Stanza non moderna ma pulita, copriletto, coperte, armadi e frigo a disposizione. Ottimo il kit di benvenuto che abbiamo potuto utilizzare come colazione alla mattina successiva. Posizione top. Super la possibilità di tenere i bagagli dopo il check out in un’apposita stanza. Tre letti singoli sarebbero stati meglio rispetto a due letti singoli e una brandina. Per una notte ci può stare, dormire più di una notte sulla brandina diventa invece più complesso.

The location made it so easy to walk there from the train station, as well as walking to every thing and then being able to come back to my room for a quick nap. My room was so beautiful and they had treats and waters in the room for me.

• Steve (10/5): Highly recommended, clean and quiet rooms, great hosts couldn’t have been any better! - The property was perfect! It was in a great location close to Piazza Santo Spirito but still very quiet. The room was very clean and included a coffee machine and coffee/snacks. Beatrice and Francesca were the best hosts. They even scheduled our early morning taxi. It was the perfect experience and we can’t wait to stay here again. Highly recommended! We will only stay here for our future trips to Firenze.

• Filotas (4/5): - - The main area of the room was dirty. We stayed for 4 nights and the room was never cleaned. The linens had spots, like makeup or blood, as if they were not changed from the previous tenant. Additionally, there was an elevator on the 1st floor, that could be used to skip a floor of steep stairs and carry your luggage, but we were never informed about it or the code needed to access it. We were only lucky enough to see another guest use it and had to ask about it.

O quarto estava impecavelmente limpo, a cama muito confortável e a localização excelente, a poucos passos dos principais pontos turísticos da cidade. O atendimento foi o destaque: Franchesca foi extremamente atenciosa, deu ótimas dicas de restaurantes e ainda permitiu que deixássemos nossas mochilas, mesmo após o checkout. Recomendo sem hesitar e com certeza voltaremos!

Frencesca was super nice and showed us everything in the room and grave a great recommendations for our stay. There is a steep stair case and the room is on the second floor. If you have a disability or have troubles walking up stairs, it might be difficult for you to reach the room.

• Ian (9/5): Brilliant location and comfortable apartment… check on stairs and mobility - Pre visit communication clear and appropriate. Location superb… easy walk into centre 10 minutes and only 20 minutes from Santa Maria Novella Station. Apartment comfortable and had all needed for a short stay Decent cafes and bars in immediate vicinity so no need to venture into centre of town if you don’t want to Steps to 2nd floor apartment steep… especially the last flight. There is a lift from reception area from 2nd to 3 rd flight level but only available when reception, usually mornings. We’re relatively active 70 year olds but a bit of a struggle… OK (manageable) with weekend bags but wouldn’t fancy it up or, especially, down with a large or heavy suitcase. Not meant as a criticism but for anyone with mobility issues this may not be the place for you…great though it was

There are great restaurant options just around the corner, as well as a famous rooftop bar and nice piazza. The staff has super helpful all the way and I think that this was excellent value. I did not receive instructions for after hours check in until the day after arrival, despite messages coming through from property about Time of arrival. I was able to call and be let in once I arrived. The location was very good and the room and small terrace where delightful, however “breakfast” was coffee machine I could not figure out and some wrapped cookies.

• Gary (9/5): Excellent accommodation in central Florence - Spacious room with very comfortable bed. Extremely quiet: our room was at the front of the building but we heard very little noise at night. This is a key factor for me when choosing holiday accommodation and Beatrice excelled in this respect. Large walk-in shower with plentiful shampoo and shower gel. Very friendly and helpful young lady at reception (Beatrice?) told us about the history of the building and organised a taxi to the airport for us. Excellent location just across the river from central Florence. Santo Spirito is an interesting neighbourhood with a wide range of shops, cafes and places to eat. Not really a major issue for us but.... Breakfast was a selection of pre-packed cakes and cookies left in the room - pretty typical for many B&Bs in Italy. (Note - there is a kettle and coffee pod machine in the room and a mini fridge) We went to a little cafe further along the street for breakfast.

There is a paid parking 3 min walking from the room. No elevator, if you have big luggage you need to prepare to climb the stairs to the 2nd floor.

There’s a small safe in the room for money and passports. It’s in a great location and there’s a wonderful pizza place around the corner. There are some stairs, but that is to be expected in Italian buildings. There’s a lift to help with a flight of stairs.

Reception not open when I took special care to arrive before its advertised closure at 13.00. I therefore had to drag my suitcase up the third, longest and steepest flight of stairs instead of having access to the lift hidden in the closed reception area. Laughable "breakfast" consisting of a couple of packets of biscuits in the room and the worst coffee capsules ever. A pointless exercise given all the good cafes nearby A warning to guests: staircase is old and beautiful and worn so watch for last step on the third flight: it slopes downwards (simply history, not a maintenance problem) and can easily make you lose your balance, especially as you're almost at the top and paying less attention'
• Cayla (9/5): Wonderful B&B! - Great location, wonderful staff, and a very cute room. The city and the building are old so it's not a modern Hilton Hotel but it was big, clean, and as up to date as could be allowed in this historic part of the city. Great value and we would definitely stay again!
• Carlos (6/5): Pleasant - Great location near Santo Spirito, a more local neighborhood across the river from the tourist center. Historic building with its charms. Surfaces were quite dusty when we arrived. Quite expensive for what you get. Very dated interiors.
