• richardpS850LT (8/5): Good Base in Kowloon - I used to have a job that meant I was going to HK once a month so I got to know Quarry Bay (office) and Central / Hollywood (playtime) quite well, but not Kowloon. The missus and I also liked to go there at Christmas as the weather is usually great, dry, warm and low humidity, but then Covid came along, and once that was over, flights became pretty expensive, and we did not go for about 6 years. We felt like a break and got some promotional fares on SQ, and looked for a hotel - having stayed at a Fraser property on our visits to JB, we found this one in Kowloon. I booked the Studio room, but I had meant to book the next one up as it would have been more spacious so when we reached the room, it was a bit small at 18 sq m, however once we had acquainted ourselves with it, it turned out to be OK - we just had to be organised and anyway we were only sleeping there, out all day and spending the money we saved on dinners! The bed was comfortable, and we slept OK, the room was clean, ditto bathroom, the shower had good pressure so all good. Two doors away is a craft beer pub, and TST MTR station is a 5 minute walk so the location is a winner. We are likely to go back later in the year and will probably choose here again.

• 635marky29 (6/5): Average Hotel - Average hotel in a very popular shopping area. The room was very small, only one person could comfortably occupy the bathroom or be in the kitchen area. Even the elevator was small, the check in area for the hotel does not provide guest any type of privacy as the area is very small and other guest are standing right next to the guest checking in and can observe your document and your personal information. The shower in my room was not a walk-in shower, you have to climb into the shower and a short, old or person with mobility issues would struggle to get into the tub which has a sliding glass in from of the tub. However, there are no handlebars to hold on to enter or exit the tub and the distance from the floor to reaching the bottom of the tub with your feet is a safety issue. Guest can injure themselves easily with this type of design. There needs to be some type of step for guest to climb on to enter the shower. There are many shops near by the hotel, 7-11. McDonalds, Various bars and food shops and the subway is nearby as well as the name brand shopping area across the street if you use the subway to cross. This hotel was pricey for the room we were in, and it just felt cramped being in the room.

The location is perfect—close to shops, restaurants, transport, and attractions, making it very convenient to get around Hong Kong. The staff were responsive and helpful, always ready to assist whenever we needed something, which added to the comfort of our stay. One area that could be improved is room cleaning. While the basics were done, we felt that cleanliness could be more thorough to match the otherwise great experience. Overall, Moderna is a great choice for travelers who value location and good service. With some improvements in housekeeping, it could be even better. Cleanliness can be improved.

• Joel (5/5): Location is excellent, but the lack of cleanliness and unsafe fire exits made the stay disappointing - Modena by Fraser is a cozy hotel apartment conveniently located near TST MTR Exit L6, offering excellent connectivity and surrounded by plenty of shops and restaurants. It’s reasonably priced for a basic hotel apartment in the city center. The unit comes with basic kitchen equipment, making it suitable for solo travelers or couples. For families, it may not be the most practical choice as utensils are limited — you’ll find a single-burner induction cooker, one pan, one pot, a toaster, kettle, coffee machine, two cups, two glasses, two plates, a cutting board, and a few other basic utensils. Air conditioning and water pressure are both in good condition and well maintained. Housekeeping service was reliable for a property of this category. Room space is comfortable enough for two adults with a small baby, or three guests at most. Overall, a good choice if you’re looking for a centrally located, no-frills stay in Hong Kong As a hotelier, I tend to inspect rooms more closely, and I noticed significant dust build-up under the bed, sofa, bed board and in several other overlooked areas. If you have dust allergies, be warned this could be an issue. The property is in need of a proper deep clean to meet the standards expected for the price. We were travelling with our baby and ended up re-cleaning some surfaces ourselves. The biggest concern was safety. On our last night, a false fire alarm went off around 3 - 4 am and continued for 30–45 minutes. The reception team was unable to reset the panel, which suggests a lack of basic training an essential skill for a hotel apartment where in-room cooking makes false alarms more likely. Even more worrying, the main fire exit was blocked by storage boxes and the first-floor fire exit door led to nowhere. We had to break open another door and use the lift to get to the ground floor during a fire alarm . Imagine if this had been a real fire there would have been no escape and your stuck in a lift . This is a major safety hazard and severely impacted our confidence in the property.
• HAIKAN PIERRE (4/5): - 立地は最高ですが、リピートは難しいかも 駅や観光スポットへのアクセスが非常に良く、立地に関しては文句なしのレベルです。周辺にスーパーやコンビニも多く、部屋に備え付けられた電子レンジや簡単な食器のおかげで、ちょっとした食事の準備ができるのは便利でした。 一方で、ホテルというよりは「マンションの一室を借りる」という感覚に近く、いわゆるホテルらしさを期待するとギャップがあるかもしれません。特に、私が宿泊した部屋（おそらくエントリーレベル）は、写真よりもかなりコンパクトで、日本のビジネスホテルと比べてもやや手狭に感じました。 バスルームは必要最低限の設備で、価格帯を考えると少し物足りなさもあります。共用廊下は空調が効いておらずかなり暑く、また隣室の音が思った以上に聞こえる点も気になりました。 全体として「寝るだけ」と割り切れば使えなくはないのですが、個人的には次回以降は別の宿を検討すると思います。

