- Marion (4/5): Quiet but shabby - The welcome was odd - no reception and staff didn’t even ask for my name, just took me straight to my room. I ran the shower for 5 mins and the water wouldn’t get hot, only luke warm, so I didn’t shower. The curtains were broken so wouldn’t close properly. The WiFi also didn’t work properly as signal was so weak in my room. The main thing it has going for it was it was v quiet! And bed was comfortable. But given problems above I think it is poor value for money

- 542arjak (8/5): Good choice for a budget stay in London - As a budget hotel, rooms and facilities are really modest and worn, but very well cleaned. The staff is most helpful and nice, thank you for that! Small breakfast gives a good start for the day. Location is excellent, giving easy access to anywhere in London with buses or tube (3 stations nearby) and a lot of services available by foot, but the neighbourhood is quiet and safe (family area). Good choice for a short-term visit or even longer.

The one positive was that the guy in charge was very helpful but we felt sorry for him.
- Amanda (10/5): Practical accommodation - This is a small accommodation but it is very appropriate. It is located near of the underground and the neighborhood is beautiful. It is not fancy but it is right what you need if you are traveling to enjoy many places around London.
- Amanda (10/5): Basic but comfortable - This is a basic, but comfortable hotel, in a very nice area of London. Very convenient for travel in to the city. Our room and furniture was a little dated, but clean. A special thank you to the staff (Rohan and Ann) who gave us such a warm welcome and couldn't do enough for us. Rohan even changed our room to ground floor when he could see we might struggle with the stairs. Breakfast is simple (cereal and toast) but sufficient. Would definitely stay here again.
- Allison (2/5): - My friend and i stayed at avoca hotel for 3 nights. Upon arrival, we noticed straight away how run down and untidy the entrance hall was. The 2 flights of stairs were unlit as there were no bulbs in the old light fittings i haad to use my phone torch to see where we were going. The room on the top floor smelled damp and was freezing. We went straight to bed as it was late. When we opened the curtains the next morning, we discovered that the single glazed window was stuck open and couldn't be shut. There were wires coming from the tv that were hanging loosely and hidden behind the radiator. The towels were so old that they were frayed and threadbare. The bed bases were uncovered and full of dirty stains. We didnt, or darent check the mattresses or pillows! This was definitely the worst hotel that we had ever stayed in and should be gutted and renovated. It is not fit for purpose and is definitely a health and safety hazard. We would both like some sort of compensation from the £405 that we paid please. The only good thing about the hotel was Rohan, who runs it as he was apologetic about our situation. This hotel should be condemned. I have photos for proof of the state of it also.
- CHRISTOPHER (10/5): Researched and Recommended - Before each trip to London, I do extensive research. For this trip, I wanted: inexpensive no-frills hotel, strong ratings, close to Tube station. I found all that at Avoca House Hotel. In addition: Safe, quiet neighborhood a short walk from Swiss Cottage Tube. Clean, comfortable, quiet room with comfy bed, free wi-fi and adequate private en suite bathroom and shower. The free breakfast of cereal and toast was a bonus. Hosts Rohan and Ann were very friendly and helpful. I did not plan to spend any daytime hours in my room, so this was the perfect starting and ending point for my daily London adventures. Pictures online accurately represent the hotel, so no surprises or disappointment as it is as advertised. Two pieces of advice: book direct with the hotel for the best price. Second, avoid the Swiss Cottage Tube between about 7:30am and 9:30am as trains there are beyond crowded. Don't plan to bring your bags on en route to or from Heathrow during those hours...leave early or late. I would recommend the hotel and would stay there again. Thank you, Rohan and Ann! - Michelle (6/5): - This was a very very basic hotel and definitely not worth the money. Breakfast consisted of toast and cereal which i do not consider a continental breakfast. The good points are it was clean and the staff were nice.

- ambersB8992SM (4/5): Great location, shame the out dated decor, soft furnishings and towels made it feel so dirty. - Me and my sister stayed here for one night, to go to the Era’s tour at Wembley Stadium. The hotel itself is in a great location - a less than 10 minute walk to 2 tube stations with links to central London and direct lines to Wembley. It felt very safe and seemed to be in a nice area in London.
It’s such a shame that the hotel is so run down, the exterior was full of rubbish and weeds and the room itself, was so old fashioned, the bedding, towels, decor and furniture was all worn and looked at least 20 years old. It seemed to be clean but it felt very dirty. We spent about 12 hours in the room. I couldn’t have managed any longer and would not stay there again. Nor would I recommend to family/friends. A small refurb would do the world of good and turn it into a lovely hotel.

