- Jonny (10/5): Must stay, best host of Venice - I have been to Venice a handful of times and never was satisfied with where I stayed until this past trip. This hotel is incredible. If you are unable to haul your luggage up steps then it is not for you. But I would argue that if you are hauling that much luggage, you shouldn't be traveling around Europe. The gentleman hosting the hotel was extremely helpful and proud of the property. The rooms were very very spacious. Bathroom could seem small for some. I am 6'6" and had no problem using the facilities though. The view out the window was beautiful. The location cannot be beat, it is on a street that can be busy during high tourist hours but it is one of the first to empty out as day trippers begin to leave the island. The restaurant next door, Trattoria Al Gazzettino loves every guest that stays here. Go enjoy food with the locals. Already looking to book my next stay here.

Café da manhã servido no quarto, o que não te faz ter hora e correr pro restaurante, muito bom.

테라스있는 5층에머물러서 주변풍광도좋았으나
엘리베이터가없어서 오르내리기 힘들었습니다.
침구류나화장실청결은 양호하고 티비 에어컨 설치돼있습니다만, 레지던스특성상 있을만한 냉장고 전기포트등 집기류가 너무없어서 많이불편했습니다.
물따라마실 컵이없어서 기념으로산 머그컵을사용했네요... 아침조식으로 간단한빵과커피등을방으로가져다주고 방청소해줍니다. 좁은골목에 위치하며 주변상점들이 일찍문을닫아 밤에는 좀 어둡습니다.

- Jean-Marie (4/5): Honteux ! - La localisation est parfaite. Par contre la qualité de service est à revoir. Après 18h il n'y a personne pour vous recevoir et en journée non plus d'ailleurs. La propreté des chambres est plus qu'approximative : sanitaires sales et draps tachés de sang ! Nous sommes restés trois nuits et le ménage n'a été fait qu'une fois à peu près. Lits non faits poubelles non vidées et papier toilette absent ! Le petit déjeuner était léger et nous n'avons jamais eu de choix. Pour le prix de la nuit à 165€ c'est du vol !

Ylimmän 2-kerroksisen huoneiston kattoterassilta on mahtavat kanavanäkymät. Huoneisto on sisustukseltaan karu ja sängyt (yksi parisänky ja yksi vuodesohva) todella huonot. Huoneisto on muutenkin huonosti varusteltu eikä siitä löydy aterimia tai astioita. Matkalaukkujen kantaminen kapeissa portaissa on lievästi hankalaa (hotellissa ei ole hissiä). Hinta/laatu-suhteeltaan kuitenkin hyvä hotelli.

Location of the apartment is great. We walked everywhere.
- carol (6/5): - As all buildings in Venice, it was very old. Did not have elevator and we had to walk up 4 flights of stairs with luggage. That was not nice! The room is very outdated duplex with very basic kichennette, sofa bed and poor wifi connection. Nice view from balcony, breakfasta was ok.
The service was very basic. We stayed for 1 night.
Location was good.
- Merethe (6/5): - Hotellet ble bestilt ut fra at vi skulle ha et 4-dagers opphold i Venezia. Vi bestilte ut fra beliggenhet, men i og med at vi var en familie på 4 personer, ble vi plassert i en leilighet ca en kilometer unna der vi hadde forventning om å bo. Dette var litt uhøvelig, da vi hadde følge med andre familiemedlemmer som bodde på annet hotell. DEt ble litt langt unna.
Leiligheten var dog veldig bra, men den frokost vi hadde bestilt - og betalt for - var langt unna forventing. Kjøleskapet var utstyrt med ett faqt med salami og ost, 12-15 skiver av hver, pluss noen porsjonspakker med syltetøy og smør. 13-14 pakker med yoghurt var der også, samt en pakke juice og noen småflasker med vann. Brødmaten var noen rundstykker i en papirpose.
Denne maten som var på plass da vi kom, var ment å være frokost til 4 personer i 4 dager. I realiteten var det ikke nok til 2 dager, annet enn yoghurten som varte lengre. Vi kjøpte inn mat selv på en lokal butikk for å supplere.
Alt i alt var det en fin leilighet, og hyggelig person som tok i mot oss. Beliggenheten at ikke som forventet, og frokosten bare tøv. Det kunne heller stått at det ikke var frokost!
- Maria (8/5): Very good location in a quiet part of town - Our family of four loved the accommodation even if some maintenance need doing. The airconditioning provided relief in the heat of summer. Ghena, the person in charge, was very friendly and accommodating. We certainly would consider staying here again -- the place was very close to the San Angelo station and benefited from a quiet neighborhood. Would highly recommend this apartment to others.
- Nicolette (8/5): Great Facility - We did not stay at the original place at San Marco, the owner told us that our apartment was at Sant Angelo instead. Had to call him when we were at the water bus stop but he did not answer. (We later learnt that this was due to the poor connection in venice) Hence we walked all the way to the main place at San Marco to find out that we had to walk all the way back to Sant Angelo.
Despite the initial inconvenience, the apartment was lovely and spacious for 4 people. The owner was friendly and gave us a 'tour'around the apartment and how everything worked. The location at Sant Angelo was good,in between Rialto and Accademia bridge, not too touristy, and very good restaurants around the area.
- Nikki (10/5): Nice Apartment Close to everything - The pillows were very fluffy and comfy and the apartment was very clean and well taken care of. The condo was walking distance to every main attraction. There was a boat taxi and a cheap cafe two minutes away from the condo.

