Except location, everything was below any expectation, and price was really high, almost 200 euro per night, in May!

Gli stipiti della porta e gli archi erano danneggiati ed erano a rischio di caduta, il pavimento in ceramica presentava delle mattonelle rotte. La doccia aveva il piatto graffiato e con presenza di macchie scure. Non funzionavano i fornelli e neanche il bollitore elettrico. Le finestre erano tutte vecchie e malandate sopratutto quella del bagno. Il balcone era chiuso con un catenaccio e si vedeva che era poco agibile. Ovviamente questa roba è stata riferita al personale ma ci è stato solo fornito un cambio asciugamani e quando gli abbiamo informati che vi erano mattonelle per terra vicino al letto rotte ci è stato detto : tranquilli può capitare basta che non camminate scalzi che sennò ci fate male. Al prezzo di 430€ per 2 notti 4 persone. Aggiungo anche che le foto della camera non corrispondono assolutamente alla foto di quella prenotata su Booking.

- desirée (8/5): - Albergo molto carino, stanze che sono piccoli appartamenti, noi siamo stati solo una notte ma nel caso di soggiorni più lunghi molto utile perché ha un angolo cottura.

We were charged the highest amount per night possible for city tax which seemed a little bit of a push for the room itself. Not great shower pressure. The bed was extremly hard. The kitchen would not be pleasant to cook in as it is very small and not laid out well. The room wasn't terrible just not up to what we expected from looking at the photos.

- Javier Eduardo Beccuti (10/5): Excelente y recomendable - Además de ser un apartamento muy cómodo, amplio, luminoso, con vistas bonitas a zonas verdes y en una zona muy tranquila. Y con acceso a excelentes lugares para comer. Recomiendo Golfen Italy con comida casera muy rica, excelente atención y valores accesibles.
A pocas cuadras estaba el acceso al Metro.
Y la atención superior de Alfredo el encargado No hubo nada para observar de negativo

- Beatriz (7/5): - Se indica que es un alojamiento accesible pero cuenta con un rampa muy empinada y con inclinación lateral para entrar al recinto del hotel.
El baño es amplio y raso sin escalones pero el tamaño de la ducha no es suficientemente amplio para duchar a una persona que necesite ayuda.

- Kelly (6/5): - The staff were lovely, the lobby looks nice but the room was very dated. Cracked paint, old furniture and one of the electric points was loose. Thw shower doors weren't smooth opening and closing. No air conditioning, just a vintage, noisy fan. It was clean though and the bed is comfy. It's quite well situated, a bus runs right past the hotel to the metro station 4 stops away. There's free internet, i can't commwnt on the food because I never ate there. It's a good budget hotel if you're not planning to spend too long in your room.
- Marie-Lou (10/5): Clean, comfortable and quiet - Very nice clean place to stay. Big apartment 3 beds, 2 double and 1 twin. Nice kitchenette and very clean bathroom. The lady at the reception was very friendly but she did not speak English. We managed to understand each other anyway. 😁
- Katie (8/5): Very good - We traveled to Rome with our two small kids (a 2 year old and a 4 year old) so we needed a place to make us feel at home and Residence Magnolia was exactly that. We had a small apartment that suited our needs perfectly. It had a separate bedroom for the couple and the living room was fitted perfectly to be able to use it as a bedroom for the kids. It also had a separate kitchen which was perfect for us as we could cook and eat there and not in the living room. There was also a small playground for the kids. It wasn't something very fancy and special but the kids really enjoyed it and so did we. What was also very important to us was the parking lot of the hotel as we traveled by car. We needed a good safe place for the car as we would not use it to go sightseeing in Rome. Another thing that we found very convenient is the shopping mall being so close to the hotel. And of course the Metro station that was right next to the shopping mall. All of them in a walking distance from the hotel. If I would come back to Rome I would definitely go back to this place. Highly recommend it especially if you travel as a family!!! My only comment is that they should have vacuumed the room a bit better. This is my only complaint.

- Wayne (8/5): Nice Off the Beat Hotel. - great location of you don't want to be in the heart of Rome. It is close to the metro so getting downtown is a breeze. The. staff was very pleasant. The rooms were clean and the bed was of excellent quality. It's a little old and dated and could use a bit of a facelift. Nevertheless, it is charming.

No staff interaction. - Open doors on to small verandah, large bathroom and bedroom with separate room, multiple grocery and shops near metro on walk back to hotel. Comfortable bed. In FINE PRINT internet an extra Euro5 per day, plus extra cost per day to use grimy kitchenette. Only 4 hard kitchen chairs to sit on or a single bed so not very comfortable to relax. Advertised as 400m from a metro, which was 1.4km, but was less than 1km from a different metro - it would be helpful if they updated this information as we followed advice and walked with bags twice as far as needed.

Bedsheets were clean
There is little to no traffic in the area. Therefore, no traffic noise in the morning.
Free wifi.
Fair option if you are the active type and only need a decent place to sleep. Entire building under renovation, we weren't sure if it was even open for guests at first.
Extremely dated furniture in the room, bed was ok though, comfortable mattress and very clean sheets.
Non-heated tiled floors, very cold to walk on.
Extremely noisy guests, we had children running around on the hallway at 2 a.m.
No open restaurant due to renivation works
We arrived at 10:30 pm due to a delayed flight and there was literally nobody at the reception. A nice man (probably part of the administrative staff) had to call the owner of the place to get ahold of the guy who was supposed to work the front desk and hand us our key.
Only had our room cleaned once during our 4 night stay.
One of the towels had clearly not been cleaned since it had sole marks on it.

The rooms was exceptional. Good personal, gpod room and bathroom very comfortable. The place is nice there is a mall very near and you can take a bus outside. The ownee helped to trabsfer in his car to tje vatican because we were late. Was incredible. Everything waa perfect.

Tried to pay by credit card. The transaction was not processed because of timeout as per receipt. Paid in cash. Later, looking at my credit card charges, we were charged on our credit card. I sent a couple of emails to the hotel asking for reimbursement of the credit card charge; however, I have not heard back from them.

- 568rogero (4/5): Mike - This is an excellent accommodation, great location, well run. Unfortunately the disco music. From the bar opposite made it impossible to sleep. The council need to clamp down on this unacceptable and uneccessry level of noise in s residential area.
