- Nick (4/5): - Hotel needs total overall to bring up to required modern standards - floors squeak when walked on, sink had no plug, flooring in bathroom coming up, TV was ancient and did not work anyway.
First room given - the radiator did not work so room was like an ice box so has to be asked to move which the hotel did to a room where the radiator worked.
Everything needs ripping out and new modern furniture put in plus re decorated all over.
- Verified traveler (2/5): - The only positive is its closeness to lots of bars in the Temple Bar area. Our room was very very old, warn out a falling apart. The bed had more lumps and bumps than the grand canyon although the bedding was clean. It absolutely stank of smoke which got into all our clothes & into our skin and hair. The paint was chipping off the walls and was chipped off all the MDF units.The floor in the bathroom was so worn the only pattern left was a grey mouldy mottled looking patch. Don't waste your money staying here. Spend £20 more for a better hotel. Youth hostel would have had a more comfier bed and usable bathroom. Nothing like the picture. The floor, bedding, sink and toilet were clean. Imagine the TV series Rising Damp and you'll be spot on! Horrid! Oh yes and the disco goes on until 2.30 a.m. Walls are thinner than tracing paper and the floor boards....well I'll leave that to your imagination. Never again - ever!

- Verified traveler (4/5): - The first room I got in the 3rd floor was smelling to cigarette badly, so then I got one in the 2nd floor looking better but with an old TV and at night time is impossible to sleep because there is a pub downstairs with live music. I should have stayed in the 3rd floor.

Overall based on the price the location is good and room is cozy, quiet, clean, just the internet will be huge issue for travelers.

- Verified traveler (2/5): worst experience - Booked a double room but had twin beds with were completely different. Room smelled of stale drink and smoke. The whole building looked uncared for. This was well below basic. Photos were probably taken 10 years ago. Certainly didn’t look like anything which I thought I’d booked.
- TRACEY-JANE (4/5): - Staff were lovely and helpful. But hotel was very poor in apprearance and facilities. Bed was very old and mattress springs could be seen and felt. Yawning moved the whole actual bed! Room was clean but didnt look it sue to very poor repair and state. TV didnt work and no wifi connection on top floor.
Disappointing as staff were all.lovely. Hotel was full so jo point it asking to be moved. Only there for 2 nights.

The lift doesn’t walk so it was up some 39 steps to the horrid room. 39 steps doesn’t sound much unless like me you have a mobility problem and it was gruelling. The room was disgusting, beds with springs poking up, an advertised breakfast that doesn’t exist, ear plugs provided as the windows are to remain up and it’s next door to a night club. The clincher for me was my 10 year old grandson looking out the window to the street below and saying ‘Gran, what does fetish mean? Because the shop opposite sells masks and fetish.’
- Verified traveler (2/5): - This was a horrific hotel. The staff was very nice but the rooms and conditions leave so much to be desired. They shoebox I stayed in was on the fourth floor, and although they advertise as having an elevator it has been broken for 3 years. The beds have probably been there since the 70's and the bathrooms have black mold in the shower which is the size of a phone booth.
I do understand that they have new management taking over so maybe things will be upgraded in the future.
- Verified traveler (2/5): - This "hotel" is located next to a nightclub that booms until 2 am - we could actually hear the song verses. Hotel staff was no help in moving our room or helping with room heat (none). Very dirty rooms, warped flooring in bathroom, dirt carpet, no security on room door. Room in photo is nothing like the room we had (room 105). TV was a 13" portable tube model at least 40 years old with two channels that did not tune in regularly, no remote. Would have been funny except for the amount of money we paid for this rathole.

- Craig (4/5): - Not a good experience! Elevator was out of order, and looked like had been for some time. No air conditioning, typical for Europe, but no fans offered. WiFi was not working in rooms, just lobby. Rooms were out dated and old smelly carpets throughout. Only thing that was nice, was the staff!

- Shanice (8/5): Amazing location and very friendly staff - Me and my friend stayed in Dublin for a city break weekend. The hotel is in an amazing location and very close to temple bar. The staff at the hotel made the holiday they were so helpful and so welcoming, helped us around and told us some great places to see in Dublin. There is a bar/pub right next door with live music which is so handy, and you couldn't hear any music in our room (3rd floor). However, the lift wasn't working when we stayed and it was hard work with the cases. The rooms themselves had everything we needed and was clean. The room themselves could do with redecoration and is a little small. However, this didn't impact our stay and my friend and I was perfectly happy and really enjoyed our stay.

