- Marta (8/5): - Ubytovanie je v úžasnej lokalite - blízko k Vatikánu ale aj do centra mesta. Z letiska sa ľachko dostanete priamo na ubytovanie mestkou dopravou číslo 520, následne metro A. Používali sme google maps a veľmi jednoduché. Na ubytovaní nás už čakali. Upratali nám každý deň + mali sme k dispozícií aj jednorázové šampóny. Kúpelňa je maličká, ale takú sme aj očakávali. Bolo to kľudné miesto na spanie.

Walking around the area in the evening was delightful, and the gentleman at reception was extremely friendly, helpful, and accommodating throughout our stay. Although the property appeared clean at first glance, it did not feel particularly clean, It is in urgent need of renovation. While the price is understandable given the excellent location, the condition and quality of the bathroom and furnishings were quite poor.
The fridge was not working properly, the shower was uncomfortable to use, and the toilet leaked and made a constant loud noise, which was especially disruptive at night.

Camera dignitosa per essere un due stelle, con letti comodi, Tv e condizionatore. Buona la pulizia degli ambienti Il bagno è terribile, e non per la pulizia (più che buona) ma per gli arredi vetusti e le incrostazioni di calcare presenti in tutti i rubinetti e nel soffione della doccia. Basterebbe cambiare il telefono della doccia e i rompiacqua del rubinetto e del bidet.
Piccola incomprensione al momento del pagamento, risolta però bene, nonostante tutto.

La stanza è troppo piccola per 2 persone, con illuminazione naturale insufficiente e bagno minuscolo.
- Marga (8/5): Genoten van de locatie en Rome zelf. Helemaal top. - De verhouding prijs kwaliteit zit goed. Het is niet een heel duur hotel voor Roomse begrippen en opzo'n locatie. De kwaliteit was in verhouding met de prijs. Alles is aanwezig, en hele fijne locatie wat ons betreft en fijn personeel. Geen luxe, maar gewoon goede basis.
12 jaar geleden ben ik hier ook al een keer geweest en dat beviel toen ook goed. Vandaar dat ik teruggekomen ben. Het is wat verouderd hier een daar. Maar dat is het enige.
Bedden zijn wat harder, maar dat is ook persoonlijk wat je prettig vindt.

- Ronda (10/5): - This hotel is located in a wonderful old Italian building. It was a nice space and not cramped for 2 people. EXCELLENT customer service! The only challenge was a very small shower but it had great water pressure. It was very welcome after a long day of touring. I would definitely stay here again.

Aints were on the floor and also after several hours of opened window we killed 7 (!) Mosquitoes that were keeping me from sleeping. I recommend the owners install a mosquito net.

Doors needed 4 keys, but door to the hotel room area was frequently open. No staff on direct duty as reception is 5 floors up and not fully covered. So security is very poor.

Le nom de l'hôtel n'était pas le même sur la façade (d'ailleurs ce n'était pas le même nom qui était référencé sur le digicode) : du coup très compliqué pour trouver l'entrée. Nous avons dû appeler le gérant pour venir nous récupérer dans la rue.

- Eugenia Islas (3/5): Malísimo, una estafa! - La ubicación. Es un alquiler de habitaciones. No hay recepción, ni siquiera hay un cartel afuera ni adentro, ni en el timbre. Lo peor, el olor a humedad en la habitación. La ducha era diminuta. El baño, si bien tenía ventana, era como si no la tuviera ya que daba a un lugar de calderas oscuro, interno. A la ventana de la habitación le faltaban las cortinas blancas, tenía sólo unas marrones oscuras, y a 30 metros había un edificio con ventanas que te podían ver. Logramos que nos las colocaran luego de tener que reclamarlas en más de una oportunidad. Ídem con las perchas y con un porta valija. Repararon una lámpara. Los colchones, incómodos, hundidos. La habitación estaba sucia. El placard diminuto para 2 personas. El ascensor, una antigüedad absoluta, se rompió el último día. Te dan las llaves de la habitación, del sector donde están las 5 habitaciones, del sector de la escalera y de ingreso al edificio, 4 llaves.. y sólo 1 copia de cada una, un encordio total. El personal, amable y simpático, Venancio muy resolutivo, Angélica simpática y cordial pero sin ejecutividad alguna. No vayan...

