Curtains and bed covers stained, smelled of cigarette smoke. WIFI range poor. Less than desirable price/quality. Lots of street vendors on the sidewalk. Small shower. Few electrical outlets. TV turned on and off on its own. Needs a bit of updating.

O hotel é um andar dentro de um edifício de Roma. parece mais um hostel do que um hotej. A localização é próxima do metro, mas em uma região com muitos pedintes por perto. Deve ser comparado a um bed e breakfast.
Não tem acessibilidade boa: apesar de ter um elevador de acesso, tem-se que subir e descer aprox 10 degraus de uma escada caracol até chegar a porta do hotel. A locomoção dos mais velhos foi complicada devido a este acesso. A pessoa que fica no hotel é cortez e se esforça para entender os visitantes que não falam italiano, porém tem funções de recepção e manutenção e acessiblidade do hotel. Não vai te ajudar a carregar nenhuma mala por exemplo. Esperava mais do hotel.

Stinks of cigarettes everywhere in the corridors.
We were told that free wi_find access will be there,but when we asked the owner lady she kept on giving excuses day after day, thus we could not access Internet and our trip was getting stressful.
The only good thing is that it is only 500yards from the main termini station..

Nous avons bénéficié de conseils pratiques et de bons plans pour les restaurants du quartier et le taxi de retour. La localisation est très pratique avec une station de métro au pied de l'immeuble. Les principaux sites touristiques sont accessibles à pieds. Le confort de la chambre est simple mais correspond au descriptif. la literie pourrait être améliorée en particulier pour les lits d'appoints. Un petit déjeuner basique (boisson chaude, jus de fruit et 1 croissant) est servi dans les chambres. la wifi ne fonctionnait pas très bien pendant notre séjour.

- Verified traveler (6/5): Solides B&B Hotel in Stadtnähe - Das Hotel liegt nur wenige Gehminuten vom Bahnhof Termini entfernt. Das Hotel selbst war nicht ganz einfach zu finden, da das Schild nicht sehr übersichtlich am Gebäude angebracht wurde. Das Frühstück war solide (Cappuccino etc, Saft, Cornetto (Hörnchen)), aber man kann es sich auch ersparen und in den verschiedenen Cafes ausserhalb gehen. Den Zimmerschlüssel muss man anscheinend entweder im Hotel abgeben oder man lässt die Zimmertür offen, wenn das Zimmer gereingt werden soll. Das Personal war sehr freundlich und immer hilfsbereit.
Unser Fazit:
Wenn man in das Hotel nur für die Übernachtung benötigt, ist dieses Hotel eine solide Wahl.

- Mohan (4/5): could be better given the price - First of all, it was 10min from a metro station, roma termini and the colosseum. Furthermore the owner was very friendly. However the wifi was very poor- basically non existant. the whole place smelt of cigarettes. Warm water in the shower barely lasted longer than 2min. Above all the place was very hard to find with no obvious signage.

- Verified traveler (4/5): not recommended - It is called "hotel", but really is just an apt in a neighborhood. It is close by the train station and the hostess Elisabeth was friendly. That is about all the good thing I have to say. No internet for the two days we were there "because the weather is bad". Breakfast was a cup of coffee and a doughnut at the neighborhood cafe. Our sink cannot drain (it was fixed later) and when we checked in another guest complained their toilet cannot drain. Room has only two outlets, one for the lamp and one for the fridge. So you have to choose which one to use when you want to recharge cell phone or computer. We booked room for 4. The two twin beds were fold-over bed. Even my 10 year old daughter sinks in it. We were given keys to access the apt but could never figure out how to use it to enter the complex. Had to be buzzed in every time. will not come back again for sure.

- mohan (8/5): personalised service - when first arrived, we weren't convinced that the taxi took us to the right place. The main entrance is through a door of the building where a parade of shops are in between graffitti walls. However once gone in the the whole atmosphere changed on seeing the welcoming receptionist/owner. A family owned hotel and clean and comfortable throughout. centrally located for most attraction and next to a metro station. We are a family with young children It's an old fashioned b&b but has got all modern facilitieswe including w--fi. thoroughly enjoyed our stay.
- Verified traveler (8/5): Clean, quiet, and economical - Hotel Maikol was fine for our needs. We wanted an economical hotel close to the train station. It was very clean and the owner was lovely. She recommended a great restaurant for dinner. The breakfast served in the room is included and was very fresh and nicely presented. As others have noted, it is hard to find unless you know to look for the MAS Store sign, but we knew that and found it with little trouble. It is not a big fancy hotel. We had to ring the door bell when we arrived upstairs (it is on 2nd floor), but the owner answered promptly. The neighborhood has vendors on the street, but we had no issues with security. If you want a big room in an upscale location, this is not it. If you want a clean, quiet room walking distance to the Termini Train station, and at modest cost, this is for you.
- Lynne (10/5): A lovely hotel very close to the Colosseum - An excellent hotel - close to the Metro and walking distance to the Colosseum Opposite a beautiful park. Rooms are spacious and the staff are very helpful. Continental breakfast is provided. Becky made our stay in Rome very special - she gave us excellent information that saved us money. The hotel is walking distance to many interesting and historical sites or just get a daily Metro ticket as all the 'important' sites are easy to reach on the Metro. Situated in a very pleasant part of Rome - nice walks. We will not hesitate to stay here again when in Rome.