- Verified traveler (4/5): - Based on reviews I read, I was expecting this hotel to be marginal, but it was worse than expected. The location was great and the staff friendly and helpful, but the room was horrible. The mattress was so old we could feel every spring, the TV was tiny and didn't work at all. The remote had no batteries in it and even without it there was just static. The bedside lamps didn't work, one had no light bulb and the other just didn't work. They were hanging sideways from the wall by only one remaining nail. The furniture was chipped and scratched. The window wouldn't stay open, we finally propped it with 2 hangers, mold all over the bathroom ceiling and a incredible fire trap. Narrow, long hall with no windows to reach narrow stair case. I don't know how many rooms looked like the pictures in the ad, but ours didn't. I was expecting old and small, but not this run down.

No kettle in room even though advertised would be. Advertised iron available if required not available. Tv doesn’t work in the room can’t find signal and no channels. Damp smell in bathroom very bad. Cigarette burn over curtains in room even though non smoking room. Very thing mattress best lying on the floor. Paint chips all over walls with holes in the wall. dangerous wires hanging down from tv. Alarm going off at 2.30am in the morning.
- Elaine (8/5): - Quirky, Great location next to temple bar, but if your looking at somewhere to sleep this is not a quiet area. Bars and clubs open till 1 in the morning a lot of shouting at kicking out time from the bars and clubs, but for a overnight stay and somewhere to rest your tired feet this did the job.
- Rebecca (2/5): - This was the worst dive we have EVER stayed at! The River House Hotel was worse than a hostel--but at almost $300 a night--it was unacceptable! The elevator was broken & looked like it had been for some time, the toilets wouldn't flush, the mattresses were thin & on top of wooden slats & the carpets looked like they hadn't been vacuumed in ages.
We understood that Temple Bar was going to be a noisy & rambunctious location & that was fine---but the lack of cleanliness & overall comfort was incredibly bad.

- Alex (4/5): - I don't usually leave reviews but I feel compelled to with this property. I booked hotels late and there were not much options left and it wasn't cheap at 210Euro a night. Check in was good and location is great in the middle of Temple Bar Area but that's about it. Parking is painful but this is true for all of Dublin. The MAJOR issue is this property is it is EXTREMELY DIRTY. There are stains everywhere and shower and bathroom were covered in Mildew. We were scared to use the shower it was that dirty. Everything was old and broken. The pictures online definitely fool you. If it were more than one night we booked for we would have moved to another place. If you want a great location and have no care for cleanliness then this place is for you. If you have any respect for your personal hygiene then stay away. I travel alot and this place is definitely the worst hotel I have ever stayed at.
- Paul (2/5): Noise, noise, noise - Bedroom was directly over the stage of the Mezz late music venue. The loud music didn't stop until after 3am, at which point the entire population of the venue seemed to congregate outside the window, shouting loudly until 4:30am. At that point most of them drifted away towards what sounded like an impromptu performance by a second-rate Coolio cover act playing drum and bass on dustbins further down the street. All this on a Wednesday night.
I wasn't in great shape for my 9am business meeting.
The room was small, slightly shabby but basically clean. Receptionist was pleasant. A night's sleep would have been usefl, though.
- Jeff (4/5): Uncaring staff, alarms in night, great location - Fantastic location. And I realized from the past reviews that the property wasn't in great condition. But the shower after I complained that drain was fully plugged up, it wasn't fixed the next day and no record of my complaint. Then, the smoke alarm inside my room woke me up 3 times between 3:00am and 4:30am. The front desk said it was people smoking outside my closed windows. Pretty sad overall .. .

The furnishings and carpets are falling to pieces, our radiator was stuck on full heat in the room, the windpw only opened 2 inches and it was 20 degrees outside! Asked twice for it to be looked at and nothing was done about it!
There is electrical equipment in the rooms which the PAT testing is a year out of date so avoided using the hairdyer( although it didnt work anyway)
The only saving grace for this hotel is the cleaning staff who make the best of a very bad situation with clean bedding and towels daily! The reception staff were also very friendly.
Very centrally located.
If you are after even a tiny bit of luxury i would advise to book somewhere else!!