- Neil (10/5): 8/10 - No problems checking in or out, room is in need of an uodate, the beds where comfy and the bathroom was nice and the area was lovely. Close to 2 underground stations was great being me and my friend was going to Wembley Stadium.
- Karen (6/5): - Basic budget hotel. Bed/ pillows were comfy, and the room was spacious although the furnishibgs have seen better days. The manager was welcoming and friendly. Kettle didn't work but was replaced quickly. TV signal kept cutting out, but that may have been down to the heavy rain. Breakfast of cereal, toast, orange juice, tea/ coffee was provided in a light airy breakfast room.
- Iain (8/5): Does what it says on the tin. - It was fairly basic, but what I expected for the price. Friendly welcome. Beds a bit firm so not the best night’s sleep, but was fairly quiet. The free continental breakfast was very basic, but did the job. Was 20 minute walk to the Roundhouse, which was why we were there.
- Verified traveler (4/5): The pictures don't tell the true story - The rooms are much shabbier than the pictures show...the carpets are worn and stained and the furniture was in good shape 30 years ago. Desperately in need of fixing up. While there was always hot water, the water pressure was so low we started saying we were going to take a drizzle, instead of a shower. Our bathroom was tiny and the bath tub was tall, so a shorter person would have difficulty climbing in and out. There's no bathtub plug so it's showers only, apparently. They do not clean your room, so we had a shortage of tp by our third day.
The manager was very nice and helpful, so he was a bright light in an otherwise dismal experience.

Reasonable with a basic cereal and toast breakfast. Helpful staff member.

I am not bothered by frills and luxury and would need to pay more if I wanted these at another hotel. The breakfast was coffee or two toast with butter, jams, cereals and orange juice. I wish I brought with me a bath plug so I could have run a bath. The shower worked well and was clean.

- rachel2619P (2/5): Book somewhere else cheap. - If you are looking for cheap look else where. For very little more you can get a decent hotel. We are still awaiting a refund from the hotel as it was so bad. Bath had horrible black stains in the tub and was grubby. Whole room was grungy and severely lacking in terms of cleanliest. We walked out and booked another hotel.
When we arrived no one down stairs had to phone the guy to come greet us. The ‘office’ where we are paid looked like a hoarders den gentleman had to step over and dig out the card machine. We should have asked to see the room before paying. That was our fault. Honestly book somewhere else until the family that owns it invests some money into renovations

- Ale (4/5): - I arrived even later than check in because my plane was delayed and the room wasn't ready yet. It was ok since the room looked decent and the service was awesome by Rohan. But at the last day I was asked to move to a room in the owner's house right in front and the place was a mess, dirty, smelly and with stuff all around. The bathroom was kind of messy and the toilet was upstairs, not by the room which isn't what I paid for. And also I had to contact Rohan everytime I wanted to get into that house. I didn't say much because Rohan was very cordial and it isn't his fault.
I wouldn't stay again there unfortunately.

- Ben (6/5): Great service but more need to be done - Great location, pricing good for that location. Rohan was excellent, and did everything to make our stay memorable. He was very accommodating with our early check-in request, was available throughout our stay and provided much needed tips on how to navigate the city.
There is a lot of room for improvement with respect to comfort. Management should offer new or fresh towels to customers (they were all very old). The bedding set, the furniture and the carpet need some refreshing as well.
- 1530max (8/5): Great budget hotel for a night with friendly and helpful staff. - It's a great hotel for one or two nights. Given the excellent price, I can't complain about the room or amenities. The room was clean and it was all we needed. Breakfast was simple and again, perfectly adequate, particularly given it was included in the room price. We stayed for a concert at The Roundhouse. It's a 20 minute walk or so or you can catch a bus.
The manager was very friendly and welcoming. He also gave us some excellent recommendations of what to see in the area such as Primrose Hill.

- Michelle (10/5): The reasonable, clean place to stay in London - Avoca house is a perfect place to crash when staying in London. Rooms were VERY clean even if the outside & lobby were a bit dusty. This is a very simple, bare-bones hotel /nothing fancy or recently updated but it’s all one needs when on vaca in London - All your time is spent out and about and you just need a clean, comfortable place to shower and sleep – this is it! Staff was wonderful and could not have done more for us. Nice to have the simple breakfast included. Location is a 3 minute walk from the underground station so it’s very convenient. Located in a quiet suburb you are only minutes from anywhere because of the underground. We will definitely stay here every time we visit London.

