- Sima (8/5): - Красивый номер в историческом здании, немного сложно найти, нужно прийти по адресу, вывески нет, нужно позвонить в звонок, на котором написано название гостиницы, 3 высокий этаж без лифта, у них есть грузовой лифт для подъема багажа, мне не предложили, тащила сама наверх. Кроме этого все хорошо. Огромное спасибо Аманте, дочери хозяйки, я в день отъезда очень плохо себя почувствовала, ко мне прекрасно отнеслись, оказали помощь, помогли собрать вещи и проводили до вапоретто. Аманта, огромное спасибо! Нужно аккуратно с открытыми окнами, много комаров

the water ferry landing at the second stop .
Also our Lovely hostess arranged a private water taxi that was very
reliable [bit expensive] to the airport during a transport strike .
perfect ,most helpful thank you we did not realise that this property was on the top floor of this
historic building and so moving luggage there was tricky as we
are no longer 21 ! might be a consideration for others [ we could store one suitcase at ground level though ].
locating the property from the lane behind was slightly confusing
but we got there in the end and it was authentic venice ,quirky ,different and historic .

- cyril (1/5): une catastrophe et nous souhaitons obtenir un remboursement même partiel - notre hôtesse nous a accueillis gentiment et nous a prévenu que nous étions ses derniers clients et pour cause le logement était inhabitable Pas de chauffage au mois de novembre; lit complètement défoncé, télévision inutilisable, uniquement un filet d'eau chaude au robinet dans la salle de bain, inondation de l'entrée de l'immeuble à cause de la montée des l'eaux, l'accès par des escaliers équivalents à 6 étages....la chambre louée était inhabitable
Le principal problème est que le logement assez onéreux ne correspondait pas du tout à l'annonce. Nous avons été obligés de quitter l'établissement le lendemain matin

Belle pièce principale traversante, joli mobilier.
Calme. Accueil agréable de notre hôtesse très âgée… Petit déjeuner décevant : très frugal et ordinaire (pain de mie en sachet, même gâteau pendant 5 jours), pas de produit laitier, une petite plaquette de beurre par personne.
Douche en mauvais état (porte coulissante difficile, joints noirs) linge de toilette très usé et non remplacé durant notre séjour. Au plafond 2 spots sur 4 opérationnels dans la salle de bain.
La chambre défraîchie (infiltration d’eau sur la tapisserie), mobilier disparate, électricité capricieuse au niveau des prises.
Pas d’éclairage dans l’escalier en descendant (à partir du 3ème étage) lumière du portable indispensable !

Rosa, the host, was also a pleasure to witness and meet. The sweet cakes she bakes for guests are made with love and you can feel it with every bite. I am.glad I chose here. It was in a perfect location and only a short walk from the airport boat, which was really handy for my early flight

- Jody (5/5): Rosa et une hôte très agréable mais malheureusement rien ne justifie le prix que nous avons payé, à part le cadre . - La propriétaire rosa et très gentil La douche ainsi que le sois disant sauna , la douche n’a pas de pression l’eau est quasiment tiède la fourchette et rempli de calcaire, d’où un manque de pression. Le petit déjeuner, n’était pas super les produits manquer de fraîcheur, les céréales ect restaient à la même place dehors.

Nie polecam dla osób które potrzebują nowoczesnego otoczenia. Pokoje znajdują się na 4 piętrze bez windy. Plusem jest to, że nie budzi stukot walizek przemieszczających się turystów :)

- Bonnie (2/5): Will not be back to any Venice location unless there’s A/C. - Hostess was very accommodating and friendly. Location was good. Hotel description makes no mention of 90 stairs up and 90 stairs down each time to enter and leave the facility or that there’s no A/C or that there’s an army of mosquitoes and gnats unless you close all windows and roast in sweat each night. The “fan” was mentioned in description but didn’t work, although we were provided a replacement. But we also had to ask for soap, shampoo, and toilet paper which should be provided when cleaners clean the room. Heat was unbearable which made me feel like heat exhaustion heart issues each day. It was definitely not worth the nightly price we had to pay.