- Retired couple (10/5): Good, clean, basic hotel - The Hotel Maikol is difficult to find but well worth the search. Be sure to do your research as to location before you go! Once you are buzzed in, Betty, the owner, is more than helpful. We arrived early in the morning and were able to leave our luggage while we explored. It is a great, basic spot to rest for the night and continental breakfast, in your room, is a morning treat. We walked, with luggage, from Termini station but could easily have taken the Metro (one stop) to the corner by the hotel.

- Verified traveler (8/5): Friendly, quiet, good value - I stayed at Maikol for two nights, and the manager was extremely friendly and helpful, the room was clean and comfortable. Breakfast was ample and delicious, served in the room. I would ask for a room facing the courtyard , since my street side room was a little noisy. The location near the Roma Termini station was perfect for me, and right near a subway stop and many bus lines. Finding the hotel was tricky as the only sign outside was on the bell, but that is not unusual in Rome, I gather.
- Verified traveler (4/5): Disappointing staff - I chose this hotel because it recently won an award on TripAdvisor. The hotel is a little difficult to find, but not a far walk from the train station. It isnt in the best area, but most people dont travel to Rome to hang around their hotel...The hotel itself was in a bsuiling with other apartments and you had to climb some stairs to and from the elevator with your luggage. The room was okay. The breakfast was some pastries and coffee and juice. The room was clean but definitely nothing fancy. The thing that bothered me the most about the hotel was that the lady at the front desk made us pay up the night before we left. Then she brought us our breakfast for the next day that night. She said she would call a taxi for us the next morning since our flight left very early and we didnt want to trek the ten or fifteen minutes to the train station with our luggage that early in the morning. However, the next morning, she was nowhere to be found as was our taxi. We ran the bill, called, and waited and then decided we had no choice but to walk. So we made a mad dash to the train station with our bags in tow. It was very disappointing. Luckily we made the train. I guess since we had already paid the bill in full there was no incentive for her to assist us.
- Graham (10/5): Perfect - Really, really great place to stay on a budget. Staff were very friendly and helpful, took care of any issues or requests we had right away. Room was comfortable, A/c was nice and cool, and heavy shutters blocked out the noise from the busy nearby street. The only complaint I would have was that the wifi signal was so weak in our room that it was almost unuseable. But for the price, service, comfort and location, I would definatwly recommend Maikol to anyone going to Rome.

Nice and convenient for tourism and the metro.
There are no public rooms, and only a couple of hard chairs in the bedroom (which was, however, pleasingly large).
No cups or glasses (even plastic) in the room. Otherwise the room had everything.
The lady in charge is extremely friendly and helpful, and her English is certainly better than my Italian.
- Theresa (8/5): Clean, good location, a bit tricky to find - Great B&B, location is very central, close to the train station & metro. Breakfast was ok, typical B&B breakfast delivered to your room. They have free wi-fi and it's fast enough. The room is clean, the air con however doesn't seem to work properly at times. It wasn't a big problem as we travelled in autumn. Other than that, it's a really nice B&B.
Tips - the hotel is located inside an apartment building, so don't look for hotel sign. Instead, look for a big wooden door with the street number written on the top right corner & buzz the intercom.
- Dianne (6/5): Friendly family business - Kind and helpful owners. Very clean facilities. If you like a very firm mattress this is the place for you. Great breakfast. Towels a waffle material (as found in some dressing gowns) not terry towelling. This did not bother us, as they were very large and very clean.
- Carmelo (10/5): Terrific value hotel. - My wife and I stayed only one night but have to say the room was terrific for the standard advertised and extremely good value for the price. Betty who runs the hotel was very helpful and could not do enough to provide an extremely helpful service. My wife has a gluten intolerance so Betty provided fruit and other breakfast foods that my wife could eat. The location of the hotel is very central to most sites. It is a bit difficult to locate the first time but after that we experienced no problem in finding our way back. We were so impressed with the hotel that we tried to book it again in our return trip to Rome in 3 weeks time but was fully booked. I can understand why.
- Chrissy Aldwinckle (8/5): Within walking distance of the Colloseum - When we finally found the hotel I felt very dubious about what it would be like, then we were met by Elizabeth, She was very welcoming and eager to make our stay a good one. The hotel is very convenient for a lot of the sights and the metro and main train station. It was a shame that they don't have a breakfast room as you don't get to see the other residents. All in all it was a pleasant stay.
- Verified traveler (10/5): Perfect Stay in Rome - We could not have asked for more: right above subway station, easy distance from train station, in a plaza with many nearby restaurants and shops, incredibly friendly and accommodating staff, nice breakfast service, clean room, clean bathroom, comfortable beds, air conditioning, view, and mini-fridge. At first it is a little strange to find it- big wooden door across the street from a florist. But on the second floor, the staff is incredibly friendly. They helped us repeatedly try to track down our luggage (that was lost by the airport). The staff were up at 1:00am to receive our suitcase. We've been living in and traveling around Europe for 4 years and I can assure you this place is an incredible value and very convenient.