Location great, clean enough, but why not invest in showerheads that work?
- Kirsty (10/5): Fantastic - Rohan (the manager) was absolutely amazing, he was kind, friendly and extremely helpful to two Geordies that had no idea where we were!
The rooms were immaculate, the staff even brought in another bed for me (my fault that id booked as a double instead of a twin). Nothing was too much for them.
Rohan is a credit to the hotel, hope to visit again soon.
- Jason (6/5): - I was met by a friendly hotel manager (not the owner), who had just come from another hotel in the area to check me in.
The hotel was placed in a quiet street and the single room on the top floor was well soundproofed.
Bed was comfortable and so were the chairs in the room.
Furniture and decor was generally quite dated and tired. Wardrobe doors were held closed with an elastic band?!
Toilet cistern took ages to fill after every flush (10-15mins) and shower was low flow, due to the water pressure on top floor. Shower head sprayed everywhere apart from straight down, which slowed down the cleaning process somewhat. Suggest new showerhead fitting and increasing water pressure would improve things.
One large towel supplied only, with no bath or hand towel supplied in room.
Curtains were just wide enough to cover main window, which allowed light in through outside edges.
There was a wall mounted TV in the room, but no remote supplied for this.
Breakfast room looked bright, overlooking the street infront of the property. Basic continental breakfast was offered. I couldn't find any milk for cereal, but i had already prepared by bringing instant porridge pots that just required boiling hot water. A kettle and plenty of coffee/tea packs are supplied back in the room. The hotel manager had suggested that another occupant had taken the milk.
This was a cheap hotel for the area. I would have just hoped for a few more good points to pick up on, especially being in Belsize Park.
- jason (8/5): A friendly hotel - The rooms are dated but it was clean and comfortable enough. The gentleman who opened the door when I arrived was welcoming and friendly I enjoyed chatting to him.
I didn’t get to chat to the lady but she sorted me a spare mask for the taxi thank you to her.
I didn’t stay for breakfast as I was meeting friends.
It says no parking at the hotel but if you go there from 1.30 on a Saturday it’s free to Monday morning.
I paid to park on someone’s drive round the corner.
If all you want is a basic hotel then this is fine but needs updating.

- Verified traveler (6/5): Nice budget hotel - This is a traditional b&b style hotel. It is spotlessly clean although the furniture is getting old and outdated. The bed is comfortable. The best thing is that it is very close to the Swiss Cottage tube station and many bus routes. It provides good value of money. I shall consider staying there again.

- Nancy (10/5): Nice London Hotel ... A London Find! - Avoca House Hotel has a delightful gentleman named Sean taking care of it and its guests. Sean greeted me when I arrived (later than he expected; my plane landed at 9 pm and he was expecting me to show up at the hotel at 9 pm). The directions I got prior to arriving got me to the hotel with no problem, and Sean carried my luggage upstairs for me, opened the door to the room, responded quite politely when I thought there were no towels (there were towels; I just didn't notice them after that flight I had). He made breakfast every morning and remembered exactly how I like my breakfast cooked. He was pleasant and polite at all times, and, when I left, he carried my luggage down ALL the stairs to the sidewalk for me.
My room was clean, quiet, and quite comfortable (I didn't spend much time in it; I didn't go to London to sit in my hotel room). Sean made sure the room was clean and neat each day.
Would I stay at Avoca House again? You bet I would. It was a lovely place to spend the week I was in London! It's outside of central London but is very accessible via the Tube (there are probably busses that go nearby also, but I didn't take the bus at all so wouldn't know), and, for all the hard work that Sean puts in, the price is very reasonable.

- Verified traveler (8/5): - I recently stayed 5 nights at this property and I enjoyed my stay and would stay here again. Shawn was the "jack of all trades" at the property; he handled check-in, breakfast, and housekeeping the entire time I was there. He was very kind and helpful. The neighborhood around the hotel is very nice and VERY quiet. You can't beat the price this hotel charges and while the breakfast isn't lavish, it's better than nothing. I did have a few concerns. One is that the bed only contained a heavy winter blanket...there was no light sheet on top at all which is what I've seen at every hotel I've ever stayed at in my life. So my choices were sleep without a covering at all or sleep with a winter blanket in late August. I went with the former choice. And I had to admit it was NOT easy being without an air conditioner or a fan. I know London isn't known to be that hot in general but when I was there the temperature was 90 degrees F and I was dripping sweat off my head onto the floor while I was in the room at night. But again, for the price I paid and the kind staff, those inconveniences were worth it. The hotel doesn't hide the fact that there isn't AC in the rooms and weather is the one thing that no one can predict.
- Eric (10/5): Happily stay again - It is an older style hotel in a quiet residental street only a few minutes walk from Swiss Cottage Underground station. Plenty of shops and food outlets close by. I had a pleasant stay and would happily stay again.
- Verified traveler (8/5): - This hotel is really conveniently placed just mins away from Swiss Cottage tube. It’s on a very quiet residential street and away from significant traffic. As with other reviews the only negatives is the age of the property and it’s interior. While clean and tidy the furniture is old and tired. The gentleman who checked us in and seemed to be the general manager couldn’t have been more helpful and attentive. I will visit again if looking for a cost effective was to spend a few days sightseeing in London and all in all it’s a diamond in the rough.

