- Kari (2/5): - This property had marble stairs and floors with no handrails! My mother fell, broke her thigh bone and missed our entire holiday. This hotel didn’t care! 12 days later my mother is still in the hospital. We will never recommended this place ever!!! N

- feng (2/5): - We had a very bad experience. The noise from street are so loud and it quiet down til midnight, there is restaurant under our window. The curtain isn’t blackout at all, light from street get into room and Change room color when waking up. There isn’t elevator. There are like 10 steps to go over and the staff isn’t ready to help. The bed is next to fridge which makes sound at night. The air conditioner makes squeaky sound too. We feel the coolness after a few hours turning it on. The most annoying is that there is vibration sound at the door. I didn’t figure it out exactly what it was. It vibrates every minute or so . My kid was woken up bumpy the sound and thinking there may be someone at the door, scary. They provided phone number for time out side 10-6 pm . I tried both of them , no one pick up and they never explain to me what that sound was. The room is definitely on the much smaller side than I expected, no hair conditioner, bath was ok , the water sometime hot and and sometimes cold. Oh my, it was quite adventure living through the two nights there.

- Gabrielli (10/5): - Adoramos o local, o ambiente estava limpo, e era bem localizado, mas vale a pena pontuar que os quartos que não tem vista para o Coliseu não ficam no mesmo lugar, ficam a uma quadra. Pra nós mesmo assim valeu super a pena, a região é cheia de restaurantes e super movimentada, era no primeiro andar e não ouvimos barulho nenhum da rua, super tranquilo.

Claramente lo usan de gancho para los que reserves. Antes de eso me mintieron diciendo que solamente las oficinas estaban frente al coliseo. Así que suerte si aleatoriamente te toca dormir en las oficinas

Manager is lovely girl and very hlepful! Main building no elevator, but they will help you left your luggages. Need send clear direction to custom, because sounds no body knows where is the street, we walked back and forth over 30mins, but accurately only 5-minute distance...

Por lo demas todo muy bien, ubicacion, limpieza, comodiad. Lo recomendaria y volveria a ir. Prueben el internet en recepcion antes de ocuoar la habitacion.

- Viay (10/5): - El lugar está prácticamente enfrente del Coliseo Romano, lo cual lo hace súper accesible. El lugar es súper cómodo y con todos los servicios. Lo único es que no te especifican que tienes que pagar 7 euros de impuestos por persona y noche, así que contemplen eso. El aire acondicionado no sirvió el primer día pero en cuanto le dijimos al personal lo solucionaron. Todo muy bien.

You cannot beat the location, and the accommodations give you ample room for just one person, or a family with children. I cannot wait for a return trip to Rome, and will definitely stay here again!

We had room 9 which had a loft and pull out counch. The adults stayed downstairs on the bed couch and had the teens stay on the 2nd floor, but the bed couch was very comfortable.

- Alicia (6/5): - The location of this property is convenient to the Colosseum and metro and several local eateries as well as a 24hr grocery store. The bed was a murphy-bed/pull-out style and had little to no padding. Additionally, the booking led us to believe a balcony would be included, which it was not. That being said, there was a full kitchenette, comfortable room in the bathroom, remote controlled AC/heat and a refrigerator. No Wifi in the hotel room either. The stay was convenient for us since we didn't spend much time in the room and out trip was quick, and overall worth the money.

- Emily (10/5): Thanks Maximus - Only stayed one night as a quick pit stop while we explored Rome. I cannot explain how AMAZING the location is, right next to the colosseum, with bakeries, small shops, supermarkets, bars and restaurants all within a few minutes walk. There is a taxi rank at the front of the hotel too. Room was really spacious, had a lovely balcony and was well equipped. Staff were warm and friendly. We cannot wait to return here.

- Janine (8/5): - My husband, daughter and I rented this apartment for our stay in Rome. The week we were there it was a heat wave so 96, 98 and 102 degrees for the 3 days we were there. It was so nice to be right across from the Colosseum. What a relief to run back home, take a cold shower and go back out. The room was comfortable and clean. Nice to have a fridge. At least 30 restaurants within walking distance. A little convenience store about 1/2 a block away. Only 2 issues, they didn't give me check in instructions, so I had to call and then there was a little bit of a language barrier, so I wasn't sure where to go. For anyone wondering. It is a huge orange building, and the big green doors are where you need to go. On the right side of the doors is an Inacom thing and press Maximus and someone will answer and let you in. Second issue (which I understand but still annoyed), they turned our AC off when we were out touring, so it was 102 out and we got back and didn't know and within a couple hours the apartment was really hot!