This hotel is one of a kind, a true gem in the heart of Rome in a fantastic location, superbly run and spotless inside - all bearing in mind the price paid.
If you are hesitating to find a decent 3/4 star hotel in central Rome but are scared of the bad reviews/bed bugs/uncleanliness and location of other hotels claiming to be 4 star, then look no further. While this won't be the correct choice for elderly or families perhaps looking for maximum comfort of a traditional hotel due to the access restrictions, this is the best place to stay for almost everyone else on a budget!
The location is hard to find so do your research before hand. To enter you use the keys to enter through the main door, then through the side door and up the lift to the "hotel"/rooms themselves, for which at night you use another key to open the door :)
The lady owner is very friendly and helpful (providing us free cold water) and her son is also nice. Our room was incredibly spacious and very clean on entering. In the middle of summer, the AC was working perfectly and there was room in the fridge and small safe was also provided. Bathroom was also big. Small point being the towels were thin only.
Regarding breakfast, as it is located in an apartment, it is delivered to you on a tray and I have never tasted such fresh Croissants and yoghurt, which is a great start.
Cannot recommend this enough for those on a budget book it
- Verified traveler (8/5): Great option for a budget hotel in Rome - For a budget traveller this is a fantastic option. Clean and spacious rooms and the staff are so kind and helpful. Be aware the entrance looks quite dodgy but it is fine and very safe once you are upstairs. The hotel is located out of the main tourist area but this is not necessarily a bad thing and it is so close to the train station.
- H.L (10/5): convenient location,Clean, Friendly service - Landed in North Terminal and had a connecting flight the next day from the same terminal. It couldn't be more convenient than this. Didn't even have to leave the terminal. You go through a hallway and you end up in the lobby. On your way back you take the elevator at the end of the hallway and you end up in front of the departure baggage check in. Arrived two hours before the check in time and asked if I could leave my luggage there. The nice lady simply checked me in and gave me my key. Great bed, great bathroom. Slightly annoying parts: The hair drier was in the drawer in the room and couldn't be moved. All lights and power plugs shut down once you take your key with you, so if you want to leave the laptop or phone in the room to charge while grabbing a bite, you can't. Overall I'll no doubt choose this hotel the next time I have a connecting flight.
- Laura (8/5): Good location - Hotel Maikol was our base for visiting Rome. Its in a great location, close to the subway line for most major attractions and walking distance to the colosseum. The neighborhood is multi-ethnic and feels like a real city. The hotel itself is somewhat hard to find but located on the 2nd floor. The room was clean, spacious and quiet. The shower was a little bit of the tight fit. Wifi is available, but not very strong when multiple people are using it. A breakfast of coffee, cornettos, and yogurt is brought your room and included with your stay. No common areas, or in room safes.
- Mark (10/5): Great hosts - excellent location - This place was better than we expected. The family that run this hotel go out of their way to make sure you are comfortable and give a lot of good information on getting around Rome. We arrived late off the Eurostar and didn't check in until almost midnight and the lady who greeted us made us feel instantly comfortable. Room was BIG and very clean. Breakfast was basic but it came with the best cappuccino I had through my whole time in Europe! Many of the important sites of Rome are within walking distance and the rail line is litterally at the doorstep if you get tired and want to get train back to hotel. For those wanting a good value room in close proximity to tourist sites, you can't do better than this place

- Bill and Terry (10/5): Great Neighborhood Experience - we enjoyed our stay in this B&B. The staff is the best; very helpful in all ways. We really liked our view of a large park with vendors all over the streets for shopping. The windows are double pained to black out sound and have total darkness capabilities. The hotel is on the Metro and you can go to all of the tourist sites. We loved walking in the near by area most of all; it was like living as a roman. Don't miss this place.

