- Janneth (4/5): Small room but comfortable. - Perfect location, so close to Vatican City. On arrival everything seemed perfect, cozy room. Shower was very small. The service desk was very helpful and even gave me pointers. They suggested I don’t carry my purse so I left it in my bedroom. Late at night after touring the city I went to my purse and noticed some money missing. My husband told me not to let that ruin our trip so I didn’t report it since I was staying there again. I noticed a sign in the bedroom door that same night that said they were not responsible for anything missing in the room. It suggested valuables be left in front desk. The front desk of course failed to mention that. I hate writing negative reviews but thought I should let people know. My stay was in October of 2017.

Quando dai documenti si sono accorti che era il mio compleanno, ci hanno sorpresi portandoci una bottiglia di spumante e 2 flûte per festeggiare.
Tutto pulito e ben organizzato. Colazione abbondante e con prodotti freschi di un forno vicino molto buoni.
Non ho pensato di fare foto alla stanza, ma mi ha fatto piacere constatare che, le foto presenti sul sito, corrispondono perfettamente.

Very Roman. The site said it was a full bed, but it was actually an American queen so we had plenty of room. Blocks away from the metro and bus stop. Would definitely recommend!

Wir konnten die meisten Sehenswürdigkeiten fußläufig erreichen. Den Vatikan kann man vom Hotel aus sogar sehen! Die Jungs am Empfang waren super freundlich, der Service (z.B. Frühstück auf´s Zimmer) war toll. Wir werden ganz bestimmt nochmals nach Rom fliegen und dann auch wieder in "Le Suite di Via Ottaviano" einchecken! Vielen Dank für die super Zeit!!!

Kelly gave a very warm welcome with coffee and biscuits as well as a run down on the area and helping me book a transfer. The room was excellent. The decor was modern, extremely clean and the bed was so comfortable, I had the best night sleep I'd had since arriving in Europe. Highly recommended and I hope to return in the next few months - this will be my first choice.

- Magnus (10/5): Very good location and nice room - Very good location close to the Vatican and also not far from a airport shuttle bus stop. The room was nice and good enough breakfast was included. There is also a Metro station not far from the hotel.
- Verified traveler (2/5): Do not waste your money - The worst stay in our 3 week trip. They didn't realize there were 3 of us, so they had to give us 2 rooms, which was good because the shower in one didn't work. The second day they "upgraded" us to a larger room so they could fit in a rollaway, then the 4th day, they "downgraded" us back to the original rooms because they had someone else coming and wanted to put them in the bigger room. I chose this hotel because they claimed to have "Laundry Facilities," but they did not. We spent our first evening in Rome taking our clothes out to a laundromat. They also do not offer access to the rooftop terrace or host receptions without the owner, who was out of town--totally misleading. Their ONLY saving grace, and reason they do not get all single stars from me is their staff, which consists of one amazing man. I hope the owner manages to keep him, because I seriously would've lost my mind if he had been even a little rude to us throughout the ordeal.

We stayed here a night to visit Vatican. We generally enjoyed the room, even considered booking it for a second night. The breakfast is provided at a cafe across the street.
- Harry W (6/5): Can a good hotel run itself? - My 3rd time there, the quality of service has gone down without Noreen's attentive presence. At check in the staff member couldn't find our reservation and hesitated to let us in. Once we got that straightened out we got our keys and a map. Later another member of the staff was primarily concerned whether I had paid (I had already). The room was cold; wifi barely worked in the room unless we left the door open. Breakfast was very good, the room was clean and the little table area with a view was quite nice. The location is wonderful. I'm hoping the service will come back. I like this hotel very much and was sad to see it being less than adequately managed.

- Kristan (10/5): Great staff, great location - I thoroughly enjoyed my four night stay at this hotel. It's not a flashy five star hotel but I wasn't looking for that. I wanted a more 'local' experience and I got it. The staff were very helpful and spoke excellent English. The room was comfortable, spacious and clean. The Italian breakfast was basic but sufficient and included the only drinkable cafe latte I had during my entire time in Rome. Noreen very helpfully organised transport from the airport for me on arrival which was only five Euros more expensive than if I had taken a taxi. The advantage of using the hire car was the driver knew exactly where to go and the reception desk was ready and waiting for me on arrival even though I arrived at 10pm at night. The location is also excellent, only a short distance from St Peter's Basilica and in the heart of a great shopping district. Across the road was Divino Panino which has the best panini and a glass of red for around 10 Euros! Next time I go to Rome I'll be taking my family and we will definitely be staying here.

