- gabriela (6/5): - Main door to our Inn was a problem. You have to be buzz in for Inn -for the door to be open. BUT buzzer was broken. No way to get inside. We had to wait for very kind neighbors to let us inside. This Inn is on second floor (per USA standards) with many stairs to climb. Elevator is / was broken, so if you have heavy luggage with you, you will be sweating. Great location, charming old historical building, very basic accommodation. For one night ok . If you are staying longer in Rome invest more in your comfort.

- Ismael (6/5): - Great Location, only things I did not like shower head did not have a holder, shower was really small (I’m normal size person) tiles in room where broken and would pop off sometimes while I’m walking. There is an elevator but could not figure out how to use it (only 1 floor up). Overall this is a good location to get to main attractions and a couple Steps away from bus stop of train station so no hauling luggage long distances. The office space at the entrance had a very strong odor that really needs to be deep cleaned. The room was fine though and the staff were very friendly.

- Terry (10/5): - We stayed 2 nights. On the plus side, it's near several Rome attractions, including the Collisium and the Roman Forum, and the hop on hop off busses. But even our walk to Santa Maria Maggiore was only 15 min. Google maps works well to get around on foot! Check in was easy... they asked what time we would be arriving and although we got there early, our room was ready. The front doorbell works! Ring it and the owner comes down to get you! The inn owner was very good at explaining all the locks (there are 3 of them to get into the hotel!) and repeated himself to be sure! Room was clean and relatively quiet. And the AC worked fine although never got real cold.
It's an old building so don't expect the Ritz. Lots of restaurants nearby.
As others have mentioned, the beds are hard but they all were throughout Italy. The towels were somewhat scratchy but the bed linens were fine. Extra pillows and blankets were stored in a cabinet.
If you're visiting Rome to see the sites, i recommend the Nicolas inn!!!

We would not recommend this place.
First, the location of the place is great.
And also the overall cleanness of the room was good. But there was mold in the shower and the hairdryer did not work. The plastic watercups in the bathroom were wrapped in plasticfoil, and when we looked closer, they seemed to be already in use before.
The staff appeared very strained, nervous and confused. Not in a rude way, but the social interaction was weird. My kid even felt anxious after the check-in and wanted to leave the place.
Last night, the staff in the reception room watched videos, and occasionally spoke to someone via phone loudly, that I could listen the noises until 1 am in the night.
My question via Expedia before my arrival
was not answered.
Isn't it weird, that the customer request was kept unanswered for a few days and then you are finally there and can listen the staff watching random videos all night long?
I hope the Nicolas Inn can learn from this review and make things better for the future.

Multiple flushes would resolve this eventually. No duvet on bed even in February, had to use blankets in wardrobe....sceptical on there cleanliness.

- Verified traveler (8/5): Great location - Location was absolutely perfect. Inn appears to be an old apartment conerted to an Inn. No frills but again, could not adk for a better location. Be advised: very hars to find, just a small sign at the entrance to the building.

Since it was cold we used the blankets to keep us warm. Not sure if it has been cleaned lately since it has stains. Simple and basic accommodations.

The shower was good, the pillows and bedding were really comfy, the AC worked well, and there was chilled water on arrival which was a welcome touch. The host was really helpful and looked after our bags after we’d checked out so we didn’t have to haul them around all day, so we really appreciated the service.

The rooms are conveniently located minutes from many attractions, such as the Colosseum, and the block it is situated on has many wonderful dining options that are reasonably priced. The room has all you basic needs, is clean and Loreto was helpful and kind. Would definitely consider the Nicolas Inn in the future. Thank you for a safe and enjoyable stay.

- Michelle (6/5): Great value hotel - Pros- You can’t get a better location for this price. We were a 2 minute walk from the Colosseum. Hotel is a small, intimate, 3 room, very close to many attractions, with a great host.
Cons- The bed was hard as a rock. There was tape holding the electric outlet to the walls. When we arrived to check in, there was no information on where to go.. no sign, etc. A minor thing (could be a USA thing?) but we would have liked a door hanger asking for no service in our room when we didn’t want to be bothered.
Overall, for the price and considering the amount of time we spent in the room, you can’t beat it.
- Pamela (8/5): Basic but clean & perfectly situated - I was so concerned about our stay after reading some terrible reviews/photos that I nearly cancelled but I'm so glad I didn't. The Superior Triple room was basic but a good size, adequate and very clean. Facilities included aircon, fridge, a wall mounted hairdryer that even dried my daughter's thick hair, plenty of coat hangers and spare blankets. Complimentary bottles of water were given on arrival.
Our only concern was the state of a couple of the electrical wall sockets but we used the 4 plug adapter and we never left anything on when we weren't there (except the fridge).
Our stay was only for 3 nights and towels were changed each day. We made our own beds so don't know if these would have been done. The ensuite bathroom was roomy with a good sized shower.
The accommodation is in a large building and I suspect it was once a sizeable apartment converted with only 3 or 4 rooms. It doesn't bear any resemblance to the picture of a quaint inn tucked away in a quiet corner. It is typical of the large buildings of Rome that house many apartments and is situated on a busy road. However, it has character and any muffled noise that did sometimes filter through the window was not intrusive. Best of all, was where it was situated. Literally 5 mins walk to the Colosseum, about 100 metres from the Roman Forum and surrounded by a variety of restaurants. I'd definitely recommend checking out those in the back street behind the Inn. Would we stay there again? Most definitely!

