I stayed in the one-bedroom unit; however, the bathroom was extremely small—I’m 5’7” and had to use it sideways. Despite being called a bed & breakfast, no breakfast was offered. I appreciated having restaurants and convenience stores just downstairs, and the host was always very responsive.
If you’re seeking luxury accommodations, this may not be the place for you, but if convenience and proximity to main attractions are your priorities, this is a solid choice.

- Court (4/5): - The most unremarkable place I’ve ever stayed. Close walking distance to Vatican City. Up 5 flights of stairs. Need keys to *leave* building which is surely against fire code. No way to contact staff. Ugly furnishings and a terrible yellow-greenwall colour that hurts your eyes to look at, and almost no natural light through a small obscured courtyard window. Unless you’re paying hostel rates, look elsewhere.

This property would be better listed as a Guest Room. However, property was clean and the managers were pleasant and accommodating.

It has a lift and an air conditioner. But they didn’t change the towels nor cleaned the rooms upon request.

Next to lots of restaurants, grocery stores and a metro station. A 5-minute walk to Vatican city! Plus the breakfast was delicious! Our first time in Rome and it was fantastic! Bathroom was not in room - you need to go there via a shared corridor. Breakfast was pleasant. Please consider that you do not have access to elevator when you arrive as you get the keys from the flat that is on the top floor of the house. So you should be able to claim and carry your luggage all these 5 floors.

- Carole (10/5): Une adresse à retenir sans hésitation - Idéalement situé au cœur de la ville et au pied de la station de métro permettant d'arriver et de se rendre à la gare de termini qui dessert les 2 aéroports. À 2 pas de la basilique Saint Pierre et du Vatican. L'accueil est chaleureux, la chambre est de bonne taille et bien agencée. Le matelas du lit est très confortable. La salle de bain et les toilettes privés sont dans une même pièce et sont propres mais un peu exiguë. Le petit déjeuner continental est servi avec gentillesse. Il est étonnant de dormir dans un tel calme alors que l'extérieur est très animé.
Si l'occasion se présente nous n'hésiterons pas à revenir dans ce B&B.

- angela (10/5): - We didn't know what to expect with this gem, but it was a perfect space to stay for us. It's located right by the Vatican (same Metro stop, about 5 minutes walking) but in a fairly residential neighborhood. It's both right where you want to be and a little bit quieter. You are 10 ft from the Metro station on the orange line, which is 4 quick stops from the Central Station and everything else you want to see (besides the Vatican) in Rome.
Giordani makes a nice simple continental breakfast with fresh warm croissants and toast, coffee and juice. It's lovely.
The place is suuuper clean and private. We had a lovely stay.

The hotel is very close to the Vatican and right at a subway station, so the location could hardly be better. - Verified traveler (6/5): - For the price, this is very good. The owner lives nearby, not at the B & B. There is no access to kitchen facilities. Breakfast is a typical continental breakfast.. coffee, a croissant, toasted white bread and jam served in your room. Two rooms share a bath. One room has an ensuite. Shared bath has a step up into it. You need to lean over to lock the door or open it due to the step. It is large but beware that floor is slippery when wet.
There is no common area. Rooms are large with a table and chairs an d a sofa. Only one suitcase rack in our twin room.
Located on the 5th floor with very small and slow elevator. Steps up to elevator and door to B&B suite. Lots of keys!
Overall it is very clean and beds are reasonably comfortable.
Very close to the Vatican and steps from Metro. Good restaurants and shopping close by.

The room is very comfortable with a very good and big mattress bed, and a very cold AC.
The host, Giovanni, is a very nice and helpful person that tries to resolve any issues you may have with getting around Rome. He is kind and educated and will go an extra step to make your staying comfortable and fun.
I highly recommend this B&B to anyone who wants to stay in this area of Rome.
- Haley (8/5): A good budget-friendly option near the Vatican - Very conveniently located by a Metro stop, ten minutes walking to Vatican City sights. We had a shared bathroom but it was large and clean. The room was also large and clean. Bed wasn't super comfortable, but as a budget friendly option, that was something we were willing to accept. Breakfast in the morning was just croissants and toast (Italians don't really "do" breakfast), but was a nice perk nonetheless.The manager had told us we could leave our luggage behind after we checked out. We had a very late/early morning flight and so wanted to leave it until about 9 that evening, but were then told we'd need to come for it by before dinner, which cut into our plans a little bit. Kind of annoying, as I don't see how it was inconveniencing anyone, but c'est la vie. Overall a good budget-friendly place to stay in Rome!

The owner was excellent, he helped us get orientated with a tourist map and suggested places to visit during our stay.
Nice continental breakfast each morning with Coffee.
Overall highly recommended for a short city break in Rome.

