The staff is friendly and helpful, the rooms are cozy, and the breakfasts are delicious. The only thing we would like is some additional lighting in front of the mirror, which would be perfect for shaving. The hotel is currently undergoing renovations, but the noise dies down in the evening and only resumes after breakfast. Furthermore, this inconvenience is temporary, and we hope the hotel will be even better by our next visit.

The staff were all very friendly and welcoming, especially Bam, who was incredibly kind and made our favorite Thai milk tea every day. Shout out to Hi (the receptionist who checked us in) she is very polite. We love the welcome drinks and wet towel provided when we first arrived in the hotel. Hotel is walking distance to BTS Victory Monument, pratunam market, platinum fashion mall. We truly enjoyed our stay and would definitely love to come back to this hotel. As soon as I arrived, I received an amazing welcome with a fresh coconut and a drink, and they helped me with my luggage. This excellent service continued throughout my entire stay. The staff is kind, helpful with everything, and always smiling. The bathtub is luxurious with hot water, and they clean the room every day. There's also great room service and laundry facilities. I will definitely be back again. Thank you very much, dear staff. Hila:)
- atyourbest (6/5): Great Location & Breakfast, but Hotel Needs a Serious Upgrade - We stayed at Royal View Resort for 2 nights nights as a family of 3 and my experience is a mix of both positives and areas that really need improvement. First, the location is excellent. The hotel is tucked away in a quieter part of Bangkok, but still within easy reach of major spots. You can get around easily with bolt, tuk-tuks, or even a short walk to nearby attractions and restaurants. If you’re looking for a base in the city that isn’t too noisy, this is one of the better options. The breakfast was actually very good—lots of variety, fresh fruits, hot dishes, and something for everyone. Definitely one of the stronger points of this hotel and a good way to start the day. However, the downside is that the hotel itself feels very old and outdated. The rooms are spacious enough, but you’ll notice worn-out furniture and overall a property that is well past its prime. It’s clear that refurbishment is badly needed. Cleanliness also needs more attention. While the rooms were not terrible, small details were missed, and you can sense it hasn’t been maintained to a higher standard. The linen and towels were a big disappointment—most were old, some even torn or heavily worn, which doesn’t give a fresh or welcoming impression. Replacing these would make a huge difference. Our room had a balcony, but the view was directly onto another building very close by, which felt a bit closed in and not very pleasant.There’s also only one lift for the hotel Pros: Great location, quiet surroundings but close to attractions, excellent breakfast. Cons: Old and outdated property, needs major refurbishment, cleanliness not up to standard, linen and towels need urgent replacement. If you’re not too picky and just need a convenient stay with good breakfast in a central location, it works. But if you’re expecting something modern and well-maintained, this hotel may not be the right choice until they invest in upgrading the place.

Room was very clean! Staff were polite. Check in was smooth, complimentary drinks & jelly were offered. Breakfast was good with about 5 various dishes/ drinks offered as "cook to order". About 7 mins walk to Victory Monument BTS station. Many eateries/shops around the area. About 2 malls were within walking distance of the BTS. Only complaints with the room is that the lightings in the room are insufficient. was very dim. The bathroom we have to stand in the bathtub to shower using the showerhead. Water splashed all over the floor due to this. A good stay!

Stayed with them also. But they be a 3 star then the royal view easily be a 4 star. Of course others might disagree. But rooms are spacious Bathroom is with a tub. Breakfast is plentiful and self service Staff is professional and proficient in English. Seems to be in Mandarin also. Looking forward to my next visit. Only stayed 10 days with them and no complaints!!

The breakfast is excellent. It served my purpose during my stay. Per night cost is also competitive comparing other nearby hotels. The location of hotel is in a prime place to reach BTS sky train, markets, food, night club and other amenities. Even Pullman King Power hotel is just 2 minutes walk distance. I will recommend to stay with family and friends.

