The staff is friendly, but on the first day, we were given a room where the air conditioning didn’t work (in August...), so we couldn’t sleep at all that night. The heat in the room was unbearable.
To make matters worse, the room was on the first floor, where the street was loud and people could see directly into our room from the street, so we couldn’t even open the window.
Additionally, the bathrooms leave much to be desired; many fixtures are broken, non-functional, or dirty.
The hotel’s location is decent; it’s not central, but it’s well-connected by metro and buses.
If you’re only staying in Rome for one night, this hotel might be an option, but I wouldn’t recommend staying longer.
- BenCapon (2/5): Stay Away FAKE! - Room pictures are fake! Small sized room with very dirty beds, with toilets smelling horribly and very DIRTY. Not working heater or air conditioner, problem with hot water and electricity. Wires exposed, walls plastered, and hotel receptionist was so VERY NOISY, speaking loud without any regard for tenants. The doorbell and reception phone will wake you up early morning and will not let you relax after staff leave. Terrible value for money. Too expensive.

- Bruno (4/5): ALLOGGIO DI FORTUNA - Che dire ho pensato prima di scrivere questa recensione ma e' giusto che altri che vogliono alloggiare in questa struttura sappiano..pernottamento di 3 notti in camera matrimoniale appena arrivato il proprietario mi registra chiedendomi immediatamente la tassa di soggiorno..portandomi alla stanza prenotata mi fa subito presente in modo poco gentile che non si fuma neanche dalla finestra..fin qui tutto ok ci puo' stare..dopo di che inizia il bello..metto a posto la mia roba e come faccio un giro x la stanza inizio a vedere tutti i problemi...(telecomando tv non fuzionante..lavandino otturato...doccia non funzionante bisognava farsi la doccia solo con il cordone manuale...e viti che uscivano dalle piastrelle della doccia stessa con il rischio che se scivolavi e battevi contro la parete stessa ti facevi veramente male)..facendo presente al proprietario tutto cio' mi congedava dicendomi che èoi avrebbe provveduto a sistemare il tutto..che dire giudizio finale (TERRIBILE)...

Everything was nice, the breakfast amazing (you can choose from a list what you want to eat and you can also change it) and also I think it's a very safe place for your things like money or laptops (if you wanna travel Rome without them). The only thing that I really hate was the fake smile of the man from the desk. Please, stop it.

The room is clean and staff very nice, the breakfast is basic, included in the price .
The area is safe and the metro station is next to the hotel, at 10minutes from downtown. I advise to Book directly with the hotel to have better rate than booking.com or expedia... if we go back to Roma we will return at Hotel Roi for sure !
- nana-banshee (2/5): Rude is mild, very unprofessional - I had booked through booking. com with a no prepayment needed/free cancellation reservation because my dates were not super sure and I ended up canceling. Although the policy says no money will be taken, a hold MAY appeared. Well, the hold was €79, almost half of the total stay but it was fine, I thought. After canceling, I wanted to book my new dates but I wanted to wait for the hold amount to be back in my account since they would probably take it again. Guess what, I contacted it and after a few times, I received the most unprofessional back and forth with a moron of manager or employee that I can picture being 12 years old at most a teenager due to the lack of manners. After that unfortunate exchange I cannot imagine what type of hotel experience you would get from the whole place, I definitely do not recommend, stay away at all costs! It’s not worth it, as per other reviews below, to stay without room because they don’t reply after 8, or nasty attitudes because you don’t speak Italian even when you try your best to understand, they simply don’t care, treatment as if you are not a paying guest. And by the way, it’s far and in a shady area so please do them a favour since they don’t value your business, don’t stay here, they have better things to do as I was told in their replies. Since they cannot be bothered to reply, I will probably have to contact my credit card to call it SCAM.
- 349kate (2/5): The hotel was closed and the staff was not answering the phones - When I arrived around 10pm the hotel was closed. On my reservation email it was clearly stated that the check-in was available until midnight. I spent an hour waiting outside, on my own, with luggage late at night desperately trying to contact the hotel, but the person picking up the phone was cutting me off. They arrived at 11pm without arrogant and without a single word of apology. With help of a booking agency I managed to cancel the reservation and stayed at hotel near by.

