• Sandra (7/5): Fab location and affordable stay in Manly - The location was fantastic! I booked for almost 2 months but then realised I needed to leave a week earlier than planned. I gave them over 2 weeks notice of this (and on Booking.com when I booked I could have cancelled my whole trip up to the day before departure) but they would not refund me which I feel is unfair as I stayed so long and they had plenty of time to rebook the room. Disappointing attitude.

I had some issues with my room, which the reception staff (at the end of an SMS) addressed fairly quickly.

After that - NOTHING during my stay Customer Service has said they are addressing the issues and asking Booking.com for a refund. We will see what happens - I am hopeful. Everything. Room, decor, staff helpfulness (or lack of). It was dirty. There was no hot water. My window did not lock - ground floor next to the front door. Window coverings were shade cloth, so could see straight in from street when light was on. Zero sound insulation. Aggressive guests. The room was front of the building next to the front door. I heard every other guest enter and leave the building. There was supposed to be a quiet time from 10pm-6am. There was not. There was swearing and fighting and banging on the door when a regular guest had lost his keys. The TV did not work. There was no wardrobe (just a towel rail with some coathangers on it). It definitely was undersized. My window (remember it is ground floor, next to front door) did not close and definitely did not lock. Then blind on the window was made of shade cloth, so as soon as I turned the light on you could see in the room from the street. Yes there was a vague hedge in front of it, but that really did nothing, and the mirrored glass was on the wrong side, so I could not see out, but when I walked out-side seeing in was just like watching a TV! The full moon shone straight in my face. The reception staff that were available at the end of a text message finally responded and checked the 'security footage' to see what the commotion was that I was complaining about out-side. They probably gave me personal details about said guests that I shouldn't have. When I complained about the above they expected me to stay in during the day and wait for their maintenance man to turn up - sometime in a 3 hour period, and then wait while he did whatever work he was going to do! I had commitments and was unable to stay, so their response, was - well he can come the next day - the day i was leaving.

• Alissia (3/5): - Nous avons passé une semaine dans cette guesthouse, celui-ci est très bien situé, à 2 minutes de la plage et environ 5 minutes à pied du corso. Parcontre, la chambre peut être très petite si vous êtes deux personnes et que vous avez beaucoup d’affaires personnelles. Il n’y a pas d’endroits pour accrocher les linges, où il n’y a pas d’étagère pour ranger les affaires (car comme c’est très petit vous ne pouvez pas juste les laisser par terre). Malheureusement, pendant que nous étions là nous avons vécu plusieurs désagréments. Le premier n’était pas si grave mais il y’avait des chantier et beaucoup de bruits, donc dur de se reposer l’après-midi. Le deuxième, ils nous ont retiré notre table de nuit sans nous prévenir pour ensuite la laisser dans le couloir une nuit, pour enfin s’en débarrasser. Le problème, c’est que nous avions pas assez d’espace de rangement et ils nous en retirent 1 en plus, sans aucun préavis. Le troisième, un monsieur assez bizarre restait toute la journée dans la salle de séjour / cuisine, toujours en train de regarder la télé et tout le monde. Nous nous sommes pas senti confortables dans cette cuisine. Aussi ils ont coupé l’eau de toute la guest house un jour, sans prévenir… Si vous êtes pas très “picky” et vous arriver à vivre facilement dans des espaces serrés je ne pense pas que vous aurez des soucis.

• Charlie (5/5): Comfortable - For 1 person the room was large, bed was comfortable, I paid a bit extra N got a king double room, which had a sink which was good for water in these warmer months for drinking water. The window was jacked open with a piece of wood when I arrived to help cool the room down. If your going to provide a fridge larger than a 160 litre bar fridge with kitchen sink access, then put a container (re- usable bottle) of water in said large fridge with 1 or 2 glasses / large plastic cups, so guests have cold water upon arrival - great in these warmer months especially if you've gotta climb 3 flights of stairs to get up there. The main over head light didn't work. Despite this it was comfortable.