- Shopaholicinvancouver (10/5): Exellent location and great value! 4 star service! - This is a fantastic hotel; not sure why it is ranked as a 2 star. I just completed a stay at a 3 star in Florence and it paled in comparison to hotel maikol, especially on room condition and cost per night. We generally stay at 4 star hotels but saw the raving reviews on tripadvisor and booked it. We feel that it is an excellent b&b with an owner really keen on cleanness and quality service. Maikol costs €30/night less than our hotel in Florence, and the rooms were much nicer!!!
- Peter (10/5): Good hotel, very friendly staff - Down sides... They had free wi-fi, but we could only get on if we were in the corner of the room. The hotel was a bit hard to find since there's no big sign outside, just a normal looking door to an apartment with one of the buzzers being for the hotel. Some people might be turned off by the surrounding locals, although they weren't an issue for us. In the piazza outside, there were constantly venders set up trying to sell cheap shoes and other clothes. Also we saw a few people just sleeping outside. Everything else was great. The location was just a few blocks from the train station, right next to a subway station and walking distance to tons of old churches, buildings, parks and restaurants. The staff was extremely friendly and helpful. Our breakfast each morning was always the same, but it was still good. I'd definitely consider staying here again the next time I visit Rome.
- Pilks (8/5): Good value friendly hotel in an excellent location - We found the Hotel Maikol to be an excellent place to stay. The owner was extremely helpful and did all she could to help us. The hotel is a little hard to find. Get to the MAS store, then near the street traders stalls, you need to look for one of the large brown double doors that look like they lead to personal apartments, there is a small Hotel Maikol plaque on the wall. You need to press the button and talk to the reception for the hotel and then inside on the right, there is another door and elevator to the second floor. In general, the location is extremely convenient (short walk from Termini and right next to Metro station) and the price was very good for this. The bathrooms were very small and shower wouldn't be ideal for a large person or someone claustrophobic. However, for the price, location and everything else, we were more than happy with it. We would recommend to friends and stay here again ourselves.
- Verified traveler (10/5): Maikol Rome - Everything you are looking for - This hotel was excellent, the people who ran the hotel were very friendly people and the rooms were very clean and tidy and the breakfast was very good and on time every morning and brought to your room. It is 10 mins walk to the main train station the Termini, but there is a Metro stop just around the corner which is very convenient. The is also a few Irish bars and decent places to eat less than 5 mins away. Would recommend this hotel to anyone who told me they were going to Rome.
- marion (8/5): hotel maikol - difficult to find as it is part of a building with a number of houses behind the outside imposing wooden doors but I would recommend it for location and friendliness of staff. Room was spotless. No communal areas for breakfast so it is delivered on a tray to the bedroom. Room basic but then you don't go to rome to stay in your room
- Evgenia,Omer (10/5): Very recommended! :) - We are a young couple on a tight budget, we stayed at Maikol Hotel for three nights in March. It was a wonderful stay!! The owner was very kind and helpful. Every morning she would give us advice on how to get to different places and where to eat. All the recommendations were useful and accurate. The service was very personal, the owner even helped us with a stomach ache (and basically saved our trip!).
The room was clean. The location of the hotel is good- the subway is on the corner of the street and the Termini station can be reached by 15 minutes of walk.
Keep in mind that the entrance is a bit tricky to find: it is a wooden door right across the street from a florist shop.
We would come again :) .

The owner was very friendly and helpful at all times allowing us to leave bags prior to the check in time and after checking out. The breakfast included was nice and included various pastries, toast, orange juice and a cappuccino. If you are looking for somewhere affordable with a great host close to the center of Rome I would recommend this hotel.
- Tim (8/5): Hotel Maikol in Rome - Easy to find hotel (you can't miss that big wooden door) right at the Vittorio Emanuele Park. The metro station is right around the corner, Termini Station is a 5 minutes walk.
Clean, spacious rooms (with view of the park!), friendly and very helpfull personel.
The breakfast was a little too sweet for us, but it was OK. Colosseum was a 10 minute walk. Lots of good restaurants and super markets around.

