HIGHLY recommend staying there and when we come back to Florence, we will stay there again.
- daymet (8/5): - Gianna was very welcoming and helped us with any questions including dining recommendations. The only thing we found a little inconvenient was the bathroom location. It was on the upper floor of the bedroom. We had to use a very tight spiral staircase in order to go, which is importan to know especially for people with mobility difficulties.

- Sheri (2/5): NoNoNo - We were horrified by our stay. Although the owner was nice, she should not be using her home as a B&B. We had to carry our very luggage up 4 flights of stairs. Okay… but to use the bathroom, climbing up a winding spiral staircase that one’s foot cannot fit on the step is unacceptable. The house itself is over 500 years old.. that’s cool, but it’s also very unsafe. My husband and I are in good shape, and had a very hard time with our luggage and getting to and from the bathroom. The room is also on a very noisy street.

Only word of warning is the bathroom is on the second floor of the suite and is accessible by a spiral staircase. Anyone that has concerns about going up/down narrow stairs should consider this, but it was no problem at all for me and I'm 6'2".
Highly recommend for anyone that wants to stay in Florence and be a short walk from the center of the City.
- Verified traveler (10/5): Cosy stay in Florence - Wonderful location close to everything in Central Florence. The room was very spacious, clean and comfortable. The host was very helpful, kind and accommodating. The street is peaceful in regard to people and tourists for being in the middle of Florence. Car traffic was a little bit loud in the mornings.

- Jonathan (10/5): Wow. Beautiful property. - Amazing place to stay. Has to be the cleanest place we’ve ever stayed in. Gianna couldn’t do enough for us, a wealth of information about the local area, hidden gems.
The room is spacious, well furnished. Plenty of reading material. Unbelievably clean, lovely big shower and well equipped bathroom. Plenty of nibbles left on the table and drinks in the fridge provided free of charge.
Air-conditioning works really well and keeps the room nice and cool in the heat. Comfortable bed which was changed despite us only being there for 6 nights, so lovely clean bedding which was nice.
Excellent location for the city, less than a miles walk. Maybe ten minutes to Il Duomo. Street lovely and quiet, especially for a city. Gianna had plenty of info about the best supermarkets, coffee places etc. We’ll definitely be staying again.

- Michael (10/5): Our favorite place to stay in all of Italy! - The couple that runs it were so friendly, kind, accommodating. It was our favorite stay of all of the 4 cities we stayed in. We forgot our keys and got locked out, and they let us in at 11pm. They provided meals to take with us when we had to leave early. Directions to places to eat, tour, etc. were amazing. The accommodations were wonderful. I cannot say enough wonderful things about the people who run this place and the place itself. If I return to Florence, I will stay there again!

Gianna was so helpful providing us all needed info during our stay re: preferred breakfast items, directions/map, taxi to station etc… Also, on the check-out day, Gianna let us stored our luggages after check-out in the morning, and picked them up later before our train scheduled late in the afternoon. That made thing much easier for us spending our last day visiting Florence. Thank you Gianna and her husband for our great stay in Florence. Recommended ! (please note there is steps to the bathroom but other than that all is great)

- Jim (10/5): - Giovanni was a perfect host. Breakfast was delivered to our room each morning in generous portions (we always had leftovers). All dishes cleared away while we were out, and table re-set for next day. Fruit bowl, coffee, juice and bottled water refreshed daily. Room and bathroom (up a spiral staircase) was kept spotlessly clean. Our Italian was very limited and Giovanni's English also, but communication worked well and he was always anxious to please us. He made sure we had a reliable taxi service booked for our return to the airport. Room is spacious and very comfy-cosy. A little closet kitchenette has sink, fridge, plates, bowls, knives & cutlery, chopping board. Street noise was kept out by heavy windows and shutters, and the street is narrow and not busy. We were really pleased and would happily stay here again.