- Gilson (8/5): Excelente localização e ótimo custo x benefício! - Este hotel é um conjunto de apartamentos adaptados para um hotel. Esta muito bem localizado (perto da Rialto e também da praça de São Marco). O proprietário foi sempre atencioso e solícito. O café da manhã é feito por ele todas as manhãs e entregue no quarto, a partir das 8h. Apesar de ser um hotel de estrutura simples, atendeu nossa expectativa plenamente e cumpriu tudo o que foi combinado. Voltaria neste hotel certamente. Recomendo!
- FABRICE (2/5): Attention, tromperie ! - Attention, la chambre ne correspond pas du tout ou descriptif.
C'est un simple appartement dans une impasse et pas du tout un hôtel avec des chambres authentiques donnant sur le canal comme présenté sur le site.
Pas de petit déjeuner (juste quelques friandises dans le placard), pas de ménage, pas de service. Tout à faire soi-même.
L'appartement était bien et idéalement placé mais ce n'était pas du tout ce qui avait été réservé, d'où la déception. Et par principe je ne peux pas noter valablement cet hôtel.

- Vincent&Dina (8/5): Hotel bien situé et pratique. - Nous avons bien apprécié cet hotel, intéressant pour son niveau qualité-prix, surtout vu sa situation centrale, en plein centre de Venise, à mi-chemin entre le Pont de Rialto et la Place St Marc.
Mes quelques remarques sont les suivantes:
_Personnel (une personne) présent uniquement le matin jusqu'à 14h.
En dehors de ces heures, n'essayez pas de sonner à la porte, mais appelez l'un des 2 numéros indiqués sur l'entrée, où le monsieur vous expliquera comment entrer (système digicode "touch-screen"un peu compliqué au départ...) et une petite enveloppe à votre nom vous attendra sur le comptoir à l'intérieur, contenant votre clef de chambre.
_Petit déjeûner: aucune indication dans la chambre... Et ne cherchez pas une salle de repas, il n'y en a pas !!!
Nous avons donc attendu le lendemain matin pour savoir ce qu'il se passerait, et finalement à 8:30 on frappe à notre porte avec le plateau du petit déjeûner continental... Pas luxueux mais honnête (et excellent, le capuccino), mais je pense qu'il faudrait au préalable demander aux clients:
1) l'heure à laquelle ils souhaite qu'on leur apporte la collation
2) ce qu'ils souhaitent comme boisson chaude (thé, café, etc...)
Dans notre cas, la personne nous a demandé après coup (lorsque nous sortions) si l'heure nous convenait, ainsi que les boissons...
_Nuisances sonores:
Nous étions au 1er étage, d'une petite ruelle où résonnent les voix bruyantes quelque soit l'heure...
Une meilleure isolation sonore des fenêtres serait appréciée !
- cyrille (8/5): super emplacement ! - nous pensions avoir réservé un hôtel, au final il s'agissait d'un appart. Mais mieux en fait pour une famille avec des enfants. Super bien équipé (wifi, pdej, 2 SdB) et très bien placé ! Le contact nous a appelé pour nous récupérer à la sortie du "taxi boat", très bien.

