The croissant and cappuccino were great although breakfast is not included but they were enough to start the day. We arrived late due to delay and flight schedule but Luca accommodated us and communicated us in details with pictures what we have to do on arrival. He was so helpful when we needed directions. I would go back there again and recommended it to friends

We had an amazing experience staying at Luca’s place in Rome. The location was perfect—within walking distance to Rome Termini and many of the city's most iconic landmarks. The apartment was clean, cozy, and had everything we needed for a comfortable stay. Luca was a fantastic host—very responsive, full of helpful local tips, and made the check-in process incredibly smooth. We truly appreciated the personal touches and attention to detail. I would definitely stay here again and highly recommend Luca’s place to anyone visiting Rome!

The room was spotless, hot water plentiful, and the bed comfortable. I will say that there is limited space between the walls and the mattress, but certainly not a major issue. But just something to be aware of. The owner was super responsive and very flexible. I would stay there again and enjoy all of the restaurants and stores that are nearby.

The location was PERFECT!!! Right in the heart of Rome. We woke each day to a selection of fresh pastries to choose from.
The one small note was I prefer a soft mattress. Everyone else was happy with the mattresses.

Walking distance to Vatican, few squares and the metro line A giving you easy access to many attractions. Several restaurants, ice cream shops within minutes walking. Building has a old style elevator that adds to the character of the B&B. Luca is a great host and gave us many local tips. Definitely recommend this place.
- Ada (10/5): - This is a wonderful unit for our family of four. Luca was a great host who was extremely responsive and even helped arrange for our transportation to and from Fiumicino airport. There are pastries every morning in the shared kitchen with a fridge. It does not have a microwave and washing machine but it is not a home like an Airbnb so we understand. The location is close to the Vatican - a quiet & safe neighborhood. You can walk to all major attractions within thirty to forty minutes. Grazie for making our trip to Rome so memorable!

- aoifem83 (10/5): Highly recommend - Booked this accommodation for three nights for three friends. Was expecting it to be very basic as the price was so good but could not recommend it enough. The room was exceptionally clean and bright with it's own small balcony. It was very spacious by Rome standards with a gorgeous waterfall shower and very comfy beds. It is at the top floor of a residential apartment and is incredibly quiet and the location is exceptional. In a very upmarket area of Rome minutes from the Vatican which meant we passed it multiple times and got to see it at night when there are no queues and it is all lit up. Lots of lovely local restaurants and cafes nearby and a small carrefour supermarket 2 minutes walk away. Lucas the owner was very easy to deal with. I messaged him once or twice during our stay and every time he responded within minutes. Easy to walk everywhere in Rome and we didn't need to use public transport or taxis once during our stay. One of the best places I've ever stayed in terms of location, price and value. Would have no hesitation in highly recommending to anyone I know who is planning a trip to Rome.

The flat is impeccably clean and brand new inside with all the ammenities you'd need. There is daily maid service at the flat. Luca is a gracious kind host. He was super organized for check-in and check-out. He helped with transportation to the airport and shared his knowledge for any of inquiries. Nice little touches like fresh croissants and coffee in the morning were great. There is lots of access to groceries and restaurants. The B&B has a shared kitchen that is spotless and well equipped. This room is located a 5 minutes walk to Vatican City and Castel Sant Angelo. The room was very clean, bathroom is in excellent conditions as it was recently renovated, for solo travelers or couples this is an very good option in terms of budget and location.

Our rooms were a clean, cool retreat from sightseeing. Luca was a great host. He arranged our taxi to the airport and was available for anything we needed. I loved the beautiful antique elevator you use to access the room. All in all, this was perfect for our family trip to Rome.

- Frank (8/5): - Getting to and from the room is like a scavenger hunt, you have to carry a bunch of keys to several doors. Stressful, but the building is old and charming. The towels are as thin as hankecheives and are only replaced every three days. The owner is available and supportive. The tv situations sucks. Bring a book. Free crescents for breakfast and free coffee. Access to big frig, no stove. The hood is really safe, even at night, and shopping is great, walking away from river. The best gourmet store in the world, Castroni, is close by but the owner did not bother mentioning this. He needs to create a billboard or website for local assets, but he seems frazzled. The Pratzi itself is fantastic, and we would stay here again, even here, if we cannot save enough money for a nicer place. The foam bedding is strange, but firm, and the ac works great, but still stuffy. Plenty of hot water and shower is good. It is a good deal, but if you can afford more, you might consider paying 20 bucks more a night. Yes, you pretty much get what you pay for. Finally, you can walk across the river to the pantheon, and very close to the Vatican. Walkable. If you wanna go to coliseum you will need a taxi. Finally, the owner kindly got us private ride to and from airport, 50 euros each way. Luca really is a nice man and I will remember him when I think of Roma.