Always felt safe there, and the area was very very convenient. The only downside was the use of tape to secure light switches to the wall and loose floor tiles. The grout in the shower could have been cleaned better also. We would definitely stay here again because for the price it was a very, very good value.

- Melissa (2/5): - This property advertises as having AC however, the AC unit in my room was so weak it did not cool down the room. It didn’t make a difference if the AC was on or off. The tiles on the floor are not glued down and can come off. There were several moths in the bathroom and what looks like mold in the shower. The area is a bit sketchy but it is extremely close to the Colosseum and restaurants. Overall, I do not recommend this accommodation and I will never return. I recommend reading the google reviews too.

Whether to the Spanish Steps or down to the Non-Catholic Cemetery where Keats & Shelley are buried and the Forum is not only close but the entrance area is very close too so that enabled me to visit twice. Only reason for the missing star is the light fixtures seemed to have issues in the room and the bath, the bathroom was fixed during our stay. And because the traffic noise will keep and/or wake a person up. But other than that absolutely superb

He made our stay so easy, was very informative, had our room ready early for us, and helped with our luggage. We asked for food recommendations upon our check in and he walked us to it, and returned to find our friend and escorted her to it as well! He also gave us a map and spent about 5 minutes showing us how to get to key places in Rome from the hotel. I’ve stayed various places in Rome and this was by far my fave! I will stay again.It’s a boutique 4 room stay in an old building (like many Rome accommodations). The room is very clean and basic amenities are provided. The beds are true European style so fairly hard but comfortable and plenty of extra bedding is provided. The old character and charm coupled with the location of this hotel were perfect for us. It’s not a 5-star luxury hotel, but it’s a true European experience for a great price at a great location. It was clean and safe and had AC and heat that worked really well! Literally a block from the colosseum and two blocks from the metro station. Things to be aware of: the building does have an elevator but it doesn’t go to the very bottom floor of the courtyard. The hotel is on the first floor so it’s really not that big of a deal other than getting luggage up and down. Loreto helped us though so it was no problem. The shower is a little slippery but has groves in it and a slider is built in for easy entry and exit.

Great location close to the Forums and only about a 20min walk from the main train station. Not bad on arrival as it's mostly down hill.

- Paul (10/5): Charming, clean and quiet - The Nicolas Inn is charming and comfortable. Our host was gracious and attentive; he greeted us upon arrival, brought our bags to our room and made sure we had all we needed. He reviewed the area map with us, pointing out the must-sees in Rome. The room was neat, clean and the comfortable bed had crisp linens. The Inn is extremely quiet so we got a great night's sleep. We would stay here again and highly recommend Nicolas Inn.

As shortcomings, the bedsheets where not changed during our three day stays, only beds were done. The shower stall is small and inconvenient.
- Kevin (8/5): Very Friendly, but Convenience over Comfort - This is about as convenient of a place as you could hope for in Rome. You are surrounded by restaurants and shops, and you can walk two blocks and see the Colosseum. The Spanish Steps, Trevi Fountain and Pantheon are less than a 20-minute walk.
The door to get in is unmarked, so you have to push the Nicolas Inn button to the left of the door. The guy working here is SUPER nice and helpful. The place is a four-room apartment on the second floor. It is safe and secure.
Our room was a king bed and single to sleep three people. The king is two twin beds pushed together. The mattresses are small and hard and the air conditioner won't go below a certain temperature. They do clean the room every day.
Again, if you want convenience and safety, then this is a great place to go. Otherwise, if comfort is your primary concern, then I would look elsewhere.
- Matt (2/5): NO HOT WATER - NO HOT WATER, he sold me the room knowing the hot water was broken. He charged me up-front and refused to refund any money the next morning after I couldn't shower. They are liars and will steal money.
- Verified traveler (10/5): Great Stay at Nicolas Inn - We had an excellent stay. The staff were very friendly and helped educate us about things to see in the city. The hotel itself was very cleanly and comfortable to stay in. Would definitely stay again.
- Lewis (6/5): - Highly convenient to walk to many of the attractions. Within blocks of Colosseum and Forum. Walkable to Trevi and Spanish Steps. Lots of restaurants and cafes.
Property is small and could probably use a bit of spiffing up. It was comfortable though. Our primary complaint would have been that the shower could use a good bleaching and the toilet made a racket when flushed.

- Aaron Adrian (10/5): - Cute little place. It was about 2 blocks from the Colosseum and the same for the subway/metro. Walking distance to most major sites. We rented a room with a king-size bed. Everything was very clean and the manager is very kind and informative. Would recommend to singles/ couples .
- David (10/5): Loved our stay - Great stay, excellent location and the host was outstanding. The room size was good but the bathroom was small. Everything well cared for and we had what we needed. The breakfast tickets included were for an awesome restaurant/bakery just down the street. Other than some street noise, it was great.