- Anton (8/5): Thank you for a great place to stay in Venice - This is a great little find in Venice. First off, it is not too far away from the Rialto Vaporetto stop, so lugging your bags around on the cobblestone "streets" isn't too much of a chore. It's location is pretty optimal around cafes, bars, restaurants, etc. The proprietor (unfortunately, I cannot remember his name) was extremely gracious. Besides being a little small, the room was laid out pretty well and had a decent sized bathroom. We had room for both our suitcases and two carry-ons and didn't feel like we were tripping over each other. Probably the best part was the delicious cappuccino delivered every morning to our room. I'm normally a tea drinker, but these cappuccinos were excellent. The breakfast tray included orange juice, a couple of packaged croissants (even those were better than some of the ones sold in supermarkets in the U.S.), melba toast, and assorted jams. Definitely would recommend this place.
- Carol (8/5): Close to the Rialto and St. Mark's Square - The hotel was somewhat difficult to get into initially because you need to call to get the access code. Other than that, the location was great - close to the Rialto bridge and St. Mark's Square. We were on the 3rd floor... It was up a narrow staircase, and no lift. It looked out into the alley and another window. The double bed was 2 beds put together and the mattress was lumpy and not comfortable. I could feel the springs underneath. The bathroom was typical of the European showers. Breakfast was brought to the room in the morning and consisted of croissants and bread in plastic packaging, and coffee (which was amazing). It was a good location overall, and certainly a fair deal for the price.
- Verified traveler (8/5): Absolut geniale Lage - Rest zufriedenstellend - Da dies kein Hotel ist (3 Zimmer auf 3 kleinen Etagen) gibt es auch keine Rezeption. Daher muss bei Ankunft eine Nummer angerufen werden, die auf der Türe steht! Empfanden wir als sehr umständlich, da kaum Empfang in den Gassen und teure Auslandsgesprächkosten. Eigentümer ist sehr freundlich und bringt kleines Frühstück ins Zimmer (Saft, Kaffe od Tee und Zwieback). Hotel in älterem Zustand, jedoch an sehr zentraler Lage (zwischen Rialtobrücke und San Marco).
- Philippe (8/5): Sosta interessante tra Rialto e San Marco - Piccolo B&B situato in una piccola via tra in Rialto e piazza San Marco. Veramente commodo.
- Verified traveler (8/5): A little closer to Venice - This is probably as close as you can get to living on a busy central Venice alley. A bit noisy, but that's the small price you'll pay for staying minutes form Rialto Bridge and St. Mark's square. Restaurants, bars and shops all around you. And a nice Italian bringing you breakfast in the morning. Open the window blinds, drink your cappuchino and enjoy your stay!
(A little note: no elevator so you'll have to carry luggage up the small staircase yourself, in the afternoon it's self service check-in by obtaining the code to unlock the frontdoor by calling the manager upon arrival)

Servido pelo vaporetto e pelo waterbus para quem chega pelo aeroporto marco polo. São somente três quartos um em cada andar. Não tem elevador mas nada que atrapalhe. Gostamos muito e recomendamos
- Anne (10/5): Lille, stille hotel med personlig service - For prisen var dette en meget god oplevelse: rent og stille, og placeret godt i forhold til byens attraktioner. Jeg boede på 3.sal (kun et værelse pr etage!) så der var en lille smule udsigt over tagene. Morgenmaden blev bragt op på værelset og var standard italiensk, pænt serveret.
- Nicola (8/5): Good hotel right where you want to be - My husband and I had to urgently book new accommodation in Venice because our other reservation got cancelled due to flooding. There wasn't a great deal available in our budget but it seemed to work within our budget and where we want to be; the reviews were really good too.
The room is nothing to write home about but the location is fantastic and hotel staff are so lovely and helpful! Breakfast is also brought to our room every morning. The walls are a little thin, so could hear the people taking above us but this didn't bother us much as they werent keeping us up.
Keeping in mind, unless you spend a small fortune in Venice, rooms are generally not amazing, this is well worth the money and we would definitely recommend it! Great location with helpful staff!!
We really enjoyed our stay
- Carola (6/5): Lage sehr zentral, Zimmer und Service naja - Sehr versteckt liegt diese Unterkunft, wenn auch sehr zentral, was ausschlaggebend für unsere Buchung war. Es gibt in Summe nur 2-5 Zimmer, sehr spartanisch und zweckmäßig eingerichtet. Die Sauberkeit war insgesamt okay, im Bad ließ es jedoch etwas zu wünschen übrig.
Das Frühstück wird im Zimmer serviert und besteht aus Kaffee, Saft und einem eingeschweißten Milchbrötchen mit Marmelade. Für den Preis hatten wir hier mehr erwartet. Wer spät anreist, sollte Englisch sprechen. Der Hausherr ist nur bis Nachmittag anwesend, danach läuft der Check in über Instruktionen per Telefon.