In room 29 part of the plaster on the bathroom ceiling fell down onto a member of our group while she was in the shower. The air conditioner had a leak which made the tiles wet and slippy. The 2 guests moved to room 28. The air conditioner did the same thing in this room, creating a slip hazard so couldn't be used to cool the room either. In room 26 there were no towel hooks, difficult getting in and out of the shower with space restrictions. We also found a booking document from another guest dated for march '25.

- Luiza (8/5): Amazing cost-benefit relation. I will be back for sure! - The location is just PERFECT! It’s 5min walk from the Vatican, I did everything on foot. There’s so many Italian restaurants around, it’s so good! I’m definitely coming back at some point. The staff is super friendly, they called a few times to make sure we would get the best option for the shuttle bus and were waiting for us to do the check in. The room is comfortable enough considering the price. The only down side is that the shower is TINY. I was with a girl friend so everything was fine but I wonder how it would’ve been if a men needed to take a shower there - it just wouldn’t fit. Maybe the other rooms are different but mine was very small even though the bathroom itself was big.

- Frez (4/5): No hotel, but rather an air bnb experience. - The location is great. Specially if you want to visit the Vatican. The "hotel" (it´s not a hotel) is situated within a shopping street with many restaurants and cafes nearby.
We were able to leave our bags there for some hours and the cleaning crew/colleague of the owner were quite nice. The building the air bnb like structure is situated in is also quite nice.
Booking.com needs to take out this establishment from the list of hotels! It is not a hotel, but an apartment building where some rooms have been accommodated to be rented. The shower is extremely small. The shower pressure is too high. No breakfast, no amenities. I had to book a hotel due to Whizzair cancelling our flight without giving notice, making us make the trip to the airport at 5:00 with two kids and making us spend 150 Euro on Taxifair.
I specificaly searched for a hotel due to the late arrival in Rome, taking into consideration that I needed a reception 24 hours. The establishment asked for our arrival time and due to the flight being delayed we arrived around 2:45 instead of 2:00. The owner was waiting for us and was very upset because he had tried to reach us. As I said, I expected it to be a hotel with a 24 hours reception and not to be confronted with an air bnb situation. After I explained to him that the flight had been delayed and that I had so signal, he told us to wait on the sidewalk and came back 10 min later.
Apparently the mask of Booking.com did not save my data. I had to enter the ages of both children and was looking for a hotel that could accommodate us all in one room, since we did not have time to spend much time in that establishment anyhow. But seeing how the age of the children was not saved the owner confronted us with this resulting in him sorting out a plan compelling us to give him another € 130.- for a second room, due to "inspectors checking on how many people would stay in the triple room he had assigned us". Since it was 3:00 AM and we had two tired kids (8 and 11) we had no other choice than to accept his elaborated plan. In reality the four of us would have had enough space in the triple room and his "preocupations" of an inspector coming by were suddenly gone when he told us we could divide ourselves as we wanted within the rooms, leaving the minors without supervision. In the end I slept alone in one room and my wife and kids in another room. Check out was at 11:00.
- Francesca (8/5): Overall, we had a good stay. - Location, location, location!! As mentioned in other reviews, we didn’t know which buzzer to press because it’s labelled as “boutique hotel” ( if I remember correctly!). I buzzed another hotel and they told me to call Boutique hotel.
The tv remote didn’t work but we were able to turn it on from the tv, like the good old days.
It would also be convenient to have a couple of hooks in the bathroom, for hanging clothes or toiletry bag. The towel rod wasn’t properly attached so I I lifter the towel off the rod, the rod dropped down and dangled which also caused the spare toilet paper to fall on the floor. Simple fixes.
It is a small room (we had queen bed + twin ) and it was cozy! Fridge worked. The staff member that greeted us gave us clear instructions on how to enter/exit building. Not sure if other rooms around us were occupied but it was very quiet in our room.
- Fadi (2/5): - Horrible experience, hard to find, the room smelt horrible like it was full of moisture, the roof had mould on it, the shower would flood very quickly and you have to step out and wait for the water to go down the drain before continuing. The air conditioning leaked as soon as it was turned on and ruined my passport. The worst part is when complaining to the staff about these issues they said they couldn’t do anything about it, no room relocation or refund or anything so we were stuck in this horrible hotel for 3 nights. The only positive was they booked us a taxi to get out

