- Verified traveler (10/5): - Nous avons passé un agréable séjour dans l'établissement de Leonardo. Pas d'équipements luxueux mais nous avions tout ce qu'il nous fallait et l'emplacement était parfait pour ne pas se retrouver dans la foule de la place St Marc.
Le petit déjeuner est servi dans la salle du bas "comme à la maison" et l'on peut accéder à la cuisine si l'on souhaite prendre un thé/café dans la journée. La table unique permet aussi de discuter avec d'autres occupants si on le souhaite.
Un énorme plus : la gentillesse du propriétaire qui nous a indiqué de bonnes adresses et a même fait renvoyer un objet oublié...

아침식사는 간단한 빵&잼이었지만 항상 준비되어있어서 좋았고 요플레없다고 요청하니 바로바로 채워주셨습니다~~
화장실은 개인용이지만 공동구역인 키친 옆에 있어 살짝 불편하긴 해요....(옷 다 입고 나와야 하는 점..)

- Markus (8/5): Gute Unterkunft in Top-Lage mit nettem Personal - Wie bereits von Vorgängern beschrieben, befindet sich das Zimmer im dritten Stock, welches über eine steile Treppe zu erreichen ist. Das hat uns jedoch nicht gestört, da wir nur leichtes Gepäck hatten. Ansonsten ist die Unterkunft preis/leistungstechnisch sehr gut! Das Frühstück war in Ordnung und der Vermieter sehr nett. Alles in allem somit füt uns top.
- Verified traveler (10/5): Figyelmes, kedves vendéglátás - A házigazda kedves, figyelmes. A szállás közel van a vaporettó állomáshoz, gyalogosan a busz- és vasútállomás 10-15 perc sétával elérhető. A másik irányban pedig a Szent Márk tér is kb. 20 percnyi járásra van. A szobákhoz privát fürdőszoba tartozik, viszont helyileg egy emelettel lejjebb... (a tulajdonos máshol lakik). A közös előszobához konyha is tartozott, reggelit a tulajdonos 8-9 között az asztalra szervírozta (édes reggeli), viszont lehetett a nap bármely szakában teát vagy kávét készíteni (szintén adott volt hozzá minden). A szobák nem hangszigeteltek, minden fenti mozgást, hangot lehetett hallani, ami zavaró volt, szerencsére hamar elaludtak ők is. :) A tv nem működött, de nem is tv-ni mentünk... A csomagunkat a reptéri indulásig az utolsó nap otthagyhattuk, ami nagy segítség volt. Összességében meg vagyunk elégedve, ami főleg a vendéglátó figyelmességének köszönhető. :)
- Maria (2/5): I really appreciate your feedback about this issue - Actually we didn't stay at the "hotel " due too many things like:
• The place has no sign like any other hotel or B&B.
• when we got there the place was empty and looked like abandoned. We ring the bell 20 times and knock the door and nobody showed up.
• I have to call to the phone number I had after half hour waiting and the guy who answered the phone was angry and told me we have to wait for someone to open the door about 10 more minutes.
• After the other 10 min we decided to leave and at the corner a guy showed up and said he was the person who will open the place for us, but when he opened the door we sawed inside from outside we were very disappointed already and decided not to stayed there, we scared and told the guy we decided not to stayed at the place, he answered we had to contact his brother again because he only was a messenger for him. Then I called him and told him our decision. He was furious and tried me in a bad manner, so I hanged up the phone and proceed to leave to look for another place.
• His brother then started to follow us and bullying us and called us with names then I told him leave us alone or I will call the police.
Then the mentioned guy disappeared.
• That was a nightmare for us! Due to that I ask you to give me the respective refund.