- Verified traveler (2/5): - We’ve stayed at many hotels over the years and this was by far the worst place we’ve ever stayed. Lights were hanging off the wall, skirting boards rotten, lift didn’t work. Our bathroom stank of cigarette smoke in the morning, and the shower door wasn’t sealed properly thus soaking the bathroom floor. In general the whole place was in a bad state of disrepair and in need a complete refurbishment. Location was good but it was very noisy from about 11pm - 4am. Staff were friendly. We would not recommend this hotel to anyone.
- Justin (2/5): Yikes - The condition of the hotel is horrendous. The carpets are dirty, the walls are cracked and dirty, there is mold in the entire bathroom, the shower didn't drain, and the bed was very uncomfortable and was sunken in the middle. The only reason we didn't demand our money back is because the linens were clean. The only thing going for this place is there friendly staff and location.
- Colin (4/5): Needs a facelift - Friendly staff and nice central location, however, bar next door keeps it noisy until 3am then deliveries from 7, don't expect much sleep. Hotel is in need of a massive makeover, old, untidy and not what you would expect from a hotel these days.
- Verified traveler (6/5): Worked Because I was Exhausted & Crashed - Can't beat the location, but that also means say buh-bye to sleep being so close to the action. Add to that: curtains not closing all the way, remote not functioning, and uncomfortable beds makes this way overpriced even though so close to everything. Worst is elevators not working, a confusing layout, and room/bath in disrepair. The toiletries, staff friendliness, and again LOCALE though was sweet.

- Verified traveler (2/5): - This is probably one of worst hotels to stay in. The wifi is not good and slow as can be. The best thing about this hotel is location, centrally located but not worth the price you pay. On top of that there is no way you can sleep here, at all. It is next to a club and you can hear the bass all night long. If not, you are listening to drunk people outside the window all night long. Literally impossible to get any sleep! The shower is a joke and has less than a door for taking a shower, resulting in water being all over the floor any time it's used. On top of that, the bed was hard and had no level of comfort-- even drunk it was hard to sleep on.
You don't get to keep the keys, you have to check them in and out at the front desk like you're a child. The worst part is they gave me the key the first day and didn't inform me that if I lost it, it would be £200! They really need to update their facilities for the price they charge and location they're at.
- Brian (6/5): Disgustingly hot room - Radiator was left on high for our entire stay, including overnight. When we complained we were given a block of wood to jam the window open and told the radiator "was on a timer" and left on overnight to accommodate international guests. Didn't feel like starting an argument about it, it was obvious the staff weren't going to help us.

- Rebecca (6/5): Budget hotel great location - Great location, right next to the pubs at temple bar. Walking distance from all the attractions (Guinness, river, Jeanie Johnstone). Hotel itself smells a bit weird, shabby furnishings and the lift was broken (we were third floor too). Telly didn’t work that well but we didn’t watch it anyway. Shower very powerful and good temperature. Staff very friendly too. Can’t complain for price.

The property is, as many reviews say, run down and cleanliness is ok but not outstanding. It was hard to find as the name "Birch" is not in the street, you need to go through a hotel with a different name on that address (but street numbers were not super easy to find). However price/location are unbeatable so I'd do it again
- Verified traveler (4/5): 1* bedrooms 5*location and service - I brought my fella for Christmas as his prezzie on the picture it looks like a realy nice hotel unfotuantly the rooms were completely diffrent and we were both disappointed . The rooms need some tlc and they would be okay .the bathroom plugs were full of rubish with plastic hanging out both the plug in the bath that was coved with a bath mat and the sink plug . When booking the hotel we wasn't informed that downstairs under the rooms was a bar that played music till 2 in the morning for a young couple like us was fine as we was out till late but for family or older couple would keep them up .
The location was perfect being in the center of Dublin and everywhere is walking distance even the zoo and Guinness factory
The staff were lovely and help with what they could .
I wouldn't of paid full price for this and lucky we got a big discount .