Our friends stayed in a place with breakfast cheaper. Book your stay before a few months and you can find a better place

- Tom (10/5): - Awesome location, just a couple of minutes from the hospital we were seeing, restaurants and clothing stores everywhere, having 3 doors until you reach your room made us feel very safe and the stuffs was very nice.
Only downside was that the AC was leaking but at least it worked really good so we really didn’t mind, great location to start our trip! Highly recommend and the price was also very fair :)
- Ossiel (1/5): I would never book through this site or this location ever again. It ruined my experience in Italy. - The WiFi and air conditioning were the only things which worked as expected. The size of the room was too small for the advertised amount of beds (3). There was no room to walk around the room. The room itself was tiny and was barely adequate size for the one queen bed.
The mattresses were cheap, well worn, and extremely uncomfortable.
The television was small, outdated and not suitable. The volume function on the remote did not work properly. Volume had to be adjusted manually on the television itself.
The bathroom was tiny. Only one person would fit at a time. The door did not properly close and could not be secured. The shower was only big enough to stand, I could not bed over as it was so narrow (I am 5’7”, 170lbs - not a large person). The water pressure in the shower surmounted to a steady drip. I could not wash my hair nor adequately soap and properly rinse as a result of the lack of water flow. The water pressure from the sink was just enough to rinse my toothbrush. The floors were grimy, mold on the ceiling, and the grout was dirty.
We were at this location for seven days. The front desk was advised of these issues on day two. The staff were useless. They were advised of the issue only to say, “Ok, we will work on it.” Only for nothing to be done. On day four we had no hot water. Luckily this was fixed. On day six someone showed up with some pliers (clearly not a plumber) unscrewed some fixtures put them all back together to surmount to no change/improvement in the shower’s water pressure.
- Nima (1/5): Disappointing - My stay at Florida rooms - comfort hotel was quite disappointing.
Throughout the day, there was too much noise coming through the thin walls, making it hard to relax even at midnights (so rate: 0 from 10).
Also, whenever I opened the windows, there was a bad smell like toilets (so rate: 0 from 10).
The WiFi was terrible, and it was like there was no proper reception (so rate: 0 from 10).
I met just two staff members. First one at the check in and second one at the time of payment for city tax. There is no lobby and front desk. They have five rooms in the same floor and call it a hotel (so rate: 0 from 10)!!!!
One more thing that was very annoying was about the city tax. At first, the staff insisted on cash-only payment for the city tax. Since I didn’t have cash, I had to go to a money exchange. After checking the rates, I realized that with the 20% commission everywhere, I’d end up paying 30% extra due to the higher exchange rate just for paying the city tax in cash. So, I called them and explained that the only option I had was to pay with my credit card. Interestingly, the second staff member was fine with it. It seemed unnecessary and frustrating to deal with this confusion. (so rate: 0 from 10)
The location was good, being close to the Vatican Museum. Rome has a great public bus transportation so it was very convenient. (so rate: 8 from 10)
In general room size was good, the shower tub was super small that one person could hardly get in, and the room was not as clean as I expected, so I’d rate 5 out of 10. The hot/cold water was good so I’d rate 10 out of 10 for just proper hot water from the shower!

No sign on the door so hard to find. Shower was very small. Fridge wasn’t cold. I guess you get what you pay for but there were a few things that could have been better.