- David (10/5): Not Where We Booked But Very Nice None The Less... - We found the hotel with absolute ease, being literally just outside the Ottaviano metro station. We had travelled from Ciampino Airport to the digs in no more than about 45 minutes to an hour and cost us €2.70. However, because of a problem with the hot water we had to be moved to a separate location the Laocoonte. Which was beautiful, not very far away and run by the same friendly people. I feel it unfair to give a fuller review as I can't review the hotel we booked because we didn't actually stay there. However the experience was superb. The location of both sites is right on top of a metro station and so close to St. Peter's and the Vatican Museum.
Problems occur, things go wrong, stuff breaks. But it's how problems are dealt with that marks good customer service and we were treated marvellously.

Specifically, we loved the continental breakfast that was brought to our room each morning. We so enjoyed our stay; it was difficult to leave! 10/10 would recommend. We raved about our stay at this room when we made it back to the US! We would definitely stay again.
- Stephen (10/5): Better than the Vatican? - Charming hotel on the fifth floor, accessible by the underground (Ottaviano). Five minute walk to Vatican City and St Peter's Basilica. Area is safe and interesting; not too touristy, plenty of great places to eat with a local atmosphere.
Our host Giordano was very friendly and helpful; serving us a breakfast of fresh coffee, toast with marmalades and butter, and A* croissants in the morning to our room. Bathroom (shared) was very clean and spacious. Good shower with plenty of pressure and hot water. Our room was equally clean and also especially quiet. I noticed there was air conditioning, but we didn't need it. Wifi was rapid – almost as if we were using the Vatican's own private server. Very reasonably priced to top it off.

- Mark (8/5): Clean quiet B&B in great location - We stayed for 3 days and made this the hub for our Rome visit. Located steps away from the Ottaviano metro and in the a 5 minute walk from the Vatican / St Peter's. The owner was super nice and helpful. It was an affordable and pleasant stay.

Good with helping with our luggage and explaining how to get around when we first arrived. Breakfasts were nice and very much enjoyed eating on the rooftop terrace with views to Vatican City and around Rome. He arranged for a shuttle back to the airport when we were leaving. Room was fairly large and comfortable. Air conditioning was nice.

This place fully met and even exceeded my expectations for bed&breakfast. Rooms are clean and comfortable. Typical italian breakfast. There is a nice terrace on the roof. That is a good value for the price and I would recommend this place to others.
- Tracy (10/5): Surprising treat - We had a fantastic stay at the B&B with very friendly and helpful hosts who went out of their way to help how they could. I was not aware that the host did not actually live at the property but they arrived early each morning to prepare the simple but very filling breakfast. It would have been good to have access to the kitchen to make tea for ourselves in the evening though. The location was fantastic being steps away from an underground station and street market and a few minutes walk from the Vatican.
- Darlene (8/5): Affordable and clean - This is a bed & breakfast in an apartment building about six blocks from St. Peter's Square, so it is more convenient for those concentrating on the Vatican and Vatican museums. You will have to travel a few stops on the subway or be a good walker to get to the Pantheon or Coliseum. It is clean with a helpful staff, and it is small. You may have to share a bathroom, but it is affordable for Rome.
Good wifi, and you may have breakfast on a nice terrace or in your room.

- Gayane (4/5): AWFUL EXPERIENCE - This was awful experience. We did not have hot water for two full days. When we communicated this to the owner, he did not take any steps to eliminate this problem. When we paid the bill, we asked for discounts. The owner did not offer any discounts.
Breakfast was also awful. It should have been served starting at 8.00. However, the serving lady started serving the breakfast not sooner than 8.45 am. She also behaved very aggressively.
- Bob (6/5): A few changes would make this B&B much better - This is a fifth floor pension with a small lift. The good points: nice breakfast served in your room or on roof deck, cheap for Rome, room is kept clean, good Vatican side of river location. The bad points: no on-site management, like a true B&B. I must say, though, that the owner lives near by and is quick to respond to calls or emails. The first night of our stay, there was no hot water. Evidently, this was due to the fact that someone had forgotten to turn on the hot water heater. The bathroom is clean and works, but it is bare minimum, very small. The biggest problem is that there are way too many keys. There is a key to get in the front door, a key to get in the lobby door, a key for the very small lift, a key to get into the pension suite, and a key to get into the room. One day we encountered a problem with the lobby door, the key broke off in the lock. We were able to go into a near-by shop, call the owner, who came by and let us in. The problem I have with that is that this lock had not been working properly and should have been dealt with.
So, over-all, I would say that on future trips to Rome, I would look for other places to stay that would present fewer problems.
- Sophia (8/5): Good choice I made - It's a good choice I made. This B&B is close to Vaticano and the metro station, perfect location! Room is big, owners and housekeeping lady are very warm-hearted. Breakfast in the sunshine roof is perfect!
- Collin (10/5): Great location and breakfast service - The best part was the morning breakfast. It was an unexpected delight (not mentioned on the site). The cappuccinos were fantastic! We were able to enjoy breakfast on the rooftop in the morning sun. The rooms were comfortable and almost completely sound proof from the street. I didn't realize that 2 of the rooms share a bathroom, but this was not a big deal as we ran into this various times at b&bs in Europe.