- Verified traveler (6/5): Centrale ma bisogna accontentarsi - Il B&B è collocato in una buona posizione centrale, il titolare Leonardo confermo come dalle altre recensioni lette è una persona molto cordiale e disponibile, veramente molto gentile.
Il B&B è un appartamento, con più stanze, la nostra aveva anche il bagno in camera, ma purtroppo abbiamo avuto dei problemi con l'acqua calda, può succedere, ma rimanere insaponati con l'acqua fredda non è piacevole.
Il caratteristico tetto in legno delle abitazioni veneziane, molto bello da vedersi ma a livello di rumori è stato poco piacevole, in quanto ogni singolo passo della stanza sovrastante sembrava di avere qualcuno dentro la camera e sentirsi passi, cigolii e rumori mentre dormi non è proprio rilassante.
In camera mancava la tv, ma per questo si può fare anche a meno.
La colazione self service va rivista un pochettino, nel dettaglio; i biscotti messi in un contenitore di plastica tutti insieme, come i cereali e le fette biscottate, è poco igenico e poco invitante, la freschezza lascia un pò a desiderare.
Per il resto, dati gli elevati costi dei soggiorni a Venezia questo è una via di mezzo tra un compromesso poco dispendioso e abbordabile.

- Verified traveler (6/5): Insonorisation insuffisante - Le propriétaire est très gentil, même si nous ne l'avons jamais vu lors de notre séjour. Le petit déjeuner est à oublier! Les murs sont faits en carton, mais si les chambres ne sont pas louées, ça va. Sinon, (ma deuxième nuit), c'est très bruyant lorsque les gens marchent sur le plancher. Très cher pour le niveau de confort.
- Verified traveler (4/5): Don't expect much - For approximately $200 /night you can stay at this BB. No one will be there when you arrive so good luck getting your key. Don't throw your towel on the floor because you will be using it for 3 days if you stay. Don't expect housekeeping because you won't get it. For the 8-8:30 breakfast you will have to wait till Leonardo arrives at quarter to 9. You will wait while he makes coffee, but you can eat the cellophane wrapped snack cakes and corn flakes. Enjoy.
- Susan D (8/5): Convenient B&B, close to university. - I chose this primarily for location and price; it was only a couple of blocks away from my conference. Leonardo was very friendly and accommodating. Not appropriate for people with disabilities, since our room was two flights up with no elevator. Room, though, was quite charming. In summer I would recommend using the AC; we left the windows (no screens, not common in Italy) open and were devoured by mosquitoes. I would definitely stay there again.

- Kristine (8/5): Great Location in Venice! - The location was fantastic! Only one small bridge with heavy luggage! Very quiet at night but close to Nightlife! We had a room with separate but dedicated bath which turned out to be fine. Air and wifi super. Owner very responsive! I would stay here again! Easy walking distance to Accademia Bridge!
- Lisa (8/5): - Leonardo is a great guy and this is a great little b&b. It is a very old building but that is part of it's charm. There is privacy but can interact with other guests at breakfast. He was very welcoming and willing to help with anything. Not a super fancy stay but it suited us perfectly. The only thing is the private bathroom for our room was actually on the main floor--not adjacent or attached to the bedroom. I would like to have known that as that was a bit inconvenient. Overall, a great place though.
- Harry (10/5): First trip to Venice - This was our first visit to Venice. The location of this B&B was perfect just 2mins walk to the nearest water bus stop. The house was well maintained and clean with the owner on hand for assistance and advice. The breakfast was continental and ample. Would definitely recommend this place to stay.
- gladys (6/5): Chambre du 3ème étage très décevante - Leonardo a discuté avec nous par mail pour connaitre les horaires de notre arrivée pour être présent au B&B, il nous a très bien accueilli. Par contre la chambre que nous avons eu ne correspondait pas à nos attentes: au 3ème étage mansardée il fallait faire attention à la tête que se soit en se levant du lit, en prenant la douche, en se levant des WC. Il fallait y accéder avec un escalier plutôt type échelle et il y avait du moisi dans la douche. La literie était bonne sauf qu'il s'agissait de 2 matelas accolés. Coté isolation phonique: aucune: quand les voisins du dessous se sont mis à parler je pensait qu'il s'agisait de la télévision de la chambre. Points positifs: petit déjeuné bien fournis et bons et bonne localisation

