breakfast is served to you in the morning, however the coffee is not that strong for any coffee lovers! The room is clean and there is housekeeping daily. The only thing is the front desk hours are not often. You have to call two numbers and it takes around five minutes for them to arrive. Other than that our stay was great.
- YJ (8/5): - We arrived there around 9 in the morning. The place was a little hidden, but not difficult to find. There was one staff member there who only spoke Spanish. She was really nice and after a couple minutes we were able to figure out that it was okay to leave our luggage in the hotel room and come back at 1 in the afternoon to check in. We were really grateful. She checked my passport and gave us the key to the room. The room was really small, but manageable for 2 people. The bathroom was same. Location wise 10/10, close to all the main sights and termini station. (All walkable - besides Vatican Museum, which is roughly a 47-50 min walk, was doable but make sure you have your walking shoes!) I booked this hotel mainly because it allowed last minute cancellations. We were standby on our flights and didn’t know whether we would make it or not. Anyways, overall a great hotel. Includes complimentary continental breakfast, which was just cereal and bread, also which they bring to your room. They ask you what time you want it between 8am-10am and they take it away when they clean your room. And to checkout we just left the keys in the room because we had to leave really early in the morning. Staff was friendly, one did speak English, she was there at check in time. Also, there’s a city tax, roughly 7euro per night. Because we wanted to make sure we could cancel last minute, we paid a little more for it. It came out pretty pricey for what we got. Would stay here again if on standby :)

- Keith (4/5): - Booked for my Ruby wedding, pictures for the hotel are misleading. First room very small with damaged wall and broken TV. Moved to another room slightly bigger but everything has been crushed in to make it ensuite. it was the smallest shower I have ever seen, you couldn't bend to pick up the soap.
Perhaps OK for one night as somewhere to get your head down but I had booked 6 nights and made our stay in Rome a disaster.

- Verified traveler (4/5): Not as expected - Overall, we were not pleased with our stay. When we arrived, all the front desk wanted from us was our city tax. However, she had absolutely no change & refused to take a credit card. We came to the agreement that I could pay the tax (in exact change) the next day. When we finally got to our room (we had to come back between exactly 2:00-3:00 because the room wasn’t ready yet but they left for the day by 3:00...) we were quite surprised at the poor shape of the room. The bathroom was quite small & the shower was super small (if you are overweight, there is no way you’ll fit). The shower hadn’t been re-caulked in probably 8 years & was quite black & looked moldy. The whole place did not feel clean and we were concerned for bed bugs (luckily we didn’t find any). There was also paint that was warped, cracking, & bubbling off the wall in the bedroom. Within an hour into our stay, we managed to use the small remaining toilet paper that was supplied. Since the front desk closed, we had no way of getting anymore until the next morning (she wasn’t happy about giving it to me then for whatever reason). We asked several times about the advertised “free bikes” as we wanted to ride around the city. On all occasions we asked, the woman was not pleasant & claimed they “absolutely” did not have bikes for us to use. A couple nice parts of the stay was the location (15 minute walk from just about everything) & the breakfast they brought to us each morning. Overall, I would not go back.

- Roberto (2/5): Las fotos publicadas no son reales - Reservamos pagando más caro para pagar en efectivo, cuando llegamos ya habían pasado la tarjeta. Ósea que pagamos más, después no habían nadie en la recepción y era el horario de ingreso. La habitación diminuta, con las paredes con humedad, picadas. El baño también diminuto y como maximo tenia 60x60. Las fotos que están publicadas no son reales, el lugar está deteriorado y la fachada del hotel da miedo. Una vergüenza, por la noche no podes entrar por la entrada principal y te tenes que meter a un callejón. No lo recomiendo y espero que expedia lo saque de su listado de hoteles. Todos los días los huéspedes se quejaban. El último día la chica de la recepción nos reclamaba la llave de otra habitación, ni siquiera sabía que nos íbamos y solo limpian los domingos, ósea que estuvimos toda la estadía sin limpieza

The room was extremely small, we couldn’t even open our suitcases except on top of the bed. The bed was uncomfortable.

