• Brenna (8/5): - The check in process was very inconvenient. They require you to notify the host at least 72 hours before arriving for check in. Even upon doing this we were waiting for the host to message us back with check in instructions. When entering our room the bathroom shower door was literally off the hooks hanging. There was construction on the first & second floor the entire time. Constant drilling from 6am on.
• Elizabeth (4/5): - The AC turned on, but did not work, which made it difficult to sleep in 100 degree F heat. The room was a little dirty and the property manager was difficult to get ahold of for check in.

• Verified traveler (4/5): Very Poor Stay - Sorry to say we had a pretty miserable stay here. The room was pretty run down with paint peeling off the walls, and smelled stale (the room and linens) The building itself has a strong musty smell. The worst part of the stay though was that there were mosquitos that would find their way into our room every night and bite us and get in our ears and wake us. We would wake up between 3-4am every night and have to go on a mosquito killing spree. You can see the splat marks on the walls where guests before us had to do the same. The location was peaceful and walkable to the tourist areas. We received no communications from the guest house the entire time. There is no reception desk, we received no check-in instructions, and only from some online research and reading fine print on the hotels.com site did we learn that we had to contact them via WhatsApp to get access to the building/room. We reached out to them and heard back an hour later with a code to get in. Would not stay here again.
• James (6/5): - No staff on site & no elevator. Had to call to get code to enter building then had to text them our birth dates, address & passport info to get lockbox code to get our room key. Then had to carry our luggage up to 3rd floor, so it was a bit inconvenient. Also, Mold on shower tile & dust blew all over floor when we turned on air conditioner, so room could have been cleaner.

• Robert (6/5): - Good location. Reasonable price. The stairway hall was a bit moldy smelling, probably because they have plants on the top landing and no ventilation. I had to use my puffer a couple of times because of this but it wasn't too bad. A person not sensitive to mold would not notice. Traffic noise was present at night but not enough to keep me awake but might be an issue for a very light sleeper.

• Verified traveler (6/5): A budget-friendly stay - A well-located property within walking distance of the city centre. Adequate facilities for food and drink preparation. The room was fine, although the the shower head and shower doors were on their last legs. Fine for a budget-friendly trip.
• Shelle (10/5): - Property manager was accessible for late check in & recommendations for parking & food options. VERY affordable parking garage w/in walkable distance. Guest house is definitely close enough so you can walk to the sites. Overall a very good option!
• Ella (2/5): Absolutely terrible experience - Book a real hotel if you want any peace! No reception or staff, will get your booking wrong then send you rude messages on WhatsApp. Got our booking wrong and gave us only one bed when we clearly booked two. Gave us a terrible offer for one of us to use a bed in another room but with a list of unreasonable rules, like that they couldn’t bring any belongings, which we still tried to follow. This was also after one of us had been forced to sleep a night under a bath towel. The host only communicates through grammatically incorrect messages on WhatsApp which is why we had misunderstood an aspect of the rules and slept in the wrong bed. While we are trying to enjoy our day at a museum we start receiving distressing and very rude messages from the host accusing us of taking advantage of the situation which was only bad for us. Even after I apologise he keeps berating me in rude messages and refuses to give us a second duvet or sheet. He blames everything on us for booking the wrong room and then taking advantage of his offer. More details in my review on Google, I strongly advise against this hotel. The experience ruined our holiday in Florence!
• Chak Fung (10/5): - it's located not too far away from the train station (around 15mins walk). The area around the building is tidy so you feel safe. Need a bit walking to the attractions to the south east of the station but it's acceptable. The room itself is very spacious, with high ceilingm very tidy and clean. And my room is on the top floor so it's generally quiet at the night despite it's close to the main road. David is the host and he is super friendly, before and during the days I stayed there I had a few questions and he always responded quickly. The only 1 thing I can think of could be improved is the supply of the daily necessities, such as bottle of water, plastic/paper cup, disposable slipper, etc. But other than that this is a nice place to stay.

• Marina (2/5): - Hotel Leone Guest House is really an air BNB or youth hostel but without the breakfast. Rooms are run down with peeling paint and plaster, electrical outlets appear to do nothing leaving you mystified as to whether you’ve switched something on or off you shouldn’t. No in room fridge so you use the communal fridge only to find someone helped themselves to you stuff. Big brother (your remote landlord) won’t switch on the AC unless you ask so make sure you have SMS or their WhatsApp number. Not recommended.

Proporrei al host , visto le temperature abbastanza rigide di accendere gli riscaldamenti prima del arrivo degli ospiti. Un piccolo accorgimento che può fare la differenza vista la grandezza della camera. Resto perfetto!
• Debra (8/5): - It was a good 20-30 walk to main sights. But there are many restaurants and grocery stores along the way. There was only one pillow each we like 2. There were mosquitoes in room at night keeping us awake. We think from an open window in kitchen. They said had to stay open. The kitchen was very handy with microwave, fridge,sink and kettle.