- Kate (10/5): Great location, great hotel! - We had an excellent stay here. It is the perfect place for sightseeing as itwas easy to access from the main train station, only four stops and the metro station is within 2 minutes of the hotel. It is walking distance to the Coliseum which was handy. The benefit is that you are handy to all the tourist spots but the neighborhood is relaxed and away from all the busy, overcrowded and overpriced spots. There are lots of great places to eat nearby including Zero which is just next door, delicious and cheap. The hotel staff were very friendly and accommodating. The room was clean, tidy and air conditioned which was fabulous with 39 degree heat! We really enjoyed our stay and would stay again if we were in Rome.

The hotel is next to a busy rotonda, so is super busy so it can be very loud.
Breakfast is brought to your bedroom which is nice, however is very small. One hot drink, one cold drink, one piece of bread, one fruit and one small yogurt.
there is a metro station next to the hotel which is nice.
The guy in the front desk is nice.
There are many restaurants, bakeries, stores, and everything you need there. It will take you 15 - 20 minutes to get to pizza Spagna. Tons of buses go there. Very close to St Giovanni.
There is a little park across the street so if you have kids you can take them there.

Из минусов-оплатили один номер, атзаселмли в номер по уровню ниже, не предупредив заранее и не уменьшив сумму проживания. Ещё и оплаченный завтрак не сразу хотели предоставить. В итоге в номере в который заселили не было собственной ванны и туалета, ужасно было накурено постоянно, а мы этого не переносим. Из-за этого было очень тяжело.

- Emanuela (10/5): Ottimo appoggio per visitare Roma - L'hotel si trova in una zona molto vicina al centro di Roma, a sole quattro fermate dalla stazione Termini. La fermata della metropolitana si trova proprio a 50 metri ed è la Stazione re di Roma. Assolutamente consigliato per un soggiorno alla scoperta di roma. L'hotel è pulito offre un abbondante colazione in camera a vostra scelta ( sarà sufficiente compilare un foglio al momento dell'arrivo per indicare le proprie preferenze).
Personale gentile e disponibile e le camere pulite e comode.
Unica cosa da segnalare è che ci si trova nel centro di Roma per cui si sente il rumore del traffico. Noi abbiamo soggiornato durante le vacanze di Natale e vi era la pista di pattinaggio nella piazza di fronte che sparava musica ad alto volume fin quasi all'1 di notte.

It is very near to a metro station, so it is very easy to get to the city centre. In addition, it is also very close to a big supermarket and different restaurants and take aways. The staff was very kind. We received a very warm welcome and we received very useful information about the Rome attractions. Our room was very clean, tidy and quiet. In addition, we got a very nice breakfast every day.
We really enjoyed our stay in this hotel. I highly recommend this hotel if you come to Rome.

- bnr162127 (10/5): Accommodations - Situated in the heart of San Giovanni Piazza del Rei Hotel Roi is a good place to stay with. Price is reasonable and the staff are all nice and helpful. Metro is just around the corner and buses going to Termini are not far from the hotel. Breakfast is ok and the hotel is clean.

Serviço de quarto não há troca de toalhas. Não há serviço multilíngue, equipe mal educada.
o check-out voltamos para retirar as malas e pedimos para usar o banheiro. O banheiro disponibilizado é simplesmente HORRÍVEL.
- F5599XNcharlesd (6/5): Good location but not clean - It's a pity I have to write negatively on this hotel. The are is great, in front of a huge pjazza. A Metro station is in this pjazza. Bars, restaurants and all other shops are within a minute or 2 walking distance. The reception was very welcoming and always had a smile on their face. The room itself was spacious, bright and airy.
We had asked for 2 single beds but even though they delayed a bit our entrance to remedy this, still they gave us a double one. Did not complain not to start the holiday on a bad note.
The bathroom was not clean and was never cleaned properly the whole 5 days we slept there. Once the toiletries run out after 2 days, they were not replaced.
The floor in the room was slightly sticky.
The 'in-room' b'fast was very decent.