- Melissa (4/5): Very disappointing - I chose this place knowing was simple as I needed a last minute room. It is very cheap. Unfortunately it claims to have wifi which only is in the reception area. The tv signal kept coming in and out so with the lack of internet it was also impossible to watch anything on TV. The bathroom toilet also had problems and ran constantly. The bed was very uncomfortable and there were only two flat pillows. I go to this area of Rome frequently so it is a pity that it was so disappointing. I will chose some of the others in the area and never again this one.

J’ai réservé un déjeuner tel qu’indiqué, déjeuner que je n’ai jamais reçu.
J’ai réservé une navette pour l’aeroport.. navette qui n’est jamais arrivé, j’ai donc dû prendre un taxi (50 euros!) de peur de rater mon vol en prenant le transport en commun, puisque ce n’était pas prévu!
- Non (2/5): おすすめしません - まずこのホテルを選んだのは無料空港シャトルバスがあったから。事前にホテルにメッセージを送っていたのに返事はなく、もちろん迎えもなく、その時点で選んだことを後悔した。フロントデスクの時間が限られているため(気まぐれ?)私たちがチェックインするときはホテルの鍵が閉まってた。何度も何度もベルを押しても出てこず、向かいのお店の人に頼んでホテルに連絡してもらったら、若い女の従業員が、電話しながら出迎えてくれた。ベルで呼び続けたのに何故出てこなかったかが不思議すぎる。そして、無料シャトルバスを利用したいと言ったら、予約時にリクエストしてないからダメだと言われた。メール送った旨を伝えたが来てないとのこと。この件に関してはエクスペディアのシステムに問題があるかもしれないのでなんとも言えないが、このホテルに泊まった意味がなくなったので本当に後悔した。シャワーはお湯しか出ず熱くて浴びれなかったが、ホテルに呆れてたのでそのことを言う気力がなかった。むしろフロントに誰もいないし誰に言ったらいいか分からなかった。一泊だけの利用で良かったと本当に思うし、二度と利用しないし、絶対に勧めない。

- Verified traveler (6/5): - Good staff, great location. Breakfast option were a bit rubbish. But what really grinds me is the condition of the room. Curtains were partly broken so i couldn't block the light out to sleep, the toilet flushing handle was broken, the bathroom floor was poor condition and oddly enough no cold water. Hope they see this and repair as soon as.
Would i recommend? Yes but purely for location reasons.
- Verified traveler (4/5): - the room wasn't what we had booked , the curtains were hanging off the rail , mouldy cherries in the fridge , shower holder wouldnt stay up and kept falling down , breakfast is served in the room and you pick a time for it to be delivered on one occassion we booked breakfast for 7.15 so we could have an early start it still hadnt come at 8.20 so gave up waiting and went out , and when checking in we paid the tax but the girl had no change . scruffy room
- Verified traveler (2/5): Unter jeder Kritik - Das Zimmer (Zimmername Popolo - sagt ja schon alles) war ein Loch. Gleich von der Eingangstür ins Bett. Das Bad war ein Jammer. Die Dusche so eng und dreckig. Die Klospülung war so laut, dass der Papst im Vatikan munter wurde, wenn du in der Nacht aufs Klo gingst. Wir waren 3 Nächte dort und es wurden keine einziges Mal die Handtücher gewechselt. Unter unserem Zimmer war anscheinend auch noch die Küche vom Restaurant neben dem "Hotel". Abgesehen vom Geruch der Küche und abgestandenem Öl, wurde man noch durch die sanfte Art des "Bestecks in die Lade räumen" munter gehalten.
Vor dem Hotel war ein kratermässiges Loch im Boden. Man konnte quasi nur durch den Seiteneingang reingehen.
Fazit: 3 Nächte - NULL Schlaf - und....NIE MEHR WIEDER - Finger weg von dieser Bude

- Verified traveler (4/5): Good location. Bad facilities/front desk. - We arrived early on the first day and were able to check in early, which was amazing and very helpful. Unfortunately the good experience ended here. The first night we were there we had no hot water. And there was no one at the desk to tell. They claim the front desk is open from 7am-11pm but no one was there after 5pm any night. They did leave a phone number for emergencies, but there was no telephone in our room and we had no way to make local calls. Even after the cleaning staff had finished, we still had dirty floors. Most of the staff did not speak English and unfortunately we did not realize that when we booked. If you speak Italian maybe you will have better luck than we did.