- Paula (9/5): Superb! - Absolutely loved the place, it was so central, lovely built, so clean and tidy, beds and towels clean, rooms cleaned daily, sweet breakfast included from the owner, she prepared us fresh apple pie in the morning. she was so sweet, looking after us, ensurensuring we are comfortable. The house is beautifully preserved in time, so many things explore around apartment. Thank you so much for such a warm welcome back in September, we would love to come back again! There is no lift, which could be an issue for travellers with a lot of bags, we only travelled with backpack so it wasn't an issue.

- Jelmir (5/5): Passable - We loved the ambiance & the ‘library’ room. It was a cozy, clean, top floor (3 flights to walk up) with lots to see of old history of this former palace room. It also had a large sitting area & foyer. Rosa, our host, was very kind, friendly, and tried to help us during these 3 days. It seemed she had a lot to take care of at this time. Our problem was with the service & water issues. On the first day, we only got one towel. On the second day, they forgot to give us toilet paper. On the third day, the shower was just a few drips so we couldn’t get wet. Then there was no hot water, nor ANY water. The toilet would not flush.
We are seasoned travelers who can improvise and do not demand much, so we hope these issues— for the price we paid! — are fixed.

- Ana (5/5): Excessively high price for accommodation, in relation to what is offered! - Good location! Clean room. Very bohemian library room, where we stayed! The piano in the living room offers a cozy touch! It was accepted, by message booking, check-in between 9.00 and 10.00 and when we arrived at the property, she was told us, that it is not possible! Poor breakfast, if you don't wake up in time and there are more people staying, you might run out of coffee/juice/milk/cereals/etc. No air conditioning, no mosquito nets! We could not sleep at night because of the heat. If you open the window, mosquitoes will eat you! We received only one little bar of soap for 2 people, the shampoo bottle was half empty!

- Gail (8/5): Peaceful stay with At Home a Palazzo - Building was amazing, so much history. Situation was perfect, easy access to vaporettos and ferries to airport and other islands. Fairly quiet area, close to small but good range of shops and restaurants.
The room was great size, bathroom good too. The main reception room was fabulous with beautiful personal furniture and other items.
The owner/Senora was a lovely lady, very helpful. I would definitely stay there again. Breakfast options were basic: cereal (but the milk was not fresh), toast, juice drink (also not fresh) and cake (which would not be my choice for breakfast). Perhaps addition of plain yogurt, hard boiled eggs, sliced meat and some fresh berries or fruit.
Room was lovely but quite dusty in places.
- Stavros (1/5): Disappointed - Just the location 90 stairs with suitcase , bad breakfast ,no light in the 20m² room, which the door does not lock from outside, uncomfortable bed and pillow ,dirty floor. Ground entrance flooded at night, you have to take off the shoes. The owner asked for the 12 € City tax for welcome....

- Reifenscheid (6/5): Pleasant - It is a historical building, with some charme of earlier periods. The stairway is impressive. The view is great and the accessibility is good. It is a very private place, with an owner who lives the Ambition to create a cosy atmosphere. It should be communicated, that the heavy lugguges must be lifed by the owner of the space. Unfortunately I carried my 15kg suitcase three larger levels upstairs. The room was nice, a bit oldfashioned but with charme
. Only the shower wasn't good, only luke water. The breakfast needs more variety. For Ex. there were no eggs, only toast bread, then corn flakes. Besides fresh orange jiuce nothing healthy. Should be improved.

- Eoin (8/5): Lovely host, comfortable room, close to all transport links. - Absolutely perfect location. Lovely continental breakfast with hot toast and Italian coffee! The ferry from the airport stops 5 minutes from the location, the the Canale Grande Ca D’Oro vaporetto stop is 5 minutes the other way. The stairs! The owner could not get permission for a lift as it’s Venice and everything is a valuable antique!