- Jon (8/5): A Great Location (Except the apt in annex bldg) - The Apartment itself was very nice and I feel was a decent value for the money....considering it's in Venice and most places have tiny rooms. The weakness in this hotel was the service. There was no welcome email with directions to the annex building where the apartment was located. The proprietor tried to explain it to me on my cellphone but the service was in and out and I never understood. So we had to walk probably 1.5km (the proprietor helped with one bag, luckily) to the other location, which was not easy. The only thing bad about the apartment was the mattress was horrible. It sagged around the hips, had little support, and was generally terrible. We managed to sleep but it wasn't very restful. Similar to the hotel we stayed in in Rome, they don't seem to understand that a "hotel quality" mattress really doesn't mean much. I would stay here again if they would swap mattresses, the only reason this seems like a complaint as a whole is because of the lack of communication ahead of time.

Great price. Key pad (very secure) entry. The manager is very nice and our breakfast was delivered to our room every
morning at 8:30 a.m. on the dot. The cappuccino is out of this world. I spent 3 days here in room # 1 on the first floor.
You can look out the window and see the canal to your right side for gondola rides.

- Verified traveler (8/5): Easy to find B&B in the heart of Venice - It is easy to locate the guest house: Just follow the given instructions when you get off the water-bus station (one stop away the train station if you take line 2), follow the main road and the guest house is there in the alley after the main road. Although located in the heart of Venice (in the middle of San Marco square and Riato bridge), it is quite in the evening for a good rest.

- Verified traveler (2/5): Location was good. - I was traveling with an elderly father so I had specifically mentioned to Expedia that I wanted the first floor which they said would try. It was an awful experience climbing five floors in such a narrow stairway. We had luggage to carry and it was a nightmare. He could not go down as it was so difficult for all of us .
We had an awful experience so will not recommend this hotel to anyone. I am very very disappointed. The kitchen had nothing for us. Breakfast was brought upstairs which was ok. Could not make a cup of tea also.
Again stairs to the bedroom who can do this ? My father fell sick

- Jayme (8/5): Cute and Cozy Hotel - This is a very cute bed and breakfast. The hotel was clean, the manager was very nice and helpful, it was spacious, air conditioner worked amazingly, very secure (you need a code to open the door), and the bathroom was very spacious. There were a few negatives; it was very hard to find, make sure you locate it and map out you path prior to arrival, and breakfast is only available for 30 minutes. The walk from the train station is quite long and over several bridges, I was thankful we had stored our luggage at the train station! But other than that it was a great experience!
- Mirelle Da Silva Messina (10/5): In the heart of Venice!! - Location was perfect. We could walk everywhere. Room was very spacious and clean. Linens had a fresh smell and Breakfast was brought to our room every morning around 8:30am. Cappuccino was so tasty, croissants were fresh, many pieces of toast and a variety of jelly. The only thing you need to be aware of is if you don't check in by 2pm, you need to call them at time of arrival, number is at their door, and they will instruct you how to get in, and you will only see staff next day. Office hours are from 9am-2pm. When I got in, I had this guy who works next door at a store helping to get in. And all my keys and information where ready for me in an envelop.Wi-fi connection is free and works at all times. Another thing in Venice, you should not bring lots of luggage. You should leave most of it in the car on the other side where they offer parking garages, and only bring what you really going to need, cause most buildings are old and they do not have elevators. At this hotel for example, we needed to climb the stairs to the 4th floor, so we were glad we only had a small bag each. My parents and I had a wonderful stay.
- Verified traveler (8/5): Great hotel perfect location, I strongly recommend - I had been a little worried when I booked this b&b based on some of the reviews and because I did not have a phone in country. Turned out there was no reason to worry. I called the management a day before I arrived and got the code for the door. I had the suite on the top floor and will strongly recommend it to everyone I know going to venice. Warning, this hotel has a lot of stairs and no elevator so not for someone who can't do stairs. But once you make it to the suite on top the place is amazing. We absolutely loved this hotel and would stay here again. The suite is massive and has a wonderful balcony we are breakfast on each morning. You can not beat the location, minutes to Rialto and minutes to St. Marks. I'm going to strongly recommend the suite to all my friends. This b&b was one of the highlights of my trip to Europe.
- Sheila (10/5): Lovely stay - I think the previous reviews were fair comments. We did have difficulty accessing the B and B for the same reasons as previous clients. The shop owner at the side was brilliant and helped us out. No problems after accessing, we just came and went as we wanted. The break fast is minimal but with good coffee! Ideal for all the obvious sights in Venice. If you want luxury well it's not for you but if you want a good base to explore from it's fine.
- Wayne (10/5): Ideal location - This centrally-located B&B was ideal as a base for exploring the city. Situated two minutes away from the Rialto bridge, it was clean and spacious, with free WiFi to boot. Breakfast is delivered to your room at 8.30 on the dot every morning.
- Raj (8/5): Good location. Clean room - Good location. Clean room in fifty euros for weekend. Ok breakfast. Towels were not changed daily. No reception for checkin. Need to call them on arrival . Very near to Rialto bridge and boat stop.
- Verified traveler (4/5): Only good location - First, we arrive and nobody welcome us. We have to ask in the store near the hotel, how to contact the hotel. Then, finally have our room, in the 2 floor. It was ok, but the beds are terrible!! We can't sleep well! The goods: they serve the breakfast in the room, good coffee with croissant and juice.