Your staff was there at the entrance to welcome us by helping to bring our luggages into the lobby with a big smile on her face. Very friendly and polite indeed. She even helped us to do the check-in while we were enjoying the welcome drink provided by the hotel. Every time we went in and out of the hotel, your staff would very politely greeted us. Even for checking-out, we just sat at the lobby, and everything would be taken care of. This is the first time i ever encountered such good services. But the only con here is the hotel room. The room is very clean though but it lacks sufficient lighting. The room and toilet are considered quite dim. In the toilet, my husband couldnt shave his beard properly due to lack of brightness and i couldnt do a proper make-up. Hope the management could improve on this. Location wise, it is near the BTS Victory Monument Station, quite convenient i would say.

Great location; walking distance from the BTS, a beautiful park at its front door, plenty of local and western food choices and coffee shops. A three star hotel with 5 star service, best buffet breakfast with a full service breakfast option as well. It is a credit to the hotel management; the staff are so well trained, respectful, service oriented, friendly and such naturally beautiful people. Don't be put off by the fact that the hotel external is probably due for a paint job. The entrance and lobby is quite grand for a three star, spotlessly clean, excellent dining space, comfortable lounging chairs with good space and all in very good condition. We usually book a delux room with breakfast and a park view. The bed and pillars are cloud like and the blackout curtains insure a good sleep. This is the type of hotel that you want to keep secret and at the same time tell all your friends about. Fingers crossed that they have a vacancy for my next visit.
- I8904CGalexanders (10/5): Wonderful Hotel - I was there for the 4th time and I think it is very hard to find a better quality/price ratio hotel in BKK. The staff is super friendly,the rooms are very clean,perfect location and a very good breakfast. Been in BKK for over 20 years now and one of my favourite places is the nearby Santiphap Park. I can only recommend this hotel and will definitely come back next year.

This hotel is situated around food restaurants and BTS Victory Monument. Besides the BTS station are the central bus hub around the Victory Monument. I enjoyed my stay.

Sad to say mattress was very very soft that my mom n I can’t get good sleep, body aching..both of us didn’t sleep well. Compare to the 1st room, mattress was slight better. Bathtub also give insecure to elderly as there was no handle to grib on which I have to monitor her before n after bath. As for services, we are very very happy to see the staff all are very nice, helpful and fast response. Great job !

The lights are yellow bulbs so it's not as bright as I would've wanted, but that's more of a personal taste. The bed is really soft, I loved their beds.

My only worry is to many people may find this gem and ruin it for us. My advice to the hotel, don't change anything and keep the staff you have.

Do take note it's situated in a one-way street, let your driver knows in advance if you're taking a cab, else you will have to make one round to the location. Location is quiet and there is a park beside it. Hotel staff is friendly and efficient. They know how to speak Thai, English and Mandarin. Air-con is strong and working well. Highly recommended. I'll definitely come back here again for my next trip to Bangkok.

The staff had no idea either. On the laptop I had to activate 802.11d, which is inactive by default in Windows 10, so I had Internet on the laptop at least. I think the whole thing has something to do with Thai registration rules.

Cross the road to Pullman King Power for restaurants and food court featuring the best of Thai food without the long queues. Hotel staff were polite and do their best. Room was adequate and well-maintained. Will stay here again for sure!

It is conveniently located nearby Victory monument BTS and bus station at the victory monument roundabout within 10mins walk. Don meang airport can be accessed by A2 bus that stops at the roundabout, its a good way to get to airport and still doesn't stop for passengers often and cheap too... Right in front of the hotel is a park to spend leisure time with joggers during early morning or evening. Its a tranquil area to stay in. The only weird thing i felt is my family members slowly developed rashes on hands and legs we weren't sure its the air or the mattress or something else

- Kathleen (10/5): Great hotel helpful staff - I stayed here only one night but was made very welcome by the helpful staff. Room was clean and comfortable. Had a great night sleep. The hotel over looks a park that is lovely to walk in and has aerobics classes in the evening and an outdoor gym if you enjoy that type of thing. The breakfast was good lots of choice and the staff were very helpful in organising taxis etc. I would definitely stay again.