- Carla (8/5): - As with any old building, the rooms/bathrooms were small. Our room smelled like mildew, but our children's room smelled fresh. The service was great though. Paolo picked us up and dropped us off at the airport. He was great!

We arrived...and no driver for us. We were also given the number of the driver who we call and they said they never received the booking?!
We make our way to the hotel and check in and things were fine, the room is a little small but we were prepared for that. The shower is very small though.
Breakfast on the first day came ten minutes early. Breakfast on the second day came half an hour late.
We didn't trust leaving our bags there because it felt like reception was never open, so we paid to leave them at Roma Termini for the day.
Overall the location for this hotel was good as was the price, but just be prepared for the other shortcomings.
- Zhanna (10/5): Awesome stay! - Super owner. Very friendly and welcoming. Room was neat and clean with spacious bathroom. Breakfast wasn't anything hot, but cereal, yogurt, toast, croissant, cake and coffee was great. Good for it's value.
- gianmaria (8/5): comfortable and easy going stay - Very cozy and well-located this is a little hotel obtained from a large apartment. It's in good condition and quite comfortable for the price, although furniture and bathroom equipment is very basic. Staff is very friendly and available, breakfast is served in the room according to your time and selection preference.

Starting with the driver Paolo that picked us up and gave us a smooth ride to the hotel. Once we arrived we were received by the front desk staff that was very sweet and she gave us a tour of the hotelband gave us our room right away! We LOVED the breakfast, you selected the day before what you would like and it was brought right up to your room on the time selected! It was clise to all atractions and alot of restaurants

- Diljit (8/5): Convenient - Hello. Hotel is in a great location. Breakfast served in your room (you tick mark what you want on a group sheet). Restaurants are on the same street. Only reason I didn't give 5 stars is because the size of the room and shower. They are small but it wasn't a big deal because I was out all day. For the price it's great deal.
- Verified traveler (8/5): Decent Room, expensive for the accommodation - The room was pretty good. You get breakfast delivered to your room each day, but it wasn't delivered when we asked usually, and they never gave us exactly what we asked for although it was pretty tasty. Staff were all friendly and extremely helpful and spoke more than enough English to help us out. Be careful when using the airport shuttle: it's 30 euro after 7 pm, which is also when the checkin closes even though the website says 24 he checkin. Make sure to let them know 24 hours in advance for a shuttle or late checkin and they will help.

I only took the metro twice. Rome is very walkable and the staff at 95room, Glenn, is extremely helpful. He gave me the map and he showed me the routes. It took me 6-7 mins of walking to get to the collosseum. I also walked to the Trevi fountain. there are SO MANY restaurants, bars, gelateria and mini marts located near the hotel.
2) The staff in 95 rooms are all very friendly and smilely. Very sincere too.
3) The breakfast system was new to me. There is a piece of order slip in the walkway where you can choose what you want for breakfast and what time youd like to have it. Every morning i wake up to a huge tray of delicious breakfasr delivered by a beautiful lady. (what a great way to start a day!)

the room was being tidied and cleaned every day.

