- Debra (10/5): - What an amazing Bed and Breakfast! Great location, right beside the Spanish Steps, easy walk to the Hop On Hop Off bus location and dining. The AC in our room worked Great! Breakfast was good, coffee or tea, danishes, yogurt, toast, cereal, juice and milk. The owner Maurizio was very nice and helpful. He got us transportation to the airport and that was very helpful and easy! If I ever go back to Rome, I will stay here again!
- Carla (10/5): Great little guest house - Great little guest house with excellent location, clean room, and very responsive host. Grateful that they coordinated a ride from the airport as our flight was delayed but the car was ready for us upon arrival.
- Carol (8/5): Cute B&B in Rome - I loved my little B&B. It was clean, quiet, and I felt safe. And the location was perfect at the top of the Spanish stairs. My only complaint is that there was never anyone visible to help me, and when I called, there was clearly a language barrier. It made it difficult when my transportation did not show to take me to the airport. Overall, it was a good experience and I would go back there.

- Elizabeth (10/5): Favorite stay in Rome - This is our new favorite place to stay at in Rome. Located at the top of the Spanish Steps and walking distance to loads of favorite tourist attractions. Gian Carlo the owner adds a special personal touch to the experience and we look forward to staying here again.

- REMI (10/5): Agréable et convivial - Un cadre agréable, familial et un accueil chaleureux. Situé en haut de Spagna (au niveau de la Trinité), cet hôtel B&B est placé dans un quartier luxueux, proche de toutes commodités (métro à 2 minutes à pied). A noter aussi une communication facile et agréable avec le gérant. Nous recommandons ce lieu.
- PO HAN (8/5): Great location, functional room, nice service - Location is great, only less than 30 seconds walk to Spanish steps. Less than 5 minute walk to metro. Nice and safe area, walking distance to so many attractions. Room is big enough and bathroom too. They have daily cleaning service but no towel change. Breakfast is simple and might be too simple, only a cup of coffee and a piece of bread, with a few selections of juice.

Frokosten var heller dårlig med hardt gammelt brød og mugg på muffinsene. Måtte ringe og etterlyse frokost en dag.
Sengene var så harde at det var ukomfortabelt å ligge på. Harde og flate puter.

- Sara (8/5): Tre giorni a Roma con bimbo di 8 anni - Il B&B si trova al piano terra di un palazzo signorile a Trinità dei Monti in posizione centralissima, ma tranquilla. E' composto da un appartamento di tre camere con bagno più un soppalco per la colazione.
La nostra camera era abbastanza spaziosa, arredata bene, ma un po' buia proprio perchè si è al piano terra. La camera veniva pulita e sistemata ogni giorno. I proprietari sono stati molto disponibili e gentili. Mi sento di dare due consigli ai proprietari: la colazione dalle 8 è troppo tardi. Molti monumenti aprono alle 8:30 e per noi (ma credo anche per altri turisti che soggiornavano nel B&B), sarebbe stato meglio poter fare colazione già dalle 7:30. Inoltre ci sarebbe piaciuto mangiare qualche ciambella o crostata invece del pane caldo che ci è stato proposto ogni mattina. La colazione era proprio basic.

- Andreas (10/5): Super Aufenthalt in Rom - Das B&B Hotel hat eine super Lage, direkt oberhalb der Spanischen Treppe und nur zwei Metrostationen vom Bahnhof Termini entfernt. Trevibrunnen und Pantheon sind durch einen kurzen Spaziergang schnell zu ereichen. Zimmer und Bad sind sehr liebevoll und freundlich eingerichtet, die Klimaanlage angenehm leise. Das Frühstück ist für italienische Verhältnisse sehr gut. Wir werden gerne wiederkommen.Super

Bathroom smelled a bit strange, but probably because of the general water shortage at that time.
Breakfast could be better, but that's normal in Italy.
- Anne-Julie (10/5): B&B tranquille et situation idéale - Nous avons été très bien accueilli et nous avons été surpris par l'emplacement idéal de ce B&B à 2 pas des marches d'Espagne mais dans une rue très tranquille sans la cohue de la foule. Notre chambre était très propre et très à jour. Excellent rapport qualité prix. Nous y retournerons sans aucun doute dans un prochain voyage à Rome.

- Nigel (8/5): Good, basic, clean, quiet and fab location - We spent four nights at All'Obelisco. We chose it because the online reviews stated that it was in a great location but very quiet and it was. Very close to a 5* luxury hotel without the price! The room (called 'Carla' at the back of the hotel) was clean, with dark wooden furniture, a comfortable (hard) bed and a bathroom with a rather small but adequate shower. There is no fridge in the room, something I feel could help the experience and no tea/coffee making facilities either. The breakfast was very basic and the same every day. Lucco, our host, was helpful and there was no problem printing out our return flight boarding passes. All in all, an excellent choice for a centrally located, reasonably priced accommodation. We would stay there again.
- Verified traveler (6/5): Not good! - The owner of the hotel is a very angry guy, came up to the breakfast room when we were "having breakfast"and started shouting at another worker making it very uncomfortble. Also the breakfast is not good at all. You won't be given hardly anything to eat. I have to ask him for milk, toast etc. he gave me a piece of really hard microwaved bread and a very cold coffee which didn't taste of coffee it was more like cold milk that came out of a strange machine. Also wifi does not work in rooms, I had to sit in the small office to use it. Location seems good... But defenetly not worth the price we paid.
- Richard (8/5): Warm an cosy, best location, our home in Rome! - We booked one night for our improvised one-night-only birthday trip to Rome at the last minute (no time to book before we left Montréal) at our arrival at FCO airport. We thought we picked a hotel but found out it was a B&B and were very happy with the outcome. We were welcomed by Livio who did everything to make us feel at home and with which we had a nice conversation. We met his brother and father the next day and they all made us want to come back there later and recommend this little gem to our friends and family. We had an amazing time in such a romantic place and this place added to the experience. Get up early and walk around before the flow of tourists invades "your" piazza di spagnia and you will appreciate a different Rome experience. Metro and taxi station just outside the door.