The hosts were there if any questions came up, but gave us privacy. Felt safe and comfortable. Area was safe, never felt uncomfortable walking home even late into the night. Within 15-20 minutes of most attractions and sites. Gianna was lovely, she brought us breakfast each morning and tidied the space while we were out during the day. I would stay here again.
- Bahri (4/5): - I couldn't get to stay at Gianna's B&B because the they mixed up my booking, which I didn't find out until I arrived at their place. I recommend travelers who book their stays at this B&B to make absolutely sure that the B&B also knows that you've booked with them and the dates they have match with what you and Expedia have. I also recommend getting clear instructions for how to get in the building, which proved to be problematic for me.

He took care of our needs.I would definitely recommend staying here if you are going to Florence. It is one unit inside a small apartment building but still very private. We had a wonderful stay!!!!♡
- Wenqi (10/5): - The property has a self-contained unit that has two levels - main level with queen bed and living space is down stairs; and the bathroom with a single bed is upstairs via a spiral staircase. It's spacious, clean, comfortable, and it makes one immediately feel at home. The major part of Florence attractions are within 15 mins walking distance. The hostess, Gianna, is wonderfully caring, knowledgeable, and flexible. Many people complimented about the great breakfast. We'd like to thank her for being super flexible: we had two nights out to Tuscan countryside, and wanted to keep the list night stay at Gianna's place. She was so kind as to let us keep some of our not-needed luggage in the apartment, without charging us for the two nights, neither renting it out to others for those two nights. The leg of stay was the best part of our Italy trip. We highly recommend it. And would love to stay there again if ever visiting Florence again.

There is a lot of noise from the street below however this is not surprising given the building was constructed for life during the14th century! As per a previous reviewer's tip, earplugs helped. If you are someone with mobility challenges, the tight circular staircase leading to the bathroom upstairs may not be practical. We were a party of two and enjoyed our two-night stay @ Gianna's B&B.

He was very helpful and attentive to our needs and called us taxis whenever we needed one. The morning pastries were fantastic. The only negative was the bathroom being located up a very narrow spiral staircase. Oh, and the room itself is located up 3 flights of stairs. If you have any issues climbing stairs, this B&B is not for you. Otherwise, it’s a good spot in Florence.

Everyone has been very friendly and that seems to be a bit of a rarity for Italy I’m learning. I highly recommend this hotel. Good location near the Lido beaches. Good restaurants nearby and good bus service to the water taxi depot.

His place is also the cutest little spot for 3 ppl to stay comfortably with little loft overlooking the rest of the room, a spacious shower, and the perfect sized kitchenette for 1-2 days stay. Only trouble we had was a little bit of difficulty communicating due to limited english. But overall would come back in a heartbeat!

The rooms were wonderful, clean and magically historical. John was waiting to welcome us in and had everything prepared. Our son particularly loved his loft bedroom and the view out of the windows was wonderful. The area is lovely and close enough walk to the station and for accessing all the local attractions. We felt safe walking around and coming back late'ish (around 11pm). After staying in multiple hotels room, the homey feel of having tea, coffee etc in the little kitchenette along with mismatched, different colored clean, fluffy towels, full size normal soap and shampoo etc provided was a lovely feeling. Breakfast was provided at our precise requested time and we were also able to leave our bags while we continues some sightseeing before leaving Florence later that afternoon. We loved staying here!

Our host was a very pleasant man who surprised us every morning with a wonderful box of pastries from a local bakery. The day we left extra early for a day trip to Siena he still showed up in time for us to take it with us to eat on the bus.

Room was clean, bathroom fine and breakfast provided from a local patisserie each day at whatever time we wanted it. Highly recommended. There is a spiral staircase which maybe unsuitable for some people.

It is close enough to the station and central sights of Florence to be able to walk, even with luggage. The room is exactly as described and was spotlessly clean on our arrival. Little touches like drinks and yoghurt in the fridge were lovely and most thoughtful. Giovanni brought delicious pastries for our breakfast each day at whatever time we asked. He is a perfect gentleman!