As far as locations is concerned it's very close to Santa Maria Maggiore church and also Colosseum. The only drawback is quite depressing surroundings and street market in front of the hotel.

The room was much larger then expected and very clean. The staff was A+++ and very helpful from the very second we arrived. Breakfast was very good and served to your room at the time requested. I am looking forward to my next trip to Rome and will be staying here again. Just a side note......Hotels.com fails to tell you that the 2 euro city tax needs to be paid in cash.

We used it for our visit rome for the rugby. the family running the hotel are very friendly and helpful. the only minor grumble would be, it was difficult to find. Look for the numbers on the buildings and you will find the hotels brass plaque.

- Verified traveler (10/5): Good Value - This is a very clean, well-run, small hotel in a colorful neighborhood that might feel uncomfortable at night to a woman traveling alone or someone accustomed to staying in wealthy areas, but is extremely convenient to the central train station (with a direct train from the airport) and right on a major subway line, and felt fine to me as a middle-aged man traveling alone. The rooms themselves are immaculate and the family who runs it very nice. Not luxury, but a great inexpensive base for touring Rome.

- Calli (8/5): Maikol Hotel is great!! - We really enjoyed our stay at the Hotel Maikol. The staff were so friendly and eager to be helpful in any way. Breakfast was delivered to our room every morning and was always delicious. Literally 30 seconds from the subway but was close to walk as well, being only 10 minutes from the Colosseum. The area (Emmanuel Vittorio) is not the best in Rome at night but the quality of this hotel and price definitely makes up for that. Would definitely stay here again!!
- Ray (10/5): Maikol - Brilliantly situated - ten mins. from the Termini, one minute to the Metro. Ten minutes walk to reach the Colosseum. The hotel is in a residential area, immaculately clean with TV, air conditioning, en suite. Rooms are cleaned evey day, with clean towels each day also. The owner, Elizaabet can't do enough for you.
You can say what time you want breakfast, and it'll be brought to your room - lovely continental breakfast with cappuccino!
It was a little difficult to find, but follow the numbers, you'll have no problem.
Overall a lovely stay and comes highly recommended.

The staff did everything possible to make our stay comfortable, including confirming our departure at the airport, and they even gave us breakfast early so we could get on our shuttle on time. The hotel is in the asian district, which was interesting. It was close most attractions, and about 1km from the train station. I would certainly stay there again!

- Jennifer (6/5): Unusual circumstances-less than stellar review! - I realize that most people really liked this hotel. It was for this reason that we decided to stay there. We were looking for a clean hotel, close to public transportation, with good service and were willing to sacrifice amenities and a more charming view to save some money. I was hoping, however, for a little more than we got.
The room on the website, while simply decorated, still looked charming and bright. I understood that our room might not be the exact room in the picture, but while we were trying to save money, I was a little disappointed with the room. It was nowhere near as charming and bright as the picture on the website. Instead, the room had a drop ceiling with one fluorescent light in the center and a very small window in the corner of the room. The result was a room that felt like someone put bedroom furniture in an office building to make a hotel. In addition, I missed small inexpensive details like some kind of bath mat (so I didn't slip on the tile floor every time I got out of the shower) and an extra roll of toilet paper so we didn't run out in the middle of the night when there was no one around to ask for more and you didn't feel like getting dressed and going out even if there was. All of these things, however I could have easily dealt with, but there was one major deal breaker. You can always ask for an extra towel and we finally asked for an extra roll of toilet paper.
The big kicker for me was the fact that although this was a non-smoking hotel, several times we walked into the hotel to the very strong odor of cigarette smoke. Everyone knows cigarettes aren't good for you, but I happen to be allergic to them. This means that the negative effects of the smoke are considerably more immediate for me than for others. I wound up sick the entire time we stayed in the hotel. Every day we would go out and I would get better. Then I would wake up in the morning with my sinuses rebelling against the nasty chemicals so prevalent in the air. I finally asked the people who work there what was going on and was surprised to find they were completely unaware that anything was wrong. I couldn't figure out how they could miss something that obvious.
Anyways, after I spoke with them they found out that the people in the room in front of us had in fact been smoking. One of the managers spoke with them and apparently they agreed to stop. Nevertheless, my husband and I decided we wouldn't stay there any longer since I was getting progressively more ill (and as anyone with health issues like mine knows, the chemicals don't disappear overnight). They did let us out of the rest of our stay without any financial penalty, and with their deepest apologies. The manager said she wished I had said something sooner, but I was just astounded that nobody noticed on their own. It just seemed so obvious. For this major reason and the fact that they don't seem able to enforce such an important health regulation in their hotel, I would not recommend this hotel or stay there again until they get that under control.
In all fairness though, there were some definite pros. Their breakfast was really delicious. While it was just a basket of croissants and some toast, they were some of the best croissants I have ever had. My husband really enjoyed his hot chocolate every morning and we loved the fact that it was delivered to our room. The location was less than atmospheric but we expected that and it wasn't dangerous. If the metro had been working, there is a stop very conveniently located next to the hotel. In addition, other than the cigarettes, the hotel was very clean and they made great effort to keep the hotel quiet from outside noise. It was a little noisy from noise inside the hotel, however. Last but not least, the people that worked there seemed legitimately nice and tried to make your stay comfortable. They gave us a map with bus routes our first night. One night they even gave me some ice for my ankle when I had injured it walking around that day.
If the employees can become a little more aware of what goes on in their hotel so they can actually enforce their own health code, this isn't a bad little place to stay if you're on a budget. Until then, I would not go go back.