- Simon (6/5): Nothing special. But cheap. - I’ve stayed in better hostels. Having said that, I paid £130 for 2 nights in a double room. Now there’s no way you’ll find anything really good for that money in the heart of Temple Bar. So actually it was fine, very worn and run down but reasonably clean and cheap. The real negatives are rubbish tv, lifts not working, window very difficult to open and the fire alarm went off at 2am for 10seconds on both nights. Real pain. They need to sort that so people can get some sleep. The area is noisy but then it’s the centre of everything so can’t moan about that. Overall it was fine and reflected the price. If you’re looking for somewhere to get your head down after partying and nothing more then it’s great.

Be advised the hotel is above a bar so lots of loud music and shared hallway with the bar restrooms as part of the entrance to the rooms. Elevators were also out of service, room temperature was above 90 degrees with the window open. There was also an overhead obstruction in the shower, however, there was a warning sign to watch your head. Friendly staff, disappointing accommodations though.

There was signs saying the place was under renovation, I saw no evidence of it. The reception was drab, but there was always someone there. My room had scuffed scratched up, outdated furniture. The window was single pane and old. The bathroom had mould on the ceiling.
Glad I only stayed one night, if you can get it for under £60 a night, I'd consider it somewhat acceptable, the location is the only selling point.
I paid near £180 for one night! Was unimpressed, won't stay here again.

Hotel is really an older guesthouse type building with minimal facilities and 'well used'. Staff are excellent, very helpful and willing. The building needs investment, does not serve breakfast but functional for an overnight or a place to lay your head after a night on the town ...

- Brenda (6/5): Location is great if you're looking to party - The location had good and bad points about it it is in Temple Bar district and if you're looking for a friends trip just to party the location couldn't be better. If you're looking for a relaxing quiet place to stay you might want to keep looking there was a lot of noise from the party-goers. I received seven bites and after looking it up online I believe they were bug bites so we had to make sure to deal with our luggage upon arrival at home so as not to bring them home with us.

The location is great in the it is centrally located in the Temple Bar neighborhood but not great because as we found out that means loud drunks in the alley/street until 5:30am so loud you cannot sleep (not the hotels fault by any means just any FYI for location).

Walls are VERY thin (I could hear someone snoring in the next room) and bed is old. But the location is amazing. If you’re looking for a place to just sleep, with no frills, that’s right in the center of it all, for a great price, this place is for you. If you want luxury and plan to spend a lot of time in your room, this place may not be for you.

We stayed for two nights and after the first night, we were about willing to pay to stay somewhere else. This hotel had a toilet that would not flush and when told to staff, they told us this was due to old plumbing and was “normal”. It doesn’t feel normal to have to put water into the toillet to ensure it will flush, especially on your honeymoon.
This hotel also forgot to mention the restaurant/club—the Mezz that is downstairs with music blaring until early in the morning.
Although, the location was fantastic and the staff were kind, we would not stay and would certainly not recommend this hotel to anyone staying in Dublin.

- Devon (6/5): - Great location, right in temple bar, but the pic shown is of a clean, painted version of what I got. The tv was maybe 15" with only 3 static channels, the fire alarm was dangling off the wall, the bed was terrible (thankfully I had another to choose from and it was a little better) and the bathroom was horrible: loose floor tiles, stains on the walls, dry crusted brown green and black stuff in all corners and creases... The shower was good, just not big enough for a 6' tall man. Like the bed. And the sink had no hot water. None at all from the hot side of the tap. Oh, and the lift hasn't worked for a VERY long time. I was expecting the noise from the street clubs so I brought sleeping pills. Some nights it worked.

- Paul (2/5): - This place is a dump, located in a good position close to Temple Bar. If you want to be able to sleep, book somewhere else as the bed is terrible with no support. The TV is right out of the 70's with crap reception and sound and an 8 inch screen, wooo hoo!
The toilet only flushed once you had worked the lever around 12 times on average. The shower pressure is woeful and the towels were tiny and no wash cloth was provided in the dodgy bathroom

- Verified traveler (8/5): Good base in temple bar - Good for what we wanted which was a base for nights out in temple bar. Area outside the apartment was very loud so wouldn't recommend for an early night. Inside the apartment was fine for basic needs. Bathroom was covered in black mould so wouldn't want to spend too long in there. Checking in was a bit confusing as when we booked it was birch apartments and it didn't say anywhere you need to check in to the river house hotel so had to phone them to find it.
- James kevin (6/5): Room for improvement - The hotel is in an excellent location the Staff are welcoming & friendly but this hotel needs a complete renovation, the entrance & halls are dark & gloomy & it’s all very dated looking.The photos are misleading. I had a single room on the 3rd floor which was quite small but that’s not an issue I knew what I was getting , but the shabby old fashioned furniture, old bed with v.worn sheets..grotty carpet, old tv that doesn’t work, & stains on the walls made the experience all a bit depressing. The room was cheap..70€ x 1night so one gets what one pays for I guess, maybe the other rooms are better...