- Verified traveler (6/5): Nice - I guess the hotel is in the process of changing management. We walked to the hotel from the train station, but couldn't find it. We knew we were close (I could see their wifi on my phone), but didn't know where to go. This was because there were NO signs.
We asked a waiter of a nearby restaurant if he knew of the hotel, and brought us to the door (this was when we learned of the change in management). Once we were there the staff was SUPER in helping us.
The room was quite small (felt like just enough space for the bed). The bathroom could be updated (the faucet looked like it needed to be replaced and the shower was SUPER tight and the doors didn't quite work properly).
The breakfast included was good (although, there were egg shells in our scrambled eggs the first morning. The second was perfect). Again, the staff was great.
The location was good as well. It was located close enough to the Colosseum and Trevi Fountain to walk. We also chose to walk to the Vatican.
It's on the same street as the La Tavernelle restaurant and we cannot recommend that place enough. It was our favorite dining experience during our week in Italy.
- Verified traveler (4/5): AVOID ROOM SPAGNA!!!!! - Pros: Nice breakfast & cleaning staff. Location is near Metro stop. Good restaurants are within walking distance. Hotel provides continental breakfast. Rooms are kept clean. Hair dryer is good. Rooms kept secure.
Cons: Once the front desk found out that the booking was from hotels.com, we were given the room with the broken toilet. Reception kept saying that the imaginary "plumber" fixed it and to use more water! They would not switch us to a different room. Eventually, the cleaning staff left a plastic tub so that more water could be poured into the toilet to get it to empty. At this point, it felt like a camping trip! The breakfast area is very small. They set out 5 places but it really only accommodates 4 people at their breakfast "shelf". Coffee is made from prepackaged k-cups. The walls in the room are thin and you can hear everything (I mean everything). The towels are not replaced each day. They get folded and put away damp.
Reception is only on site for a few hours per day.
For the price, we knew that we may or may not be roughing it. If you just want a room for sleeping and showering before sightseeing then this place would suit your needs. I will be contacting Hotels.com because I feel that this place targeted us when they saw how we booked the room. In summary, RUN if they try to give you Room Spagna!
- tom (8/5): Good hotel. Great location! - No thrills but clean and comfortable. Room was nice but basic, exactly what we were looking for in Rome as we were only there to sleep. Breakfast was good with a variety of fresh pastry, cereal, toast, yogurt etc Amst the staff were very helpful. I will be going back.

Once in we had a nice stay. Good value for money. Helpful staff. Would recommend.
- Verified traveler (4/5): close to most things - We had to wait outside for over 30 minutes to be let in when we arrived rang them 6 times no reply, small cramped noisy room, ours was supposed to be a quiet room, toilet broke on 2nd day over 24 hours of continuous running water from toilet before they could get a plumber, breakfast consisted of real budget range cereals, bread, cakes etc all tasted the same, hard and uncomfortable bed, like wise pillows, shower very small hard to get through the doors, wont stay there again.
- Grahame (8/5): Relaxing, quiet hotel - On our arrival at the hotel there was no one at the Reception, so we were outside for around 25/30mins until someone got there. After that everything went really well.
We had planned to get out and see some of the sights, and that's exactly what we got from the start. We walked to most places as they turned out to be nearer than we thought they would be. There is also a metro station near by, that we used to get to the Vatican, the beach is only a short ride away and travel is really cheap on the metro.
We didn't expect it to be as hot as it was, but you can drink the local water, and also the fact there is fresh drinkable water fountains dotted around the area to keep hydrated/bottles filled is a bonus, as you don't have to keep buying water.
All in all we had a great time and the hotel was a good standard, we would definitely stay there again on another trip to Rome. Yes rooms are on the small side, but we weren't there to sit in the Hotel or our room so not a problem.
- Adhir (8/5): Clean but small rooms, very helpful staff - The hotel is located fairly close to the train station (less than 1km), so it's a pleasant walk if you need to get around. The staff were very helpful when it came to our requirements and answered all our questions. They also went the extra mile when we needed it, thanks Daniel :)
Rooms are small but very clean. Hotel is quite charming it its own way. Breakfast was a tasty selection of pastries and the coffee was pleasing to the pallet. Overall a great place for a short stay, those wishing for a longer stay should look for a more spacious hotel.