- Kennet (10/5): Great Location If You Wanna Take The Metro! - This place is very clean and very Italian. We enjoy staying here and most definitely return. You walk out the door and there is the entrance to the metro it couldn't get any more convenient. Owner is very nice and helpful. Very close to Vatican and Sistine Chapel museum. 15 Min Metro ride to Colosseum and roman forum. Very closed to Spanish steps, Trevi fountain and lot more. Great Place period.
- Wojciech (8/5): Basic but clean and very good location - It is 5 minutes walk from Vatican and 10 seconds from the metro entrance (so it took us only 1h to get there from Fiumicino by train and metro).
Room is very basic, with shared bathroom (as in description), tiny tv (didn't have a chance to switch it on anyway). It is on 5th floor so the noise from the street did not affect us.
Breakfast is very continental - tea, juice, yogurt and microwaved croissant, we like breakfast so we ended up having a proper one outside.
Place is old (would do with some refreshment) but very clean.
Staff was friendly and helpful.
Internet worked very well.
If it is warm enough don't miss breakfast on the terrace on the roof, we liked the experience.
- Verified traveler (10/5): Excellent location and staff - We loved our 4 nights here, and looked forward to the breakfast each morning. The staff was very pleasant and helpful. Metro was just downstairs and it is a short walk from the Vatican. Comfortable, safe, and quiet enough. Highly recommend to stay here before spending more in the center of Ancient Rome (it is an easy 1.50€ metro ride to the central sites).
- J and M (10/5): Excellent price-quality ratio - We spent 4 nights at the B&B Il Tesoro. The B&B is conveniently located close to a Metro station and 10 mins walk to the Vatican. The room is large, the shared bathroom worked very smoothly and the atmosphere homey. We strongly recommend it.
- Sarah (8/5): Would stay there again. - A nice B&B with pleasant and helpful staff. Breakfast was the same every morning, which may get a little dull for a longer stay, but was fine for our long weekend. Nice roof terrace. It's on the 5th floor, but there is a little lift to save walking up all those stairs! Don't take their airport shuttle though (50 euro). If you just hail a taxi on the street it will be much cheaper as its a fixed rate of 30 euro.
- Bill Womack (10/5): Almost like having your own apartment in Rome - My wife and I honeymooned in Rome, and the Il Tesoro played a big role in making it a very romantic trip. Our room was very comfortable and spacious, with loads of European charm. That's not to say it was opulent, but the marble floors, queen-size bed, and our own balcony overlooking the street 6 floors below gave it a distinct personality. Yes, we had to share a bathroom with the room next door but that almost never posed an issue. The bathroom itself had clearly been updated recently, and was attractive and clean. By far the biggest selling point for us was the small rooftop terrace, accessible by a short stairway. We ended up spending every afternoon there with a bottle of wine, resting and taking in the sights from our high perch. At night, the glowing dome of St. Peter's Basilica can clearly been seen nearby. The "staff" during our stay consisted of one young woman, who kept the place running smoothly, and brought us our breakfast on the terrace each morning. We could have spent more on another hotel, but honestly, I'm not sure we could have had much more fun. One note about the location of the Il Tesoro: the neighborhood, Prati, is very close to the Vatican - perhaps a 10 minute leisurely stroll - but not particularly near any other tourist attractions. That said, there's a convenient metro stop only feet from the front door, and one we made use of several times. There are a number of wonderful restaurants in the neighborhood as well, and some great shopping.
- Victor (8/5): Excellent location, 5 min to Vatican - The appartment is located on 5th floor and right next to metro station. Owner met us downstairs even thought we arrived one hour later than expected. Very clean and peaceful place. There are three rooms in the appartment. Two rooms share one bathroom, and one room has its own bathroom. We stayed in the room with shared bathroom and had no inconveniece at all. We never met the couple that lived in the other room. There is cute terrace on the roof, one can get there right from the appartment. In general, lovely place and good value for the money.

- Edem D. (10/5): My Il Tesoro Experience - I really enjoyed my stay. I came with my mother on our family vacation to Europe and on our stop in Rome, we stayed here. We had a few difficulties upon our arrival, but everything was sorted out. When we got in, the bedrooms and bathrooms were very clean. There were also free maps of Rome and also free internet wifi available as well as cable. This place is also in a very nice part of Rome, which is the Prati neighborhood. I will definitely visit this place when I get another opportunity to do so.
- Sarah (10/5): Next door to the Vatican! - Honestly, this was one of the best hotels/B & Bs I have ever stayed in. I went with my godmother from Ireland to spend 3 days touring Rome. The Vatican was next door and it was right near the river. Literally on the corner where there is also a subway station. The owner is so nice and accommodating as well! This place is clean, center-city and serves breakfast on the terrace, which overlooks the Basilica! I am so delighted I chose to stay here.