- beverly (8/5): It's about location - Location--it's difficult to find/it's perfect when you do! Leonardo rents out his home for a b&b so we had the use of most of the house. Our room was on the second floor but bath on first. Breakfast was laid out for us, but we couldn't find much that we liked. Leonardo was fantastic and generous!
- FERNANDO J (4/5): Good and bad - First the good things: Leonardo is very nice and helpful. The place is very nice and in good condition, although noisy when others come in or go out. It is in a great location, in a quiet part of Venice but close to many interesting points.
The bad: When we arrived no one was there, we had to call Leonardo to his cell phone and wait for 20 minutes for him to return home. The breakfast was very poor, rather a continental breakfast than a buffet one, like it is advertised. Another advertised feature is the daily housekeeping, but we saw not much of this, our room wasn't cleaned or the bed done while we were there.
- Summer (10/5): Above and beyond - This was our first stop in Italy. I got really lost trying to find the place because the road isn't on Google Maps. Leonardo found me and made sure everything was fine. Not far from vaporetto stop and restaurants. Room and kitchen has everything you need. Beautiful view of the gardens next door.
- Manish (10/5): Unexpected B&B stay - very nice and very beautiful - A home away from home. Excellent courtesy by owner Leonardo who waited for us at night, explained each part in detail.
It was our first B&B where we could have the breakfast as we wished, with all the freedom like an apartment.
Quiet location - only to be more careful with less luggage, so that crossing the bridges is not very heavy job.

After 8 days of Europe, the last stay in holiday was very important to be good, and it turned out to be much more than we thought of.
- Verified traveler (4/5): Squeaky floorboards will keep you awake - The location and cleanliness/condition of the room was great and Leonardo was very friendly and helpful. However, I was on the second floor (below the attic) and could not get any sleep. The floor boards in the attic squeak with every step and will wake even the deepest sleeper. I believe quality of sleep is very important for accommodation - if you do not get good sleep you will be in no condition to enjoy the next day. This was the only fault I had for B&B Leonardo but it was a big fault in my opinion.

- Sara (10/5): great, comfy stay! - Enjoyed our stay in this comfy BnB located within walking distance to all parts of Venice. Leonardo was really nice and we enjoyed being away from the crowds in a more authentic area. Breakfast was good and we used the kitchen to prepare other meals.
- Joana (10/5): good place with very good location - It's a very confortable house with four floors and all commodities in the kitchen for you use.
On the ground floor there's the kitchen and the common living room.
On each of the other floors there is one bedroom.
We stayed on the first floor, so we had a very spacious room but our private bathroom was on the ground floor.
For us it was no problem but I guess if you want a bit more privacy you should ask specifically for one of the other rooms.
We went on early December and it was very cold outside but at the house its very warm and confortable.
It felt good to get home at night and enjoy the warm cozy bedroom with some hot tea and perfectly working wifi.
The house is located on the street just before Cá Rezzonico, so if you've already reached the museum you've walked too much!
We had no problems finding the place and took us about 10/15min walk from Piazzale Roma to get there.
Leonardo was friendly and gave us some instructions and tips as well as a map to visit the city.
Overall it was a very good experience and I would recommend it!
Its very good quality/price when comparing with the other choices you have in Venice.
- Kathleen Wall (4/5): Convenient location and absentee landlord - B&B Leonardo is a very small, quiet place to stay, close to two campos that provide food and other necessities, and within easy walking distance to the to the Ponte dell'Accademia, the Gallerie dell'Accademia, and Peggy Guggenheim's home and collection. The location is wonderful. The manager/owner asked us to text him when we were on our way from the airport, which we did. However, we waited for half an hour in pouring rain and hail for him to arrive to let us in, which he did only because a neighbour phoned him. The rooms were served once during our four-day visit and breakfast was pre-packaged food.
- Henry (10/5): A charming hotel. - The personel hotel of three rooms. Great location at the heart of Venice. You will feel at home with an authentic venician experience. Make sure you contact Leonardo in advance of your arrival to be welcomed and get a key.
- Yod (8/5): Nice hotel with great service - Way to find hotel need to use google map to identify in detail and look for house number. My booking room in 3rd floor and last stairs up quite very slop and small but OK for me. Room ceiling not high enough in some area. When I check in Leo prepared Miss Jim for warm welcome for us. The day I check out I really sorry about late check out.
- Fakro123 (10/5): Fantastic B&B, Amazing service - B&B Leonardo, is right near the trainstation and a small 5-10 minute beautiful walk to Saint Marcs Square, we stayed in a beautiful room, and the host Leonardo, will do everything to make your stay special, even after our little hiccup with marking the sheets with a muddy suitcase! Perfect stay, close to everything and makes staying in Venice special and beautiful, for the price it is simply amazing.

