It may not be the nicest and most brand new accommodations on the planet, but it was beautiful and worked well! I will stay here again when I get the chance!

- antonio (6/5): Lousy mattress - Kind of uncomfortable. Broken tile everywhere and be aware that the bathrooms are communal and not attached to the rooms. Probably wont stay here again. However, the hotel is very centrally located in Florence and is walking distance from some of the most popular attractions.

I have to come out of my room and sit on a beat up leather sofa with the 2 rooms across from the sofa. Also I didn't realize that I had to share a small shower with other guests. The elevator is super small. You can't fit any suitcase inside it. I barely can fir in there alone. No coffee maker, TV and most importantly WiFi in the room.

Humberto and Alessandro are awesome. One of the cleaning person is not so friendly. He seemed to be bothered my me asking him a question.

There was an aircon unit, tea and coffee making facilities and the bathroom had recently tiled and fitted out with a modern suite.
The room itself was very clean and large with lots of old furniture and decor that made it totally charming.
This place is very well run and we were allowed to leave our luggage before we checked in and after we checked out which allowed us to make the most of our trip without humping luggage around.

- Suzi (10/5): Nice hotel right by the Duomo - Really lovely hotel, had a room with a private bathroom and to be honest, I've been in 3* hotels which were in worse condition than this 1*! the room was huge, bathroom looked brand new, tea and coffee facilities in the room. Close to the Duomo, everything was perfect. Friendly staff. Room had a fan and an aircon unit which was perfect for the hot weather. The only thing I would recommended is to bring ear plugs as it's noisy due to the location - not the hotels' fault!
- Mary (6/5): Property & service aren't as great as the location - I booked this room based purely on it's excellent location so was willing to overlook the following:there is no air conditioning-only one fan in our large room, no in room WIFI (wifi only available in the common area which was suffocatingly hot due to there being no A/C, no fridge in the room, no ice machine and a very shabby dirty looking bathroom. We stayed in room 4 which had a hole in the window patched with plexiglass & tape as well as a broken shutter and the shabby, dirty looking bathroom across the hall had a broken door as well. The elevator is only big enough for one person or your luggage but not both-you have to send your luggage up one piece at a time. Service wasn't great-we were made to feel that they just wanted our money, and speaking of money, we were asked to pay in cash via email confirmation prior to arrival and again at check in which I found very sketchy, unprofessional, and brazen.I felt pestered by the staff asking me to pay cash & pay in advance (needless to say I paid with credit card) and also felt pestered by the cleaning staff who hovered around outside of our room waiting for us to leave each day-so much so that we told them not to even bother cleaning on one of the days to get them to stop loitering in the hall outside of our room.

The drainer in the shower stall does not work.... disguisting! Everything in the room is very old. No AC. There is a tiny fan and not really efficiently working. Staf is friendly and it is located conveniently though

- Verified traveler (4/5): - So sketchy. For the price, the hotel isn't horrible, it's just the area you have to go through to get to the hotel that was horrible.
There is no AC, so it gets really hot. They gave us a really dusty fan. We kept the windows open, but the street noise was so loud that we'd be woken up almost every hour from someone yelling/laughing/singing/fighting. Yes, every hour, on week nights. No rest for the weary.
The bathrooms are across the hall, and we noticed one of the bathrooms, although small, had been renovated and looked nice. Ours had not been renovated and was olddd and grody.
The wifi is only in the common room, which is awkwardly placed right outside two of the bedrooms, so there were guests walking from the bathroom through the common room in only a towel.
Don't be fooled by the bright pictures, they make it look much nicer and friendlier of a place than it really is.

It was the perfect choice and three flight of stairs and dodgy WIFI apart really couldnt be faulted
it is situated a stones throw from the main sights of Florence and is always bustling with life, wth a great selection of Bars and Cafes on the doorstep (Barone just aroud the corner being a fave of ours!!!)
the only fault i can find with the rooms was the fact that it is used as a stop off for one night or short stays and people can be very inconsidrate when enrteing and moving around within the annex
the communal kitchen area is great but not for rattling pots and pans or for sitting around having a small party as the four bedrooms that open onto this area get the full blast of any noise
also one or two poeple during the week thought it ok to use this facility but not wash up after themselves
that apart the staff and facilties of the San Giovanni are excellent

However I do feel it could do with some updating especially I the shower room .I also think individual fridges in the room would be better than a communal fridge as we had bottles of drink stolen from our area of the fridge .