She makes you feel as though you're coming home; kind, generous, very friendly, thoughtful and attentive to details, the way innkeepers should be but so seldom are. I had to head out early for appointments, so she brought some things for breakfast for the next morning the night before. Truly a pleasure staying there.

The welcome was very friendly and the room was spotless, although the aircon did struggle to keep up with the Rome heat. Breakfast is simple, but more than adequate and Kelly was helpfulness personified. Checkout is early, at 10.30am, so plan accordingly!

- Carl (6/5): Great location...a little hard to find - This is a B&B, not a hotel. It was hard to find for a first time traveler to Rome. The address seemed to confuse cab drivers. They seemed to want to look for the location along the river. Since it is a B&b, there isn't a 24 hr desk. The driver tried to call the phone number on the Expedia reservation and nobody answered. The property has recently been purchased by new owners and they were informed of this problem. There is only a small sign on the side of the building to announce that you are in the correct location. You have to use the door buzzer to gain entrance to the property. From there, elevator to the 4th floor, and have arrived. That being said, the B&B is on the 5th floor (4th floor by Rome standards) of an old building with a old elevator with tons of old world charm. The room was very clean and tidy. It is attended until noon daily by staff. The owners were very available to help with problems (which there were none) should they arrive after that time. The A/C was great and there was plenty of hot water. I enjoyed my stay at this property and would definitely consider staying here again because of the fantastic location.

Extra small shower and odor in our bathroom, kind of an unsanitary sulphur smell. Kept door closed always. Not too comfy here!!! Too noisy, window had to be open or suffocate.

- Robin (8/5): Terrific place to stay near Vatican - We really enjoyed staying at this charming hotel. There was a slight glitch when we arrived, in that there was no one there to let us in; but it was early in the morning on New Year's Day, so it was understandable. We were able to call the proprietor, who sent us across the street for a complimentary breakfast while we waited for a staff member to come over and get us. The room was small, but was very clean and everything we needed was included. In fact, the bathroom was a model of efficiency. The hotel is located just blocks from the Vatican, and there are lots of shops and restaurants around. It is just a couple of blocks from the Metro, but is really within easy walking distance of most sites in Rome. There appeared to be just two employees, but both were extremely nice and helpful. We were very happy with our stay.

Staff very friendly and amenable. Angelo and the young guy very friendly and helpful abt wht to see and how to get abt Rome. Tv and fridge in room. Mini bar prices reasonable. En-suite bathroom shower/jacuzzi!! Fresh and modern. 10 mins away from The Vatican. Via octaviano was quite lively. Lots of little market stalls, looked liked like one of main shopping streets- but not too busy or noisey and plenty of place to eat on our door step. One place actually made me something just for me because of my vegan diet!! Tht was awesome of them!! I just wish I could remember the bistros name!!

- Alex & Laura (10/5): Perfect for what we needed - We arrived on a Sunday about midday & the staff must have been at lunch as no one was in so we got some lunch too at the restaurant next door which is nice (the fillet of beef is lovely). There is also a little Italian street food place opposite called 'Panino Divino' which have really friendly staff & great takeaway food.
The B&B is tucked away off of a main road but the numbering of the buildings is clear and therefore easy to locate. We were greeted by the friendly hotel staff who gave us our own set of keys and took our breakfast order. Breakfast arrived on time each morning (to the minute) and was very nice and authentic, & included in the price of the room. The service is great, giving advise & help about transport including getting to the airport saving us over 20 euros!
The facilities are exactly what you need - ensuite bathroom, TV, minibar fridge with extra room for other purchases. There is free wifi which was really good. The is a very small lift as it is situated on the forth floor so if you do not like confined spaces or cannot walk up stairs very well then this is not the place for you. We however thought it added to the unique retro feel to the place.
The location is excellent, right next to the Vatican City. This however had its downfalls as theres a lot if beggars and touts during the daytime. You must either ignore them or be firm in your rejection. There is also a metro station just minutes down the road which is great for getting round the city.
- Denise (10/5): Great location close to Vatican - We were warmly welcomed and the "suite"was easy enough to find in a very traditional apartment block just off the main road Via Ottivano. Our room was comfortable with a view of the Vatican. Breakfast was timely and sufficient to start the day off very well. There was a fridge for keeping water cold and the bath linens were changed daily. The area was good with some well recommended restaurants and great local shops for soaking up some Italian culture. We would recommend and definitely go back

