The rooms are small and basic but clean. Federica is a lovely host, very helpful.
The property advertises as Bed and Breakfast which is misleading as there is no breakfast included. However there are few lovely spots few minutes walk with lovely food.

- Michaela Regine (4/5): - Die Unterkunft hat eine günstige Lage, ist aber aufgrund verschiedener Dinge viel zu teuer. Es gibt kein Frühstück, sondern nur einen Aufenthaltsraum mit Küchengerätschaften. Es gibt keinen täglichen Roomservice. Insgesamt ist alles wenig gepflegt und reperaturbedürftig, z.B. fehlende Türklinke, nicht zu öffnende Fenster, defekte Lüftung in fensterlosem Bad, durchgelegene Matrazen. Die Vermieterin ist nur über Handy erreichbar und die Organisation eher chaotisch.
Nach Beschwerden konnten wir von Tiziano zu Casanova wechseln. Immerhin war das eine Verbesserung, da weniger muffig und eher wie ein Hotelzimmer eingerichtet.
Insgesamt haben wir uns bei sieben Nächten Aufenthalt nicht wohl gefühlt und uns sehr über den Preis von 140 Euro pro Nacht geärgert. Das ist auch für Venedig völlig überteuert. Wir waren schon oft zur Biennale da, zum Glück wo anders.

Scomodo il materasso, molto rigido, scarsa insonorizzazione e manca l’’essenziale: tipo il porta carta igienica, il porta asciugamani, il fon non funzionava. Necessiterebbe di qualche intervento. Federica l’host mi è sembrata gentile ma solo per messaggio perché in due giorni di soggiorno non ho avuto il piacere di essere accolta e salutata da nessuno.

- Verified traveler (6/5): Not so shabby - Bare minimum offerings but if what you need is a no frill room to sleep and shower and storage your luggage, this is a pretty decent option. Those who visit Venice for the biennials will find the proximity to Giardini hall a major plus. Arsenale is a short 10 min walk away. Merchant provide single use packaged showering cleansers that does the job. The building is quiet and solid. Shops, pharmacy, restaurants, tobacco shops are all within a stroll away.

La camera è abbastanza pulita ma non c’è la possibilità di lasciare le cose o gli asciugamani in bagno, c’è la tv ma non funzionante, la colazione è scarsa. La struttura tutto sommato è messa abbastanza bene solo un po’ trascurata. La proprietaria è stata disponibile e gentile.

- Verified traveler (10/5): Just off the beaten track in Venice - What a great location - away from much of the tourist crowds, in a residential area. Felt a little like being a Venetian! Lots of restaurants nearby & an easy walk to the sights in St. Mark’s Square. Suwan was a very kind & helpful presence.
- Hannah (10/5): - We lost our bags on our flight to Venice and they were brought to the accommodations by courier the following day - the host was VERY helpful in helping us get information and coordinate with the couriers, even rushing back when we got very little warning that the bags were arriving to sign for them.
The location was really convenient for food and sightseeing. The bathroom was a little bit in disrepair, but overall, a convenient, positive stay.

Points positifs : proche du vaporitto, quartier calme et pas loin des restaurants. Vous pouvez rejoindre San Marco à pieds en 15 minutes.
- Sandra (4/5): Dark and dingy - The residenza is shabby without the chic. It's creepy, but not in an atmospheric way, in an old, sad, and worn out kind of way. It's dark and dingy. The position of the room made it darker since the window gave unto an inclosed space between buildings, so barely any sun filtered in. The first night the electricity cut out. There was also no hot water in this room. Imagine ending a day of wandering a sweltering city with a cold sponge bath at the sink. There was no wifi anywhere in the building, not even in the "breakfast room". It was a thoroughly depressing experience.

- Michelle (10/5): Perfect and authentic in quiet neighbourhood - Homely and authentic - this lovely Venetian guest house has everything needed in the most wonderful location near the park, vaporetto (Giardini) and Via Garibaldi for shops, bars and restaurants. The hotel communicated arrival instructions in advance. The room was perfect and clean with a fridge, hairdryer, clean towels and toiletries. Breakfast is self service which was perfect - so whether you have an early start or a late lay-in, there is always something available. The housekeeper was so lovely and kind and very helpful. So, if you are seeking an authentic stay, somewhere quiet, and good value, then I can happily recommend.

Mug på badeværelset pga. Dårlig udluftning.