Mosquitoes in the night as there were garbage bins below the building. No lift, so have to climb 2 stories every time, particularly with luggage. No remote control for Air-condition in the room due to some city regulation-have to message the owner to turn on or off the aircondition.

There was no elevator, had to go up two floors with all the luggages ! The shower head was rusty. The soap that was provided was not great. The housekeeper was very nice.

The room was really hot during the night because we can't have the AC running long in Florence and is controlled by the owner that you have to contact. The location is fine but you will have to walk at least 15 min to be in the touristic area.

• Lyndsey (8/5): Bo - The guest house is in a quiet neighbourhood of Florence only 5 mins away from a tram stop and only 15 minutes walk from the Duomo and the train station. The accomodation was fine apart from the bathroom . The shower door was hanging off which could easily have been fixed with a screw in 5 minutes and little packets of shower gel and shampoo ( not very enviromentally friendly)were provided. Davide was very welcoming on arrival when taking your money but i was disappointed by a rude message i received as i was 20 mins late on check out. ( I had been to a view point and could not get a taxi so had to walk/run) Overall ,ok place for the money but do not be late on check out

Il bagno oltre ad essere estremamente scomodo era anche arricchito con peli e capelli. Le coperte avevavo bruciature di sigaretta. Per risolvere il problema ci siamo fatti dare tutto l'occorrente per poter pulire noi stessi la stanza poiche il proprietario non è stato prontamente disponibile per la risoluzione del problema. Non sono solito lasciar recensioni negative, ma è devvero impossibile non farlo in questa occasione.

El bed & breakfast es muy lindo, tiene bellos detalles en decoración y muy limpio. ¡Volveré sin duda!

• Verified traveler (10/5): - Great little guesthouse on the top floor of a commercial building in a quiet safe neighbourhood of Florence. Walking distance from the Duomo (about 10-15 min walk). Staff is lovely and helpful, it is small and all the rooms have access to a communal kitchen with a large fridge. There is no lift, but the stairs are wide and even. Tram ride to main train station (Santa Maria Novella) takes about 10 min including the walk to the stop. Great location, clean, nicely decorated, good size bathroom. No English language channels, but there are a few music video channels that basically play just English top hits so its alright.

• Colleen (10/5): Recommend - This is a good location-about 10 minutes walk from the centre of the city. The room is quite basic but very clean. Checkin was quick and efficient. We loved the fact that the shared kitchen had cold water bottles in the fridge available for a very cheap price, and access to an esspresso machine with pods, also for a cheap price.

The room I got was very clean and had all necessary appliances, there is a kitchen in the public area for all guests to use, out host is a very friendly Italian man! Will definitely come back and stay there next time I go to Florence!

• Luke (8/5): Easy Access and Easy Check-in - We enjoyed our stay at the Leone X. It was close to the train station and the main sightseeing areas, about a 10-15 minute walk. The building was equipped with an electronic key pad so we were able to get in easily even though the host was not there. The room and bathroom were clean and comfortable. Overall, we would recommend staying here.
• bbb (8/5): Amazing host, great value. - Really had a nice stay at Leone X. Gracious and wonderful host. Make sure you book a room away from the street because the street noise can be really tough to sleep through. Bed was very comfortable. Great value for your money.

I have nothing but positive things to say about this place. when we arrived after a busy day travelling we we're more then happy with our room staright away you see how clean and nicley decorated the room is our room was a good spacious size nice and airy high ceilings. The bathroom was a good size too and also clean. in the morning we met our host who was so friendly and helpful, he gave us information on how to get to places and where we should go. The guesthouse is only a 15 minute walk to the city center then your pretty much walking distance to all the main attractions. overall i would recommened this place to anyone who wishes to visit Florence, your getting a beauifully decorated and clean acomadtion within easy reach of the main attractions. I would defently return here if i visit Florence again.

• Hans (10/5): Would stay here again. - The owners were very accommodating regarding our needs. There was plenty of space for a family of four. Great local restaurants to choose from as well as a shared kitchen so we did not have to eat out all ov the time. There is a fantastic market within a block. Very quiet which allowed for a great sleep.

• Izzie (6/5): Clean hotel near the heart of Florence - Our stay at Leone X was very average - the room was very small but clean and had the basic necessities (clean bathroom with toiletries, a decently comfortable bed, and a electric kettle). We picked the location because it was easily walkable from the train station, and given its location near office buildings, it was relatively quiet at night but still felt safe. It's a little farther from Duomo and the popular tourist locations than we would normally have liked, but Florence is small enough that most places are easily walkable from the hotel. Overall, the place was a good value for the money.