- Verified traveler (10/5): Location, Location, Location! - Hotel San Ginovanni offers a wonderful accomidations in a 700 year of age heritage building that is full of character. Do nit let the shared bathroom and showers stop you from giving this unique hotel a try.
- A (4/5): Bad surprise - We booked this hotel following the property that was showed to us on the Expedia website, which showed a decent hotel right in front of the cathedral in the main piazza, only to be dragged to a dungeon at another location, attic room, as we were told, that this was their "annex" hotel. As an insult to injury, we were told by the check in staff that we should feel lucky that their "annex" is walking distance from the actual hotel! Well thank you then! We were also told by the hotel staff that its not their fault that Expedia did actually show us that the room we were being given was not in the actual hotel. An absolute con. I'm truly disappointed about how a reputable site like Expedia can do such a thing.

- Verified traveler (4/5): Bizzare hotel. Wifi didn't work. - If you stay here, leave your bags at the bottom of the stairs. When we checked in, our room was in another building about 300m away. The wifi didn't work, and they didn't want us to pay when we checked in, so we had to go back the next morning when we were checking out, which we then had to miss the lineup time for the Musuem with the David statue because the staff didn't show up til 8am and we had a train to catch. Was not impressed by this hotel. It was a small room with a bathroom down the hall and towels that were non absorbant
- Maris (4/5): Dirty, Drab and Not Worth the Money - This hotel was truly disappointing. We had luck with our hotels in Rome and Venice, even on our tight budget. I booked this hotel based on the reviews and location. Big mistake. Although the location is *central* aka 3 minutes away from the Duomo - you're basically staying at a hotel in Times Square. Outside is crowded and noisy, especially at night and early in the morning.Florence is a very small and very walkable city so theres no point in booking a hotel so close to the major attractions. Booking something 'on the outskirts' means you're walking 5 more minutes.
The rooms were small and dirty, we barely had space to put our luggage down. The biggest problem for me was that the bathroom door didn't shut - gross. The bathroom was dirty and the "towels" were basically bed sheets. The room was musty and we stayed out as much as possible to avoid being in our room.

- Trevor (10/5): Great stay in the perfect location. - Absolutely GORGEOUS room and view of the dome. The room was extremely large and had its own frescoe (and so much cheaper than everywhere else). Great area and super friendly staff, which was also very responsive when emailed.
The only drawback was our bathroom shower was a little small and the sink drained slowly. But this was a great place to stay on florence.
- Esteban (10/5): Affordable, centrally located hotel in Florence - Great location at Piazza San Lorenzo (Anex Building), one block away from the Duomo. The room is very clean, quiet, well-ventilated, with air conditioning and a safe box. The staff is very friendly and helpful. Walking distance to SMN train station, less than 10 min. away. We had a great experience at this hotel and would recommend it to anyone looking for an affordable and centrally located place in Florence.
- carol (10/5): Perfect Stay in the middle of Florence - We had a wonderful stay. It was lovely to open the shutters and look out to the square and to be in the centre of Florence was amazing. Everything was nearby and easily walkable. The hotel was an older hotel and we shared a bathroom. That aside it was a wonderful stay. Management and staff were super friendly and helpful. We would recommend this stay for locality and price ...it would be hard to beat.
- Joseph (8/5): Great hotel, great location, basic amenities - You get what you pay for in this hotel, in a good way. It was very affordable, I couldn't ask for a better location in Florence, and everything was fully functional and clean. I personally loved the obvious age of the place and more basic stylings. That being said, do not book here if you want a more modern hotel: the rooms are comfortable but bare, with no TVs or other entertainment, no spas or other frills, and the bathroom is across the hall from your room. If you're ok with this and just looking for a solid place to stay, this one is for you!

- Daria (10/5): - The hotel is located right in the centre of Florence, next to the cathedral. The host was very nice and told us about the surroundings. We stayed in the annex building, on the top floor and had an amazing view. If you like old style rooms, museum-like and want to feel like you are local, this is the place for you. We loved it. We had a shared kitchen, but it was very nice and fully equipped. Note that not all rooms have private bathrooms, so pay attention when you make the reservation.