- HassenJ26 (4/5): I arrived 9pm and it was closed already - I book this hotel few hours before my arrival, and got there around 9 pm, at the moment I arrived there it was closed, I called their number and I got no answer, stayed there an extra hour expecting someone will show up. at 10 pm I started looking another alternative's but couldn't find any available hotel around that area, everywhere was fully booked. fours hours later I luckily found I place that costed me three times more expensive than the average price in Rome. The next day i went there and i met the hotel manager, he told "you should have called my private numer, we usually close 8pm"!!
- Anne (8/5): Hyggelig, familiedrevet hotell til en rimelig pris - Hyggelig, familiedrevet hotell. Litt dårlig i engelsk, men det er del av sjarmen med å feriere i utlandet. Servicevennlige. Sentralt beliggende, rett ved Metro. Gode, lokale restauranter og kafeer i nærmiljø. Midt i en rundkjøring, men forbausende stille, fordi mange kjører El-biler!
- Diggerdawg (6/5): Hotel Roi, the good and not so good - Pitching up slightly later than expected due to a flight delay, I had to call the reception to make sure someone was there to let us in. There is an additional charge for out of hours check-in, so I guess that's fair enough and the hotel accommodated us and our last minute delays without fuss. They also allowed us to leave bags there for free on the day of our departure which was great and saved us heading to the bag drop at the Terminii station.
The hotel is easily found on the main route into the city from Ciampino Airport. We decided to take the bus to the Terminii (no stops in between) and then back to the hotel by Metro which was slower than a taxi but far cheaper. If cost isn't an issue, take a taxi.
That said, buy a Metro pass as soon as you can. It's an easy Metro to use and trains run every few minutes so we never had to wait. It's a very cheap way to get around.
The hotel itself was adequate and gave us a room with ensuite shower and loo. The room was clean, plainly decorated and adequate for us as we didn't plan to be there much. It's a hotel without bar or restaurant...just a room with concierge up to 8pm so don't expect to be waited on, it's just not that type of hotel.
The shower room was ok but really would benefit from a refit. The staff were helpful and friendly and breakfast was delivered to our door on time every morning. Croisants, yoghurt, coffee and packet toast (???) but it was appreciated (there were other choices too).
There are two real benefits of staying at this hotel and they are the location and the cost. It is cheap by comparison to most in Rome. But the location made this a real winner. The Ri De Roma Metro station is 50 yards from the hotel making it very simple to get to most locations across the city. Having bought unlimited 72 hours travel passes (18€ each), we nipped in and out of the city centre whenever suited. Restaurants and fast food Pizzerias were not in short supply around the hotel so eating out was easy.
We felt safe everywhere we went so all in all a good destination and choice of accommodation for a budget break.
- georgiosp388 (4/5): Bad value for money - The hotel, in reality looks like an apartment with many rooms. Its on the first floor of a traditional building, 50 metres from Re Di Roma Metro staion. The reception is open untill 8 pm. Note that if you check in after 8pm, you will be charged 10€. Even though we arrived at 10pm, we didnt pay because the owner, luckily, was waiting for us and didn't charge us. When you enter the building dont use the elevator if you are claustrophobic, you will be really scared. Once you check in, they give you 3 keys. One opens the street door on the ground floor. The second one opens a door after spooky elevator, to enter the hotel floor and the third one opens your room. We stayed 3 nights in the house-hotel and i have to say the following: The soundproof is non existent.
Every sound can be heard, every conversation, every door that opens and closes. The worst part though is that you can often hear the bell that someone is ringing from the main enterance that either forgot his keys or is a new customer and doesnt have any.
The room was small, with a parking view, but clean. Our sheets were not changed during the 3 nights and they wouldnt even change the towels if we didn't ask the employee the third night to change them, who was by the way really kind, like the onwer i met the first night.
I didn't expect more from such a low-class hotel. The one this though that is really unacceptable, is the breakfast. It's room service(probably there is no breakfast room for economy reasons).
For two people, they brought us a small disk that had:Two espresso, two juices, two small croissants, two drinks that were like liquid yoghurt, two small packets of brushwood,three packets of jam and one small packet of butter!!!
I think that its ultimately expesive for what it offers.
Although that how it is in Rome !!!

Cons: WiFi was free, but did not work the entire time we were there. TV only picks up radio channels. Wash towels were not changed between days.
Location: There's not much nearby the actual hotel, but it is right next to an underground metro station that can take you anywhere in Rome within 15 minutes.
(2 friends sharing one room) If you are looking for a clean, friendly hotel that has excellent transport options and you don't intend on spending much time at the actual hotel, then this is very much the hotel for you. The hotel itself is nice, but basic. Each floor has about 3 rooms on it, each floor has 2 bathrooms (one male one female) that are shared between the 3 rooms, and also has a kitchen area if you want to use it. I was a bit uneasy about having to share a bathroom with other people, but the bathrooms are spotless, spacious, and very well maintained. As there are only 3 rooms per floor, its only a few steps to the bathroom anyway, so its really not an issue. The rooms themselves are pretty basic, we asked for 2 single beds for our room but were given 2 single beds pushed together to make a double PLUS a seperate single bed as well which was nice. Plenty of wardrobe space, rooms were always clean and beds always made. The best part about the hotel however, is its location in relation to the metro station. It is LITERALLY a 20 second walk to the nearest station, and makes getting around Rome a breeze. If you are looking for a hotel to drop your stuff at, go explore, and then come back to sleep at night, then this is very much the hotel for you.