- Anonymous (9/5): Superb - Rosa, the owner, is the sweetest woman you’ll ever meet. The rooms in her home are like stepping back in time. It was so quiet in the evenings, away from the more touristy areas. We would stay here again just because of Rosa. She is a true gem. Only thing to be aware of is that this is an old building. So it’s to be expected that you’ll have to walk up stairs, no air conditioning, and the water pressure is not the best. But we were expecting this, so these things didn’t bother us too much.

- Greg (6/5): A lovely stay with some caveats. - Beautiful building in a lovely part of the city. The room was clean and comfortable. The host was a truly lovely woman who was a delight to interact with. We had some difficulty communicating with the host (between our imperfect Italian and her English), including a misunderstanding around having paid in advance. This was amicably resolved by messaging her daughter through Booking the next day. It was also a little disconcerting that there was no way to lock the room when we left for the day. The bathroom was also quite dated and not particularly comfortable.

She said it's too early. I bought our 2 luggages by the stairs from 4th floor, each floor 28 steps, can you imagine that. It's pretty physical for a senior.

- Michelle (10/5): At Home a Palazzo is an absolute MUST! - Beautiful place to stay! We wanted something that felt like classic Venetian living and this property gave us exactly what we were seeking. Rosa was a terrific host and prepared a lovely little breakfast with piano music playing in the background. We stayed in the corner library room. The size of the room, temperature, and location of the property were perfect! Nice and quiet…away from the crowds but short walking distance from the main area. Also close to ferry drop-off at Ca’ d’Oro. Was somewhat tricky to find at first but Rosa was very helpful in instructing us to get there (address number listed was inaccurate). Although we loved that the hotel is located on the top floor, be prepared to climb the stairs (we had some heavy luggage).

- Federica (6/5): Beautiful location which needs some update - The location was beautiful in a very nice old palace. It is located in a very central area but away from the main street with too many tourists. The owner is a super sweet lady, very kind and always willing to help. I wish there was more effort in the cleaning, there was really a lot of dust everywhere, moreover the bathroom would need quite a bit of an update.

- Shrubabati (10/5): Great location, lovely hosts, gorgeous room - The property is quite close to Fondamente Nuove Alilaguna stop which makes it convenient to reach from the airport. The property is located in a quiet neighborhood of Cannaregio. Rosa was very hospitable. We stayed in the gorgeous and airy library room. We didn’t mind the 80 stairs, but people with mobility issues will face difficulty. If you want to stay in a ‘palazzo’, this is very much recommended.

- Volker (8/5): Zentral aber ruhig mit familiärer Atmosphäre - Sehr gute Lage für Ausflüge zu Fuß, mit der Gondola (Einstieg S. Felice), auf dem Canale Grande (Linie 1, Station Ca' d' Oro) und nach Murano (Linie 4.1 und 4.2, Station Nove). Zentral aber dennoch ruhig.
Traditioneller Palazzo mit hohen Räumen in privater Familienatmosphäre. Rosa und Paolo sind sehr freundlich und hilfsbereit! Da sich die Zimmer im 3. Stock befinden, sind sie schön hell. Seit kurzem gibt es auch einen Lastenaufzug für das Gepäck im Haus!
Leicht zu finden, wenn man weiß, dass das Museum d' Casanova in diesem Palazzo untergebracht ist.

- Giovanni (10/5): In Venice do as Venetians! - We really enjoyed the intimate atmosphere of this place. It is located at the top floor of an old (1300) Venetian palace and in close proximity of most attractions albeit away from the crowded tourist areas. It is surrounded by canals and it is very quiet in the night, allowing for a good rest after a day walking through Venice. We had the library room and it is fantastic with views on Venice rooftops, as well as sleeping surrounded by hundreds of books, both new and especially old. A pleasure to just go through some of them. Definitely a place to try to taste the real Venetian way of life!