- Drew (4/5): Great location - Incredibly dated and tired. Walls, furniture, facilities: everything was damaged and old. My window was directly above the cellar cooling equipment for the pub below. The fire alarm went off at 1:00am. And at 6:30am there was no hot water for me to have a shower.

Even though there was a notice saying please pardon our appearance as we are undergoing changes, there were many things that were subpar about the hotel. We paid over 200 euro for a room that had holes in the walls, dirty carpet, and broken shower. There was no elevator and our room was on the fifth floor. Not to mention the hotel stairs smelled like cat pee. I did however like that it was central to Dublin’s temple bar scene and easily walkable to any destination in Dublin. There were also two really fun bars attached right to the hotel with live music and good company.
- B (4/5): 2 nights Dublin - Good location,Pleasant staff,clean bedclothes the rest needs a thorough overhaul and refurb.Mouldy bathrooms,dirty windows, old paintwork etc,etc.
- Verified traveler (2/5): - The hotel room was on the fourth floor, and only when we got there did they tell us there was no working lift and no disabled access to rooms. Half the sockets in the room did not work. The toilet cistern was coming away from the wall, and there was wall insulation coming through in between the tiles. Generally old and needs lots of repairs to make it worth what we paid - did not meet expectations.

But when we checked in our room was so small that my friend had to climb over me to use the bathroom, there was no space between the end of the bed and the wall. The room was nothing close to the pictures. When we were leaving we saw into the other rooms on our floor and they were so spacious, I can not believe we were put into a room made for 1.

- Verified traveler (2/5): Good location, bad hotel - Old style tv that didnt work, no radio as advertised. The room was very old and run down. Carpet was dirty and had burn marks on it. Lift was not working and we were on the 4th floor. The rooms look nothing like the pictures on the website.
Only positive was the location. Close to everything but would defo not recommend or revisit.
- Verified traveler (4/5): Basic hotel but central - The hotel is very basic although rooms kept clean. It is in the perfect location though, right next to Temple Bar and other attractions. If location is key and you’re not spending too much time at the hotel then this hotel would be a good choice
- julie (2/5): Great Location But - Our room was so small that you could not walk around the bed. The window barely opened, and the lights had broken bulbs that could electrocute you if you touched them... and if that wasn't bad enough...we were right on top of a rock band that thumped loudly through the floor. Luckily they moved us the next night...that room was only a tiny better.

- Jeri (2/5): Don't stay here - Worst experience of my life and I am not exaggerating! Bed, shower, toilet, window, etc were all falling apart or didn't work. Location of hotel is directly above a nightclub that has a musician or band every night from 12-3 am, there is no getting away from the noise. They hold your room key while you are out and when I asked staff about it the gentleman treated me like a 'stupid female' for not understanding why they do this-like it's a normal practice?? Expedia needs to remove this hotel. What a waste of money!
- Gal (6/5): Great location but not renovated well. - Smack in the middle of Temple Bar so super convenient. Renovations were shoddy-door to the shower didn’t close all the way so floor got wet. Mattresses clean but cheap and sunk in the middle. Linens were nice and clean. Bulbs out in the front room - mirror not attached to the wall and oven was new but didn’t work. It’s above a rock bar so bands play until 2 or 3am.
- Julie (4/5): - If you want some where near to all the action maybe this is for you if you want to sleep at night not recommended very very noisy cannot open window to let cool ari in as the noise is too much till very late into morning hours staff lovely very dated furniture needs totally gutting not a good bed to sleep in pillow stained no mattress protector stains i left room alot cleaner than i found it toilet seat just hanging on shower had black all around the tiles and grouting and the worse was the lift not working and hasnt done for over 12 months we were informed not enjoyable at all spoilt our break .