- Lourival (2/5): - Estive com a minha família (esposa e dois filhos 8 e 10 anos) nesse quarto (não é hotel são varios quartos em um andar de um prédio que são alugados e não tem recepção 24 hs se chegar fora do horário ADM te cobram um taxa para entregar a chave depois do horário acho que são 50,00 euro e tbem cobram uma taxa de 3,50 euro por pessoa por dia de taxa de turismo) de 07/07/19 a 11/07/19, era um apartamento de dois andares com mezanino, no andar de cima havia uma cama de casal entre outro móveis como guarda roupa, comida e etc e um espelho que não era fixo na parede cerca de um metro de altura por uns 50 cm de largura, um dia minha filha de oito anos esbarrou nesse espelho e o mesmo veio a cair, por sorte não caiu em cima dela, pois se tivesse teria ido para o hospital com certeza. Após isso fomos falar com a pessoa que administra o imóvel até para dar uma satisfação e explicar que o espelho estava instalado de forma errada, mesmo depois de toda a explicação recebi um e-mail no mesmo dia que iriam descontaram o valor do espelho no valor de 50,00 euros, pior de tudo em nenhum momento avaliaram que o espelho estava colocado em erradamente sem nenhum fixação e sabiam que estávamos com crianças, lamentável a atitude desse estabelecimento. Única coisa positiva que era perto do Colisseu e só!!!! Não ficaria nunca mais e nem indico para ninguém.

It is walking distance to stores, restaurants (some cheap and some are expensive, but mostly good) and other places of interests like the Cathedral of St John Lateran. The distance can be just a few steps away or a few blocks away. The room we stayed at has a kitchen with all kinds of supplies that you'll need. It has a washing machine too. There is a bank ATM machine owned by Banca Monte Dei Paschi Di Siena a couple of blocks away where I withdrew 100 Euro for $124. Within five minutes, I found another ATM machine owned by a different bank. Out of curiosity, I checked to see how much 100 Euro will cost me. It would charge me $128. Maximus exceeded our expectations.

The reception staff were friendly and helpful. Great value for money and I would definitely stay here again if I return to Rome.

- Jade (10/5): Great stay close to The Colosseum! - We thought this room was so darling! It had a great big window that opened up to the streets, comfortable pull-out couch and a very clean room overall. It was in a great part of town with very friendly people and great restaurants on every street. Only issue we had was finding our room... we were given directions to our room but the main office is located elsewhere so be mindful that you're putting in the address of the office first so you can check in and get your keys!
- Verified traveler (8/5): small apartment located close to roman ruins - Apartment is really close to major attractions and a quick walk to the subway which will take you to the Vatican area. Had a nice time walking down Via de Fori Imperali in the evening with everything lit up. Apartment is very small with a tiny spiral staircase to the second floor. The kitchen had a large fridge and a washing machine. Everything we needed was there and room service came once a day.

The lobby is in another building, so you have to walk to get the key and then you have to go to another building where your room is. Room was noicy. I awoke everyday by the noice of the room next to mine... you can even hear when your neighbors are washing their teeth... or doing something else.
- Zainab (8/5): excellent location - 3 minute walk from colosseum. 2 minute walk from taxi base and several restaurants/supermarket. Check in was a little difficult as no one was there to greet us and they took a long time to open the door for us. Apart from this staff were VERY friendly and helpful.
- Iva (10/5): Good choice - I would definitely recommend this hotel. The hotel rooms were comfortable and clean. The only little disadvantage was how noisy the toilet was when flushed. The receptionist was very friendly and recommended what we should see. There is a food market which is open 24h in a close vicinity, which was convenient.
- Francisco (10/5): The please was perfect - This small room/apartment was perfect for what we wanted it for sleeping not hanging out. It is in a great location next to an Irish Pub and an English bar plus 2 great coffee bars, gelato place, 5 great restaurants and a mini mark. You are far away from the tourist traps that these places won't rip your face off. 500 yards from the Colucium was awesome and served as a guide when we walked the town. The Subway drops you off so close you can go anywhere in the city or Uber anywhere you want. This place was perfect my kids, wife, and I loved it...
- Marvin (8/5): Great location, friendly staff. - After an initial mix-up was corrected our 3-night stay was perfect. Staff Christina, Daniela and Federico were very helpful and courteous. The location is superb, directly opposite the Coliseum.
- Clarence (8/5): Good hotel and it's a block from the Coliseum. - This was a nice place. The rooms are small but your only the there to sleep. The staff kept everything tidy but no wash cloth. Lots of hand towels (maybe I was to use them as wash cloths). I would stay here again without a doubt. Check in has a different address than the rooms so just remember the office faces the Collusium and is on the second floor.
- Nicola (8/5): Right next to the Colosseum - To walk out of the apartment block and have the Colosseum right in front of us really made this a special place to stay. There was a good choice of restaurants just around the block, as well as a 24hr supermarket. The tram and bus stops, and Metro station were just across the road. It was a great location. The only issue was that they were clearly in the process of renovating the apartment but had not finished before we got there - so the brand new sink and electric hob unit was not actually functioning and every day we came back to find that something had been changed / added. I'm sure the refurbishment will soon be finished making it a great apartment.
- stewart (4/5): Avoid room no 4 - Had to move rooms due to no hot water 4 power cuts in few hours and sewage stench due to saniflow not working correctly. Move to another room that had no kitchen. Will definitely not be going to maximus residence again. Staff tried to help but fell short.