- JOSE ANTONIO (10/5): Nos hicieron sentir como “en casa” - Muy buena experiencia, la hospitalidad mil puntos. La llegada nos asustó un poco, llegamos de noche, en Vaporeto y como todo Venezia, la entrada un tanto freacky, pero una vez en el lugar te quedas maravillado.
- Barbara+Michael (10/5): Wunderschön. Persönlich. Zentral. - Sehr familiär gestaltetes, großes Zimmer mit Bücherwand, großzügiges Bad mit Garderobevorraum,weiträumiger Salon, in dem das ( klassisch italienische) Frühstück serviert wird.
Ganz besonders auch die herzliche und unkomplizierte Gastfreundschaft des Betreiberpaares, mit denen sich auch auf Englisch bzw Deutsch plaudern ließ.
Amüsant der Blick ins Gästebuch ( viel Originelles, von der koreanischen Sängerin Iu bis zu Joko Ono)
Die Lage ist zentral , zur einen Seite Blick auf den Canale, zur anderen der Eingang in einem verträumten Gässchen.
Am Anreisetag früher zu kommen bzw. am Abreisetag etwas länger zu bleiben war kein Problem.
Einzig für gehbehinderte Personen kann der dritte Stock ein Problem sein. (Koffer ließen sich allerdings mit einem Lastenkran hochziehen)
Beim nächsten mal in Venedig - hoffentlich wieder hier!

- Verified traveler (8/5): Hotel Details - The accommodation should more accurately be referred to as B and B; there was no main dining room or bar and the public area was primarily used by the family. Finding access to the accommodation was a real challenge; the only sure way was to use the Street name and the Building Number; be aware that there is no name on the outside of the premises and the picture advertising the property shows the back of the building and does not reflect the views from the bedrooms. The breakfasts were limited with tea, coffee, cereal, croissants, toast and jam/marmalade.Finally, be aware that the accommodation is on the top floor can only be accessed via a staircase with about 100 steps!
On the positive side, the hosts were extremely kind and helpful - nothing was too much trouble. Inside the accommodation the main entrance, lounge and dining area was magnificent with stunning views from the far end overlooking the canals and across to the Dolomites..
- Verified traveler (10/5): 古典的房间,热情的主人。 - 住在14世纪的房子里本身就是享受,房间装修又非常古典。女主人给了我们热情的招待,她特别喜欢小孩,抱了好几次我们四岁的宝宝。早餐比较简单,但是女主人帮我们播放了音乐,阳光正好照进餐厅,整个早餐氛围非常好。位置不在闹市区,但是离圣马可教堂和Basilica dei santi非常近。女主人是此行遇到最热情的!

- Kerry & Rick (10/5): On the Grand Canal - Rosa and Paolo were warm and inviting. We felt honored to have shared their lovely home. They did not push conversation on us, but gladly interacted when we asked to interact. Our room was quiet and furnished in a way that we could choose to have a comfortable day reading or lounging. The dressing room and bathroom were spacious! Rosa found an electrical adapter that fit our European all in one electrical adapter so that we could charge our electronics. Knowing we were leaving prior to the state breakfast time, Rosa accommodated us by preparing juice and freshly made croissants the night before and placing them in our room for the morning!
- Michelle (10/5): Gracious hosts. - We (3 couples) stayed one night in Venice. There are only 3 rooms, so we had the place to ourselves. We were able to leave our bags as soon as we arrived in Venice. The next morning Rosa served a lovely breakfast with great coffee. We were also able to leave our bags until it was time to take the train back to Florence. I would stay again.

No air conditioning but Rosa put a large fan in our room so we were comfortable overnight. Breakfast was nice in a stunning room & traditional music playing each morning. Only negative is the 80 stairs you have to climb to reach the top floor but worth it for everything else you do get.

zu genießen. Mit selbst gemachten Joghurt zum Frühstück startet der Tag im großen Wohnbereich. Die Unterkunft befindet sich in der 3. Etage ! Wir können die Unterkunft nur empfehlen !!!!
- Lynne (10/5): - Unforgettable stay 'At home a la palazzo' - Rosa the host could not have been more attentive and made us feel most welcome. Great location near to both the airport/islands boat and a Grand Canal waterbus stop in the opposite direction. Neighbourhood safe, clean and quiet with shops, restaurants and cafes close by. Beware however living on the third floor in a a Venetian appartment means lots of stairs - this is not an appartment for anyone with walking difficulty.
- Diane (10/5): Quiet area easy access from airport - Wonderful b and b. Hosts Rosa and Paolo charming. Ample breakfast clean quiet and comfortable. Quite a few stairs to climb so not suitable for infirm.