- MiaViel (10/5): Home Away from Home - I chose a B&B rather than a hotel because I want to experience "living" in Rome. The B&B is in a building with other apartments so we get to see the "neighbors". It has an elevator which is a huge plus because some old buildings does not have one. We did have to carry our luggage a few steps which was easy enough. I expected the building to be old but nope! Everything is new and super clean- even the bathroom! I love it! We felt at home and Luca is really nice and helpful. He is the perfect host. The breakfast cornetti are just a yummy bonus in our stay. We will definitely go back.

- BIJAYA (10/5): A gem of a guest house - I booked this place on a whim looking at other reviews on the site. And it was a brilliant stay! I had a triple room for 3 adults and it came with a balcony and en-suite. The room was extremely well thought through in terms of the layout abd design to accommodate every perceivable need from lighting to storage to amenities! The decor was fresh and modern and light. The cleanliness was spot on. Not a speck anywhere! The room was cleaned daily during our 3 day stay which was more than any hotel dies these days and we were grateful for that. The room is part of a converted apartment in a delightfully traditional old building with solid wood and high ceilings features. There is a lift to access easily and high security with digital systems. The location was extremely central and we walked to every touristic destination with 45 min from there. The host Luca was very polite abd considerate And helped us book taxi transfers to from the airport. Also provided extremely detailed instructions before check in as we arrived at midnight abd it was no trouble at all. Kept our bags at the property on the day after checkout before our evening flight. We also got a tasty croissant for breakfast everyday although it was only boarding! All in all it was a gem and we would definitely go back to stay there in Rome!

- Q1485RMelizabetha (10/5): Wonderful place and amazing host - We love visiting Rome and this accomodation is perfectly located in the quieter area between Castel Sant’Angelo and Vatican City, the surrounding roads have great cafes and at the end of the road is an amazing gelato place.
The accomodation was small (for a family of three) but perfectly formed. The whole place had been recently renovated and to a very high standard, the beds were the best we had ever slept on!
The owner of the B &B was Luca and from the moment we book he reached out to us and was organising tours, taxi’s etc. We saw him every morning and he really did care that we had everything we needed and but himself out to make our stay enjoyable. Enjoyable it was…our love affair continues with this amazing city and next time we are in Rome I will certainly be staying B &B At Your Place.
- michaela (10/5): Fantastic Place - would 100% recommend !! - We had a fantastic stay at this B&B. Luca is a great host, very attentive, friendly and going the extra mile to make our stay as enjoyable as possible.
The room had everything we needed, very clean, fully renovated, air conditioning was working great (which we appreciated at 39'C heat during our stay). Breakfast consisted of fresh pastry every morning with a great cup coffee (this was due to Covid). We had access to the kitchen at all times, space in the fridge was provided so we could refrigerate any of our supplies, if needed.
Location was fantastic, just a couple of blocks from St Peter's square and very easy to find. Grocery store, Bio store, ice cream shop and restaurants just a few steps away from the B&B.
Loved everything about this B&B and will strongly recommend to family and friends

- Vuk (10/5): - Fantastic location between Castel Sant’Angelo & the Vatican. Other attractions are 15 (Piazza Navona) to 30 (Colosseo) minutes away. Lots of good restaurants 5 minutes from the place (on the street called Borgo Pio), and shopping along Via Cola di Rienzo.
The b&b itself is very new (recently renovated), clean and well managed. Luca (the owner) is very accommodating, prompt and professional. He was available for everything we needed - from organizing transportation to & from the airport, to providing recommendations. Even having a simple conversation was helpful because we were learning more about the culture. He definitely made us feel like we were “at our place”.

Overall the property was clean and great value for money.

The breakfast is delicious! Fresh croissants, local sandwiches with top quality cold cuts, cheese, marmalades, etc. Also, fresh cappuccinos!
It was an overall great experience. Luca and Massimo were very helpful in accommodating our family. They also took the time to explain about areas to visit and beat places to eat nearby! Great quality service, we highly recommend and will hopefully return!!