Only slight issue was finding the reception to pick up keys (mostly my fault as I didn't screen shot or take number down) but would've been helpful to see a sign somewhere. But yeah very good hotel
- Wendy (4/5): Excellent Location - The apartment was nothing like the pictures shown on the website, it was very dark and the corridor to the front door was very unkempt. It was very noisy outside with people talking until late at night. On the plus side the location was absolutely fantastic, only a 3 minute walk to the Colosseum and many attractions within an easy walking distance.
- Serdar (10/5): Cosy hotel room with a fantastic view of Colosseo! - Very nice staff who accommodated my late arrival, and took time to provide directions to main attractions. The manager gave me an upgraded room with a fantastic open view of the Colosseo. The room had an espresso machine, so I had my morning coffee with a view of Colosseo. The central location of this hotel is superb. There is an Osteria (a nice restaurant with authentic local cuisine and audience) just round the corner from the hotel entrance.
- Mark (2/5): rundown and neglected room, 1 or 2 star at best. - Nothing like the apartment shown in the photos advertised. entire apartment consists of one small room with a cooker, sink and fridge in the corner, and a toilet and shower with a partition around it. Everything is contained in the same room. Condition of room is old and run-down and neglected. There is a smell from the sink everytime the toilet is flushed that fills the small room. The pictures shown in the advertisement are not of this apartment.
- Tom (8/5): Your own living space - Was in a great location one block away from the colloseum. This was our second visit to Rome this time with someone who had never been. It was fantastically located in a safe area with a shop nearby. Check in was easy. The apartment lets you feel free as if you loce there. Had everything you need in regards to cooking sleepig etc. Had a miniture ironing board and iron. Wardrobe, sofa,tv, fridge, stove. And was clean. Cleaners came daiky to replace towels etc. All in all great accomodation.

- Verified traveler (6/5): Excellent service, but questionable comfort... - Ideal location It is indeed ideally located just minutes walk to everything.: Coloseum, museums, churches.... Service: we have nothing but high praise for the service we received. Everyone seemed to go out of their way to accommodate us and make sure that our needs were met. And they did so with genuine kindness and always with a smile. Amenities: Maximus offered strictly the basics. Our sole pet peeves : lack of natural light, no dryer and street noise at night a/ lack of natural light: due to heavy and dark colored drapes which left the apartment in a state of semi-darkness. b/ Washer, but no dryer, which was a "huge minus". And in a place as humid as Rome, even once dried, the clothes still smelled unpleasantly musty. c/ Street noise: Even with windows closed, the loud neighbors' voices from the street reverberated well into the wee hours of the morning. Apparently Romans never sleep at night. If the owners of Maximus could find a way to resolve the above issues, the apartment would be a perfect home away from home for their transient guests.
- california girl (4/5): Not a hotel - Maximus is a collection of apartments in various buildings in two block area. Location is great but our apartment had constant sewer gas coming up the plumbing. The three keys for entry were difficult to use (a Skelton key for room) and took five minutes to open doors. In an emergency we would never have made it out in less than 15 minutes. Noisy neighborhood
- Verified traveler (4/5): Dissapointed - For our first trip to Rome, we were very dissapointed by the way we were treated and where we stayed. The pictures they show online do not represent what is actually given to you and the staff was quite rude until they learned we spoke italian; at which point they were more careful with what they said. We will not be returning to this residence.

- Thomas (6/5): Roma, summer of 2015 - We discovered an additional fee of $40 for arriving after 6:00pm on top of an additional "room tax" that was not included in the quote. 98 degrees upon arrival and the A/C was not on upon arrival. The hotel offered an airport transfer in writing for 5,00 Euros. Turns out she meant 50,00 Euros. I felt bad for the driver so paid the full fair. The location was perfect, the room was clean, and they held our bags at no cost upon checkout so that we could tour the city on foot until it was time to head to the airport.

Plenty of places nearby to eat and a grocery store a couple streets over to get anything I wanted to cook in the kitchenette and anything else I might need as well. There was a taxi waiting area at the end of the street which was convenient for days I didn't feel like walking.

This place was so much more than we had expected... we arrived late and Andrea was there to greet us; there was a charge for late check-in but it is understandable as the office hours are different than a regular hotel. This is an actual apartment! And it is air conditioned... seems like that would be a standard thing, but it isn't in europe! so it was so appreciated! the apartment is literally 2 blocks from the Colosseum, and we had no issues walking anywhere else in Rome! It's a nice walk wherever you go, especially because you're in a very safe part of the city! The coffee shops were amazing... and the little restaurants are too! (but one to avoid is the one with Einstein on the menu) .. i don't remember the name but if you see it avoid it. that was the only one! the rest were great! Clean bed, wifi, air conditioning, great location... couldn't ask for more. Next time we go to Rome we will definitely be getting one of these apartments; but next time we will try to the one with the kitchen as there is a small market close!!!! You won't be disappointed.