- Kellie (10/5): Awesome location, but wifi not so great - Hotel Maikol was in a fantastic location that was literally around the corner from a metro station. The staff was very nice and helpful. The room was clean and perfect for the 2 of us but more than 2 people it may be small. They served a traditional Italian breakfast to our room every morning between 8am and 10am at a time chosen by us. The hotel is run by a family who spoke English and tried to answer any questions as best as possible. The only disappointing part was that they advertised Free Wifi but the internet did not work very well at all and the signal was very poor. Other than that I would stay there again for my next trip to Rome!

I had a wonderful experience staying at this hotel. I have to say it was confusing to find the hotel, (you have to ring a bell as you would in a building with several apartments), but it all complemented the adventure. The location is superbly convenient, as it is really close to the train station, and the city center is within a very healthy walking distance! (Enough to burn down those pizzas but not get exhausted)
I recommend this hotel (and the staff!) in stark contrast to other experiences I've had in Rome.
You will fall in love with the staff! They're so kind and helpful! (Also the cappuccino is delicious)

- Thomas (8/5): Perfect location near the Rome Termini Train Station, but not for everyone. - The Maikol is a short 3-4 blocks from the Rome Termini Train Station. We arrived by train from Naples and were flying out of Rome Fiumicino airport the next day, so we were looking for something near the train station. After reading reviews we selected the Maikol. First, it is not the easiest to find and is not for someone who is used to nicer hotel accomodations. It is actually in an older building and the building is shared by many tenants. It is not a stand alone hotel and there is no sign outside (not sure why). We used the map on our Ipad and it got us close enough that we found rather easily. If you are arriving at night it would be difficult to find even with a flashlight. Once you find the big double wooden doors, you must then ring the bell for entry and again at another set of doors. Once in the hotel, the room was very clean, comfortable and perfect for a one night stay before flying out. The bathroom is clean, but the shower is the size of a phone booth. Still, just fine for our needs. This is a fine hotel for someone who understands they are not getting the Ritz and need a room for a night or two. They also bring a nice breakfast to your room. The neighborhood has several nice restaurants to choose from.

The accomodations are basic and clean nd the rooms affordable. Washroom was spacious and clean. Breakfasts were basic continental. Decoration was spartan and very generic.
The area is not so good but one block further away from the train station it is just fine.
Good value for the money.

Our hostess was very friendly and helpful, and allowed us to print our plane tickets on her pc and printer. And even though we had to leave before breakfast, in the evening she provided us with juice and a basket of pastries and bread for the morning. - Joseph (10/5): Wonderful Stay! - Charming family-owned Bed and Breakfast very conveniently located to attractions. Located right next to the the Metro. Walkable from Termini (train station) with plenty of places to eat along the way. Or take the Metro from Termini and get off at the first stop. An easy 20-minute walk to the Colosseum area attractions. If you like walking, continue to the old Rome area for a good meal, and then stroll along the Tiber banks all the way to the Vatican. One can take the Metro from there back to the hotel.
Very welcoming and friendly owner. Felt safe and secure. Open the window and enjoy the colors of an open-air flower stall across the road and the greenery of a public park. Small and homely. Breakfast (pastries, bread, coffee/cappuccino) served in the room at a time convenient to you. Bedroom is large, bathroom is decent sized, though the shower stall is small -- not an issue at all with the plentiful hot water after a long walking day. Very clean and carefully maintained.
We thought the hotel was a great find and we will return there next time.