- Rosemarie (10/5): Great Host! Great location! - Our Host. Luca, was great! We really enjoyed the breakfast he provided, fresh Italian sandwiches, Delicious croissants, coffee, juice and fruit. He also gave us so much information about where to eat, shop and also set us our transportation back to the airport. The location of his B&B is excellent since we did want to be close to the Vatican. We were able to walk everywhere!
- American12345 (6/5): Over-rated - We stayed at this place for about a week in June. The location is excellent. The rooms, all four of them, need to be seriously renovated; the paint is peeling off the walls and the basic furniture; the bathroom tiles look as if they are covered in mould; and the doors have piping inserted around their edges to help them close. The breakfast consists of glazed croissants and coffee. The owner has a mercurial tempers, especially in the mornings, which borders on rudeness. All in all, At Your Place, is an ordinary place.

Luca surpassed himself as a host.. every morning there is the most amazing breakfast ..fresh pizza breads and pastries.. juice and hot drinks..anche servizio con a🙂..The location is unbelievable you are in a wonderful area (I knew this from living there and knowing it’s an upmarket zone)..The views are amazing .. The Vatican and Castello Sant ‘Angelo .. clean , tidy , helpful yet discreet .. We felt safe secure and looked after .The building is beautiful .. Please go please appreciate everything Luca does and have a truly wonderful time.If you are looking for a home from home this is definitely “Your Place”..Luca booked us limo taxis .. and checked all was ok ..Grazie Mille Luca . - Vanessa (10/5): Best B and B around !! - Absolutely amazing!!!! You must go here! Best part of the trip. Luca was so friendly, helpful and sweet. Right when we got there we told us everything we needed to make our trip amazing. Every morning we would wake up to breakfast waiting for us. Any time there was a problem he was there to fix it. The place was so cute and really gave you the Italian feel. I 100000 recommend. Go just to meet Luca because he will make your trip!!

Cons: Spotty housekeeping. They really need to work on housekeeping. Only one clean towel provided for the entire stay. There's also some plumbing issues, little to no hot water in one of our rooms and there was a foul odor coming from our bathroom
Overall the stay was great, minus the little kinks.
- 656irinap (10/5): Cosy place with great location - We stayed here in early April for three night.It was a good choice.The place is very close to all the most visited places.We didn't have to use public transport as the weather was just beautiful and in Rome every street has it's own charm.Luca contact us few days before arriving to Rome and helped us with transfer from airport. We was very warmly welcomed at the hotel.Our room was very cosy with a lovely balcony overlooking the Angel Castle. Also breakfast was so tasty.I never had such delicious red Sicilian orange juice.Thank you so much.

- cisomaki (10/5): I would come back in a heartbeat... - My wife and I stayed here for 3 nights as part of our honeymoon. It was such a great experience. Luca was amazing, with the fresh juice and espresso in the morning. I've been dreaming about that espresso for the past few days, actually. We walked everywhere in Rome, and I would say that the location was wonderfully located. I would definitely recommend this place to anyone going to Rome.

- n3hsp (10/5): Great city and lovely place to stay - We stayed at this place in February 2019 for 3 nights; a family of four. To sum it all up, this hotel fantastic and in a good location-very close to the Vatican (one of the famous Rome attractions) and The owner – Luca, makes your stay very pleasant with his welcoming and helpful attitude.
If you are making your own way by Metro/Bus; this place is easy to with use of Google maps. Luca was there on arrival for us to meet and greet us. He showed us around and way to the room. Whilst the kids settled into the room, Luca talked me and my wife through the maps of Rome and highlighted all the important places to visit and gave tips on cost savings in certain places too.
The hotel is on the top floor of the building and the down side is that there is only 1 lift for the whole building. It is an old style lift where you have to manually close the doors; so if anyone has left the doors open then you’ve got a long walk up!
The rooms are clean and spacious. Luca supplies you with a lovely breakfast every morning with tea, coffee, juices even hot chocolate which my son loved. As previous guests have mentioned he would pack up what breakfast you don’t manage to finish which really came handy when touring around Rome. There are a few supermarkets very near to the hotel, one practically downstairs and a local co-op that is only a few minutes’ walk.
The location is brilliant, practically on the door step of the Vatican, Sistine Chapel and St Angelo castle. And then if you walk over the bridge (River Tiber) you can walk to all the other tourist sites. Quite a lot of walking so be prepared. Overall a great experience with the city and the Hotel. And a huge thanks to Luca for looking after us.

- Verified traveler (10/5): - Luca was wonderful, breakfast was great. It is a very nice hotel to stay in. Just remember when you are doing a European hotel it is not the same as NYC or Las Vegas. The location was perfect, but you will have to do some stairs as well (but it is like all of Europe)