- Patrick (6/5): Perfectly located, but a possession was broken - Our stay in the Florida rooms was great with the exception that one of our items was broken to point of being unusable during a room cleaning. According to communications with the hotel staff, the cleaning crew and the hotel agreed to pay for the broken item.
However, since leaving Rome, almost a month ago, communication with the Hotel has been non-existent. Unfortunately, the cost associate with the broken object is significant.
Other than that, the place suited out needs. Perfectly located, walking distance to all of the main sites. The neighborhood is excellent, with plenty of food options within steps.
If the hotel remedies our issue, I would be more than happy to change this rating to a 5 out of 5.
- Vladimir (10/5): The administration should be more attentive and respectful to their guests. - The location is very convenient for tourism. Rooms are in close proximity to the Vatican and the Tiber River. There are many shops and restaurants nearby. We booked a room three months before moving in and wrote that we were arriving in Rome from 03.00-04.00. One day before departure, we are informed that we will move in only at 7.30 in the morning. We had to wait 5 hours at the airport. At 7.30 we were not checked in and we were forced to walk down the street until 12.00. Finally we were seated. The room is very small. The toilet lid was broken. The shower pours water in all directions. There is no sign with the name on the building where the hotel is located, so it is very difficult to find the hotel. No reception at all. The call button at the entrance does not work. Communication with the manager only through whatsapp or email.
But how to contact a foreigner who does not have a local sim card? We wanted to drink tea or coffee in the room and asked the administrator for a kettle. We were told that they do not have kettles. In general, the attitude towards guests is disgusting. This is not a very cheap hotel - 900 euros for 7 nights. The service and the hotel itself does not match this price. This is not how guests should be treated.

- Jessica (8/5): Perfect location in Rome - The location was spectacular, 10 minutes on foot to reach the Vatican. The room was small but had everything you need, check in and check out were easy and quick, and a lady came to tidy up the room every day so it was really clean. To access the room you are given keys to the gates outside the entrance, the door to the building, and the door to your floor, and lastly the door to your room, so it felt quite secure, although there isn't a safe inside the room itself so we always brought our valuables with us just in case. All the staff members we liaised with were really friendly and ready to help in case we needed anything! The toilet was quite small and the door was not really a door but a wall that you slide close, but it was a bit difficult to close completely. Walls are very thin because the whole floor is a converted ex-apartment so it's not really a hotel - but we haven't had any issues noise-wise and slept very well at night.

- Craig (8/5): Great location, great staff, served it’s purpose for our trip and itinerary 100%. - Easy to find and located in a really good position, literally 5 minutes from Il Vaticano and Piazza di San Pietro. Staff were absolutely amazing and ever so kind, the room was clean and the beds were really comfy too. Good level of security too which I liked, I felt safe in the area. There was guests before us who has pulled the curtain from its rail so half of one curtain was hanging a little bit. I would have also liked maybe some water in the mini fridge in case we wanted some while at the hotel.
- Ilia (8/5): Very good - The neighborhood was nice with lots of cafés, restaurants, and shops. We waited a lot at the front door because the name of the property wasn't to be found on the door plates.
- Hannah (10/5): - A great budget hotel. Small but comfortable rooms. Our room seemed much better than pictures shown online. Shower was tiny but my husband and I didn’t mind as we are small people. Super close to the Vatican and a yummy gelato place. Only complaint was that it was very hard to find… the general location was easy but we were not informed we would need to ring the buzzer of “Boutique Hotels” to get inside. We were also asked to pay the nightly fee in cash and in Euros which would have been nice to have known beforehand.

- Barbara (1/5): Bad - expensive, uncomfortable beds of which one was completely tilted. Also noisy and bathroom not according to normal standars, small, toilet unstable,. in short a lot of money for bad quality.
- Igor9998 (9/5): Very recommended - clean and affordable place. - The rooms are located in an apartment building on a main street, very convenient and close to the Metro and to Vatican Museums. The shower unit is quite small for a man my size - but I am quite fat :) - should be sufficient for average-sized person.