- Stacy (8/5): Central, charming, true Florence. - Due to renovations on the front of the building, through no fault of San Giovannis own, it made a little difficult to find initially as the hotel sign was obscured by scaffolding. The room itself was very spacious, very authentic Florence-beautiful! And clean. The hotel host was helpful with local knowledge and directions and happy to attend to any queries I had. The room itself came without an ensuite bathroom but I was given my own private bathroom across the hall, which was clean, private and very Italiano.
This is a charming hotel, typical of Italy. If you want a real taste of Italy this is absolutely perfect. If you are high maintenance and want mod cons, a 5* big city hotel is your best bet. But to experience true Italia, the native rustic furnishings and hospitality and right in the centre of Florence, with the Duomos an easy landmark to make your way back, it is perfect.

- Juan (6/5): Convenient, basic, no TV's, but great room size - Very basic hotel. No TV and Wi-Fi did not work in room, had to go to common sitting area to use. Old building so definitely not a quiet floor or doors. Limited reception hours, but you'll live. Great location though, close to sights and the Train Station. Oh, and a lot of stairs.

- Verified traveler (8/5): Location, location, location - We stayed 2 nights in the Annex of the hotel, a smart base from which to explore this eminently walkable city. The hotel was a great bargain. It was indeed small but nonetheless clean & comfortable and suited us well. These are very old buildings, so the charm of the ancient must be something a guest desires. Otherwise, better to try something newer, with modern fixtures, at two and three times the cost. We had use of a common kitchen if we wanted. Overall, a great bargain. Making our stay a pleasant one was Umberto, the English-speaking Florentine manager whom we met at the hotel and who escorted us to the Annex. Umberto is quietly personable and helpful without being officious, just delightfully mannered. He gave us good restaurant recommendations and allowed us to keep our luggage at the hotel after checkout for as long as we wanted. And he showed us how to use the impossibly tiny elevator to get us and our bags up and down in several trips. "I am expert," he said. Yes he is.

- Verified traveler (8/5): Overlooking a plaza. - The hotel was wonderfully located overlooking a smaller plaza near the Duomo plaza. (We stayed in the annex, that was near the main hotel.) The bed was a little small for two, but it was fine. There were many restaurant choices, and most of the major sites in Florence were within about 15 minutes walk. We would stay there again in a heartbeat.