I think its definitely underrated and you can't beat the price for this hotel in venice. I would stay there again. We stayed November 19-21, 2014
- Sandra (8/5): Great B and B in a good location - The Staff was very accommodating and welcoming. The person was there to meet us and followed up with other arrangements we made with him while there. They kept our luggage for us while we went on another trip and arranged another room when we returned.
The wifi was only accessible in the main office, but it was close to the rooms.
- Tina (2/5): Good For Location Only - If all your looking for is location (right on top of the Spanish Steps) and convenience off the Stagna station Metro, then this is your overpriced place to stay. The location is fantastic, but it stops there. We were there for three nights. The breakfast was poor, the service was poor. We came back at night to find our room door cracked open the first night. They didnt lock it after servicing it. We asked for extra pillows three times before receiving them. The manager ripped on us as Americans the first morning at breakfast. He clearly is not fond of Americans. We will go elsewhere next time in Rome.

- Suzanne (8/5): Charmingly Italian! - I stayed here with my granddaughter for 4 nights and thoroughly enjoyed it. It is located at the top of the Spanish steps which offers you a beautiful view of Rome. Artists line the lookout and it was fun to watch them. We were able to walk to all the amazing monuments, churches and ruins from there and were surrounded by many, many restaurants. Lots of nightlife at your doorstep. If you are a shopper, all the big name designers have shops and stores there. The room we had was simple and clean, had AC and a very modern bathroom. A light breakfast was included which was handy. The building is amazing with 15ft ceilings and giant doors and windows - filled with character! We felt like we were in an Italian apartment. Giancarlo was very accommodating with lots of suggestions. I loved this B&B and would return there in a heartbeat.

- Alex B (10/5): Great place to stay! Smack in the center of Rome. - Great place to stay, center of Rome. No need to metro or taxi anywhere if you dont mind up to 30 mins of walking. Freshly made cappuccino for breakfast. The only negative I could cite is thin walls/doors (so you hear everything going on in the common areas or if the owner is on the phone at 8am) and no mini fridge so your drinks will not be cold.

- Verified traveler (8/5): Good place to stay - When we first got here we were immediately ushered to our room. Once we dropped of our luggage and walked back out (5 minutes) there was nobody in sight and we didn't see the staff for over 24 hours. This included the next morning's breakfast in which wasn't really there. However, after we finally met the man behind the operation things got immensely better. Breakfast was good, location was great and the staff was extremely personable. I would definitely stay here again.

Giancarlo is such a gentleman. We added a 4th traveler to our trip at the last minute and he was more than gracious!!! The room was adorable and we were so comfortable. His assistant Florence is just the nicest, warmest person to greet you upon arrival. The location.......... UNBELIEVEABLE!!! Right at the top of Piazza di Spagna. I've been to Rome many times, from now on I book at this hotel!!

- Alison (10/5): Ideal B and B beside Spanish Steps - This very pleasant Bed and Breakfast has a great location at the top of the Spanish Steps. The bedrooms are comfortable, the owner very amenable and it is reasonably priced. I would recommend it without reservation.
- Gary (10/5): B & B at the top of the Spanish Steps - The B & B is within 100 ft of the top of the Spanish Steps. At night it is quiet. There is an elevator in the adjacent Metro Station so you do not have to carry your luggage up the steps. The B & B is very nice. The owner gave us great restaurant, and chocolate and pastry shop recommendations. Very convenience location, new facilities, good breakfast. A very good deal in Rome.
- Sharon (10/5): Great B&B next to the Spanish Steps - My 2 teenage daughters and I stayed here 2 nights, arriving early morning off the plane from Australia. We were able to leave our bags here and come back later when our room was available.
This is in a great location at the top of the Spanish Steps (although after a long day walking those steps go forever!). The room was very comfortable with plenty of storage and a good size bathroom (water pressure not terrific though). The breakfast was plentiful and Antonio, our host, was very attentive in making sure we had enough to eat. My only suggestion is that a small fridge in the room would have been great because it was hot weather and also tea making facilities.
Antonio also made great suggestions on different aspects of Rome and helped us change our car hire pickup plans which suited much better. We'd definitely go back.
- Lynn (10/5): All'Obelisco in Rome - top of the Spanish steps - The welcome was warm and friendly from Giancarlo, who had taken the time to e-mail us before we arrived to find out our preference for double or single beds.
The rooms were spotless and modern, with the only fault we could find, being no full length mirror - a must for a lady! However there was a large mirror in the bathroom. The beds were extremely comfortable, both in our room and that of our friends.
If you are going with another couple, I would highly recommend this bed and breakfast, as there are only 3 rooms so it was very homely, and with our own keys to the front doors (there were two), as well as our bedroom door, we felt very safe.
Breakfast was a pleasant surprise for a European trip. Choice of tea and coffee, cereals, yoghurts, bread, jams and cheeses,
The location was fantastic, right at the top of the Spanish Steps - so extremely central for all the main sites. The longest walk was to the Vatican which was less than 30 minutes away. The Coloseum was via subway and with a station by the steps, again it was an easy journey.
If we were going back to Rome, I would definitely stay here again.