- Laia (10/5): Por encima nuestras expectativas - Este alojamiento está situado en el Castello a solo 5 min del paseo que te lleva hasta San Marcos y a 2 minutos de Garibaldi donde hay muchos restaurantes y bares para tomar algo a buen precio . La zona es familiar y muy tranquila. La habitación y el baño están muy limpios, el desayuno está incluido y el personal es muy amable.
Sin duda repetiremos.

- Leonardo (10/5): Camera confortevole in quartiere caratteristico - La struttura è molto carina ed accogliente, si trova in una posizione non troppo vicina al centro turistico ma proprio per questo molto tranquilla e caratteristica. Nella camera abbiamo trovato tutto quello di cui avevamo bisogno.
La comunicazione per il check-in è stata ottima. Colazione nella norma. Ottimo rapporto qualità-prezzo.

- Aikaterini (4/5): - The room was very small, the bedspread dirty, not enough air to breath, if you open the window bad smells fro the neighbourhood, very dirty, poor and untidy view and the houses nearby were very close to the only window you could open, unventilated inconvenient bathroom, no elevator, noone when you arrive, the key is left somewhere and you receive instructions by email, hard to find in the first day. The room was in an isolated area, but in a good price comparing to the more central ones. The little restaurants in a distance of 500 m had nice traditional italian food, good quality and prices. The staff ( only one lady during breakfast) was very polite.

Visto che il mio compagno è a disagio in stanze con il soffitto basso, e la nostra era mansardata, le ho chiesto al telefono se potevamo averne un'altra, e in due ore la cosa è stata risolta.
La signora che effettua il check in e gestisce le colazioni e la logistica era di una gentilezza eccezionale.
Camere pulite, servizio essenziale e riservato, colazione all'italiana non particolarmente varia (niente salumi o uova..) ma nel complesso sufficiente. Zona tranquilla. Buon rapporto qualità prezzo, considerato che a Venezia paghi anche l'aria che respiri.. :-)

- Arijit (6/5): It could be better.. - it is a scorching afternoon in Venice.. we arrive, to a cool dark corridor and find an envelope which is addressed to us with a key. The house is adorned with paintings of human nude forms (which are beautifully made works of art, however it might not be something that is appropriate for all the lodgers). We climb up to our room, which we found a bit dark as compared to the advertised pictures and very old. There were some basic things missing: no water, no dustbin and not much place to keep our bags and small luggage (presuming everyone is not comfortable throwing their things on the ground). As the owner leaves by 2pm in the afternoon and is only available on whats-app, its not an ideal situation. Messaging for every single query.
However the only saving grace of this place was Ms Sui Ann (hope I am pronouncing her name correctly), who was the domestic helper and caretaker. She was present during the morning and helped us with the breakfast. She was very friendly and kind.I also wanted to leave her a small necklace as a token of my appreciation.
On the whole, this place could do better, as it is charging a lot. Either lower the price or pay more attention to the details.

- Shelly (8/5): Little Gem - Lovely stay for 4 nights, clean and pleasant room. Location good, 10 minutes walk to St Marks along Grand Canal. Nice Park within 2 minutes along with restaurants and bars. Quiet location away from busy St Marks area. Would stay again at Residenzia Giardini.
- Verified traveler (6/5): Far from perfect, but don't rule it out - The hotel is ideally located for biennale visitors - located between the Giardini and the Arsenale. The room was very small, and the bathroom lacked basic stuff like hooks to hang the towels, or a small shelf to put the soap and shampoo while in the very small shower. Breakfast was very basic. Stairs leading to the room were narrow and steep. The breakfast room is not big enough to fit all the guests and one morning we had to go back to our room and wait until a table was available.
However, if you do not mind these seemingly minor inconveniences, and if you plan to stay out of the room most of the day - I would not rule out staying there