- Frank (6/5): Sehr günstig gelegenes kleines Hotel - So im halbdunkeln mussten wir erstmal das Hotel finden, es war die braune Tür. Leider kurz nach 20:00 Uhr, deshalb waren auch die 10 € fällig. Geht aber o.k., denn der Leonard war sehr nett und hat uns schnell eingecheckt. Telefonisch ist das Hotel nicht erreichbar gewesen, aber e-mail unter info@roihotel.com wurde schnell beantwortet. Zimmer mit sehr weichen Betten ist o.k., zum Frühstück kann man sich einen Kaffee machen, und den Kühlschrank benutzen. Leider nichts kochen. Aber das Haus punktet ja auch vor allem durch seine Lage: Metro, Bus, Supermarkt, Geldautomat, Restaurants, Pizzas, Eisdielen,....und, und alles direkt am Platz, der ein netter Park ist. Da ist es auch nicht so schlimm, dass Raucher vor die Tür müssen. Also wir würden dort immer wieder einchecken! Danke Leute, grazie.
- Juliett (4/5): Mediocre B&B saved by location - As eluded to in the title, the saving grace for this 'hotel' (in inverted commas because it is a B&B at best), is the location. Adjacent to a lovely green piazza, with a lot of great little restaurants, convenience stores and literally next door to the Metro station 'Re di Roma' (Line A).
The room itself is very basic with a tiny bathroom, but comfortable enough for a place to lay your head- the linens and room were kept clean and tidy. The room amenities left something to be desired however, the fridge and air conditioner were pants. We awoke each day to find a giant puddle around the aircon unit which the staff held at bay with multiple towels!
The staff were helpful enough however small things let the service down. When we arrived, we were left waiting outside as no-one answered our many bell rings until we physically rang the desk. The young man who checked us in, didn't bother to introduce himself or give us any information apart from taking photocopies of passports, explaining the desk times and how to work the elevator. He also gave us 3 keys- one for the door of the apartment complex building, one for the front door which leads to the front desk (to be used out of desk hours) and one for our room! The front door key didn't work very well- the lock was very loose and meant that we had to call someone to open the door on more than one occasion.
The wi-fi wasn't too bad got disconnected a couple of times especially in the evening when everyone is using it.

The hotel staff was horrible, the lady could not speak word of english and was mad because I didnt understand her, she did not even try, she was just ridiculing me and made me feel bad for even trying. Another younger lady was trying to make us pay double of the money even tho we had alredy booked for two people! Only props for young gentleman who could speak english and was nice. Overrall horrible staff.
- R. (4/5): Hotel Roi, vlak bij de metro - Wat mij tegenviel aan hotel Roi was dat de foto's niet overeenkomen met wat ik had geboekt. Ik had een kamer met een gedeelde badkamer gereserveerd en daar zijn geen foto s van. De foto'die je ziet zijn van het hotel zelf. Toen ik daar wat over zei werd de meneer van het hotel heel boos. Hij zei: "Je hebt een goedkope kamer met een gedeelde badkamer, als je een hotel kamer wilt met een badkamer dan moet je 110 euro per nacht betalen en anders ga je maar ergens anders naar toe." De kamer met een gedeelde badkamer die ik had gereserveerd hoort schijnbaar bij een Bed en Breakfast twee verdiepingen boven het hotel. Het wifi signaal was niet goed en viel steeds weg. Er was een grote bouwlamp boven het bed. en de kleine lampjes naast het bed hadden geen gloeilampen erin waardoor we alleen het grote licht hadden. Er was geen sfeer in de hotelkamer. Het ontbijt is eigenlijk geen ontbijt te noemen. Een beschuitje een pak jus d'orange in de koelkast en koffie die nergens naar smaakt en die je zelf moet maken. Verwacht geen service bij dit hotel. Er zijn tevens geen douche spullen zoals shampoo in de douche

- Arturs (8/5): only 1 minute from metro staton! - Good price per value offer. Its not very far from Rome center and only one minute from Metro station. Overall very good impressions for that price, but to help you to become even better - please fix few things : few drawer handles were broken before we arrived (cheap fix), main wifi network getting ip, but not connecting to internet, you should consider bigger sign outside the hotel. Overall very good impressions for that price!