- Katie (10/5): Excellent location, wonderful staff - Even though I arrived before check-in time, Angelo & his assistant let me into the room early, encouraged me to explore nearby attractions, and gave excellent advice about the Metro & Trenitalia. Breakfast options were sufficient--I chose chocolate croissant with coffee, toast & marmalade--and served when I was ready.
Check-in & check-out were very simple. Elevator is small but mighty! Be aware that the hotel is up four flights of stairs, so the elevator will be your best friend at the end of the day.
Air conditioning was most welcome after walking around the Vatican or Forum all day.
Television was available, though I only used it one evening; English and Italian language channels available.
Bed was comfortable, with three pillows. Shower was smaller than most people will expect, but there was plenty of hot water.
I felt very safe the entire time of my visit. Location was very close to the Vatican & St. Peter's Square, so very easy to find my way around. Only a few Metro stops from the Spanish Steps, Borghese Gardens, and Trevi Fountain.

- S (10/5): Super close to St. Peter's Square - You can't beat the location. Less than a 10 minute walk to both St. Peter's Square and the Vatican Museum entrance. Also, very close to the metro, which means you are connected to all the major sights of Rome. The staff could not be friendlier or more accommodating. And when it comes to taking a break from the hot Roman sun...the AC works wonders, which can be a rare find in Europe! Be prepared to take a tiny elevator up and down, and understand this has less of a hotel and more of a bed and breakfast type feel.
All in all--a wonderful place to stay and explore the city!

Our room was good though the bathroom smelt like bad drain and the water in the shower did not go down and collected at the feet. Be careful not to leave valuables around - a bracelet (costume jewellery) which I took off and forgot in the bathroom was gone... And always felt like our stuff was being rearranged
- John (8/5): Great Location! - This hotel was a block from Vatican City. Our family of 5 used two rooms and the staff placed us across the hall from one another at the end of the hall. This small gesture was very helpful and appreciated. The staff is very nice and helpful with information about the local area and how to use the buses or trains to get to attractions. Breakfast was served to our rooms every morning and consisted of Croissants and coffee/juice and toast with a variety of jams. Parking was a challenge as street parking is hard to find. We were lucky to find parking on the street in front of the hotel for 4 Euros a day. There is a garage just down the street with higher prices (about 20 Euros) and the staff is willing to help you with directions and recommendations for parking. The rooms were large enough to accommodate my family and clean. I would stay at this property again and recommend it to my friends and family. Thank you for the hospitality Le Suite di Via Ottaviano.
- Jeremy (10/5): Friendly staff, very clean room very good location - Very good location, close to the Vatican. Friendly staff and very helpful. It is not really a hotel it is rather a apartment divided into several separate rooms with private bathroom. Bathroom is nice with shower and bidet. The apartment is on the 4th floor don’t worry there is an elevator small fits about 3 people or one person with 2 large suitcases. (make sure you close both doors each time you leave the elevator if not it will not go down or up and people who come after you will have to climb the stairs). You will get a set of keys to the building and your room, the main door is being locked each night after 10Pm. Room is cleaned each day also you get fresh bed sheets and towels each day.
If you need groceries there is a mini-market across the street next to Amalfi Restaurant (best food and I think the best prizes also very professional and friendly waiters).