- Verified traveler (8/5): Clean and compact - The hotel room was compact but adequate, breakfast at 8.30am. We could leave our bags and return for them anytime as the front door had a key pad with number code so we didn't need a key. The glass shops around the hotel were very reasonably priced.
- Darshna (10/5): great location! would recommend! - Location was great--blocks away from both Rialto and San Marco water taxi stops. Walking distance to St. Marks square, the waterfront and Rialto bridge. All shops and restaurants nearby. Hotel had no iron or elevator. Bathroom was a good size and room was spacious enough. Bfast was brought to our room each morning. Initial instructions to check in seem complicated but are easy once you call the phone # they ask you to dial for instructions. Overall, highly recommend! Location makes it worth it especially for the price!
- Cathy (8/5): great location - fine but expensive for what is provided. Having said that it's a great location, secure door, wifi and air-conditioning. Breakfast is a disappointment (apart from the coffee) - some cheap packet croissant and prepacked toast. Venice is a great city.
- Verified traveler (8/5): Wonderful for carefree families or couples - It was nice. The only problem was checking in. We arrived late and ad troubles getting into the hotel since we did not have a phone to call because it was after hours. The great thing about this hotel was the rooms and breakfast was delivered right to your room. The other great thing was that it was near st. Marks square.
- Richard (8/5): Nice B&B - This is a nice B&B in a great part of Venice. Easy to find (remember that addresses are different on both sides of the street) and short walk from the water bus stop. Easy walking to all parts of Venice. No elevator so be prepared to walk up stairs. Staff was very nice and helpful.

- Jose (8/5): Great location, good size apartment - The apartment is nothing fancy, but it sits on an excellent location near st Marc's square, and the vaporetto that takes you anywhere. It also had a nice balcony with a table and chairs that overlooks one of the canals. The only downside is that there is no elevator and our room was in the fourth floor, it was tough to get our luggage up there by ourselves.

the way to the room contain many stairs and a narow place to move. our room was nice.
when we arrived to Venice and arrived to the door of the place, it was closed we had no cellphone to call the respisible.. suddenly his neighbour offered us to call him,, the responsible explained to us how to open the mail box in from of the door and to take the keys for our room. sounded very strange but thats what happened because we arre after 12:00 pm... funny.
but anyhow, we enjoyed our stay there
- lilian (10/5): great location - i was given the smallest room in the joint, small , dark and claustrophobic room # 1. However i did see how nice the room on the very top, 2 story , kitchen, , living room downstairs and bigger bedroom and small balcony upstairs with lovely view... .But in a nut shell , i am pleased with the place due to the awesome location, in the heart of St . Mark's square an very close to the Rialto bridge also. Just could not beat it for the price.

- Verified traveler (10/5): Great hotel! - 1 or 2 stars hotel; very confortable and close to San Mark Square and all of Venice center town. I recommend it; cheap price and good service.
- David (10/5): We will be going back - This is a great place to stay, we will definatley be staying here again soon. We had no problems checking in even though we arrived at gone 11pm, the owner left us our keys in a secure letter box with combination lock (I emailed the owner in addvance to say we would be arriving late and he explained the setup and told me the combination). The suite room is great, climbing all the stairs to get to it really isnt a problem. You get a great view of the Venice roof tops from the balcony and having breakfast out there in the mornings is a nice touch. The location is perfect, a few streets away from Rialto brigde and very near to St Marco sqaure. We took them up on the offer of a free tour of a glass factory on Murano island which involved a private taxi over to the island. Venice is an expensive place to stay and in my opinion this B&B is very good value for the suite with balcony and the central location.