Second day Lucia , very nice girl, she told us so here is problem with electric and we need to move to another house, maybe 10 minutes walk. Anyway both rooms was very tidy and nice, with air conditioner. Lucia looks after us, I still remember her :)

Asked the staff for the password for the roi hotel wifi that had full reception but they would not give it . Breakfast was coffee and a cracker that you could put jam on. It is quite a basic place however for the price it seemed reasonable . The location was good as well.

- josephsV5998JU (6/5): Good location - We booked hotel roi but they took us to another building. Witch I guess is owned by the hotel. The room was really nice it was on the fourth floor but it was a bit noisy since its just at the roundabout. So if you don't mind the noise of police cars and ambulances then it's okay. We were only dissapointed with the breakfast as it says breakfast included, the breakfast is just a name. You have to make the coffee yourself with a croissant. And if you leave earlier that means no croissant just coffee. Like I said before if you don't mind the noise and the breakfast, you can enjoy the place.

Tienen una sección de habitaciones "económicas" que no tienen nada que ver con las fotos de las habitaciones publicadas. No hubo agua caliente, televisor descompuesto, en este tipo de habitaciones económicas tienes que prepárate el desayuno tú mismo ya que tienen una cocina y un baño para todos los huéspedes. Cuando hagan una reservación en este hotel asegúrense que no digan habitaciones económicas porque no serán las habitaciones expuestas al público.

Upon our arrival the receptionist told us there was a problem with our room but they would find another accommodation for us. A miserable bed and breakfast room without any of the features stated in the booking.com site
We realized it is a regular procedure in the hotel when the daytime manager didn't offered any resistance at all and the owner got really passed off with us (unbelievable)
They don't have a breakfast area and you have to fill a form asking what you want, that was still OK if it wasn't by the fact that it seemed to be a one person breakfast, well it was one form only right??
The hotel stays at the king square (piaza di re) , it is near a metro station which is good because it is far from everything
Finally, avoid it.
- Carlos (6/5): Minimalist but definitely OK - This is a relatively inexpensive no frills hotel. The room was small but provided the bare minimum for a decent stay. Everything worked OK - Wifi, shower, TV. Continental breakfast is served in the room, not because of outstanding service but because there is no dining room. The location on Piazza Re di Roma is very good, only a few paces to the subway station. The area and nearby via Appia appear to be trendy - I saw young men and women dressed fashionably, as one would expect in Rome. Excellent places to eat - I recommend a nearby Napoletan trattoria off the piazza on Via Aosta (very busy at night, may need reservations). Again, the accommodations are minimalist; if you want luxury go elsewhere, but this worked out fine for our stay.

- A Traveller (6/5): convenient location - The location is convenient with the subway located in the Piazza across the hotel and the hotel was reasonably priced. It is close to eating places and sightseeing locations. The hotel is old fashioned and is located in one of the buildings around the Piazza. It was not easy to locate since the only sign was on the call in button next to the doorway. We finally located it by its address number (64).The room was very basic but clean and comfortable. The hotel is on the first floor and there is an old fashioned elevator that takes you up there. It worked despite our worries. The breakfast in the morning was very simple with croissants, coffee, juice and some fruit. The receptionist Marianeve was extremely helpful and her service was very good. She made things easy. The room has an AC unit and once we figured out how it worked it cooled the room. The main problem was the noise since the hotel is right on the Piazza and there was constant traffic all night. Once we closed the window it was better. The other problem was that the door to the hotel is locked during the night and no one was at the reception. So we could not not go out late in the evening (after 9 pm) since the key to the door would not work consistently and we did not want to be locked out. Overall, I would say that this was a decent hotel for the price and the location was very convenient. We were there only for one night and it served our purpose.
- Verified traveler (10/5): Great Location and staff - I would first like to commend the hotel staff. I left a pair of boots in the room and was at the airport ready to fly back to the United States when I discovered this. I contacted the hotel staff and they responded immediately. Once given my shipping information the hotel staff shipped my boots and I received them in less than a week.
The hotel itself was a convenient location. It was close to the Monti district and about a 10-15 minute walk to the Colosseum. The rooms were clean, the bed a bit uncomfortable, but for the price it was incredibly reasonable. I would recommend this hotel.
- Lee (8/5): Hotel Roi in Rome - The hotel was very nice and located within feet of a metro stop. If we walked it was about 15 minutes to the Coliseum but the metro can take you anywhere for a euro in 5-10 minutes so that was easiest. The included breakfast was very good and the room was in great condition. The staff spoke good English and was very helpful.