- Joaquim (10/5): Fantastic B&B, great location, clean, v. friendly - We absolutely loved this place. We stayed on the first floor. Big spacious room. Own private bathroom but outside the room. Very clean and airy. Nice breakfast and kitchen facilities. Had a nice view to a garden. We liked Leonardo, the owner very much. He was very friendly and accomodating to all our needs. Near a vapporetto and close by Accademia so easy to get everywhere. We highly recomend this place.

- Metzler (4/5): Rethink staying here - When we arrived at B&B Leonardo, we were thrilled at the quiet location, close to everything. It is kind of quaint from the outside. But... you will get no service of any kind. There was no breakfast as advertised. We raided the refrigerator and made our own coffee. There are no onsite people. When we came back in the afternoon, our beds were not made up and the bathroom was as we had left it, wet towels and all. Out travelings friends bathroom had mold. The general feel was that things were not real clean. We complained and the price was lowered, but I still would not recommend this B&B. It is a do it yourself operation.
- C (8/5): Good and so-so - It was "private" in that it's a B&B but with no staff. Didn't meet the owner until the 2nd day. Breakfast is layed out each morning and you're on your own to make your own coffee. It's like breakfast at home European style. The location is great near some nice areas but further from the Rialto and San Marcos but for us we were ok. We had a bathroom downstairs. Not good when you have to go in the middle of the night. No cleaning service at all while we were there for 3 nights. Make your own bed and use same towels. Hot water went very fast and shower did not drain. Owner is nice.

- Oaklndmom (8/5): Reasonably priced and reasonable location! - B&B Leonardo is a nice little hotel in a convenient location. We would stay again. We had a very nice room on the 2nd floor with its own bathroom and everything was beautifully done. The room was small but not cramped. I think most places in Venice are probably similar. The bathroom was clean and looked newly done. The bed was comfortable. Leonardo himself met us. We connected with him before arriving and he sent as a detailed map of how to find the place which was just off Ca Rizzonica Vaporetto stop, through 1 small alley and across the piazza with only 1 bridge to cross, which is a boon when you are trying to get anywhere in Venice with luggage!! He gave us some great tips as he is one of the few people who are born, raised and currently still living in Venice. He was also very customer oriented and very flexible. The breakfast was modest but adequate. Note that payment can be made in cash (preferred) or via PayPal.
- CM (10/5): Amazing!! Would definitely return!! - Leonardo is very helpful. We arrived late and he was very accommodating. We called him when we arrived and he was there right away. He spent time with us to explain everything to us. it was great - he even gave us a map and told us some local places to go!! He is born and raised in Venice so he knows it all and is very very nice. The place is very clean. I saw a cleaner there every morning. The rooms were fantastic, so comfortable. We had a washroom and shower in our room - which was great! Our room view was of this garden - it doesn't overlook the river, but when you step outside of the B&B you see the canals and the bridges - so beautiful!! It is in an ideal location- you are in close walking distance to everything. If you come by train, take the public ferries, don't walk it (it is VERY difficult to find your way in Venice. I had Google maps and that was the only reason we got around and found the hotel. We did have a physical map but that is useless in Venice!!!). It is a 20 minute walk from the station, but if you have luggage, don't know your way around, it will take forever!! Not to mention that you have all these bridges..try taking your luggage up those!! The public ferries cost about 1.5 EURos and take about 40 minutes to get near the B&B, the Gondolas cost about 80 Eur +, and the water taxis are pricey too. The breakfast was awesome!! so much variety!! Would definitely return without hesitation!!
- Bacon (8/5): Exactly what it says on the tin - The location, once you find the place, is outstanding. The rooms are okay, clean and reasonably comfortable but nothing special. They're cleaned daily. Breakfast is help yourself with a decent selection. Overall, great little b & b on a budget.
- anonymous (6/5): Good for couples and travellers - Very well located b&b within easy reach of a lot of the attractions. Located on a quiet cul de sac. We hired the large room with qeen size bed and the sofa bed. The room was fine (although i would tidy up the wardrobe space and maybe cover it with a curtain or something)... the only issue was the bathroom located downstairs which is a bit inconvenient. The bathroom itself was cramped and it could have been kept in a better state. The towels were not the best quality and the bath mat looked like it hadn't been recently cleaned.
Breakfast is good and you are asked to help yourself, so no troubles there.