- A (8/5): Private, well-hidden B&B with friendly service - Besides being extremely difficult to find , this B&B/hotel was great. It is located less than a block away from a metro station (1 stop away from Termini station, the main station in Rome) so you can take the train to all the important points in the city. It took a few passes to find the entrance even though we walked by it multiple times because the street numbers don't go in order and the sign is actually a ~4x6" placard and does not look like a hotel sign. It is located right around a busy plaza but the rooms are very quiet.
The breakfast (croissant-style pastry, sweet bread and butter/jam, orange juice and your choice of milk, espresso, cappuccino, coffee, etc.) was good. The coffee is highly recommended (VERY strong, and it comes with a side of warm milk in a pitcher), but I didn't like the cappuccino too much, it had too much milk and not enough coffee.
The provided shampoo dries out your hair and the soap is pretty much worthless, so bring your own. The bathroom/shower was very clean, the water was very hot, and they even had a heated towel rack which could be used to dry your clothes overnight. There was a beday if you are into that sort of thing.
The beds were comfortable but the room had a view of an inner courtyard and other peoples' windows, which wasn't too great. You could see clothes hanging out the windows to dry. The staff was friendly and provided a map and a recommended itinerary based on the number of days we were staying.
Overall, highly recommended!
- Kourtney (10/5): A haven in Rome - This is a lovely b&b. Breakfast is the typical sweet breakfast, but served in your room which is super convenient. Make sure to request a cappuccino, best one I had in Italy. The room was clean and a nice size, had a private bathroom with a shower, toilet and bidet. Water pressure and temp was good. The owners we very helpful and had a map at the front desk where they highlighted the key bus routes to the sites for us. Building is safe. Close to the metro too. The area is relatively safe, but definitely lacks a selection of restaurants for dinner. The hotel is located between the MAS store windows.
- Beth (10/5): Great choice for doing Rome on a budget - This hotel was great and I would definitely stay there again. It's a great location in terms of proximity to all the tourist sites. We walked everywhere, but we're from NYC so we are used to a lot of walking. The Metro is also right outside the door and is lovely and clean, and easy to use. The hotel neighborhood isn't a nice as some of the other neighborhoods in Rome. But the building felt very safe and there are still lots of nice pastry/coffee shops in the neighborhood. The rooms are large, simple, and very clean. The best thing about our experience was the service. The family that runs this hotel takes extreme pride in their work and is gracious, helpful, and very friendly. The breakfast in bed was one of my favorite parts of our trip!
- Kristen (8/5): overall very good experience - This hotel/B&B isn't for everyone, but if you know what to expect you should be very satisfied. Our room was large, clean, and comfortable. We got an excellent rate for Rome. We had wanted a room convenient to the train station since we were arriving by train, took the train to the airport, and only had two nights in Rome. You won't get the traditional hotel lobby and lots of hotel amenities at the Maikol (the door is in a commercial area and the hotel/B&B is one floor of an apartment buildling), but you will get a nice, comfortable room and be close to transportation to get you anywhere you want to go. We felt safe in this location and it had its own charms.There was free internet access and the breakfast (served on trays in the room) was fine. The owners/friend operating the hotel provided good service and were friendly and helpful.