• Yow (4/5): Disappointing as we had better expectations considering the website reviews - Unfortunately, the rooms were disappointing, we were in Rooms 701 & 702. 701 with the child cot had peeling ceiling paint which could fall anytime! The toilet floor is mouldy and not very well cleaned. Rm 702 did not have any body lotion and there were food crumbs on the floor near the bed. It’s obviously not been well cleaned before guests arrival. Both rooms had a strange “gas” smell and we had to open the windows throughout our stay in order to get some fresh ventilation. I had just stayed in Modena Fraser Shanghai and it was a comfortable experience, even though it was a loft apartment. Assuming the property was the same, HK experience was really disappointing. Rooms cleanliness, ventilation, toilet amenities..

• VictoriaPN2316 (10/5): Modena Fraser Regulars - We’ve been staying at Modena Fraser since 2018. Whenever we have a planned trip to Hong Kong, it will always be Modena for our accommodation. The place is in close proximity to MTR which is very helpful if you have kids. There are Michelin Restaurants/Snack Bars around the neighborhood that you wouldn’t want to miss. It is close to the famous Victoria Harbour, Harbour City and K11 mall for your shopping relaxation. Overall, we’re always at home at Modena. The staff are kind. The room are always cleaned up daily so you can relax after a long day exploring Hong Kong. 😊 We’ll definitely come back again! ❤️

• Lilian (4/5): Great location, moldy room. - The internet was very fast, great location with near MRT station. We received a room upgrade, however it was covered by mold. When I asked the receptionist if we can get another room without mold, the answer was “it is a Hong Kong weather problem, every room has mold “. They try to clean it from the surface but the mold is even under the wallpaper, you can smell it.

The front desk staff was not very helpful when we were inquiring if it was possible to ask for assistance in hiring a taxi a bit before 6am (around 5:50am), instead told us to just go out and find a taxi along the road. If they could not help, they could have said it simply as they unfortunately could not. I eventually decided to book an uber on my own, but I did not find the front desk staff helpful.

• 180happiness (4/5): Family Trip - This is the first time I wrote a not so positive review. We booked two rooms. A studio deluxe and a studio executive room. Bathroom is extremely small. Shower glass was so narrow that brush against your body when showering. Kitchen is very basic with unusable old pots and pans and two glasses. Mould on the edge of shower room, ceiling vent dusty. Safe not working. The whole place need to uplift and the rooms are facing the lift. Rate booked and confirmed online differ from what was charged. Overall stay experience below average. The only consolation location is convenient.

Only the pillow too soft for me. Notice there are many spotlights in the room, it will be great to reduce the spotlights for energy saving and environmental friendly.

• xpstyle (6/5): Good enough for a couple nights' stay in TST - In terms of walkability and convenience, this hotel is good - about a 7 to 10 minutes' walk from Exit C / H / R of Tsim Sha Tsui Station. I walked past it though, as it's quite discreet and unflashy. I got an early check-in as well. The room is like it looks in the official hotel picture, plus a couple of years' worth of wear and tear. The street noise does come up a fair bit though. The in-room amenities are adequate, the size is alright for the price point (esp given it's Hong Kong). If I was with my family I wouldn't put them up here, but for a solo trip it'll do.

• Cindy (6/5): Expensive but good location and spacious rooms - Location is good, walking distance to TST and MTR station. The popular Bakehouse and Jenny cookies are just 2 min's walk away. I like that the room is not carpeted. For such a central location, room is spacious. Welcome fruits are also provided. The toilet door cannot be closed, in fact housekeeping said they are aware toilet door is faulty but not fixed.