My room was empty except for a bare bed and being renovated when I arrived and the paint was still wet when i finally moved into it late morning the following day. The entire building inside and out was piled high with building materials and waste. Hammers, drills, noise from early morning until the evening. There was a guest screaming and yelling and swearing aggressively at the top of his voice in the hallway and right outside my room in the middle of the night on two nights; I was told a call had been made for his parents to pick him up but he was back the following night doing it again. • M (2/5): Horrible Stay - The location near Manly Beach was excellent. It is also within walking distance of shops and restaurants. The guesthouse was horrible. Reception is only open for a few hours; otherwise, you have to call or text to deal with problems, of which there were many. The first night, our room was without electricity (no fan or light) due to a faulty breaker, which was inside another guest's room! The next day, we were moved to a new room, but the bed was broken and the mattress sagged on both sides so that you couldn't sleep on the bed without rolling off. The staff couldn't replace it until the third day, which was also the day when a noisy construction crew came to make repairs on a neighboring room. It seems the place is changing management (as the guesthouse is/was named "Sandy Bottoms"). Truly, the price we paid was way too much for such a run-down "bare bones" (no amenities) guesthouse. The shared bathrooms were also dirty, with water on the floor from clogged drains, and there weren't mops or brooms available to clean them.

• Matthew (3/5): Expected more and would’ve been a disaster but for the location. - The location is fantastic. On arrival it took 10 minutes to enter the property as the staff has failed to send me an email to unlock the lockboxes to enter our rooms. Comfort lacked as there was a plastic sheet over our mattress, we were unsure if this was to protect it, or if the staff had failed to take it off. Air condition was lacking, which was disappointing, as all the hostels I had stayed in before were cool, which is where the value for money comes in (or there lack of). There was also a spare bed in one of our rooms, yet we were banned from using it nor were we allowed to put items on it, so it just became a serious inconvenience. Furthermore, the staff were loud early in the morning in whatever works they were doing which made it difficult to sleep. The light switch was also confusing and not located by the door which I found odd.

• Rev Fiona (7/5): - Great position, well set up, propper communal kitchen and laundry as well as own kettle and microwave in room. Very prompt service when I locked myself out, would be really happy to stay again. Dripping tap in room, cleanliness of bathrooms - not helped by guests who don't clean up after themselves, last minute change to room from twin to double, but matress was sorted. All in all a great stay.
• EDUARDO (10/5): Manly best place to stay in Sydney - Manly Beach is a perfect place to stay while in Sydney. Best vibes, great cafes and restaurants, and super easy convenient fast access to Circular Quay (Sydney Central) which is only 20min by ferry and there are ferries departing every 15min. The location is good, the bathroom is shared but Ok, bed is good. I would stay again. Great value Check-out is 10am (very early) and no luggage storage service to be able to walk around town and come pick-up the luggage later. These are just suggestions. I would definitely stay again at the property :-)
• Jo (5/5): It feels like a backpackers - don't expect anything more. - It was in a good location near the beach. The room was mostly clean. Loud traffic on the main road nearby. Loud people coming back late at night.
• Rose (7/5): Exceeded our expectations for a guesthouse style stay. - The location. The facilities were good as well. Clean kitchen and bathrooms. The rooms were small and even though the weather wasn’t hot, the room was too hot.
• maria victoria (5/5): Value for money low cost - The staff was nice and the shared places like the kitchen and living room were nice and clean. There was a fridge in the room. Was not like in the pictures, or at least our room. The room was tiny, barely 1 suitcase could be open in the room. Our room was the number 1 next to the exit and the door was slamming every time someone came in or out the guesthouse and we couldn’t sleep week because of that.

• Graham (5/5): Great location but tiny room. - The location is perfect, just a couple of blocks from the beach and the main shopping strip. The shared kitchen and bathroom facilities were fantastic: spacious, clean and well-appointed. Our room was little bigger than a jail cell. There was lots of noise from other guests in the corridor through much of the night. Make sure you don't get the room opposite the kitchen.