The room was clean, decorated nicely, had a refrigerator, and best of all the air conditioner worked great! We were served breakfast in the room. The location was great and we felt very safe. The hotel owner organized a tour of the Vatican for us and scheduled our ride to the airport. We enjoyed the hotel so much that our daughter will be staying there the end of August!
- Diego (10/5): Good value in great location and comfortable room - We only stayed one night but it was a pleasant experience. Room was a bit crowded but had a nice view of the Vatican. Great bathroom with jet shower and bidet.
Breakfast is brought to the room and it was fairly simple compared to other offers.
- Mark (10/5): Excellent service great location - We only stayed for long weekend so time had to be used wisely. Great location for Vatican and close to Metro for everywhere else which is max 15 minutes away. Owner Angelo was extremely helpful, booking taxis, good recommendations for restaurants and helping to sort docs for flight. Will definitely use again when we go back.
- Verified traveler (10/5): Very helpful and friendly staff - We had a great experience during our stay in Rome. Angelo and his staff were very friendly and helpful. Angelo was extremely hospitable and accommodating. Breakfasts were great, room was clean, and the location was great, very close to the Vatican and the metro. Be prepared to walk up many steps unless you use the 2 person elevator. And be extremely cautious of pick pockets in the metro!!! I also need to add that I accidentally left my camera in the hotel and Angelo was very helpful in assisting with getting it to me. I would definitely stay at this hotel again. Ciao!
- deborah (10/5): A suite close to the Vatican - Our room was one of five. A good,sized bed, bathroom, welcomed air conditioning and italian breakfast in the morning delivered to you. Angelo the owner was very available during the morning as he does not stay at the location, so we had to contact him before we arrived. The suite is on the fourth floor so take the tiny elevator if you have lots of bags or you don't want to climb stairs. Great location if you want to be close to the Vatican. Close to the metro. Angelo,was very helpful and knowledgeable.

- Alan (6/5): More of a B&B not really a Hotel - Hotel is in a good area two blocks to the Vatican and Ottaviano Metro (but watch this line around Termini it is a favourite with the pick pocketer's often young ladies who target visitors as you are getting on a subway train by one blocking the access into the train as your getting on and their friends emptying your pockets from behind) . But I wouldn't call this a hotel it is an apartment divided into 5 rooms most of these face toward the busier side street that the trams run along so it is a bit noisy if you want some cool air.The host Angelo is very friendly and helpful, the old style lift up to the 4th floor is a bit dodgy. I would rate the place marginally better than average but for the price it is good value.
- MB (8/5): Excellent Option - The hotel has a great location, very near the Vatican and Vatican Museums, with many restaurants nearby, as well as bus, taxi, and metro service. Angelo was very kind and always ready to help. This is a great option to consider when visiting Rome, especially the Vatican.
- Kim (8/5): Excellent location for Vatican visit - Excellent location and clean. only issue we had is that the owner took our passports and forgot to return them when we checked out (we have never had to leave our passports before) lesson learned - we will never hand over our passports again. other B&B we stayed in just took a copy and returned them right away.

- Verified traveler (10/5): Another Great Stay in Rome! - Last year we stayed at this location and had another delightful stay this year too! The staff are always helpful and the location is just wonderful. Not living in a city, we are not used to the sounds of city evenings, but the sounds are no more distracting than they would be in any city in the world. The WiFi was iffy at best, and we could not get reception on some of our components at all. There were many restaurants, other public places where the WiFi was just as inaccessible, so it seems to be an Rome/Italy thing and not just this B&B. That said, we wouldn't stay anywhere else in Rome! The location is right next to Vatican City. The room is cozy. The breakfast is wonderful. The staff are amazingly accommodating. The proximity to wonderful markets, restaurants, bars, other shopping, landmarks, etc. is just terrific!
- Ginger (10/5): Perfect location - This small B&B was extremely clean, comfortable and very close to Vatican City and a metro stop. It is not on a major street which meant there was not a lot of noise. We enjoyed the croissants and coffee delivered to our room each morning.

- Susanna (10/5): Preferred location - We preferred this location away from the craziness of central Rome yet still enough people around. Real close to public transport, Vatican and great restaurants. Gave the feeling we were living like the locals.

- KH (10/5): Just what the winter needed! - This wonderful little b&b is a great bang for your buck! It was a block from the Vatican City and just a short walk to the subway and buses. The trolley traveled right down the street outside our window. The elevator was tiny but reliable. The room was quite and cozy. Walking distance to St. Paul's, the Castel Sant'Angelo, nice restaurants and shopping too. The staff were incredibly accommodating. We will definitely be returning.
- pam (8/5): comfortable stay - Hotel staff were very friendly and kind. Bed and pillows were very comfortable.Room was quiet. Breakfast was delicious, fresh baked bread and croissants!
- Rene (10/5): Great location - The people who run the hotel are the nicest people ever! They bring breakfast right to your room and keep it very well cleaned. It's located about a block away from the Vatican so if you forgot to purchase tickets online you could beat the line! I would definitely stay here again!