- Morgan (6/5): Did not live up to good reviews - The only good thing about this place was the location, it's right across from the Duomo and in the town center and only about a 5 minute walk from the train station. Other than that, for two college girls travelling alone it was not ideal. We almost missed the sign for the hotel, and after buzzing in to the security gate we seemed to be in some sort of garage. No hotel lobby in sight. We ended up having to walk up 5 flights of stairs just to get to the front desk. The hotel was under construction during our stay, so we couldn't have the windows open because men were walking by on the scaffolding. This was a problem because there was no air conditioning. (The lack of AC would have been fine if the window could've been open, the weather in Florence is perfect and air is not needed.) It was also loud due to the work. Bathrooms are shared with the hall, and I could not shower here because of how dirty it felt. The only ceiling is a sheet in the bathrooms, also. I will say the security here was good, however. They give you a code to get through the locked gate at the entry and the door that they lock after hours to enter the hotel itself. We paid more than we had wanted to staying here because the reviews online sounded good, but for the money we spent it was NOT worth it.
- Sarah (6/5): Location, location, location! - I booked this hotel based upon it's location and for this, it does not disappoint. But it is a one star hotel so do not expect your usual hotel extras. Like Florence, it is ancient. This adds to it's quirkiness. My husband insisted on the rooms with an en suite and these are in the annexe. We didn't have a view of the dome, but we were overlooking the Basilica di San Lorenzo on San Lorenzo Piazza. This is a busy noisy buzzing Piazza. Bring ear plugs for sleeping! We were only here 2 nights so it didn't matter. The bed is very squeaky, the room is tiny, the en suite teeny tiny. The shower is surprisingly powerful but the drainage is terrible. Turn the shower off to soap up and allow the water to drain away. The loo is some kind of sanilav system which makes an after noise. There is a communal kitchen area but we didn't use this. When we arrived at the hotel, the reception is in the main hotel which is round the corner. It's upstairs so you have to buzz to get in. The receptionist, a lovely little man wasn't there, he was round the corner, and it is quite a distance, at the annexe. We were panicking and tried to call the number on the door. It didn't work! Eventually he came back and apologised as he'd left the phone behind. If you are in the annexe don't bother going up to reception, he'll bring the paperwork to you. Ask before you attempt to go up, singularly in the lift. Do not stay in this hotel if you have mobility issues.
- Dianne & Alan (8/5): Interesting hotel in great location - We loved the old rooms (ours had a frieze painted on the ceiling) and the location in the centre of Florence where we could walk to all attractions. It was an interesting & unique experience, and the room was reasonably clean & comfortable. The bathroom across a hallway was challenging. If you're looking for luxury this is not for you, but good for something different and fun.
- melissa (10/5): San Giovanni A Room with a View - It was a pleasant discovery that our room actually had a view. so often the picture in the brochure is nothing like what you get but this time it was exactly as described and perfect. The location is so central making life easier - we could pop back to the hotel to drop off our shopping and use the bathroom before heading out again right in the heart of Florence. Everything was in easy walking distance and the staff were so lovely welcoming and friendly. A great time was had by all!
- Dana (8/5): Great view of Duomo - This hotel worked out great for us as it was a short walk from the train station and a stone's throw from the Duomo. Our room was spacious and clean and close to so many restaurants, shops, etc. There is a lift that barely fits two people otherwise you can take the steps. The staff was very nice and helpful and spoke some English. It was a great bargain for a good sized room close to the Duomo. We had a private bathroom that was located across the hall to which we could lock with a key. Bed was comfortable with the towels being like a table cloth which we only got the one set of towels for our three night stay. I would definately stay here again if we get back to Florence. We did not rent a car in Italy and traveled mostly by train - so this place was easy to walk to from the main train station. Wi-fi worked the best in the lobby.
- jasmine (8/5): Great location in Florence - The room was clean and nice location. The bathroom key was annoying to use each time and the shower let water get all over the floor. It was easy to check in and we would recommend it to someone again. The bed was very hard but the room was dark and had air conditioning which made up for it.
- katrina (8/5): Small hotel in great location with basics - Staff were lovely. The sign to the hotel was tiny and we took a while to locate it even with very good directions. I found the hotel quaint and charming, including the antique single person lift. The walls were incredibly thick, making me wonder about its past. Downside was poor ventilation and noisy air conditioner. Very clean.
- Ruth (6/5): Great location, with some pluses and minuses. - First, note that this is a pensione rather than fully staffed hotel. The managers make a real effort, but are not available at certain times. The location, close to the Duomo, is a big plus. The rooms are on the 2nd floor (US 3rd floor) in what was the Bishop's palazzo long ago. Our room was huge with 15 ft. ceilings that have remnants of original frescoes. It was clean and comfortable, and charming. However, our private bath was across the hall with a toilet that refused to flush. The afternoon manager was unable to resolve the problem. There is a very small lift that will hold one person without luggage, and which opens sideways onto the stairway at both top and bottom. If you are not nimble, or if you are a large person, this could be a real issue.

- Oscar (8/5): Value for Money - Hotel is located close to everything. A small lift fits all your things and provides for a convenient stay in the upper floors where you have an excellent view of the piazza below. Common kitchen facilities gives an added convenience.
- Diana (8/5): Service and Convenience Near Duomo - The manager was extremely accommodating, moving us up to a suite with private bathroom at no additional charge when the room we had reserved was not available on time. We checked in early to get to sight-seeing. This is a great location in the heart of Florence. The room was not the best, as the floor was gritty and dirty and the air conditioning unit stopped working quickly--resulting in a long, sleepless night in the heat.
- Kenneth Grant (8/5): Florence revisited - We were offered two rooms when we arrived and chose the corner room that had two windows opening out onto the Duomo! The room was spacious, the bed was great, a part of an ancient fresco even on the ceiling. Sure the bathroom, though private, was accessed from the corridor and was just a little dark and tight but all the negatives were outweighed by the view, the position, the very friendly and helpful staff and the value for money. We chose to leave the windows open to add some air movement to the room, additional to the fan provided...the square is a busy place until the early hours and after a few hours reprieve the too sweepers arrive... Shutting the windows, The double glazing Dealt with this. Hotel is also very close to Railway Station very easy walk.
We felt we got to experience the heart of Florence from our hotel room... People watching at all hours cheap entertainment, especially the hawkers!