I wish I could say this place was wonderful, because the owners were very nice people, but I feel I must be honest in order to give other travelers the correct view. Location was great- in quieter more residential Cannareggio neighborhood, about halfway between the Ca D' Oro vaporretro stop on the grand canal, and Fondamente Nove on the lagoon side. This is not, however the place for anyone who needs any kind of "hand-holding", such as suggestions on what to do, or activities. The owners interact very little with the guests. You will get no help with your luggage either, and there are 80! Steps up to the apartment. Breakfast is only croissants, toast, stale cereal, plain yoghurt, and tea or very bad coffee. No fresh fruit or meats and cheeses. While our room was spacious and comfortable, the bathroom was the opposite. I am not exaggerating when i say that you have to put the hot water on and go read a magazine before it warms up (warm not hot) to a degree possible to take a lukewarm shower in the dribble coming out of the nozzle. Impossible to do more than just get wet- hair washing out of the question. I truely dont have a clue why all the great reviews, except maybe people dont want to hurt the feelings of the really very sweet and well meaning owners.
- Verified traveler (10/5): A great hotel, close to the centre of Venice. - A large, clean and welcoming family home, with large en-suite rooms available for booking. Rose is the very friendly owner/manager and very helpful. Great breakfasts too.

This is the home of a lovely couple, they have a large apartment in the top floor with three rooms they rent out. The common room contains a lot of history "in the walls", equipped with a lot of art. And a view of the canals of Venice from the window.

- Ingo (10/5): Bezaubernde Unterkunft mit historischem Ambiente - 3 Tage im Juni zur Biennale In Venedig - At home a Palazzo ist ein fast perfekter Ort als Basis dafür. Gelegen in Canareggio, einem ruhigen und authentischen Viertel, innerhalb eines historischen Palazzos, mit stilvoll eingerichtetem Flair und sehr bemühten Gastgebern.
Einziger Nachteil: 3 Stockwerke ohne Lift ist nichts für Fußmarode.

Enjoying the relaxing breakfast that Rosa prepared and at the same time listen to beautiful classic music is the best start of the day that you could have.

- Patricia (10/5): Marvelous - This is a wonderful B&B in a Venetian palace. The host is charming and accommodating. The space is extremely clean, bathrooms lovely, and sitting room comfortable and home-y. We highly recommend this place and will return anytime we are in Venice. Note that the B&B is on the fourth floor of a 14th century (or older...) palace so there are no elevators.

There's no air conditioning, but the place is in an old palace that has been restored. It's absolutely a great location in Venice! Prior to arriving, I had questions about our stay. When I phoned, Rosa and Paulo answered my questions. In addition, they wrote a personal follow-up email to allay my concerns. Just a lovely experience for us all!
- René (10/5): Beautiful accommodation in sync with old Venice - Wonderful place. It was like a museum, decorated with beautiful antique pieces. Maria and Paulo, the owners, we welcoming and gracious hosts. There are only five rooms for rent; we were given the library, a room lined with bookcases and filled with beautiful old books. The only down side was having to carry the luggage up three flights of stairs.
- Richard (2/5): Not a hotel, a smal B&B only - The B&B is on the third floor ,no lift, no help for luggage ,no Aircon, no view. We had real difficulty getting our suitcases up. No signboard outside , difficult to find. Not to be recommended (for elderly people ) at all.
- Paula and Al (10/5): Great location on quiet street - Lovely large room and bathroom - very comfortable. Enjoyed spending time in the common living area of this palazzo which was filled with historical documents and items. Easy walk to shops and sights and five minutes to Fondamenta Nuove on our last morning in order to catch the Alilaguna waterbus to the airport. Very gracious hosts.