• Kamba (10/5): Excellent stay! - Staff we're very helpful from the moment we arrived there, they accommodated the best they could. The hotel was in a perfect location at the heart of Tsim Sha Tsui, like a 2 minute walk to the train station and like 8 an 8 minute walk to the Victoria Habour Waterfront. There's also plenty of restaurants nearby, so you won't get stuck for choice when wanting to dine out. The rooms are cleaned every day all the facilities mentioned work, so would stay here next time when in HK. The only thing I can gripe about is just the beds being a little more comfortable, but apart from that, I fully enjoyed my stay and would stay here again

The first room they gave us was horrible. It was cramped and had chipping/chipped ceiling paint and water stains everywhere. We complained and they moved us to a bigger & nicer room the next night. They had way overcharged us too. It is a very small hotel.

• Kim (9/5): Good location nice hotel - The room is clean, the interior design is modern and practical. Location is good, 5 mins to Tsim Sha Tsui MTR station. The air cond a bit noisy even I have lowered the speed of fan. The shower room sliding door is making noise when sliding. Water ponding on the floor after shower.
• Chiu (8/5): Very good - The situation easy found, opposite side already have restaurant, the room is nice and comfortable, just the wardrobe have smell, please don’t put clothes into the wardrobe
• Yee (8/5): Worth the value, highly recommend - Good location, 2 minutes walk from the nearest metro station and very close to alot of malls, attractions, food options, convenience store. Hotel staff were very helpful and polite. Room smell a little mouldy.
• Adrian (5/5): Over priced, basic hotel, great location - Cleaners were excellent and friendly Front office staff took little interest in us and did not attempt to enquire how our stay was or how we found getting around.
• Laurinda (8/5): Good location around touristy spots - It's close to all the tourist spots around TST. We got "upgrade" to the suite as the room we originally booked was not available. For your record, suite means additional space for "cooking" aka microwave and a sink, maybe the coffee table and the sofa was part of the suite set up as well. Overheard at the counter that some people who stays at the lower levels has ant problems in their rooms, but they got to exchange to other rooms in different floor though.

• Gada (9/5): Good value for Money and longer stay in the studio apartment with Kitchen. - Superb location, tonnes of restaurants, pubs shopping places right outside the hotel. It is in one of the busiest location of HK TST area. Metro is just 5 mins walk, and bus options from the main road available. It had all the basic amenities in the kitchen - single hot plate, plates, pan to make coffee or eggs. Just a note - The lane gets very busy on Fridays, lot of traffic, and difficult to find cab ride to airport from there. So plan your journey to airport in advance especially if its evening time. I found getting in and out of the bath tub bit difficult, but thats just me :)

• Carolyn (10/5): Nice boutique hotel with beautiful coffee. - Modena by Fraser was perfect for our needs. Helpful 24 hour reception staff, spacious room, perfect location. The coffee shop on the third floor served fabulous coffee. All good!

Getting a cab can be challenging as it is situated at a dead-end street. Not much food options in the hotel. The price of the suite room is not much value for money. Just a no-frills hotel with basic facilities

• World (7/5): A lot of room for improvement. - It is great to see the city of Hong Kong being vibrant and fun again! The location of this property allows for exploring Kowloon and easy access to Central. Ivan was amazing. one of the nicest receptionists I have met. While it is great to see so much repair being done on the property and all buildings around, it is never fun to stay in a property with major repairs, and most buildings around undergoing renovations.

• Majortimtom (8/5): Great location. Close to Tsim Sha Tsui rail station, Avenue Of The Stars and Star Ferry terminal. St - Great location. Staff friendly and spoke English. Room could be a lot cleaner, especially the bathroom.
• wong (8/5): - Good location, however, water pressure is low and take time to warm. Impressed with good customer service provided by Lilian. She very helpful and provide top notch customer service in many way. I will gave 5 stars for her good service inview of water pressure issue.

• Hisham (7/5): Good - the location is right opposite to a construction site 🏗 , very noisy and in a narrow street definitely a residential complex not suitable for a hotel
• Milagros (8/5): I might consider staying here again. - The place could have been almost perfect: 1) If there was a bidet in the toilet 2) If there was a full mirror outside the toilet 3) if there was better cable channels or netflix or a smart tv that can allow chromecast. 4) if the lobby personnel would be a little more friendly. She was efficient but rather cold? No bidet in the toilet, no mirror outside the toilet, poor cable channels.