- Cindy (4/5): Perfect Location - Ideal location close to Duomo, train and everything else, we loved the neighborhood and felt safe. Registering was clumsy as you had to go to one location and then escorted to actual building where room was but clerk was helpful. This was explained in email but not what it looked like on website. Difficult dragging luggage around. They gave us 2 small soaps for 2 people for 3 days stay and never changed the towels. Breakfast was minimal but attendant was friendly and we had use of the kitchen, although we only used fridge. Minimal amenities but I loved hearing the bells outside our window from the Campanile and we could see it from our room. At best this hotel would rate 2 stars.

- Laura (6/5): Interesting old property just off Duomo Square - Our room was large with 14 ft (?) ceiling and remnants of frescos from the 17th century and large windows with a great view of the duomo. We checked ourselves in; staff is not available all the time. The hotel is on the 2nd floor (what Americans would call the 3rd floor) and there's a tiny elevator available for luggage. The WiFi is very weak and if you have a private bathroom, it will be located across the hall, and the shower stall is the smallest I've ever seen. When I made the reservation, they said breakfast was included, but there is no breakfast. A coffee/pastry shop is across the street. The location is wonderful, just two doors from the duomo square. I'd stay there again, just for the location and the cool feeling that you're sleeping in a very, very old building.
- Lauren (10/5): Huge Rooms, Incredible Location, Reasonable Price - This place was wonderful! The location could not have been better and I wish we could've stayed for a week! You can literally see the Duomo out the window and it is only one block away. The leather market is three blocks away and it is between Accademia and Uffizi. The room was insanely big, I was surprised it hasn't been turned into a hostel since the rooms are so large. We got a private bathroom across the hall and toiletries were provided although breakfast was not. We felt like we were the only people there too because it was so quiet. I would DEFINITELY stay here again!

Only a couple of issues prevent the hotel from getting a better rating.
These are; the springy bed and the less than clean toilet (it was looking a bit tired).
The wifi was also pretty limited to the common area only.
However, the hotel staff took effort in keeping our room clean and ensuring that we had a good night's rest (the aircon stopped working 1 night and I complained about it and it was settled the next day).

The location couldn't be better- it's very easy to find your way back because the Cathedral is so big! Rooms are nice but bathrooms are separate. Everything is clean though. - ala (10/5): Nice hotel with character - I've stayed at this hotel with my two children(both adults) for 4 nights,we had the biggest room ever,positively surprised. Hotel location couldn't be more perfect 10 min walk to the main train station and hotel it self is situated right in the centre of Florence. The hotel is on the second floor but there is a small lift if you don't feel like walking all the way up,our room was facing main square so we had a lovely view of the beautiful Cathedral Santa Maria,plenty going on the Square very busy plus every morning at 7 o'clock the bells from the Cathedral would ring,loved it. There is a caffe shop right opposite of the hotel if you like your caffe and croissant in the morning also plenty all kind of shops and restaurant as soon as you step out of the hotel. Hotel is not very high standard as it is only 2* but it has character and is very well maintained,basically you get what you pay for,couldn't complain about anything really. Would definitely recommend this hotel.

- Verified traveler (10/5): Great location, great place - This was the perfect location for a stay in Florence. The Hotel is minutes from the train station and steps away from il Duomo. From my window I could see the Florence Cathedral. My room had a double bed and was very spacious. I did not have a bathroom, but there were two bathrooms that were always available, were clean, and had hot water. The staff was great and provided really good advice on sites to visit. I would definitely go back.

Very comfortable space. The bathroom was private but out of the room which ended up working well. I would definitely go back there and recommend it.
- Jus (4/5): Not for those who needs ensuite bathroom - The annex building is quite far from the main building, n it took us 15mins looking for the annex building. It's about a 10mins walk to the train station.
We booked a double room in the annex building, which we ensured through the description that there was ensuite bathroom because they have another type for booking that says with private bathroom. However we were given a room that has no ensuite bathroom, and was given keys to a private bathroom outside of the room. Every time when we go to the bathroom we had to lock our room door and spend another few minutes trying to unlock n lock the bathroom door. The bathroom lock is faulty taking us forever to lock and unlock. The shower area is quite slippery and there are no proper place to hang your stuff or hold the shower gel etc. The room and bathroom were not made up daily.
By the way, the annex building is right next to a church, and the bell chimes at about 7am.