- Gretchen (10/5): Best Host in Florence - The hospitality at Gianna's was the best we have had in Italy. Jane carried my heavy bag upstairs and then back down at 4:30 am (I told him not to wake up that early, but he did anyway). He had fresh pastries, fruit & espresso in the mornings. My daughter loved the spiral staircase up to her private room. It was so comfortable and convenient to the train and downtown.

Big table . Small kitchenette, very helpful. The main part of this stay is the owner - Giovanni . Very positive feeling about this place and if I am ever back to Florence I always check first, if this place is available.

- Kerry (10/5): Lovely comfortable apartment in central Florence - Very centrally located, about 10 mins walk from El Duomo and the railway station. Quiet residential street. Clean, comfortable and lots of little "extras": fruit, biscuits, drinks etc. Small kitchenette, seating area and penthouse upstairs with the 3rd bed and shower room. Loads of guidebooks about Florence on the bookshelves. It really is an apartment within the owners apartment. We had our own keys so came and went as suited. The owner was friendly, to hand but not intrusive, he spoke limited English, but we all got by okay, he even very kindly printed out our boarding passes for us. I would definitely recommend this B&B and I would stay here again if I came back to Florence.

Whether that be breakfast, printing something we forgot, recommending different things for us, and so many personal touches. He made us feel cared for and a welcome guest in his home. The separate room was fantastic. We loved it. If we are ever back in Florence we know where we will be staying.

The room was comfortable and breakfast was always provided at the time asked. The breakfast was excellent. The bathroom was well stocked which is helpful if you only take hand luggage with you. There was some road noise but I got used it and you expect it given you are in the city centre. The sights were easy to walk to and the accademia was literally around the corner. An excellent B&B and I would stay again.

Located on levels 2 & 3, some stairs required.
2.5 blocks from piazza San marco. 10 or so blocks from Domo. It is very walkable if you are reasonably healthy and learn vias/routes. Could use the buses. They are cheap and frequent. Weather was almost perfect so no need /comment for heat/cooling. If stairs and walking are ok, this could be perfect. Highly recommended. We hope to do again.
- Richard (10/5): Charming, clean & comfortable - Gianna's B&B is the perfect base from which to explore Florence – extremely clean, homely and in a good location. It’s a 10 minute walk to both the Piazza del Duomo or train station which means most of the city noise (except a few bikes in the morning) is not heard. Upon arrival we were helped with our luggage, received the key to our room and asked what time we wanted breakfast. Our host even helped orientate us on a map and suggested museums/restaurants to visit. Overall, the service was friendly yet discreet and the apartment style accommodation made it feel like we were really living in Florence for a week, rather than just stopping in a hotel.
- Verified traveler (10/5): Spacious room with loft, fine for parent(s)+child - The room is a wonderfully large area with a loft above. Gianna was especially helpful with useful advice. The spot is particularly well located, not a long walk from the train station or Michelangelo's David, as well as other key sites. As Gianna knows, it's a room well suited for those who'd have difficulty going up several flights of stairs, and to get from the main bedroom area up to the bathroom in the loft, you have to negotiate a steep spiral staircase. That said, the room is clean, the bathroom well tiled and appointed, and we loved the generous breakfast of cereals and fruits. We'd definitely recommend the spot--and would want to come back ourselves.
- Verified traveler (10/5): Wonderful Place in Florence - We had a lovely stay at Gianna's B&B. Great location just steps away from the crowd but close to bus stops, spotless cozy room, wonderful breakfast thoughtfully prepared based on our preference, and more than anything the help we received from the owner - she took care of us before and after the stay as well, from reservations for restaurants, directions, suggestions for activities etc... very knowledgeable, efficient and passionate. We thank Jane very much and hope to see her at Gianna's again.