- Maria (8/5): Great stay at the Avoca - We stayed for 3 nights at the Avoca (family of 4). Location is very convenient just 3 blocks away from Swiss cottage metro station and many busses serve the area. It's a nice, safe residential street with lots of pretty gardens around. Walking distance to restaurants, stores, etc. The place itself looks outdated but everything was in good working order and clean. Room was very spacious, we got a 2 singles and 2 double street view room. Shawn, the host, is just amazing: so kind, polite, very attentive and extremely helpful. He's takes care of ever detail and made us feel very comfortable and welcome. Breakfast is adequate and Shawn one more time provided great service. Room is well stock with toiletries, coffee, tea, etc. Will definetely recommend.

- Verified traveler (8/5): Not as good as expected but still okay. - The room was fairly clean minus some stains on the carpet, and the bathroom floor was coming up a bit. Didn’t have the breakfast, I think it was cereal and toast, juice and coffee or tea.

- Marla (8/5): Feel in good hands and in a great location. - Avocado House is unique because it is the only one of similar large houses on this street that is a hotel. Not grand but quiet, clean, adequate starter breakfast, safe, and calm, meaning you know from the 2 men who service it that you are in good hands, as they are humble and quiet but very happy to please and accessible. We rested well here and outside street or living noises were at a minimum. You can bring your own food and use the kitchen or freezer too, not ever ound at any other hotel. Although it is ‘basic’ as they point out, and the decor is simpler than most, rest assured it is trustworthy and serene.
It is closest to Swiss Cottage on the Jubilee Line of the underground which allowed us to arrive to most places after 4-6 stops, and transfer easily. Good eateries and fun pubs at the historical Swiss Cottage and the North Star, both nearby.

- Dodi (8/5): - When I arrived, the staff saw that I had a difficult suitcase and gentleman carried it up to my room. After one breakfast, he knew I preferred tea over coffee, and which toast I preferred. The staff went out of their way to make me feel welcomed and comfortable. I had an issue with the shower and the balance between hot and cold water, but other than that I enjoyed my stay, and would stay again.
- Philip (4/5): Most dismal breakfast ever. - I know it was cheap for London, however I would expect a breakfast to be more than a bowl of cereal and 2 slices of toast. If not offering any cooked breakfast elements, you should at least provide a proper continental breakfast with croissants, pastries, cheese, etc.
- Verified traveler (6/5): You get what you pay for - The location is brilliant if you're looking for somewhere to stay in central London. I thought it was reasonably priced - £110 for 2 nights isn't bad in my opinion. I was disappointed with the state of the room though, there was a horrible stale stench. The furniture in the room was dated, the wardrobe door was broken, the sink in the bathroom was blocked which meant I ended up using the bathtub instead. Breakfast was advertised as 'continental ' but was no more than orange juice, water, toast and cereals...not enough variety. Overall the service was okay, the chap I met at reception was polite and helpful.

The breakfast is simple with toast and coffee. Very quiet during the night. The room is spacious and the twin room even offers one full size bed with a twin bed, which is suitable for 2-adults with one child

Hotel badly needs an update and the breakfast is basically tea and toast and not much more. Still, the room was clean.

- Kevan (8/5): Modest but great value. - This place offers incredible value for central London. It is situated in a quiet street. The hotel is fairly basic and is looking a bit tired, but on the plus side, the staff were really friendly and helpful. Swiss Cottage tube station is less than 5 minutes walk away. There's free wifi too. My only gripe was the breakfast - it was described as continental - but was really just cereal and toast. But for £60, I would certainly stay there again when visiting London.
- Verified traveler (8/5): - This hotel is very close to a tube station and a number of restaurants! It's very easy to navigate. And it's in a very quiet neighborhood! It doesn't have an elevator that I'm aware of, so be wary if you have heavy luggage.
My room was nice and clean. I thought I would have a twin bed, but it was a full size, which was very nice. And the shower/tub in the bathroom was the same size as my own in the States, which was great!
They also serve breakfast from 8-10 if you're up early enough for it. I wasn't, so I can't speak about the food or quality.
I highly recommend this hotel. It's a great value!