- Bernardo (8/5): Can't be closer to the Bienale - You couldn't be closer to the Bienale gardens without actually on a park bench in the gardens themselves. Bed was comfortable and the bathroom was large by Italian hotel standards. Breakfast was basic but the coffee was excellent. Even tough room walls did look due for a new coat of paint, room itself was kept very clean. WiFi signal can be tricky to find and could use improvement but would work once found.
- Verified traveler (8/5): Helpful staff, great location, good place - We were thankful to the hotel owner for directions of how to reach the hotel late at night - they were really detailed and meant we weren't stranded at Marco Polo airport.
It was easy to find and in a good location for exploring Venice. It was a quiet neighbourhood that felt safe at night and was around the corner to a fantastic restaurant where we ate amazing spaghetti with clams. It was also near to the Bienniale stop and park with installations.
The room was clean and recently decorated. It was a bit small and the mini fridge didn't work, but apart from that we were happy with it.
Breakfast was basic but nicely done - great coffee, warm croissants, juice, yoghurts and fruit.
The lady who made breakfast and cleaned the rooms was welcoming and friendly.
The only issue with the property was the insistence of paying for the room on the first morning there and with cash only. This is pretty unusual and because of the lack of working cash machines we couldn't pay until the day we checked out and also lost a morning walking around, searching for a bank and felt pressured to pay each morning at breakfast. We were also asked to pay city tax on top of the room price despite the Expedia booking stating that taxes were included. I queried this but was told we had to pay.

- Lauren (8/5): Nice bed and breakfast - Clean room. Friendly staff. Not far from st marks square, about a 10/15 minute walk or a short water taxi ride. It was nice as we stayed in the quieter side of Venice. Food at the restaurants in the area were reasonably priced and a co-op shop nearby. Close to the arsenale water taxi stop which takes you to and from the airport. Breakfast of herbal tea, coffee, cereals and croissants. We enjoyed our stay. Would recommend using Google maps on your mobile to find it once you have got off the water taxi as it is down a small side street but is easy enough to find once you know where it is.
- Gary (8/5): Handy for all the attractions in Venice - Hotel close to water taxi bus stops a 10 minute walk to Marco square. This hotel is value for money & would stay again.
- Julie (8/5): Bijou Hotel -ideal for Biennale visitors - We chose this hotel because of its proximity to the Biennale (the Arsenale and Giardini). It's a very easy walk even in sweltering heat.
This is definitely 'bijou' -- they pack a lot into a very small space but if you're going to be out and about all day it's really very charming as this is def. part of the 'real' Venice. It's very quiet too which I appreciated as a light sleeper.
We found the lady who cleans the rooms and makes breakfast very helpful and friendly.
The staff went out of their way to make us comfortable even finding us a rollaway bed when normally they don't provide them.

- julia (6/5): Away from crowds - Good spot walking or water bus distance to centre, hotel small and friendly. Air con not working in all rooms and wi fi not good in rooms. Tv not good either. Could do with instructions for working them in room. No coffee of tea making facilities.

- James (8/5): Very clean hotel and lovely staff! - The hotel is not very big but it is very well decorated, refurbished and very clean!
It is also very cosy and the staff is very friendly and helpful!
You can also leave your luggage in the hotel after check out and collect it just before you leave for the airport.
- Helen (8/5): Biennale accommodation - Lack of prompt communication lead to a bit of stress prior to & upon arrival. Very pleasant owner & assistant, great breakfast & great coffee.
- S (4/5): Not recommended - Paíd for 3 people, requested bed for grandson. Arrived in one at the morning (spent over an hour trying to find the Residence as there is no signage) to find one double bed and no staff available to remedy the problem. Air-con and fridge didn't work. Tinned fruit for breakfast. Only redeeming feature, the utterly charming staff member who served breakfast and cleaned the room to a high standard.
- Noelle (4/5): Location about the only good thing. - We were there when it was very hot (90+ degrees) and the air-conditioning was barely functioning. It was almost unbearable. The stairs were very steep and rickety and the rail was seemingly "decorative" as a sign said to not use it. While my daughter and I managed, I don't see how anyone elderly or in need of special assistance could have survived a stay there. The wireless barely worked and did so only from the bottom floor. The only redeeming quality was that it was located in a true neighborhood with few tourists around and it was great for the Venice Biennale Giardini. Also, some of the best pizza I ever had was right around the corner.
- Jill (10/5): Value in Venice - This is a small guest house with excellent service from e mails before arrival to the service we received during our stay, we did get lost finding the hotel but we had help from the locals so excellent neighbourhood! Lovely view walking to tourist Venice (St Marks sq.) which takes about 20 minutes,private bathroom so good value for Venice.two local restaurants very close by -no noise. Recommended.
- Verified traveler (8/5): Relaxed stay - Clean and quiet place, except for the next door Church-bells which woke you up at 8 every morning.
Might be a bit tricky to find without a good map.
Other than that nice and reasonable priced price with a nice English speaking Asian woman who took care of business.