We arrived well before check-in time. They took our bags while we went sightseeing (walked to the Colosseum). When we returned, the bags were waiting in our room. We were quite pleased with the continental breakfast (included) that they delivered to our room each morning.
- Rajini (8/5): Recommend to friends - Maikol is a clean place with spacious rooms. The owners were very helpful. Breakfast was served in the room at the requested time. The quantities and quality of food was reasonable. The hotel is close to a metro station on Line A and is situated in front of the park in Piazza Vitorio Emanuel. The general area is run down. The place is difficult to find since there is no sign in front. The only indication is a store called 'MAS". Otherwise you must walk all around the Piazza to find the street address of the hotel. There is a bell at the brown door and the Hotel is on the 2nd floor inside the building. There is an elevator but you need to negotiate a few steps if you are caryying any luggage. The bathroom facilities and supplies are very basic. The bathroom is very small and no bathmats provided. There is a mini bar ( a fridge) and a safty box in the room. I am not sure if there is WiFi. It is a very good place for a budget traveller conveniently located at walking distance from the Roma Termini station (around 10 minutes)
- Glenn (10/5): Clean, convenient, friendly - This small "hotel" is one floor up in a building adjoining Piazza V. Emanuelle II and is very convenient both to the Termini rail station (literally 4 short blocks to the platform for both Civitavecchia (the port city) and Fumicino airport) and to the forum/colliseum area. While the subway and tram both service the Piazza, the hotel was reasonable quiet even from our front room. Our room was very large, well-appointed (including a mini-bar with reasonably priced beverages), flat screen TV, and tile bath. The staff were friendly and helpful and happy to arrange for us to get breakfast early (we had an early flight out). The breakfast was large (OJ, pastry, packaged toast, yogurt, coffee/tea) and very good; delivered to us in our room. Two things to note, however: the hotel is on the first floor sort of; you have to take the lift to the second floor and walk down a half flight of stairs. No big deal unless you're dragging a bunch of heavy luggage. Also, the hotel is not obvious from the street. Look for the little sign near the large oak doors; press the apartment style buzzer to talk to the front desk and get buzzed in to the interior courtyard/stairways. Once checked in, you get keys to all the necessary doors to get back in at any hour.
- Peggy (6/5): you get what you pay for - The hotel was convenient to a train station, but was initially difficult to find. We went in circles for a while as it is not clearly indicated and the numbers for addresses are not in a chronilogical order. It was small and a little shabby with no view. However, the staff was very friendly if somewhat robotic (the girl who checked us in had obviously memorized her spiel and didn't want to be interrupted at all). For what we paid, it was acceptable.
- Jason (10/5): Comfortable and friendly - Had a very nice time here for a few days. Betty provided anything we needed and the rooms were very functional and clean. Although it was a little tricky to find because there was not the typical large hotel sign on the building; the hotel was close to the metro and train station, which made getting around to the major sights very easy.
- RXS (8/5): Good place for budget tourists - Stayed for 2 nights. Not your standard chain hotel. Room was large by Italy standards, but a bit bare. Definitely will not be confused for a 4 star hotel. The most important part (for me) is that it was very clean and the bed was comfortable. The hotel is just one floor within a bigger building, so it's a bit confusing to get to, but alright after you figure it out.
Front desk person and owner are very, very nice and helpful. Free breakfast in the room is also a Noe touch.
Location: very close (3 short blocks) to Rome Termini station and
has a metro stop right in front of the building. It's a walkable distance from all major sites, but the immediate area doesn't feel as safe as I would like. It's a bit lonely at night and while I'd be okay for myself, I was afraid to let my wife walk out on her own.
If we had realized how cheap taxi's were earlier in our trip, we probably wouldn't have had to experience the night walks home.
I recommend it, but would probably stay elsewhere (fancier and closer to nightlife) on my next visit.

Everything was very clean and quiet. Fee WiFi and very good breakfast. All together: one of the bests stays I had.
- Pinitbhand (10/5): "Must Go" - My wife and I went to Rome several weeks ago. We are glad that we pick the right choice. The most impressive thing of the hotel to us was the quality of hotel service. We received a warm welcome and a brief introduction of how to explore Rome from the hotel upon arriving. The room is spacious and clean. The location is safe. We will go back to this hotel again if I visit Rome.
The only comment we have is that the hotel is a bit difficult to find because there is no sign in front. You have to notice the hotel form the 'door' by your own.
- Rich (8/5): Good experience at Maikol - A staffer showed us to our room and then took time to explain operation of TV heating and cooling system as well as shower controls. The room was roomy, somewhat sterile and very clean. The staff was friendly offering us help with directions and suggestions for dining. Don't let the gruff exterior of the place put you off. Once inside you will be satisfied if you are seeking good lodging in a clean, quiet room. We walked around at night and there were many other people out there so we were not concerned with our safety. Also, the staff provides a beautiful continental breakfast which someone will deliver to your room at the time you specify. As weary travelers, we very much enjoyed that service. The only negative is that the hotel was a little hard to locate even though it is just about four short blocks from the Termiini in Rome.
- Barry (8/5): Oasis on Plaza Vittorio Emanuel II - The hotel was extremely clean, and the staff were very helpful. The location, while somewhat central, is an urban setting, and not geared to tourists. Although it was close to the train station, we had to go afield to find restaurants. Attractions were a short walk (colesseum) and the metro (which connects to other areas) is at the station. Upon entering the hotel, once we were buzzed in, it was a different world from the piazza, and very quiet and peaceful. Our room looked out on a lovely courtyard where people had terraces full of flowers. Our room was very quiet.
There is not a high level of services -- for instance, we wanted them to make a dinner reservation. They dialed the number, asked if the person spoke English, and handed the phone to me -- which was fine. Also, wake up service was a knock on the door.
They insisted on serving us breakfast, although we were leaving early before the breakfast hours -- it was very sweet, they made up a basket of food for us the night before, and would have given us coffee as well, if we had wanted that. We took our breakfast to-go and it worked out well.
